Standard Property Management incorrectly send money out of my account by sending a check to the wrong address. The funds were lost when the check was fraudulently cashed. It took weeks of emails to get the company to make up for their mistake. As result I lost trust and confidence in their ability and desire to run an ethical organization and I terminated my relationship with them. In addition Ashley Barlow and Chris Wietig of Standard Property Management have delayed returning the keys to the apartment. At this writing it has been nearly 6 weeks since I have asked for the return of the keys but they have not been received. They're said the keys were sent out but won't provide a tracking number or any estimate on what day the keys might be received. They have also not refunded cash remaining in my account. Avoid them. Drove 2.5 hrs from Syracuse to get a viewing of a property. Agent never showed. Avoid at all costs.

I applied for a property on July 8, 2025 with Standard Property Management. They told me it would take 7 business days to get a decision, but I never heard back, no email, no call. I had to chase them down to speak to a real person. The contact center agent couldn't answer most of my questions, but I asked them to move my application to another property. A few days later, another agent called saying I was approved and asked when I wanted to move. I said second week of August, and she promised to schedule a tour. Later, she canceled, saying there was work going on at the property, and offered to send me a video instead. I never got the video. When I called again, I was shocked to learn that the property had been rented to someone else. They then sent me another list of properties to tour. But time is money, I can't keep leaving work to visit properties, only to be ghosted. There was no remorse, no apology, and no sense of responsibility for wasting my time. Very unprofessional and disorganized. I would not recommend them to anyone who values their time or expects clear communication. read more

We lived in this apartment and it was a great time until it was purchased by Standard. After that, we noticed a clear difference. The common areas weren't kept as clean as they used to be, and we occasionally had issues with trash pickup, which had never happened before. Communication also became less fluid, and we started having problems with the heating system, sometimes it was extremely hot, other times it was turned off inconsistently, among other things The real issue, came when they messed around with our security deposit at move-out. We had to take them to small claims court, which was a huge headache. We did win the case, but they still took some of our deposit due to highly exaggerated repair charges. Our building maintenance and care was switched to Standard about 8 months ago and in that time the over all cleanliness and appeal has severely diminished. No one takes in trash bins promptly, lawn care and clean up looks terrible all the time, snow removal is laughable. During the two storms we had it took them 5 days to respond and get some one to the property to remove. Their response to anything is generic. read more

This is the worst place to live. This isn't even a one star review but it's the only way to post it. It's a -10 review. RUN RUN RUN! Don't live here! I went without AC even though it says it offers AC all summer. I also went without water pressure in my shower for three months and when I called they told me they couldn't do anything about it because "the part was on back order". I always got different stories about why things couldn't be fixed and it wasn't worth the $1200 I spent for a studio apartment. This will be a long one. But if you want a quick read, DO NOT RENT WITH THEM! Standard Property Management is a poorly ran company, anybody who has rented with them will tell you the same. Look at their only reviews, Now 10 One star reviews only. Standard Property will work to put you into an apartment, and that is it, there will be no further care of you from them. They will not pick up the phone, not send you an email back. I am mostly disappointed with them for treating us tenants as sub human and the minimal care they lack to give to tenants. My property recently got hit with 7 Cars being vandalized, windows broken and tires popped. Of course people will be people and mess things up, but the true lack of care and human decency from those dealing with the issue is tough to see. They see you as a customer, not a person who's car just got broken into. I urge others who have rented with them to leave a true and honest review. I have lived at my building managed by them for almost a year, and every person i have talked to has left and said that it is has been an awful experience. They boast of managing many properties in the buffalo area, but seem to have too many to manage any of them well. Hire more managers, do something else because what is happening is not working. I have lived at my residence 100 york st for about 2 years now. Standard property took over this property over 6 months ago and have done absolutely nothing. Weeds are over grown a foot, and the washer and dryers have been barely working. They don't do year long leases apparently and they are completely unreachable on the weekends and outside of business hours which means no maintenance. I have called and inquired into both of my issues and never heard back. When you go to pay rent online there is a fee which equates to a late fee so you realistically have to go in to their building which is not properly listed on most places on the internet. Since I posted this on Google I have gotten this as there response. Since they took literally months to get back to me on whether I can get a 12 month lease I did find a different apartment. Less rent bigger space and private parking. A lot of stuff gets stolen from this property as well (bikes as far as I'm aware) read more

If you move in expect most of your request to go unnoticed or put off as long as they can. The property changed hands about 2 years ago and went downhill since then. We asked if they could check our kitchen floor because would always turn black, and thought might be mold and they told us no. We saw they are trying to rent with the same floor. They failed to keep lawn maintained until all of us complained and that has got somewhat better. Our fridge broke and we lost about $300 in food and the woman in the office could care less, the worst part told us was not an emergency and didn't get a new/used one for 10 days. Then for at least a year sump pump was not draining right, maintenance told them needed a plumber to come out and fix and management told them just run a hose out the window into the lawn. This lead to flooding on the side of the apartment and lawn care unable to mow with a bad smell. Then they had a man move in and never checked references per maintenance person and turned out to be a real winner. We had to put up cameras, call the police, him also smoking in the building, and deal with threats from him. Called management and nothing was done. We found out from cleaning lady that person that let him in was let go. Then our toilet broke and instead of replacing the whole toilet they just replaced the tank and the poor maintenance had to run all over to try and find parts to replace the broken ones because the toilet was so old. They will neglect you for everything unless it involves money, then they suddenly know how to use a phone and use their big girl voices. ASHLEY, one of the " agents" if you even want to call them that are the most unproffessional property managers I have ever encountered with. We literally had a window the whole glass missing for about a week mind you we submitted all the proper maintence requests. Not one person ever called us or fixed it for a week. We have a 2 year old child and was still cold out. If we were on the 1st floor I would have to worry about someone breaking in but this was not a concern up until the day beforw the 1st (rent dat) go figure that one. Fast forward we gave 30 day notice that we werw moving halway through our lease, left multiple messages and such. Of course as normal NO One got back to us. Now it a few days after the 1st and they realize now whata going on because they did not get their rent check. We did our part always paid on time never had any issuss unt Standard came into our lives Because of their lack of intelligence and organization, they are threatening to take us to court to pay the remainder of what our lease was even though we gave them all their notice. Even cleaned the apartment in chance of getting our security. We left it nicer than when we moved in. They were lacking in doing their jobs so now instead of handling this right and proffessionaly they would rather hide and lie. Not gonna chase a company down nor gonna hold my son back from living in a safe more sustainable home bc this company did not want to do what they should do as a company. To start- I'd give zero stars if I could. Probably the worst "property management" company I've ever come across. They have been "managing" my apartment complex since the beginning of the year, and I think a plow truck has come... once? To do a half ass job and snow everyone in, not plow the walkways or anything. Today, we woke up to over a foot of snow in the parking lot by 6am. (The storm that everyone knew was coming for a week) Was hoping I'd see a plow truck any moment so I could get to my nursing clinical at 11am on time. 7am came around, then 8am, then 9am and 10am... still no plow! Had to have my mom pick me up to drive me to school. Came back home around 230/3, still not plowed! Can't even get into the driveway. An elderly woman in my building had to cancel an important doctors appt at 4 PM!!! Because she still can't get out of the lot! We have been told that a plow truck "is on its way" since 9am. If I could give this property management ZERO stars I would. DO NOT RENT FROM THEM, be warned. Upon moving into one of their properties, the washing machine drained al over the floor. Next, the toilet backed up and I had no toilet for 3 days (not fun) and it was because the people who renovated the building flushed heavy paper towels down the toilet per the plumber. Next, I went on vacation and came back to a malfunctioning heater which made my space about 95 degrees and was un-sleepable that night after 12 hours of travel. Next, the toilet backed up again and it took another 3 days WITHOUT A TOILET. Next, the heat was supposed to be turned off a few weeks ago per the office, here I am trying to live above the boiler room and the heat in here is off the charts, it has been 2 weeks and the heat is still not turned off for the season and it is May 23, I called the office again and they said it would now be Monday or Tuesday. That time has come and gone. They now said it will be sometime this week as they have 100's of properties. Next, I had to stay in a hotel for a few nights because after 2 weeks of complaining to them about the boiler room making noises that sounded like a subway underneath my apartment, they did ABSOLUTELY NOTHING. THERE IS NO RECYCLING AT THIS BUILDING. Seriously? There have been other issues as well, which at this point, the above is enough to stay away. read more
