Lived here for three years. Pros: Location! Doesn't get better than that location. Friendly and quiet neighbors. Yard space for dogs. No carpet. Fairly quick maintenance response to requests. Cons: In the three years we were there, we had CONSTANT issues with our AC unit. Our electric bill was $250 a month each summer and did NOT get under 83F. First summer we lived here, we were without AC for 2 days. After 24 hours they finally dropped off a portable AC unit (that was broken and gave no relief). We felt pretty frustrated how many times we needed to have them come out to us and we felt there were many excuses as to why the unit was struggling. It needed to be replaced, but they were pulling out all the stops. We spoke to several neighbors with apartments facing the same direction as us and they said their unit is off for most of the day even in the high temps and it still manages to keep their apartment at 68F and with a reasonable electric bill. We were told our unit needed free-on and they kept dumping a bunch of it in the AC unit and it would do nothing. One guy admitted someone tried to jimmy-rig the unit and it was in rough condition. One maintenance guy agreed with us there was an issue. With his temperature gun, our registers would show they were blowing out 89F air and then 5 min later 63F air and then back to the 89. Next time we saw him for the issue, it seemed like he changed his tune and underplayed the issues we were facing. We kept every window shut with blackout curtains, had cooling fans and everything and we still boiled every single day. Not normal! Definitely felt pulled thru the ringer all for them to save $$. AC is essential but did not seem important to them since we were the ones being inconvenienced with ridiculous electric bills and sweating indoors. Other issues we had were with maintenance. They have a sister complex in Mesa they share maintenance on call guys with... not the cream of the crop type workers in our experience. Unprofessional! When our AC unit completely broke down, a guy on call from the other property said he'd drop off the portable AC unit soon and be to us it 11-12 pm. He showed up... get this... at 11pm! A whole day in the heat. We then asked please do not knock on door we have a baby sleeping. Guess who rang the bell 2-3 times and woke the baby. Very frustrating. We had mold in our shower wall and we asked one of these maintenance guys from the other property if they could fix that spot and he said "I don't work here so". Another issue was parking. Not sure why they put so few guest parking spots. Most neighbors have 2-3 cars to park and one carport spot doesn't suffice. My guests always had issues finding an open spot and would have to park a 5 min walk away at the other side of the complex. The pool.. the strangest spot for a pool. Right where everyone driving in can stare at you in your swim suit. Literally no privacy on the fencing for the pool. For the first 1.5 years we lived here, they had no umbrellas even after requesting them. The pool made us feel like a motel pool. Also even when we wanted to utilize the pool, the chemicals were always off and the pool was often green. Also the sliding gate to enter the property... always always broken. It even slammed shut on my car once when I was entering and put a nice large red orange scrape down the side of it. Went to the office and they said it's happened quite a few times, but upper management will probably not reimburse. Cool. Conclusion: We did love living here and overall have great memories. We felt pretty unappreciated living here as each time it came to renew our lease, they upped our rent at least $200 monthly... even with them having a good amount of vacant spots! We bargained with them the second year of renewal, and they said they'd give us a "deal" of only raising our rent $170 monthly. The reason we ended up moving out was them again raising our prices and asking over $230 more monthly for our rent renewal. We loved the community and being apart of it, but we did not feel that reciprocation of gratefulness towards us as long time renters! We never missed payments, were always very respectable, clean & quiet tenants... but I digress! read more

Moved into these apartments when they were still ran by a villa Town square. The rental payment was $1,134 in 2018. I've had multiple problems with the electricity had to replace a dishwasher, refrigerator had to be repaired, etc,etc. I have just received my lease renewal for 2021 they raised my rent $$650.00. The rent is now 1850.00 and that doesn't include the water garbage valet trash insurance any pet rental, it goes on and on, so now my little one bedroom apartment is up to over $2,000 a month! And that's not including electricity. Wow, wow shame on you Keller such greed!! read more

Highly disappointing. The leasing agent did a great job selling off this property. We assumed that since it was in Gilbert, and the cost of the property was well above average that it would be managed professionally as well. Nothing could be further from the truth! We've had a birthday card stolen, and 3 Christmas gifts. On top of the lack of security this place offers, the maintenance man is unreliable and never shows up when he has scheduled an appointment. The inflated cost of this property is not worth the service or security you receive. I would not recommend Avilla Town Square to anyone. *Now that Keller at Town Square has taken over the management of this complex, I would like to update and revise my review to a 0 out of 5 stars. The front office wants to care, but I believe that their corporate office refuses to support them in addressing any of the issues. (Lack of maintenance, unprofessional portal systems to pay rent, refusal to hold tenants responsible for their dog shit, basically anything that requires work.) Our last neighbors were selling crack out of their homes and not not only trashed their apartment but the entire surrounding environment. No one picks up after their dogs in this neighborhood and the management refuses to do anything about it! I would not recommend Keller at Town Square to anyone. read more

After them basically calling me a liar for over a year, they finally called in a certified air technician. He said they keep fixing the coil, and Freon, but never fixed the issue. Stupid I have to take so much time off and be without air for them to save a few hundred dollars. This has been a problem MULTIPLE times, I reached out to community groups because my air and toilets should not be disregarded by anyone. Aly and the front office ladies treat me like a leper. They treat me as if I'm making shit up, for years playing games. Try to nickel and dime you even while you live here!!! Then laugh in your face cause housing situation sucks and they know you are already locked in. Spiffy. I totally never ever review shit, and remove once the problem is resolved. I have to leave 5stars for retaliation. Scorp I love living here and being afraid to get things fixed! My rent is now over $2100, and my SRP bill was $250, air won't go under 85 degrees. Every time I ask them to fix anything they act like it's not broke, or blame and try to bill me. My toilets have been half working for weeks. When I allowed work orders without being home, they went in other rooms, videotaped my toilet one of the times it was working, then took pictures of baseboards my dog chewed. Basically said my things were working, it's all my fault, and I'm crazy. I would not have a problem with the complex if they fixed things like a normal rental. They tried acting like it was about money, and I don't give a shit about that. I want a working rental house that gets under 85 degrees and has a working toilet for $2100. Just fix it and we can all move on. 10/2 I came home to another threatening letter today. Aly is insane and picking on me. Apparently if I ask to have my house sprayed for scorpions or my lights repaired, 2 months later I will get a letter like this. I'm too busy for you retaliating weirdos. Get a life, fix your crappy apartments, and stop picking on the tenants who pay over 2k a month to be harassed instead of have repairs made. The most bizarre landlord I've ever had. I have 3 landlords right now, and this is the only one who won't repair anything and threatens me. Weirdos! 10/23/21 Another notice on the door for no reason. I feel stalked and harassed. I am being retaliated for you refusal to fix the payment portal, refusal to fix my toilets, refusal to fix my air, refusal to spray for bugs, refusal to replace lights. They have lacked maintenance and communication and are blaming the tenants. This can is causing undue stress. They have made it clear if you ask for repairs, they will harass you. I wonder if they are selling the complex? I had a landlord try to do this once before they sold. They were fining everyone but not spending money on repairs. Feels very similar! $$$ Greed and profit over the safety of the paying tenants. 10/29/21 Paid rent through the portal this morning. Came home to an email that they haven't figured out any of the service fees, like PEST CONTROL I did t get. So I guess I need to make another payment? Idk. Things like THIS have been the issue, but if you say anything they harass you. So I paid rent 2 days early, but will have to again? This is what was going on for months, they were overcharging because they gave me wrong totals for money orders! I'm not trying to a jerk. I work hard and pay early and it doesn't matter. They still drop the ball. This has been the frustrating since I live here. Then turning simple functions of a luxury apartment into a money making opportunity. Unique community, centrally located in Gilbert, AZ. The magic really starts with the office staff. The bubbly and slightly refreshing Lindsay Gerken is just a bundle of joy ready to show you what the community has to offer. The Manager Taylor is ready at any-given moment to step in and help in any way that she is capable of doing so at a moments notice. All in all, K@TS is a fun and unique community that has tons to offer, location is one to name, but the real magic is the staff. I have lived here for over a year and as far as apartment living I couldn't be happier. I love not having to worry about walking on the tile waking up the downstairs neighbors (because there are no upstairs or downstairs neighbors and with the 3 bedroom, no common walls). It's nice to have a small yard where I can sit in a private area and not be bothered by anyone. The location is great, close to downtown Gilbert. The pool and hot tub along with the common courtyard were always nice and clean and never crowded. I've not had issues with bugs and since being under new management the maintenance issues have been resolved quickly. The office staff is very friendly, polite, and helpful, I would recommend checking them out. read more

My husband and I moved into the development about a month ago. Moving is never fun, however, Taylor made it so simple and easy. There was a wonderful basket of goodies waiting for us when we got to our new home and Taylor has been amazing at sending thoughtful e mails asking how we are doing and if there is anything she can do for us. Our new home was totally move in ready, very clean, and it truly has been a great experience. If you're thinking of moving here... do it, you won't regret it. Made the application process a breeze and since I am moving across the country, could not have been more informative and helpful. Gave me a tour of an apartment via facetime, and the grounds and homes look beautiful. From the updated style to the "backyard", I cannot wait to (hopefully) finish the process and move in next month. This apartment and complex is EXACTLY what I was looking for. The "home style" is just what I was looking to find and it is in the exact location I wanted to live. I moved almost a year ago. Taylor & Lindsay made the process simple and efficient since I was moving across country. If I had a problem - maintenance request or anything else, Boom - it was taken care of that day or the next. I'm not sure what happened in the last 3 months, but Management has gone to Zero - and Maintenance doesn't even exist. The office won't respond to posts to them, and Maintenance has "cancelled" my maintenance requests TWICE, and told me I was "on the list"! What kind of an apartment complex puts you "on the list"? What do we pay for - Besides Concierge Trash Pick up (which is hit & miss), plus another charge for "Trash" and that's for the DUMPSTER *Besides Concierge PU"! And you pay for "Gas & Electric" for things not even associated with this apartment! What does the monthly Rent do - besides get you nothing! And you have to pay for your own "weed control" on your patio because maintenance says it's not their responsibility. Am I staying? Not on your life after they want to raise the rent $200 a month! TWO HUNDRED DOLLARS A MONTH for this type of service? Never. Four words - "Let The Buyer Beware"! read more

My Experience here at Keller at Town Square is been Phenomenal since Day one! Lindsay and Taylor they have been So helpful, Professional, Friendly and Very Knowledgeable. I just move From the Bay Area about 1 month ago and When I was searching for Apartments, I called A couple of them That I was interested on and When lindsay Answered the phone She had an amazing attitude and Sounded Very friendly, she took time to answer all my questions without a problem and That made me Set up an appointment.
