Unfortunately, my experience with Greenleaf and company was disappointing. On Jan 2024, without any prior notice, they entered my apartment and disposed of my belongings where my stuff are there. This action was not only a violation of my privacy but also left me feeling frustrated and disrespected as a tenant. Despite attempts to address the issue with the management directly, I received no satisfactory resolution. Additionally, my deposit was unfairly deducted. They told me that they charge for cleaning ($ 625) although i was paying rent for two months while they are cleaning that apartment and preparing for other tenant. While at the same time keys are with me and i complain about my missing stuff but they don't want to listen about that. They think that what was there was garbage. How can they declare my stuffs as a garbage without informing me. Who told them to clean the apartment that is occupying by tenant and charge back for cleaning. Very very bad recommendation for this company. I have all the proof of how this company digest my $625 Deposit. Staff on Delaware office are like a ghost. They don't know how to treat tenant and customer. When i went there with complain, they don't even listen my words and leave their seat with dis-respect. Greenleaf stole my security deposit for cleaning charges, even though I left the apartment in better condition than I received it. I literally spent all day scrubbing, degreasing, and polishing up the shoddy, falling-apart vertical trailer park that they called 954 Amherst street. They charged $75 to sanitize a tub that was given to me with stains already on it that couldnt be removed; $40 to clean the oven, which I left spotless; and $35 to sanitize the very-clean dishwasher (oxymoronic, no?)-- all of these things were immaculate when I left. They also underrepresented the security deposit I paid them by $25, even though I had the receipt. So the total they stole from me was $175. That is fraud and I assume they're cheating on their taxes as well (they must be skimming off the top and pocketing the difference). They dont itemize or provide a work-order, so I assume they charged me whatever they felt like! I spoke to Gordon, their so-called property manager, and he spent the entire phone call interrupting me, lying to me, and attempting to manipulate me. He hung up on me several times and refused to pick up again, showing his cowardice and unethical business practices, which seem to be well-documented here. I have never felt so unsafe in an apartment building. Aside from the drug dealers and domestic abuser neighbors I had to hear thru their paper-thin walls, I also had to deal with a wasp infestation (took them weeks to correct fully) and rotting garbage left in the communal hallways. The external doors wouldnt close and they never bothered to secure the exits so they locked properly. The receptionist told me that they wouldnt do a walk-out inspection with me due to COVID-19; Gordon said I refused one, even though I called specifically asking for one. Luckily I have a video of my walk-out that I'll be showing the judge. I should have listened when everyone told me to avoid these cheats and fraudsters, but unfortunately when i was broke, they were the only option I could afford. I'm disgusted with their dishonesty and scams, and that it's predicated on people without money spare. I will be taking them to small claims court to get the full $175 that they stole from me. I have also made a complaint with the NY AG and BBB. I will not rest until everyone with ears can hear my warning: AVOID GREENLEAF AT ANY AND ALL COSTS. I do not typically write reviews but tenants need to know what they are getting into with this company. I have lived here for a few months and every issue I've had receives a half-hearted response. I had an issue with plumbing for weeks and was repeatedly told: management had submitted a maintenance request, yet every time I called for an update I was informed: no request was submitted. I have had multiple packages stolen from the porch and asked for some type of security to be installed and they flat out said there's nothing they can do. Some of the employees have been polite and helpful but it seems the management of the company has no regard for their tenants and only cares to fill their pockets. I do not recommend this apartment group to anyone looking for a safe/secure/reliable living situation. The rent is pretty average for the area we are in but they provide zero hospitality or care. I plan on moving out as soon as my lease ends and I hope no one else falls victim to this situation. ---- I plan on continuing reviews as my lease continues for nine more months. I really hope something improves. My biggest concern is that they will unjustifiably hold my security deposit as they have with other reviewers I have seen. Do not expect your security deposit back in full. Greenleaf will tell you that you left the apartment dirty and charge you an outrageous cleaning fees. We were respectful and followed the moveout instructions to a "T" but they still decided to charge 350 for "cleaning" Not to mention when I moved in the floors were filthy and they had the audacity to say "it's the tenants responsibility to report anything like that" No...it's your job to make sure apartments are move in ready. Also, their screening process for new tenants is awful. I lived in this apartment on a quite street in the Elmwood village and within 1 year there were 3 new tenants in the apartment above me. Update: It looks like Greenleaf is responding by going through peoples tenant accounts about specific issues so I figured I'd update. As an aside, using people's full last name in their response when it's clearly shielded by Yelp is really strange. They responded with "We deducted $50 for not returning your parking sticker, and $305 for cleaning your appliances, kitchen countertops and floors and bathroom, etc. These charges are in your lease and were explained in detail when you rented the apartment." I posted all of our move out photos in the photo section so you can decide for yourself. Not sure how to get it more clean, but they must just pick a $ amount and figure you won't have time to go to small claims court. The thing that annoys me with this is that they 1. won't do a walk through, even if you ask and 2. told us we were going to be getting the full amount back when we moved out. I almost forgot to mention in the initial review, but the other thing that happened: my wife works nights at a local hospital and they refused to give us 24 hours notice when showing the apartment during the day when she would be sleeping. The woman on the phone was so disrespectful about my request to not have strangers through the apartment with such short notice, I could not believe it. If I could leave 0 stars I would. I paid a considerable amount of money for an apt on Bidwell because it had a parking spot. Yet the spots were always taken and they refused to do anything about it. I also had to pay for heat, which would be fine if the management company would fix the gaping holes in the heating duct. They refused and said it was there were no issues, even though I could see the basement through the vent. Then I had massive rats. Took them TWO WEEKS to send an exterminator and repair the hole they came in from. Obviously I couldn't stay there during that time, they refused to compensate me. Also had significant mold in my bathroom which was spackled over instead of properly repaired. I couldn't take the gross neglect any longer and had to move out... They of course charged $500 to break the lease even though they couldn't provide a safe environment. Then withheld $200 from my security deposit for random things but refused to produce receipts. Words cannot explain how disappointed and frustrated I am with their failure to perform landlord responsibilities and absolutely no communication whatsoever. I have lived at 29 Bryant St for over 4 years and finally had enough. Four of my neighbors have all had horrible experiences with Greenleaf. #1 they are not trustworthy. Greenleaf swapped apartment units on one my of neighbors who moved in from out of state, giving him an older unit instead of the one he signed for. When asked, said another family needed the newer unit sooner and only old one available for his move in date...even though he had signed contract. #2 they do their best to avoid fixing problems. I've had a leak in my bathroom for over 16 months!!!! When I first reported it, they said they'd send someone to evaluate but never did. The ceiling eventually started falling off and it took them a YEAR to fix it. By that time there was water damage, and ceiling kept falling off despite repairs. After three tries they finally claim to have fixed the leak causing the damage...meanwhile I have had to live with constant mess in bathroom from irregular and unannounced maintenance visits, and at one point with a gaping hole in ceiling for 2 weeks. My neighbor also had similar problem which took a year to fix as well. #3 they will not fix mold problems One of my neighbors had to move out due to mold on closet...which Greenleaf insisted did not exist, up until my neighbor had inspector verify it. Another neighbor's unit was flooded due to pipe problem which led to mold. Greenleaf refused to clean up, and refused to reimburse her for hiring professional cleaners to get rid of mold. #4 they withhold unreasonable amount from safety deposit. A neighbor recently moved out and despite cleaning for weeks and hiring a professional cleaner, was only given half of safety deposit back. When asked, was told the $300+ was to cover "wiping counters and sweeping floors" DO NOT RENT FROM GREENLEAF. This review concerns the apartments @ 1165 Delaware. Greenleaf is great to begin with. Nice office, clean apartments & friendly staff. Once you move in they are NOT as responsive. It takes a loooong time for repairs. The downstairs buzzer system was broken for months before they fixed it. Ask the UPS man. Lots of packages were returned because he couldn't reach us. The front door lock is VERY difficult to open. I end up using the side, more modern door. The back door lock is almost as bad. That door is closest to the elevator, so it's the one I use when I have heavy or multiple items. It's been months since it's worked correctly due to the loose inside bar. Heat is included, but you have no control over your own unit. Some tenants have to keep the windows open in the winter because their units are so hot, while others are chilly. Snow removal is only done M-F during business hours 9-5. If we have heavy snow at other times we have to dig ourselves out. We shovel a place for the bus stop because they don't & they plow over it. The washing machines are dirty inside & out. Having laundry on site is great, especially in the winter, but less & less of us use it because they don't keep the machines maintained or keep it clean. They have a maintenance request form online, but they don't respond to it. You can go in & fill out another form, you can ask in person or on the phone, it doesn't matter. They take their sweet time fixing & cleaning things. They don't have enough maintenance staff. The good ones don't last which "speaks volumes." The location is great, but be prepared for the problems & don't skip renter's insurance. read more

I rented at one of the Richmond apartments and I soon realized why it was so hard to keep tenants in that building. Two months in to my lease the mold on the ceilings started showing through the paint that they used to cover it up. The apartment was never comfortable temperature wise and the outside areas were very dirty. To top it off, when I left I cleaned that place cleaner than it was when I moved in and they took over half of my security deposit on deal charges. I have lived in a greenleaf apartment for a year now and I wanted to add my opinion for others to see. It will start out great. They were very responsive and quite nice throughout the beginning. After a bit, that went quite downhill. I was robbed TWICE while living in one of there apartments. The first time I said "bad luck sucks", but when it happened for a second time. I said I am leaving this place. I DO NOT FEEL SAFE HERE. The first time windows were broken, but the second time, the door miraculously became unlocked. (very fishy) Please DO NOT RISK IT. DO NOT RENT from Greenleaf. After I went to them to tell them I'm break my lease. I do not feel safe. The quote I got was "We will bring you to court. If you are looking at their " luxury" apartments on Main Street and Allen just walk away. I'd advise running. Top dollar rent for low level quality. Cheap labor and even cheaper material was used on this gem. The leaks all over the building led to mold on brand new drywall. The mold wasn't addressed at all. Move in ready. If your neighbors are cooking bacon you will hear it sizzling. The walls are that thin. Cheap particle board was used as the floors. During construction these floors were devastated. Don't waste your time. The more things change, the more things stay the same. The head of the snake, is a land developer, who is only interested in the bottom line, leaving problems for weeks without fixing them, only to be told that it's not their problem, and to adjust. I had leaking ceilings, no water, no heat, and it took more than nine months to resolve any problems, only to be told they won't be renewing my lease. Seriously, any option is better than this one. The office staff can be friendly enough, but clearly, the organization is set up to make money, and not customer service, or quality of environment. The sleazy developer is buying up as many properties as possible, but under employs people so tenants are living in near hovels. Before I moved in, I read a bad review that said "The greeenleaf renovation is a coat of new paint"...I hate to say it, but its true. If you could give less than one star i would. James R. Swiezy and the rest of Greenlead Real Estate should be ashamed of themselves and the manner in which they conduct business. I strongly advise anyone considering renting from Greenleaf to use any other company regardless of how attractive the price is for an apartment--it simply is not worth the headaches of dealing with slumlords. I rented from greenleaf in a 2 story loft on Baynes and Potomac for a great price of $650/month. How could i turn it down as i was just out of college and happy to have so much space. Very foolish of me to have used this company despite the consistent negative reviews, and even worse to have stayed for so long because i wanted to wait until i found a home to move to next. My experience with Greenleaf has been nothing but miserable. Maintenance men showing up without notice to fix things i asked to have fixed months prior and while in my apartment do not remove boots so i have to come home to a mess they created. After an attempted break in to my apartment, the doorknob was hanging out of the door and you could bend down and see into my apartment or could just yank the knob out if you wanted to rob me or come in. I notified them i needed this fixed ASAP the morning after it happened, yet nobody fixed the doorknob for nearly a month and when i called a 2nd and 3rd time to see what the hold up was, i was made to feel bad about bothering them as the maintenance man claimed the knob was fixed, yet pictures i sent and my own eyes told me otherwise. Despite regular complaints about the need to salt and shovel the walkway and stairs for the past 3 years, i still rarely see either done. The woman living across the hall from me slipper on the ice and broke her arm because a gutter drips onto the staircase causing constant ice in the winter. Even then Greenleaf tried to get out of it by claiming they are not at fault and then to "make up for it" they salted and shoveled for the next few weeks so the complaints would stop as this girl was out of work for several weeks as a waitress who can not serve with one arm. Needless to say after a couple of times of shoveling and salting they went back to being cheapskates and doing neither. When my bathroom exhaust fan broke they dropped a new fan off in my apartment, but nobody showed up to fix it for practically a year. The team assembled only expresses self-interest and has time and time again proven unwilling to help or show compassion for their tenants. They refuse to break leases, regardless of what conditions they are not meeting and have even told me that when a neighbor physically threatened me f(or playing ping pong in my apartment at 5 pm on a Sunday) they would do nothing and if he assaulted me to call the police. Adam Van Hise does a good job of putting a nice guy front up, but may be the biggest tool there (aside from that greedy clown Swiezy). Very bad company to rent from. I lived in one of their apartments on Richmond Ave. in Buffalo for about 3 years up until 2018. They never fixed anything and couldn't have cared less about my concerns over that period of time. One day I came home and my basement apartment was flooded. I mean several inches of water. They offered me no alternative for a place to stay and I had to go into their office and basically be irate just to get those 3 weeks knocked off my rent. They knew there was a huge foundation issue with the building so they didn't want to put a new rug in just in case it happened again. They just threw some linoleum over the old, rotting, moldy wood and expected me to move back in there. I did not. After all that, these low life, bottom feeders wouldn't return my security deposit. I was fine with Greenleaf, not much communication was needed---but then we reached the end of our lease, and they began showing our apartment. I was okay with this at first too, but now there's been nearly 20 viewings over the span of a month and they've stopped notifying us. Apparently communication within their office is an issue. People can come in at any time, from 10AM to 7PM it seems. I've had my dinner interrupted, I've had my plans interrupted---once I was IN THE SHOWER and an agent came to the door, heard me shout that I was in the shower, and SHOWED THE APARTMENT ANYWAY. It was embarrassing, and violating. My bathroom door had been open, so I had to stay in the shower until they left. And I had somewhere I needed to go. The one agent has been very polite, but the other one has been very rude. He doesn't apologize, barely talks to me, pretends like I'm not even there... in my own apartment that I've paid for. I just want to take a second to say that I really find Yelp reviews helpful and I often avoid businesses based on what I see here but this time I'm glad I didn't. Although I can't speak for the other reviewers, I just want to say that my experience with the staff of Greenleaf has been nothing but positive. I did have to have the fridge they provided me replaced twice, but they did it quickly with no questions asked. I also had to hound them a bit when I needed a handrail by my toilet after my knee surgery, but it did get done and at no cost to me. No company is perfect but as far as I am concerned they try. I've rented in other luxury buildings both in Buffalo and San Fransisco, but they have given me the best experience so far. I plan on keeping my place for the long hall. I was relocating to Buffalo and had contacted this company to see some apts. The woman on the phone was incredibly rude and unhelpful when I initally called inquiring what one-bedrooms they had available, saying, "Ugh, well there's 100's." Well... isn't it your job to help weed them out and find me the right place?? So I made an appointment to see some places, drove 3 hours to Buffalo only to be stood up. When I called asking where they were, the same rude woman who answers the phone said, "We don't go out there unless you call to confirm." Ok, so what was the point of the APPOINTMENT then?? I explained that I had driven 3 hours there for this and asked if someone could meet with me later that day. She said, "I don't know what to tell ya." VERY UNACCOMODATING AND RUDE!! We moved into a large apartment building of theirs and at first we loved the place - really nice hardwood floors, big windows, great location, and the rent price was reasonable. Then things started falling apart. We had water pour through our roof once. Paint is peeling off the ceiling, there are large gaps between the walls and floorboards in some spots. The shower has tiles popping out because of black mold eroding the wood and caulking. We have currently been without heat for four days in the middle of a snow storm because the boilers consistently break. We have had to call local authorities to put pressure on them to fix the heat. The worst rental company. I have not lived in Buffalo for over 3 years and just received a phone call from this company telling me that if I do not renew my contract that I will be billed. They obviously do not keep up to date records of their tenants. When I was their tenant the ceiling above my bed fell and it took them over 3 months to fix it. I must agree with Josh, horrible company. I have rented from E.F. Burke and Tri City Rentals and they were far more efficient and professional. Green leaf gives you the run around on everything, maintenance is terribly slow, and I won't even begin to go into the parking lot issues at the Delaware property where I was. My parking spot was often parked in by others forcing me to park a block away on the street, and many times snow was plowed into my spot making it difficult to impossible to park in. They charge luxury apartment prices and don't give you the luxury. There is no outside area as was promised when I moved in, and the 'gym' consists of 2 exercise machines in a basement windowless room. Once you move, nobody gets full deposit back, they nickel and dime all day long. I would never recommend Greenleaf, there are so many other better places to live for the money they charge. read more

If you call with a problem they do not call back, if they do come and check on what going on (usually a few day later) instead of calling you they just show up not giving any notice and leave your door unlocked!(this has happened 3 times) It is December 19,2016 and i have been without heat or hot water for 3 days. I have not heard one word from this company explaining the issues. I have called and left 3 voice mails because i cant not get a hold of anyone and have not had a single call returned. When i called 8 months ago explaining a leaky ceiling the maintenance men exchanged the warped and deformed tiles for new ones and told me the leak was fixed. Mind you two weeks later the slow leak was seen again. A fellow tenant voice recorded the maintenance men explaining to her all of the shady things they do because they are told so form their higher ups. My recommendation if looking at one of Green Leaf houses run while you still can. I have already read the horrible reviews stating that i most likely will not get my security deposit back so looking forward to that battle. Do not rent from this company. I had numerous occasions with no hot water (sometimes no water at all) and problems with the electricity going out in the majority of the apartment for six months before they finally agreed to call an electrician. Maintenance issues will require at least three phone calls each to obtain ANY response, and it won't be fixed the first time (or the second, and probably not the third). Also, expect to have to live in a hotel or with family/friends several times a year when the apartment is unlivable (such as FOUR DAYS with no working shower, unless you're OK with that), or when there are bats living in the building (they will claim these are "tree branches hitting the building", even when you have live bats flying around your apartment several times each summer - budget extra money for rabies boosters if you have pets). The icing on the cake is the false claims of "damages" deducted from your security deposit, which will remind you why you should have paid attention to the reviews from other unfortunate tenants. read more
