I am the "seller" and Glass Home Inspectors inspected my home on behalf of the buyer. Before you think "oh, this reviewer is just going to gripe about the problems found in her home," please read on and learn... My buyer cancelled the contract because Sean stated that I had Polybutylene (PB) piping in my attic for the fire suppression system (i.e. fire sprinklers throughout the home). Sean stated in his report "This type of piping had a class action lawsuit against it because it was prone to leaks or failure. We recommend immediate replacement OR at the very least further evaluation by a licensed plumbing professional." Yes, there was a successful class action lawsuit and hundreds of thousands of homes with PB piping installed between 1978 and 1995 had to be repiped due to chlorine-induced chemical deterioration from city water service. HOWEVER, PB piping in residential fire sprinkler systems has not been recalled and continues to be approved for use, per the Scottsdale Fire Department (SFD) Prevention Services Division because fire suppression systems are "closed" systems. I have that in writing from SFD! To make matters worse, I called their office and was not allowed to speak with the inspector to share these facts with him because I was not the client that paid for the report and did not have permission from the client to call them. Sean made other statements in his report that were flat-out wrong and I'm still paying for the service visits from different companies to learn about the fact that his assertions were not necessarily correct. TAKEAWAY LESSON...Repiping isn't cheap and if you have PB in the domestic water supply systems of your home, this IS a big deal. But if you have it in your fire suppression system, iT is not a problem whatsoever and I feel it was irresponsible of Glass Home Inspections to make a statement like that when it simply did not pertain to my situation. read more

We purchased our home in Peoria Nov, 2022. It was inspected by Shawn. Here are the expenses we have incurred since we purchased, and if these appliances were correctly inspected, the seller should have been responsible to repair. Plus we purchased an extended warranty that wasn't worth the paper it was written on. I called the office on 8/15/24 after another repair to give Glass Home Inspections an opportunity to respond. There has been no response, so here we go: 2/23/23 Hot water heater in Casita not working and per the repair company, had been locked up for some time. First time a guest stayed $75.00 service call $3,579.00 replace. 3/23/23 Ice machine in bar never checked, took sellers word that it worked perfectly but unplugged. Plugged in and not working. Took to repair shop and motor was burned out. Not covered by " Extended warranty" . We paid for repairs. 8/24/24 HVAC serviced and found that 1/3 of the house from the living room over to the Primary suite wing has 0 "ZERO" insulation!! Which has shown in our months of very high utilities. I would think that in Arizona, this would be something to bring up to a home buyer??? So we paid for our home to be insulate properly. I have photos of everything. Buyer beware! Most reviews are from Realestate companies. read more
