Chris stated that he offered us assistance and a resolution to our financial hardship. That is simply not accurate. The only communication we received was a reminder that rent was due, along with notice of a $56 late fee if payment was not made on time, followed by the statement that after six days we would receive an infraction notice. At no point were we offered an extension, a payment arrangement, or any form of accommodation. Additionally, the unit owner never reached out to us directly to discuss any alternatives or support. During our tenancy, there were serious maintenance concerns that were not addressed in a timely or satisfactory manner. When our apartment experienced flooding and the air conditioning unit was deteriorating, Chris was nowhere to be found. The A/C installation was so poor that you could literally see daylight around the casing. The flooring, which is supposed to be white, appeared black due to the condition, and the state of the oven was unacceptable. We documented everything with photos and videos. My mother, who worked in property management for over 10 years, personally inspected the unit and identified multiple issues that should not exist in a properly maintained rental. There should never be mold present in a water filter--period. We were also told there was a separate heating unit, yet we were left without a functioning heat source while the apartment was extremely cold. This is not just an inconvenience--it is a violation of California housing standards. Under California Code of Regulations, Title 25, Section 34, rental units must be provided with heating facilities capable of maintaining a minimum temperature of 70°F in all habitable rooms, and those systems must be permanently installed and maintained in safe working condition. Portable heaters do not satisfy this legal requirement. We were further told that the overall condition of the property was "not their responsibility," yet our lease binds us to their management, and we were refused contact information for the unit owner when we asked to address these concerns directly. At this point, we are requesting that all communication be handled in writing via email so there is clear documentation. Phone calls are not acceptable. This ensures there is an accurate record of what is said and prevents any misrepresentation of conversations. I will be sharing documentation so others can understand what our experience actually was. This is not about "image" or "quality control," but about accountability and ensuring tenants are provided with safe, habitable living conditions as required by law.

We submitted a request through property management regarding an early lease termination and were initially told they were waiting on the owner's response. However, we later learned that the owner was not aware of our request at that time. After we contacted the owner directly, the owner immediately followed up with property management upon learning about the situation. When we followed up again later, the owner informed us that he had already responded to Gemma 2 weeks ago and believed we had been updated. However, there had been zero communication provided to us throughout the entire process. Overall, there was a complete breakdown in communication between property management, the owner, and the tenant, which resulted in unnecessary confusion and delay. A simple timely update would have prevented this entire situation. As of today, we still HAVE NOT received any update.

My husband & I were interested in a rental property. They make it a little difficult to schedule viewings. You have to make an account on a website they use called Showing Hero. You then have to upload your ID and a selfie. If they "match" your pictures, then you're allowed to schedule a viewing. Their system was having issues. My husband kept trying, but the pictures weren't matching. My husband & myself called to ask about it & Dexter suggested having any friend or family member do it to get the showing scheduled. He also explained that several people have been reporting the issue, but they had absolutely no back up plan. So I did it & after several tries, it finally worked. I was home with our kids, so my husband went. He got there for our appt & I had to text a code to a phone number which then tracked my location, but wouldn't provide the code to get in the property because I specifically wasn't at the location. I called Dexter, gave all the necessary proof & they refused to provide the code. I explained my frustration & explained that Dexter never said I personally had to be there. He wanted us to use any friend or family member to make the appt, but not once did he say we would have to pick up the person who did it & bring them over there. I told him that the miscommunication was done on his part, but he refused to do anything about it & then proceeded to hang up on me. If he truly is a manager, it just shows how poorly this company is run. Complete waste of time & horrible customer service. If you do have to work with this company, avoid Dexter at all costs. Highly unprofessional.

I only received their automated email to complete an application or view the virtual tour for a property. IPM manages a rental home in my neighborhood that I recently went to view. This home is located in an area where homes are valued well into the millions. The property is in absolutely horrendous shape -- inside and out. The entire time the previous tenants lived in the home, the landscape was never maintained. There is no longer beautiful, lush grass, but rather very tall weeds. The trees are overgrown and shrubs infected with white fly. The inside of the property is in disrepair. There are rat traps, the house is filthy dirty because the management didn't (or won't) clean the house after the tenants moved out. There is, what appears to be, urine and feces on the floor. There are several broken items in the home that will likely not get fixed (kitchen island butcher block counter), wood floors are missing threshold and planks. I viewed this home before it was rented to the previous tenants and it was in great shape with a beautiful green lawn. I understand that this home is being leased "as is", but I see many health and safety concerns, as well as major fire hazards on the exterior. I'd be livid if this company were managing my investment property. I guess the homeowners are out of country owners, so they probably have no idea what their property or yard looks like now. In addition, I was told by a prospective tenant, that the future tenant will have to clean the property, make any repairs, rid the house of rats, and clean up the landscape...on their own dime! What happened to the security deposit from previous tenants that could have been used to clean the home, repair items, and tidy up the weeds, as well as trim the trees. IPM should be held accountable for their lack of property management. Many neighbors have tried to lodge complaints about the previous tenants and the tall weeds in the yard, but we never got a response from IPM. How unfortunate for the neighborhood that this house looks the way it does now. I sympathize with the neighboring homes.

It took 3 weeks correct on home warranty company, that asks me to pay deductible. Then in January, the Heater was not working for a month, we had a gas leak 3 times for a 10 day period, Gas company Tech was surprised the house did not go up in flames. Not worth the stress, and your life could be at risk. They only want your money. The backyard looks like a jungle, and they don't cover maintenance at all. I paid for it in the front the while time. On Avenida La Paz, Chino Hills.
