Scheduling was easy and we didn't have to prep at all. The two-person team moved all of our outdoor furniture and plants to prep the walls with some kind of bleach-like liquid. They also took all the screens off the windows. After that they got to washing. They spent almost the entire day working on the exterior of our house, the sidewalks, the pavers, and the windows and holy moly were we impressed when they were done! Everything was spotless and everything was moved back into place. They were even able to get some hard-to-clean pavers that usually flood with mud from the surrounding grass when I've tried to pressure wash them myself. If you want to complete your project on time, I strongly recommend that you select a different…read morecompany. We started discussion with S&W Kitchens in February/March of 2025. On June 13, 2025, we signed a contract with them. Work began July 21, 2025. They finished on May 26, 2026. The contract stated that it would take 4 months, possibly 5, to complete the project. It took them 10 months to complete. There was a total of at least 15 weeks (a week being 5 consecutive working days, i.e., Wednesday through Tuesday) where NOTHING was done at the house. Prior to beginning demolition, they required a total of 60% of the contract to be paid. At the end of demolition and rough-in, which took 4 weeks, they required a total of 84% to be paid. Then they wanted payment for the project to be substantially complete and usable prior to the installation of the glass shower walls or the master being usable. That would have been 95% of the contract. The supervising contractor stated that he would not have the shower glass installed until they were paid. I sent his boss a copy of the Florida legal requirements for being substantially complete and usable, and I also hired an attorney. When it came time for the final walkthrough and final payment, they didn't want to provide us with the Affidavit of Contractor's Final Payment, which shows if there are any subcontractors who have released their lien and those that haven't been paid and how much they are owed prior to receiving the final payment, even though we had the right to have it according to our attorney. Then, when we received the document, it was a "waiver and release of lien upon progress payment."

Paradise Gutters thru his representative Larry Larson requested a 25% down payment from me on same day, which was paid thru Mr. Lardon's PayPal account as a family and friends payment because, as stated by Mr. Larson, he could the funds immediately and could use them to buy the materials. However, he failed to mention that business payments made as friends and family are no guarantee by PayPal. Mr. Larson said that he needed about two weeks to secure the materials needed to do the work, but he never came back. Then, Mr. Larson said the he had a family emergency, that his father in law was sick, and he had to go out of town, and that he had no cellular signal. After calling multiple times and leaving numerous messages, I finally received a call from Mr. Larson, he told me that he was going to do the work the following week. The week past and Paradise Gutters never came or called about the job. At this point, I strongly believe this person and business are dishonest, and would like to warn other people about the deceiving business practices of Paradise Gutters and it's representative Larry Larson.

Contract signed in July 2024. It is now July 2025 and we are STILL trying to get this job finished. Permits were not submitted until Sept 2024 and the were REJECTED. The County gave explicit instructions to correct. It took until April 2025 before Permits were finally correct. Carport was built using an entirely different system than what we were sold. Failed inspection. Lanai, built by a different crew, weeks later, did pass. Another crew had to fix lanai. They demanded full payment even though we had had no rain & we wanted to be sure there were no leaks. First big rain-- BUCKETS of water on carport. Still demanding FULL payment- threatening to lien & or REMOVE the structures. The "repair" did nothing. I did make a payment & held back only 10%. They are still arguing about when it will be fixed properly-- there was NO flashing at the roof line. They tried to blame US for a new roof. (roof is 2 years old).
