They guaranteed will look for reasons to make every interaction difficult-often not responding. They will not be accommodating to any requests that would make your life easier (ie: if you had a deadline and had to move by a certain date and time-they simply do not care about your situation!). Their customer service and professionalism is beyond reprehensible. After being notified in JANUARY 2021 of a broken toilet with resulting floor and ceiling damage below, they requested all sorts of documentation, required me to use one of their vendors for a quote which was provided AND having the owners come by to view the damage, the bathroom has still not been repaired - it's April 2022. Note: the rent was raised in Feb. 2022. Needless to say, I'm working with an attorney while I make plans to relocate. I rented a very expensive home from Karen Tam, in a very exclusive area. I made a deposit of $6,000.00. It turned out the house was in foreclosure, a fact which Karen Tam never disclosed. One day, a realtor came to my door and tried to barge in the house. She told me the house was in foreclosure and would be auctioned off soon. I was paying $4,000.00 per month in rent. Karen Tam did not want to discuss the matter with me and I moved out. Thereafter, Karen Tam refused to return one penny of my deposit. I found out that the owner was trying to do a short sale, which was not appropriate since the home was a rental, and the owner did not reside in the residence. This place has no love for their tenants and I will never rent from them again not refer anyone. They started off by charging me an extra $350 deposit to rent from them due to me being a first time home renter. They have you sign your lease before you view your property on day of keys, which left me disappointed. When I received my keys after 30 days, my property has not been cleaned AT ALL and I paid a $300 cleaning deposit. When I confronted Karen (Broker) about the property about not being cleaned, she lied to my face and stated it had been clean. The carpets were filthy and she continued to state they had been cleaned. Well, long story short, we got it taken care of and I ended up renting the property for 2 years. When my leave term had ended, I had been waiting over 45 days to receive my deposit refund only to be dissatisfied once again. I notice multiple charges that were damages that I stated on my initial move in. After putting $2,000 down, I only received $230 back. Believe all the bad reviews. I was going to put in an application on a house had they had for rent. The carpet was completely stained and bleached and she informed me it would be left that way. All the appliances in the kitchen were broken and disgusting. When I asked about it. She stated they are not aware of the condition of the properties they rent and it would probably remain that way. watch out for this company. they will rob you of your security deposit. my old house that i lived in before the house i had with this company cost on average about $250 to get the house professionally cleaned. keep in mind that my old house was way bigger than this house and i say $250 on average because thats the price i was given by multiple cleaning companies. anyways this house/company charged us $440 for cleaning as they promised us they would get us a good "deal". that was a lie. i was expecting around a $250 charge maybe even $300 but once i saw they charged $440 i knew they were just money hungry. like i said our last house was waaaay bigger so the fact that they charged a larger amount for a smaller house really gets to me. and we did not leave the house damaged or a mess. as we did the walk through they were trying to grab us for every little thing that was missing such as handles and sink stoppers that were never there so thankful we had pictures of when we first moved in showing that those items were missing 10/10 would not recommend this company, thank you read more

I've finally moved out and I think the only reason I got what they though was due to me was because I found a lawyer and looked into the laws for the state. They knew I wasn't playing. I could have fought what they gave me back because they overcharged me and did not provide any type of receipts what so ever. They charged $900 for a dumpster. Yes, I left quite a bit of stuff but I looked up how much a dumpster costs from the trash company and it was no more than $300 for 9 days. So why did they charge me triple. I really wish we could give zero stars. Unfortunately, we were in a pinch and ended up renting a home through this company out of sheer necessity. The service is absolutely horrible. When we moved in the house was NOT clean in my standards (hair shavings in the bathroom drawers?) and dirty toilets. They do not keep their homes in good shape. Like I said, we were trying to make the best of our situation. I would not recommend this property management business to anyone. They are very unprofessional. If you are looking to rent go with another agency. They called me from cell phones while they are in their office and the reception is very bad there. They told me that the property would be ready on a certain date then they called me back on the day I was suppose to pick up my key that the place was not ready. A week later and my place is still not ready. Now I have to put my stuff in storage until its ready because I have to move from my condo this week. This is a real awful business. The broker is Karen Tam. I had a property I was trying to get her to help rent out. Not only did they not find a tenant. They didn't bother giving me updates on what they were doing to try to rent out the property. I had to keep inquiring and it was just a pain in the @#$. I finally had to fly into Las Vegas myself to meet Karen to figure out what was going on. When I got the office no one greeted me or even said hi. And it's like a small office. You know when you have a visitor. I felt dishonored and unimportant. Apparently, they treat clients like this. At the end I didn't want them to try to rent out my property so they said I needed to pay an early termination fee. I was like what the #$%. First of all, you didn't try to rent out my property. You didn't bother to update me about the status. I tried to follow up and kept getting the run around. They replaced the refrigerator with a much smaller one, not to mention the drawers don't fit. Fireplace is not usable due to one of the doors being broke, at the time of the walk through they said to write it on the form and they will get it fixed. Now, they are saying it's AS IS. WTF!! I rented with them for about 4 years out of sheer convenience to me. During that time the staffing changed more than I could count from year to year. Within the first few months of renting from them I learn to pay my rent online because their office ettiquette was poor. Smiles, hello's etc...were of low frequency. It was a challenge getting repairs done mostly due to language barriers.. But even that didn't bother me too much until within the third year experience structural problems with the house/ leaks that costed me greatly. The structural problems I learn to tolerate for the last 2 years even though they been out photographed the item it was never repaired. The leak I experienced went on for nearly 6 months cost me unimaginable funds for a water bill. I moved out with a sour taste in my mouth... I left their property in great condition and still had to threaten them w/legal action before they gave me back my deposit about 4-5 months later. Found a house to rent. Went down to realty office to fill out application and it was a wasted trip. I walked into the office and 3 people saw me at the counter and no one welcomed me to the office. I had to ask for assistance. Already with a bad taste in my mouth, the front desk man was dressed unprofessional and lacked any information in regards to renting a property. He insisted that i sign my application and turn it in without the blanks $ amounts filled in. I refuse to sign an application without knowing all the fees involved. I asked numerous times to have a sit down with someone in the office to answer all my questions and i was told no. I would have to call the realtor on the phone for any answers. Absoulely horrible. I have lived in one of their properties for the past year and a half. They ignore you when you need service calls, and have been difficult to deal with. Not only can we not get our AC fixed for atleast a month in the middle of the 115 degree summer, they also got robbed and lost our rent check. Somehow, they think I am responisble for paying rent a second time when they are the ones that got robbed and lost it. They have not been enjoyable to deal with by any means. read more

I submitted an application yesterday and at this point I don't even want to rent from them, the Listing agent is J Ki Wong and she is VERY rude, I called her this morning wanting an update on our application and she was just nasty, she said she left a message for the landlord telling them we have a lot of collections on our credit report which is true but it's because of medical bills, no evictions, no bankruptcy, no late payments on Rent of utilities, both my husband and I have good jobs and rental history, and last time I checked that is what really matters at the time of renting a home... anyway, I would stay way from this company and this Realtor, no matter how great the house is, is not worth it... Karen Tam is the WORST realtor I have EVER met in my life and her assistant Cisi is the most irresponsible and disrespectful person I've ever known. She was showing us an apartment and showed up 2 hours late, didn't even apologize. She was late the second time as well...as always no apologies. Both Karen and Cici think ignoring their clients is the best solution to their problems. I got a lease 3 months ago and still have not gotten the leas agreement from them. I emailed them a few times and actually went down to their office for 4 times to get the papers and they ALWAYS lie to me and tell me they will email it to me in a day. Whenever we call Karen with an issue she hangs up and does not answer our following calls. SUCH A SHAM! She also did not send me the money I was supposed to get for the key copies and have not gotten back to me about the issue I had at the apartment more than two months ago. I am not only going to write reviews and tell everyone I know how bad my experience was with Golden River Realty, but also going to take them to the court for not giving me the lease agreement.
