I have never posted a negative review before on any business but this situation warrants it. If I could give Gramatan Management zero stars, I would. They are unresponsive, unprofessional, and lack accountability. We haven't had a proper board meeting since 2023, and before that, 2019. Requests for meetings, communication, and financial statements are ignored or delayed. Most concerning is their interference in board elections. After we were forced to petition for a board meeting, management began knocking on doors, making calls, bad-mouthing candidates, and pressuring shareholders to sign proxies for a silent board that does not challenge or hold them accountable. Under Chris Chiappa (President) and Glenn Capobianco (Vice President), this management has shown they are not fit for this level of management. NO RESPONSE WHEN THERE IS A PROBLEM. collecting extra in the maintenance for oil bill still no heat. shut off hot water to repair the boiler for two days straight still NO HEAT. I submitted a very Low rating for Gramatan 09/2022. As an S.H. I was not happy with the way things were being done. Note I have since Joined the Board, Due to better Interaction, Feedback and YES Communication, I have since seen a VAST Improvement. I've come to the conclusion that It isn't always management's fault when a board isn't doing their JOB. I have been working with Gramatan since January 2023 & have seen first-hand the improvement by Gramatan Management, the new Building Managers, who have now listened & address issues. I can now say I'm feeling confident & hope to continue on a positive path. read more

Worst management company EVER. I wish there was a NO STAR option. DO NOT buy property owned by this management company because I promise you will regret it! My toilet has been broken for well over 3 months. Needs a new flushometer and no one has come to fix it. The person who lives under me called back in September and they did a temporary fix but it's sttill not flushing unless you hold it down for at least 30 seconds to a minute. If I flush wrong and it gets stuck, it leaks to the lower level. The kitchen sink had also been leaking and not to mention the bathroom fixture (cold water knob) is about to pop off. Today I stepped out and there was feces on the floor in the foyer of the building. When I returned someone had attempted to clean it!!! Just throw the rug out and have it replaced!!! I've been lucky and have had a very good experience with Gramatan management. I've dealt with a few management companies in my life, and one was AWFUL, and the contact person was horrible - so I know how frustrating that is. So far I've had a great experience with Gramatan. They answer the phone when I call, respond to emails, are nice. I don't know if it's based on the person you deal with, but Jaci and Kamilah have been great to work with. read more

One star is too much. I've been writing for years to be completely ignored, regarding several matters such as parking and broken doors. Now as Spring approaches,I will have to look at this mess one more year. Not to mention the interior of our "common area" is never cleaned. Very aggravating to say the least. If I could give this company 0 stars I would. Worst experience, beware DO NOT BUY or RENT from them. Horrible customer service, everyone is rude, no one will call you back. I don't even know where to start. I have only been in my apartment 2 years before selling, the management required me to give a 10k escrow deposit to hold for 2 years. Upon completion of my 2 years and 100 phone calls to get my money I received a call from Chris the "manager" who claimed they lost my bank check in the amount of 10k. Thankfully on my own time, I had to sit with someone at the bank to transfer the money back to my account. I sold my apartment in May and the board did not sit with the new owner until October, therefore costing me thousands more when I already moved out in July. Then, at the closing the board required a 1k move out fee. This would have been fine, except the fact that its been over a month, more lies that the money was sent out and I still never received my escrow check. Do yourself a favor, save the aggravation and find another building with great customer service. Clearly, they have no idea what they are doing and I'm not sure if anyone actually works there. read more

I'm very surprised at some of the reviews. I have to say that my experiences with Gramatan Management (several with the most recent being this week) have been very good. Gary in particular has been incredibly helpful and accommodating and his accessibility, especially via email, has made for a very smooth transaction ... every time. At the closing table, he was very helpful and made the transfer very seamless for all parties. My coop in Yonkers is managed by this company. Our manager Gary (who I believe is one of the owners) is rude, arrogant and never returns my emails or phone calls. I happened to be speaking with a contractor that had nothing to do with my building about how fed up I was with my manager/management and even he knew about it. As a previous prospective purchaser of 3321 Bruckner Blvd, I feel it is my duty as a licensed real estate agent to share my experience in dealing with this incompetent management company and also the co-op board. They sat on my board package for over 60 days and continuously ignored my bank's request for financials. This is the 2nd deal they blew for the same unit.Info from sellers broker stated first buyer was denied because she started calling and asking why it was taking so long for board package review. My application was also denied because I planned to sublease in a few years which is written as allowed in their bylaws. They also changed the terms of down payment midway through the deal and wanted an additional $20,000! I finally wrote a pretty nasty email while I was waiting for final decision. These people are grossly incompetent and have absolutely no concern for an acceptable timeline in buying a home. I am an overqualified buyer with an 820 credit score and plenty of $ in the bank, but that holds no weight on their end. Not to mention, this would have been the best price per square foot deal this place has seen. Given this info, the board is also not holding up their end as having the shareholder's best interest. As a licensed real estate professional in NYC, I have to let all buyers know to stay away. I have never had a more terrible experience in this industry. read more

This is an update from my previous reviews from 2015/2016. I've now lived in this apartment on Cooper Drive for nearly five years, and while it was initially a little bumpy, things have been fine since. My biggest issue at the time was trying to communicate with someone in the office, so once I realized e-mail was the way to go, I have had no further problems. They should make this more clear from the beginning. My unit was re-done right before I moved in, and while some of the work wasn't quite the best, it all works and still looks good. If I need something fixed, the super has someone out that day to take care of it. The outdoor area is maintained and has been updated lately, with better lighting along the walkways and re-done landscaping. Whether by chance or by design, the most disruptive (rude, loud, etc) occupant in my building moved out within months of moving in (this was years ago), and my other neighbors are friendly and respectful. They were also very understanding when I was out of work for some time during COVID, and couldn't pay my full rent on time. read more

EXTREMELY unprofessional. I live at a property they manage, they are the most unprofessional and incompetent company I ever had to deal with. Cannot resolve anything at all, be prepared to call several times and no one ever calls back. Regardless of the issue, even the serious ones are treated like they are doing you a favor and it never gets anywhere, no one there cares. I'm disgusted with this company, just wish they did their job!!! The front desk receptionist is very rude, barely listens to the issue, then transfers before I'm finished just like someone else said here. One of the Managers I had to deal with, Sandro, is rude and clueless, maybe he is too busy to care about the issues or questions of the tenants in the properties he is supposed to be managing, in the end we the tenants are the ones that pay for a service we are not receiving. Gramatan Management took over the management of my building when we were in the middle of buying the co-op. Since then, dealing with Gramatan Management before AND after buying the co-op has been a terribly and unnecessarily stressful experience. Their website touts a company that is "responsive and courteous." But the reality is a staff that are downright rude and NEVER return calls, regardless of the question or request. The administrator who answers the phone confuses me with short, contradictory information and tries to rush me off the phone, always with an annoyed tone. And that's just the beginning. Now it's on to the property manager, who is supposed to be our main point of contact after closing. Once we closed on our property, not only did we not receive any kind of welcome, but not one bit of written detail on how things run in the building, how to pay our maintenance fees, etc. And our property manager failed to provide us with any contact information for the board of directors...in a building in which we are owners! I have been forced to go around to my new neighbors asking for board contacts. Advice for anyone buying a co-op: get a phone number directly for a board member (or 2) during your interview. And take notes! You may wonder why we need to contact the board: Because they told us that if we bought a co-op in that building, we would be entitled to a parking space. At the closing, the agent representing Gramatan Management made a big show on her cell phone as she called the home office to insist that we get a parking space. As soon as she told us someone would be in contact about it, we knew we would never get that parking space. This has gone round & round for almost 2 months with them avoiding my husband's e-mails, refusing to pick up the phone, pointing the finger at the super, and nobody in the situation will own up to being in charge of parking. I took the time to write a letter about this awful service to the President of Gramatan Management, Bram Fierstein, over a month ago. As someone who also prides himself on customer service and responsiveness, you would think he would have responded - but true to form, no response and no resolution. The title "FORMER President of Gramatan Management" can now be seen next to his name on one website. Furthermore, on the Gramatan Management website, if you click on "send an e-mail" to the President or Vice President, it doesn't go to any e-mail address - those are dead links; but you can send an e-mail to the property managers...the same people who frustrated us in the first place. I know Gramatan Management in two ways. They manage the complex I live in, in Pelham. They are always responsive and right on top of any issue. The people could not be nicer. They also manage Vernon Woods where my Mother lived for many years and where my son is buying a co-op. The on-site personnel could not be more courteous and conscientious. In the recent purchase process they have been exceedingly helpful. I can only give my highest praise for everyone I have dealt with at Gramatan. read more
