We purchased a fixer and needed new electrical, plumbing, flooring, lighting, windows, closets/shelving, and all new bathrooms. The bid we received was fair and detailed. While the construction took longer than we expected, we started this process in the middle of covid and we put in numerous change orders, including new stucco, updating the fireplace, opening up a wall, and installing sheer walls. We really enjoyed working with Octavio (one of the foremen) and Ramon (who was the electrician on our job. He was very efficient and did great work). The cabinet and vanities were done with great workmanship as well. No construction job is without it's hiccups, including timing, supply chain issues, labor issues, installation issues, etc...but know that if there is EVER an issue, you can contact Sam and he will fix it/make it right. Not only is Sam responsive, he also gives very honest opinions and shares good ideas if he has them. He had some really good ideas for the extra countertop material we had and he was the one who suggested taking out a wall so our living area would be more open concept, and we are SO glad we listened to his suggestions! Mike from MNM delivered everything he promised. I will say there were a few bumps along the road to get there however the end result was perfect and exceeded my expectations. I would recommend MNM to complete your project and would use them again if/when the opportunity presents itself. A few things to keep in mind: 1. Make sure you understand the contract and what is included and NOT included. This led to many frustrating conversations between us as nobody likes a surprise. 2. If you have never worked in the construction industry, hire a project manager to help navigate thru all of the challenges you will have to work thru. Because I had project management experience I did not hire a PM, however this made for a few days of frustration. Keeping in mind Mike listened to me and we worked thru ever circumstance, fairly and equitably to both parties I would say. 3. Have regular check ins with the team. By straying in daily contact with the team helped keep the project moving, I believe. 4. If something does not seem right call and talk it out. After speaking with Mike daily (if needed) he would understand what my concerns were and would do all he could to keep us all on the same page. Juan and the installation team required direction occasionally and we would often not agree, but when I would call Mike and he would work it out each time. So to sum the whole experience up I would say this. Construction is not a easy task to do, however MNM delivered. The entire project took about 8 months of construction to complete. This was a bit longer then expected, however I was not a easy client and made sure everything was completed to my satisfaction. MNM had everting needed to complete my project with architects, structural and office staff to pull the permits and schedule inspections. Having just 1 phone # to call to have everything completed was perfect for me. MNM did it all which made the overall experience perfect for me. Tom is the owner of Shenon Construction, and as first time homeowners with a master bedroom addition being our first construction project, we approached Tom both cautiously and slowly. We first talked 8 years ago and Tom was so incredibly patient, answering all our questions and going round after round with meetings. He led us through HVAC and window considerations before we even committed to the project. He subsequently drafted a thoughtful and detailed plan, connecting us with his designer to get things started. Enter COVID and our infamously slow city planning department. It took almost five years just to get our permit approval. Tom kept advising us throughout and his recommended designer diligently re-submitted plan after plan. Tom never showed an ounce of impatience and after five years, a project needs to be re-bid. Impressively, Tom encouraged us to price compare contractors once again. We knew Tom so well at this point and he still carefully re-walked us through every step of the process and cost. Once again, no one came close to Tom and Shenon in their ability to earn our trust. When we finally kicked things off at the end of July, we were introduced to our project manager, Adam. Hands down the most detail-oriented, organized, and responsible person we've ever met, Adam was at our house almost every day. Memorably, he echoed Tom in saying every tiny detail or concern goes through them. From then on, we saw every worker arrive on time doing incredible work. We discussed endlessly the closet sizes, number of light fixtures, which windows pass code, who does lead remediation, replacing the basement access, where to fit a sun tunnel, what height to make our deck, yes or no to gutters, color choice after color choice, and on and on. Adam smiled throughout, had answers to every question, and always replied with a 'just let me know'! Everything was built to meet Tom and Adam's high standards. We received to-do lists weekly, a spread out payment schedule, and met with scores of expert sub-contractors. Tom and Adam did all this while juggling around our living in the home, limiting dust and noise, and being ever mindful of our cat. Adam went above-and-beyond here, as well, responding to our group text chats anytime day or night and was excellent handling our day-to-day needs while sending the big project questions to Tom. We ultimately became friendly with these guys and can't imagine any homeowner not feeling the same. It was amazing to see our room go from foundation to framing to finishing--everything happened so quickly! In fact, the whole project took about five months, wrapping up with the final inspection an entire month ahead of schedule. We now have a wood-floor master bedroom with a large picture window, an subway-tiled master bathroom with wet room shower/bath combo, a much needed walk-in-closet, and a lovely wood deck patio with a pergola. We absolutely love our new space, and we couldn't be more thankful to Shenon. We've heard from friends and neighbors about construction nightmares, littered with no shows, hard to reach GCs, shoddy workmanship, and unfulfilled follow-ups. Shenon construction is the complete opposite. Tom keeps every promise and provides options for aesthetics and saving money, but never compromises on quality. Adam's care and hard work makes the project smooth and keeps the excitement of building fun and alive. They're just awesome, and we can't recommend them enough. Of course I was a little cautious having found them online, but my fears were relieved once I met with Rosie and then Patrick. Rosie is a very upfront and transparent person, and that's what made me and my parents feel totally comfortable with them. Anyway, they a did a two-story addition on my parents' small Crafsman style home, and moved the kitchen to a different location. As a result, my parents were able to totally upgrade the new kitchen because Rosie and Pat were able to get the high-quality materials at a discount, and passed the savings on to us! I had to do a lot of the translating for my parents and come up with the new plans, so I really appreciated Rosie's resoursefullness and patience with our sloooow decision-making process, LOL. A lot of the recommendations and improvements were accepted by my dad, who is typically really stubborn, and now he is glad he took her suggestions. We just completed the renovations/addition, so I will post the photos as soon as go down there and take them, but I will definitely use Modaa Inc for all my rental properties throughout LA County.
