I had a gas leak in the Gas Fireplace supply and the elbow off the gas meter outside. I called…read moreGuarino Pluming Services (GPS) on Thursday morning to see if they could handle it, they said yes, and they came over a couple hours later - between jobs - to scope out the problem and give me an estimate. He came back later on Thursday and tightened the fitting on the fireplace supply line (it was loose) and repaired the leak at the meter. He checked fir leaks, I gave him the $175 and he left. The gas company came to turn the gas back on and when using their gas detector, they found the leak at the meter was fixed, but the fireplace (inside the house) was not & they turned the gas back off. I called GPS back and told him the leak was still there and was he expressed surprise and stated he'd come back tomorrow to try again. Friday he returned and went thru the process of removing the coupling, trimming the end of the pipe, and reassembling the coupling and tightening it down - fully (nut to nut). We turned on the gas and he sprayed it down with a weakened solution of liquid soap and didn't notice any bubbles or smell of gas... and he left. A few of hours later, I came into the living room only to smell gas again. I then tested used full strength Dish soap & viola! Large bubbles of slowly escaping gas from between the fitting and the hose. I called & left voicemail & messaged GPS. I then searched the internet about the coupling/pipe combination and found information in the proper way to install the fitting (which the repairman had not followed). He had placed the split coupling too close to the end of the corrugated pipe and had bottomed out the fitting - both of which were not the recommended procedure. He called Saturday morning to tell me he'd have to order a new fitting, and that would be until at least Monday before he could order one and he didn't know when it would actually arrive. I told him what I found on the internet yet he didn't offer to come back and see if he could try it again On Sunday, I went to Home Depot in Redmond and found a replacement fitting for $12 and bought the tools to do it myself for another $40. They also had a combustible gas detector for $31. On Monday morning, I pulled the coupling apart and confirmed it was assembled incorrectly and repaired it myself! I then turned the gas back on, tested the fitting for leaks, and viola! no leaks!! Problem Solved!!! Opinion/Conclusion: This should have been an easy fix and while I know that no one can know everything about every type of connector they may come across in the field, with the internet and YouTube, it's frequently a simple search to find someone who knows what you are facing and how to properly adjust or troubleshoot the problem. Additionally, when there is the possibility that you've assembled the part incorrectly, leaving the customer stranded for the entire weekend is plainly poor customer service - as is getting mad at them for suggesting that perhaps you assembled the fitting incorrectly (especially after they told you what they found on the internet) or that perhaps you should invest in a cheap ($31) combustible gas detector so that you could be sure there were no gas leaks before you leave the job site. Furthermore, when it gets fixed by the customer using the exact methods they told you about, an apology for the attitude and inconvenience would go a long way towards mending your reputation. A partial refund would be worth considering as well. Now, I'm not saying Guarino Plumbing Services (GPS) can't handle standard plumbing issues but I cannot recommend GPS to anyone.

We cannot say enough good things about Cascade Land Development…read more As new homeowners we had no experience dealing with contractors or the county, we needed to upgrade our septic system in order to hookup a mother-in-law unit on our property, but we were lost to say the least. We went through three contractors when we found Matt. The first one bowed out because the project was "too much," the second ghosted us after three weeks, and the third only did a portion of what he included in his bid. Matt swooped in and rescued us. He was straight-forward and on top of everything from day one. He went above and beyond to help us navigate what we needed to do with the county and graciously made himself available for our dumbest of questions. He even put us in touch with the other service professionals that we needed to finish the project (and they were good too!). The job he did was prompt and quality. He's a trustworthy guy that you can tell takes pride in his work- and he had affordable rates! 10/10 Highly recommend!

I was planning on looking around for someone to do this work. Before I started to look for a company, I received a nice "welcome to the neighborhood" post card from Cascade Land Development. I reached out to them and they quickly looked at the work that needed to be done. Their quote was about what I expected. As a bonus they also guided me about filling out a Fuel Reduction plan with a state agency. This allowed me to recover $500 back from the cost of the clean up. They did a great job on the lot and it looks exactly the way we wanted it. This is despite them running into a yellow jackets next on the property. "We got pretty tore up". I highly recommend Cascade Land Development and look forward to working with them again.
