We love how close the apt is to shopping, restaurants and entertainment venues. It is a quiet community with well-kept grounds, and quick response time to maintenance requests. The package/locker system is handy and a breeze to use, and we can't say enough good things about the excellent ongoing communication from the office to the residents. Great job Waterford! I've lived here for almost 3 years now and it's been amazing. The maintenance staff is great and it's always a pleasure speaking with them. Our security guard Tyrone is amazing as well and he always brightens my day when I speak to him. The front desk ladies are amazing too. Ms. Rachel and ms. Lanissa. I love where I live and I love how well kept it is as well and whenever you have a problem with something they're immediately on top of it and fixing it. I moved here last September and everything has exceeded my expectations. It's a quiet, clean community and maintenance is very on top of things. Lanissa and Debbie in the office are spectacular. There were several instances while living here. The only thing I regret is not moving out sooner. I have rented several apartments in and out of AZ and never have had such a terrible situation. 1. Our first holiday celebration a noise complaint came in on our apartment and asked that we "keep it down" It was 10pm on NEW YEARS EVE. 2. We left a small box on the side yard the same day our child was in the hospital for open heart surgery. We came back with a note threatening to fine us 3. My mother in law was harassed pool side because she is a women of color. I swam several times without incident but the landlord asked my mother in law (who is on the lease) what apartment she's in. She tried to explain that she wasn't sure but pointed to it (she's older and forgot the number) The landlord asked her to leave the pool. 4. My children did tasteful chalk drawing on a beautiful spring day and we were asked to "not vandalize" the property. 5. My service animal took several weeks to process on their end and the apartment added charges to our account. This showed a lack of ADA compliance. 6. The final walk through assessed several charges (almost $3,000) for normal ware on cheap floors, cupboards that were wiped down and old tiles. This showed the bias of the landlord towards our family. 7. Despite monthly changes for trash the compactor was broken several times and piles of garbage would pile up on the streets. Worst place to live... they screw you over in the end when you move out and put "repair" fees when there was no damages $800 in "damages" but when asked to show proof they had none I had no pets, no kids, I don't smoke... where are the damages? Moved in here at the end of July and just love this place :) Management is really nice and the maintenance guys are the absolute best. I've only had small issues since moving in but they have been quick, efficient and friendly in fixing them. The grounds are kept clean and some improvements have been done since I moved in including power washing, painting and slurry in the parking lots. I'm still shocked at how quiet my place is. I never hear anything or anyone and that is so rare in apartment living. The other residents I've spoken to are also super nice and considerate. My only real complaint is the trash compactor. It gets full so often that I have to choose between leaving it piled outside it or carrying it back home and trying again. Neither are ideal. I wish they would use one of the spaces near the compactor for a dumpster that people moving in and out could use to avoid the overfill (I don't think additional pickups would help because it happens so often due to people moving). Do not care about tenants especially if you are disabled. Pool is supposed to be heated but not in Oct & Nov, April and may. They say transition period but really do not want to pay to heat it. We have seniors who need the pool for exercising . Some maintenance guys are good but other one is not. I regret signing a lease. read more

I regret that I have to write this review because my actual living experience here was very pleasant and the staff are great I was actually planning on giving this property 5 stars upon move out. however I want to start this review by saying that I've lived in 5 different apartment complexes in my life and have only ever been charged $100 MAX upon move out. I lived at Waterford for 2 years and upon move out in 2024 we were charged over $1000 dollars for move out costs related to cleaning and paint. This is completely unethical and I have to question the morals of the property charging residents this much upon move out. Our apartment was kept in great condition and I even went as far as getting the carpets professionally cleaned on my own dollar to avoid these types of costs. I don't mind paying a cleaning fee but charging over 1000 dollars is extremely unethical and egregiously taking advantage of residents for financial gain is completely unacceptable. Future residents please be wary of this property upon move out. Or at the very least be prepared to pay an exorbitant amount of money at the end of your lease. read more

Nothing luxury about these apartments. No assigned parking, not a gated community, everyday is merry-go-round parking spots and on the weekends you're lucky to find anything, 1 trash baler that's all the way in the back of the complex, office management is rude and terrible, dog poop everywhere, car break ins, homeless people walk by at night, and needles behind the garages... The list just goes on. Don't bother cleaning anything on move out , you'll just end up with a $1000 charge anyways. I don't think I've ever been happy to have my lease end! read more

I came in on Saturday looking for just info. I was in the market for a two bedroom apartment, and had been looking into other places for a couple weeks. Their receptionist Briana really went above and beyond to answer all of my questions, gave me price sheets for multiple units and multiple dates. She was so kind, thoughtful, resourceful, and made me and my 7y old daughter feel welcomed. I fell in love with the place and the environment, so I immediately filled out my application. I did not have a babysitter that day, so my daughter was with me. Briana made sure she was entertained, so I could fill out the application, by searching for games she could play on one of their computers. Her customer service is truly outstanding. Also they did get back to me promptly, by Monday of the following week they had reached out to me to let me know I had been approved. read more

I hope you'll read it all. ---------------1/4------------------ I've waited a few months since we moved out, and rewritten this a few times but I finally think it's time to share... so what I'm gonna say is boom, badda bing, bottom line, don't f*cking move here. **Back story, I'm a dog groomer and used to live up in northern Arizona, and worked for a private shop owner- on a 1099 tax form. So when it came to moving to Mesa, no apartment complex in the valley was willing to work with us besides Waterford. I ended up getting a letter from the employer I was set up to work with here in the valley, stating est. wage, hours, start date, whatever, and we were accepted. I was really thankful, and that first and only really awesome experience with the complex was due to Briana, who really is the only chill one working here. We moved in June 2018. Our last complex in Prescott was awesome and we loved the office ladies. We never had a single issue, late fee, problem, zip- nada- none. When we moved into Waterford I had set up automatic reoccurring payments online through the complex portal. There were TWO months (between June and October... the thickest point to my review) that I got 'late' notices and went wtf?! and went back in to the portal and my reoccurring payments were off? The office worked with me the first time, but the second time I was charged close to a $200 late fee (if I remember correctly) wtfffffFffF. So anyways, October 2018. I went on a two week vacation out of the country and wanted to make sure that there were no problems with my rent since I was obviously going to be gone. I called the office and talked to the manager Debbie and she told me to go online and make sure that my online payments were off and that to pay in person a needed a cashiers check. So I went and got my $1200 rent check made and turned it in. Mid October I come home, and my f**king bank account is overdrawn by $1400!!!!!!!! WHAT THE FAAAAHHHHHKKKKKKK. I started sobbing like what the fuuhhhcccx!! I look through and see that all of my normal bills had pulled out and put me where I needed to be. Then a F%%%ING $1200 RENT PAYMENT PULLS OUT. Then a $35 late charge, and lo and f**king behold Netflix and Apple Music snuck up too, and since I was already negative it gave me two more late fees. Eeeyyyyymyyygod. I wipe the snot off of my face and go down to the office to ask for help like omg I can't afford this I need groceries and gas and LIFE YO. I walk in and am met by lovely, lovely Rachel. I told her my situation and am basically begging for help, she tells me "we can't do anything, you should have turned off your online payments, you'll just be credited for next month". I'm like I swear to God that I turned it off, we've already had problems, I talked to Debbie, help pleaseee-- and this *-.-* looks me deada** in the face and says "That's not our issue". I was so angry and bewildered that this woman actually just said that to my face. So I just left, angry and sad and just went back to my apartment and cried. Next bad experience I had was when I was backing out, and looked in my camera and both ways over my shoulder, barely let off the brake and started to pull back and someone was hauling ass on her phone and hit my bumper and then just took off!! I've had nothing but great experiences during my 2 yrs of living at this property. So, I never like to report the negative. However, I found out the hard way that they're only out for money. Upon me moving out they charged me with someone else's trash from their apartment after they moved out. My neighbor & I moved out at the same time. My family helped me not only move but clean my place as well. On the other hand, she ( my neighbor) said she wouldn't clean shit because she had horrible experiences there since day one of her moving there. So maintenance put she things in front a door claiming it was mine....showed me pictures (no address showen) via email. Then charged me having to paint (which I thought painting take place anyway after living in an apartment for 2 yrs), charge for having to sweep baseboards and said my place was trashy. I was applauded, very shocked about this. They charged me $900+ for this. I spoke with manager of property only for her to remove $200 because I said mattress wasn't mine. I kicked myself in the ass because I didn't take pictures after my family and I finished cleaning. Otherwise, I would've taken these people to court. Yes, I'm still upset by this. Cause im paying unnecessary monies I can't afford. Oh! Let me not forget the asshole Rachel that works there. She's one rude ass person. I never like wrking with her. I try dealing with the manager at all times. Rachel has a horrible attitude and I feel an unwelcoming spirit frm her EVERY TIME I'm near her. I have lived here for years but it's going downhill fast. The dumpster and compactor area is getting so bad. There was a homeless woman grilling by it and the homeless people like to use the water hose. The cops don't care and I never see any follow up. The residents treat the dumpster area like their personal goodwill drop off so no wonder it brings in the dumpster divers. Abandoned cars in the parking lot and the office doesn't enforce the covered parking rules. I really don't see this as a luxury complex anymore. They need to put up a fence and security access to the property. It's really hard to have to keep paying such high rent when it looks so trashy. read more

I've lived in this apartment complex since end of August, and I did like it. However, we moved here specifically because our front door is about a 5 minute walk away from my work, and now I don't really drive much anymore. That makes up a bit for the steep rent price for me, and now, it's honestly the only reason I like this place at all. We had originally planned to renew our lease for two years, but I'm not sure that will be the case anymore. When first moving in, we noticed the floor plan layout we were shown wasn't the one we actually got. They only have one floor plan to show when potential residents come by, and then a bunch of floor plans online. But if they aren't even accurate, what's the point? The office never answers their phone, so trying to get ahold of anyone is a pain. Whether I was adding a garage onto my lease, or trying to get someone out for a maintenance request, they never answer. There is no longer any hot water, it runs out in about 3 minutes, and I've had 4 lights bulbs go out in different parts of the apartment in the last month alone. They're weird lightbulbs too, so need maintenance to come out, but can't get anyone on the phone to schedule. Not the best place, wish I would've paid the extra in rent and gas and moved into Lakeview down the street. read more

A few months back I moved into "ghetto ford" apartments off southern. I thought Apache junction was bad, but this place seems that they bussed everyone in from south central....not kidding. Not only the environment, but the management is a total JOKE! Years ago the management was awesome (from what I've heard) but the management has changed and literally is run like a prison. My buddy who has a sticker on his car, was towed! He was allowed to park there because he had a parking sticker. When we asked the office about it, they literally said "old mustangs aren't allowed", WHAT! insanity! Did I mention the roaches? EVERYWHERE!! They claim they use Burns pest control, but we all know how much of a joke those guys are. Besides the roaches there are these huge green beetles that hiss at you, and fly towards you almost to attack. Please do not live here! Don't waste your time. read more

The apartment I was in was located right underneath some very loud air conditioners. You would hear a loud sound anytime 2 people had their air running, I measured 65db in the computer nook which was right underneath the air conditioners. One of those people would run their a/c near non stop. It would run for 1 1/2 hours to 2 hours at a time, turn off for 30 minutes then back on. This drove me nuts, the apartment management said it was normal so it never got resolved, only solution was to move to a different unit with a transfer fee. The hallways that lead to my apartment including the stairs were always dirty and had stains everywhere. People that lived there would drive fast through the parking lot, slam their apartment doors and leave trash outside their door. The apartment layout and the apartment itself was nice but was very glad to leave. We cleaned the apartment probably better than we received it, still got billed for pet cleaning for carpet. Even though they charge a non-refundable animal fee and deposit plus monthly pet rent. The fee should have covered the cleaning fee and I should have got a refund back on the pet deposit, but this is typical apartments run by shady people that truly don't care about you, as long as the rent is paid they don't care. Also they stopped accepting packages in the office, you would have to have them delivered to your front door where people can steal them. Again they could care less. This apartment really woke me up to the unfair practices that can happen when you are bound by a legal contract. I've had problems before with other apartments but never this bad. The plus side is maintenance was very quick to respond and the front desk girls have been great. Would not recommend this place to anyone. read more

I've lived here since July and love it! The pros: quiet community, fun part of town with quick access to shopping/restaurants/freeway, reasonable rent, great layout of apartment (I have the 1 bedroom with kitchen island), quick response from maintenance, ice maker in freezer! Cons: no assigned parking, I have to request pest control every month (they can't just put me on the schedule & yes, I've had a few critters but the pest control keeps it to a bare minimum), the trash dumpster/compactor situation is horrible -it's always overflowing, a few times this summer the pool was closed with no note or reason why. My last con is that the person who helped me move in is no longer working here, I understand turnover but I'm 40+ years old, moving into my own place after a divorce & she made me feel so welcome & at home. Now I walk into the office and no one knows who I am -just disappointing. Even though I may have more cons than pros listed, I really do like living here. I'm very happy! read more

Based on my experience, I would recommend this complex to others, with little-to-no reservation. It has honestly been a pleasure living here, this year, and I will miss several aspects of this community! Some of the recent reviews have left me somewhat confused, as I've had no serious issues while living here, but everyone's experience is always different. Pros: *Move-in was quick and painless. *The location is wonderful. Close to shopping, freeways, restaurants, schools - pretty much everything. A happy fit between the old and the new of the East Valley. *Office staff has been very pleasant with me, and has always been quick to address any concerns I have had. *Maintenance staff is very friendly, timely and professional. Emergency maintenance fixed my a/c late at night on the weekend, within an hour of my calling it in. The worker even brought me a cold bottle of water, in case I was overheated (it was 102 inside my unit!). *Activities for tenants are scheduled once a month, at no cost, to facilitate a sense of true community rather than just detached strangers sharing a few buildings. *Grounds are maintained very well, and weekly pest control has kept our unit nearly 100% free of unwelcome visitors (we've only seen 4 unsavory intruders, in 9 months). *Community is very peaceful, by typical apartment living standards. There is always noise, as with any community-living situation, but it is generally kept at a comfortable level. The office staff even sends courteous notes in their monthly newsletters to residents, reminding everyone as to the importance of respecting your neighbors' peace - especially in the evenings. *I've never felt uneasy, walking through the parking lot to my car, regardless of how far I've had to park from my building. I am typically a very nervous person at night (especially when alone), so this has been significant. The grounds have always felt secure and safe, to me. Cons: *NO ASSIGNED/ADEQUATE PARKING. This has been my only huge issue, as the front area is full to capacity by 4pm Monday through Friday and all weekend. If you venture away from home at night, do not expect to find parking in front of (or sometimes even near) your building, when you return. Each unit is provided one vehicle decal allowing for covered parking, but tenants and visitors without that decal park under the cover all the time, and staff can't police that 24/7. *Office staff turnover recently has been a little crazy (but it's to be expected - people leave jobs; it happens all the time). *Having adopted a smoke-free community policy in September, residents now gather below balconies and bedrooms on the main sidewalk facing Southern - which results in occasional loud conversations late at night, a slight increase in visible litter and dogs barking/making bio messes (which are rarely cleaned up by the respective owners - kudos, again, to maintenance for being on top of this!). *Rent is somewhat steep, in general, but compares reasonably with most complexes of this quality in the area. *There has been fairly regular remodeling being done in the last couple of months, which has lent not only quite a bit of construction noise to the area during the day, but also even further limitations on available parking spaces in front of the building being maintained (they have to fix units - not a huge complaint for me, but could be a determining factor for someone else!). read more

They let anyone and everyone live there. They became super linnet on there rules. The one amazing thing they had was there macitence team. They are amazing will get the job done. My husband and I currently live at the Waterford. We have had a lot of trouble with our upstairs neighbors and unfortunately bugs. This is a loud complex. So if you're a light sleeper I do not recommend this apartment complex to you. We have an ongoing problem with spiders, crickets, and though rare an occasional roach. The Waterford does offer a spray service. Which they did provide for use. It did not fix our issue. Tonight I was bit by a centipede inside our apartment. The doors are not sealed properly and this must be how these bugs are getting in. This makes their spray services moot. This complex also will fine you if you smoke in or on the grounds. This doesn't stop the maintenance employees from smoking. I'm not a smoker but feel this is unfair to enforce upon the residents and not the employees. The kitchen is huge. We enjoy that a lot. Parking is great and always available. read more

I'm really confused by the reviews left. I have lived here for 2 years and have nothing but positive things to say. Best apartments I have lived at so far. Jenny and Brianna are awesome! They have had some staff turn over but that's to be expected. The place is very well kept. They do activities with the renters all the time. Never seen a bug in the 2 years I've lived there. Had no problem setting up a move out inspection. The maintenance responds to your call promptly. Only thing I will agree with is the dumpster situation. Thanks ladies!! I made an appointment to see this place on Valentine's Day because it was the only day I was in town. When I originally called, the agent was very nice, and I was really looking forward to seeing the property. However, when I arrived, there was a big notice on the door saying the office was closed. As a result, I called the corporate number, and they told me I was a tad early, and the agent was still showing someone. Okay, no problem. However, 40 minutes later, I got the same response. I just left, and I highly doubt I'll be back. Just give it to me straight. If they couldn't show today, they should have just said. We are new residents here from California and I actually rented our apartment sight unseen. All correspondence i have had with the management staff has been wonderful as they are so very helpful and pleasent. Our unit is the waterford 2 bedroom and we love it! So very happy, on our walk thru on move in day just a few items needed to be repaired and the maintenance team was right on it ...very professional and courteous as I asked them to wear booties over shoes in my apartmnet and they glady did. The grounds are kept very nice and being able to access fitness area 24 hours is nice due to work schedules. I've been here for almost two years. When I first moved in the staff was AMAZING. They were so helpful and friendly, then a bunch of new management came in. They are completely rude. If you plan on picking up a package from the front office be prepared to get some attitude. The one girl just sits in her office and waits for you to come to her (even though she's apparently not busy). They act like it is such an inconvenience. The maintenance takes forever if you need something fixed (I don't think it is their fault, they just seem understaffed). They say they will come back one day and never show up.
