    Strongly advise against using this brokerage/agency (License #: 01522539). Brian Bush (License ID:…read more01949921) was the Seller's Agent on the house we bought. He was also the owner and managed the entire flip of the house. The house was recently remodeled and that was one of the main reasons we chose to go with it, but found out very quickly that he and the construction crew cut many corners and left areas of the house unfinished or in unacceptable condition. As an example, we have had to pay over $4K within months of moving to clean out the attic, which was left in an unacceptable condition. Not only that but the broker on record, David Lodin, was notified of the issue and did nothing. If you can avoid using them at all costs, please do - not worth it. They are not trustworthy or a reliable group of people especially as you're making a huge investment in a home.

He's always available and goes far and above to make sure all questions are answered and the process is as smooth as possible. Fred helped us sell our home and he made it a VERY smooth transaction. I am a VERY impatient person and I want things done asap but real estate, everything takes time lol. Fred always called or texted me with updates and I always felt at ease knowing he was on top of things. He got us an AMAZING price for our house, way more than I expected but everything he did for us and recommended, worked out perfectly. I recommended Fred to my in-laws and would highly recommend him to anyone wanting to buy or sell a home in the Bay Area, he's very knowledgeable.

The two men who run this company are pretty sketchy. Sure, its "business", but they've changed their company name numerous times to get away from the issues that have befallen them. Anyway, let's start with the good. We bought a fully flipped house with amazing attention to detail and modern touches that feel right at home in a hip millennial atmosphere. They know who they're playing to and they have great taste. The bad; we put in an offer pre-market, no contingencies. They came back with a clause about suing (reading reviews now, I see why), we added contingencies, the original offer became convoluted. So, despite our offer being ratified and us being in escrow, they put the listing up on MLS and hosted open houses, not even bothering to mark the property as "pending" or being transparent to other agents that we were already ratified. They were still showing the house two weeks into escrow. Items they had already been marked as fixed were not, and did not get fixed prior to close of escrow. After learning of their prior forging of documents, we hired our own inspector to ensure everything was up to code; much was, some was not. They offered a credit to fix the items, but then also retracted that credit offer once they started seeing the other offers coming in from the visitors who viewed the house after we were in escrow. The sellers are the flippers and the agents. They run the show and when things aren't going their way they say "we'll have to get back to you after we talk to the seller"...after you... talk to yourself? And yes, while many of the upgrades to the home were wonderful, they did not use a licensed contractor and some items were not always level or even. Not horribly noticeably so, but not high-end professional as first look would suggest. All in all, I wish the house we fell in love with had come from a different seller/agent group but you can't choose that. If you're planning to sell your home to them or have them sell them for you, be wary of their tactics.

As first-time home buyers, my husband and I had a lot of questions and uncertainties. Danny went above and beyond by offering a free Zoom workshop to walk us through the home buying process in detail. The session was so informative and really helped ease our anxieties. He was also very accommodating when I had a scheduling conflict and happily adjusted the meeting time to fit our needs. After that, it was an easy decision to sign with Danny as our realtor. He never made us feel like any of our questions were silly, and he was always very responsive and easy to reach. He found so many listings that were great options for us and our budget, and he never pressured us or tried to upsell us on homes that weren't a good fit. Throughout the process, he was proactive and thoughtful--for example, he personally contacted the HOA in our community when other contacts weren't responding, ensuring we got the information we needed. Danny was also a great negotiator--he was able to get us credit from the sellers for work that needed to be done on the home, which we really appreciated. He helped us with recommendations for inspections, including electrical and HVAC, which made us feel so much more confident in our purchase. He even suggested a great local loan company that helped make the financing process smooth and effortless. Sandi was most understanding and flexible with our move-in process and was very accommodating when I indicated about moving out due to work. Paying rent online and requesting maintenance was simple and easy to work with. During our stay, we had a couple of emergency maintenance issues and one on a Saturday morning, Sandi responded to our call extremely quickly and sent out a professional to resolve the issue. Sandi and Cassandra were incredibly responsive when I was locked out of my house and was in need of assistance, I called and texted and they replied to both in a timely manner. Super appreciative of the A+ service for this incident, especially when it was late in the evening. We also had a ton of regular maintenance requests. All of which Sandi and her team graciously met in a timely manner. Sandi is a great communicator and very responsive when it came to any questions we had.     Our experience with this property management company was ultimately very disappointing…read more Communication and coordination during the tenant move-out process were poor, and we were not informed in advance that the tenant would be vacating the property until the actual move-out day. There was also significant confusion surrounding the handling and status of the security deposit, which created unnecessary stress during an already difficult process. In addition, we later discovered that a Tesla charger had been installed at the property during the tenancy without our direct knowledge as owners, and obtaining documentation regarding the installation afterward was challenging. Most concerning to us was the level of professionalism during discussions about these issues. During phone conversations, we were told to "shut up" while attempting to clarify a misunderstanding regarding the property and deposit handling. We found this behavior inappropriate and not reflective of the level of communication we expected in a professional business relationship. We also experienced bookkeeping and accounting issues during the termination of our management agreement. At one point, funds that were intended to be returned as an owner contribution were instead deducted from our account, creating additional confusion and requiring further clarification. In addition, several matters that the company stated they would follow up on were never addressed despite multiple reminders. This included arranging for a granite contractor to evaluate and clean a large stain on our kitchen countertops, as well as having a gardener they recommended inspect the lawn issues at the property. While the financial dispute was eventually resolved, the overall experience was stressful and lacked the transparency, professionalism, communication, follow-through, and organization we expected from a property management company. I would encourage other property owners to clearly establish expectations regarding communication, approvals, accounting procedures, documentation, and vendor follow-up upfront.
