I've read all the negative reviews and honestly most of the other HOA property groups have a lot of negative reviews as well. Managing HOA's is a difficult proposition given all the crazy rules and nonsense going on in this state right now. I would like to say that after being with GPS in our association for the last couple of years, I have to render some good comments. There were some rough bumps, but we decided as a board to work "with" the GPS team that were assigned to us. [[HIGHLIGHT]]They are Nichole, Christopher and Bryanna.[[ENDHIGHLIGHT]] I've lived in our complex for 40 years now and been on the board four times over that period. I've seen a few good managers and more than my share of horrible ones. The above individuals from GPS have made a tremendous difference in improving our complex. This company manages a condo association HOA. They erroneously sent me the financials and pool gate code for another complex. We recently made the decision to move our HOA to Grapevine Property Services and the transition has been great. [[HIGHLIGHT]]They are attentive, responsive and well versed on local issues, as well as laws that HOAs need to operate under.[[ENDHIGHLIGHT]] They have a well structured company with many employees always available for any need. I am always impressed (in any industry) when a company retains employees as long (many 15-20 years) as Grapevine has. Recently had assessments of$3960.00 to all owners +$680.00 monthly hoa fees.made all assessment payments.they missed 1.kept bulling,sending late notices,fines etc.had to bring in to there office,gave copies of bank statements. This is the first negative review I've ever left on Yelp--I tend to only praise good service and ignore the bad. Grapevine is terrible. Take the reviews on this page seriously. As others have stated, they are unprofessional, *never* answer the phone, charge exorbitant HOA fees and have little to show for, and the real kicker (as someone has already mentioned)--they hire unlicensed contractors. How do I know this? Because every time there is a worker on site, I talk to them and ask. The workers themselves tell me they are unlicensed. A "handyman" who works for the company came to repair my neighbor's balcony. Because he was *highly under qualified,* the job was laughable and Grapevine had to send someone else (still, not a licensed contractor). The new guys who were sent couldn't get over the terrible job the handyman did and took pictures to send to all their contractor friends. Who paid for this? Do you think Grapevine paid out of their own pocket to have this work done twice because the first guy didn't do it correctly? I doubt it. It is hard to not get personal but we keep it professional. Something that Property Management Service needs to look up in the dictionary. We have several properties all over the US, and this is by far the most expansive Property Management Company we have in our portfolio. Unfortunately, we had never had the time to take a deep dive into the yearly business plans and numbers - so it's our fault that we have not found why they are spending so much more money than other similar property management companies, of course, I will hold back with expressing my feelings about that. Let's begin with professionalism, you can not send them an email or answer the one you get from them, they always force you to use their website to send you messages. This MIGHT be a good thing if all the messages would go into something that is called a ticket system. And then they take up on that. But it is only a one-way communication you can't see any responses. When you try to call them, 96% of the time only reach a voicebox, that promises you a call back "until the end of the next business day. " I gave a hint away already when I leaned on professionalism, guess what we never even got a call back in that time frame ( or ever in that case). We often have to call day after day, and being so annoyed even called every hour on several days just to see if we can reach somebody in person. If you finally get a call back (rarely) or reach somebody you mostly still get no solution to what you need. In our case, some confusing back money that they said we owe, and we tried to fix what was possible. So we get several information over the time of a week: a) "you will get a callback tomorrow first thing in the morning from the accounting department" b) "I can't reach her right now, but she will call you back" c) "please wait ill connect you with the accountant department", (put on hold) "Ok the accounting supervisor is just this moment speaking to the upper management you will get a call back from her today" (that was 3 hours before their end of the day) the very best was d) "after you notified us about the issue we have legally a week to answer your request, that will be tomorrow end of the business day" - we have not get feedback until today when I write this review, which is two days after their own given legally time frame that they educated us on. And yes this is all for ONE incident! At all points, you might guess that we never heard back from them at all. And it is still not fixed, we have now opened a claim with the better business bureau, but I am sure that they will wind through that process easy since it seems that they have perfected the way to avoid any clear message to the guys that pay their fees, or at least try to. They are always VERY fast to have the lawyers ready we heard from other homeowners and have experienced that our sefl. A long story (and I wrote it short believe me) that only should warn you if you see GrapeVine Property Management also HOA Management when you are trying to buy a property or rent into one that is managed by them - please speak to long-time tenants or owners. Thankfully, GPS is so unprofessional that they dropped our association as a client... stating that they terminated the contract due to the outcome of the election (for new Board members). Apparently, TJ at GPS is so overly emotional and totally unprofessional that he can only work with hand-picked homeowners. Prior to that, our experience is similar to the other reviews you see... TJ causes divisions in the neighborhood rather than lift a finger to do his job. He would whine about the simplest requests like sending out information to the homeowners (for example). TJ also misstated facts on a regular basis causing us to have to constantly fact-check everything we were being told. If you deal with GPS, then double-check EVERYTHING you are told! We are on day 4 of our new management company and we've already received access to documents that were requested by Board members under GPS and denied... like a list of homeowners. If you chose GPS, then expect to be talked down to and lied to on a regular basis. I've said for years that TJ acts like he is the warden, and we are prisoners... but this is our home and he was a vendor! TJ has no perspective just a bunch of dismissive bullying! read more

Multiple owners in Sterling Hills were complaining of getting hit for more than one payment as well. They charge a fee for direct debit from a checking account (which most vendors do not charge a fee for), so I switched to using my Amazon Visa to get points at least. We don't have a pool nor any amenities that others in town offer yet we are one of the most expensive. I went looking for a key for my mailbox as they were lost. I was speaking with someone on the phone that said i could come to the office and receive a replacement for 50$. I don't mind paying the money as i need to get my mail. Got an email from GPS saying that our water meter is broken stating that the meter numbers have gone down. they told us they will hire a plumber and charge us the fee to have it fixed. i had the city come out and the city worker said it is fine and most likly they read the numbers wrong. i told this to GPS only to have an extra 200$ water fee added to our 600$ hoa payment. they are rude they do not call back they are shady. if anyone has a case building aganist GPS please contact me. read more

Rather than addressing and finding a proper solution to the insane parking situation, they choose to tow tenants. INCLUDING people who have OWNED property before this "company" even got here. There's just something not right about towing a disabled elderly woman's car during Christmas in the middle of a global pandemic. This place is an absolute DUMP as well. They have an obsession with not allowing people to have plants on their own balcony, yet it seems trash bags and old doors are totally cool? Love the consistency. If you're looking to buy or rent a home here RUN! They even pay some guy for "maintenance" LMAO OKAY! This dude doesn't do anything. This management company works with Willow Park HOA in Rohnert Park and they have unfair and almost predatory towing practices. While they have a sign on the front of the property stating that permits are required to park there you would think that means people that live there, and for numbered stalls. They have multiple Visitor parking's on the property and as long as you don't over stay the 12 hour limit you should be fine to park there if you are visiting... WRONG. Last night my car was towed from the property for parking in the visitors parking spot, while VISITING my sister, because you require a permit as a visitor??? They have no signs stating so. How do you get one if they don't provide extra parking passes except for the residents? Are residents of the HOA supposed to never have people over? If so they need to get rid of the visitor parking or put up clearer signs. They contract with a parking enforcement company and ACE Towing. Read reviews for ACE towing, they are so dirty as a company I'm surprised this company is associated with them. It shows you what they truly care about. I was there for less than 3 hours. Wayyyy under the 12 hour limit. It cost $470 to get my car out from ACE and they only had it for an less than 2 hours. They are vultures all of them! Seems I'm not the only one complaining. It takes a bit of thinking to know how to describe the business that this company actually pursues. My bottom line is that this is a subcontractor for homeowner's associations who want someone else to collect fees from their members so that they can be rude, threatening and abrasive. This is what they are. We encountered them because a neighbor disagreed with us about needed repairs for a duplex unit. We wanted to fix all of the problems and they only wanted to fix one. They falsely accused us of being the obstructionists in the situation. This is a one star rating because it's the lowest rating I can give the company. If you are with an HOA, you should be aware that this company is likely to get your HOA sued for mismanagement and other violations of the law. read more

Not only is is the worst property management I have ever had dealt with, they have the worst customer service I have ever experienced. There is a faulty fire alarm that triggers the exterior alarm at random in our complex. You can here it through the whole complex and down the street. Four months it went of for 7 hours from 12 to 7. No response from management. This alarm has been an issue for over four months. Everyone I have talked to in the management office has been rude and condensing (Abby, Jody, and they woman I did not get the name of), and it is unclear when this alarm will get fixed. If one single person had shown one shred of human decency, concern for this situation, or even just a little sympathy, I would not be this upset. However, this situation is dangerous and breaks fire codes. Our meetings are held professionally and in accordance to Davis-Sterling. What other communities must understand is that Grapevine can not do ALL the work. They give us guidance, support and the knowledge that we need to direct and run our community. They facilitate the day to business beautifully. At Autumn Hill townhouse on Harbor Lane in Rohnert Park, CA: Fenced in pool (in large grassy area), and plants, are kept up well. They are currently upgrading the outsides of the buildings. The fences have been redone recently. Roads are well kept. Has personal garages. 2 parking spaces out front & some visitor spots ar each complex. Could use more visitor spots, for sure. Trash recycling kept up well & doesn't smell from outside of gated trash area. People in the complex seem very quiet. read more

We own a home in Santa Rosa and a condo in San Francisco. Both are subject to HOAs. No problems with the HOA in SF. A very different story in Santa Rosa. GPS has been unresponsive and borderline rude. Many follow ups are required for GPS to correct their own error. Not sure why it is necessary to approach folks in an adversarial manner rather than with a positive attitude. It's a shame as it so unecesaary and unprofessional. The fire alarm system at the property is a joke. Goes off for no reason. Fire Department does not have the access to the panel or the code to get into the fire panels. This is completely against Fire Department Codes. Get your act together HOA. We pay you enough that we should be getting a lot more service than we do. If I could give them 0 stars I would. I've been dealing with these people for over two years. I pay over $400 in HOA dues monthly and honestly, have nothing to show for it. The grounds are not well maintained, the garbage is always overflowing, the street is covered in pot holes, there's dry rot on a lot of the units. It's ridiculous. I typically have to complain more than a handful of times for them to fix anything and when they do, it's a half-assed job and not a permanent fix. I'm not sure where the $20,000+ in dues each month is going. The majority of the people who live in the complex feel the same. Terrible at best, criminally negligent at worst. TJ is combative, creates conflict where none existed, and hires "friends" as contractors who do shoddy work. Many of the balconies TJ's contractors "fixed" had to be completely rebuilt because they were so poorly constructed. Our HOA finally got rid of Grapevine, and everything is running so much more smoothly, and the condo owners are very happy that TJ and Grapevine are gone. Grapevine did nothing for a year and a half about a huge hole in my deck - now that we have a new HOA, it's already been repaired (properly) and without any headaches. We had a SURPLUS in our HOA account, but TJ spent all that (on...????), and then at one point in 2017, Grapevine decided that every owner would have to pay a $10,000 special assessment for "dry rot" repairs, without any real explanation, or evidence of multiple quotes from reputable companies. I felt helpless, and 100% like I was being ripped off. So did the other owners, and now Grapevine is in our rear view mirror. So glad we changed companies. read more

Creekside Community Property Owner's Assn hired Grapevine when their prior management co. would not violate Davis Stirling law for them. GPS has worsened our HOA problems; bullying owners, misstating the law, claiming that they 'win in court 100% to force payments. GPS falsely threatened me with a pre-litigation lien over a small fine, tried to charge interest on the fine and no law allows liens or interest on fines. GPS treats fines as assessments to avoid the law. GPS tried to sneak into an IDR meeting but I told them to exit. Our HOA faces $1500 to 2k in fines for GPS failure to provide documents within the statutory time limit. GPS uses one email address for members that does not permit return responses so communication is one way. GPS is responsible, in part, for possible litigation against our HOA. OWNERS SHOULD DEMAND NO GPS contracts. Boards love them; they break the law for the board. read more
