When we finally settled on a property to buy, he went the extra step of contacting the other agent and pre-negotiating a deal in a very competitive situation with multiple offers, ensuring that we ended up with it! I'm not sure how he did it but he also managed to get the sellers to agree to pay all of my closing costs! When a big issue came up during our inspection, Joe negotiated hard on my behalf and got me a brand new AC system rather than just a band-aid fix on the older one. Beyond all of that, Joe recommended a great lender, insurance company and property inspector. Every detail was handled smoothly and proactively. All in all, I have no hesitation saying that he is the best agent I've ever worked with. I recommend him highly if you want someone who can help you win a property in this competitive market and an overall smooth transaction.

    Quite possibly the worst company we ever hired…read more We were invoiced $55,238.77 in commission based on the full 15-year lease value and required to pay it entirely upfront -- regardless of whether future rent is ever collected, which was not communicated with us. That amount represents more than a full year of rent on the property. At the same time, the broker negotiated three months of free rent for the tenant, reducing early cash flow to the landlord, while still seeking to collect a commission calculated on the entire 15-year lease immediately. This structure shifts virtually all financial risk to the landlord if the tenant defaults or terminates early. The upfront 15-year commission requirement was never clearly discussed. Instead, the payment terms were buried in ambiguous language within a broker-drafted agreement (not a Florida REALTORS or MLS standard form). There was no clear explanation of how this structure materially shifted risk to us as the property owner. We attempted to resolve this reasonably. We offered to pay 7.5 years of commission upfront ($27,619) and the remaining $27,619 at the 5-year mark, assuming the tenant was still in place. That proposal was declined. Instead, the company recorded a lien on our property and engaged attorneys, forcing us to retain legal counsel. Our attorney has since advised that the broker-drafted agreement is vague, ambiguous, and not consistent with many standard commercial practices. We have no issue paying commission. Our issue is with transparency, risk allocation, and how this matter was handled. I wish I did my due diligence on this company before working with them.

When the Navy told my husband we were moving to the Tampa Bay Area, I immediately started to research local area real-estate agents. Kris Kennedy got many favorable reviews across my most trusted websites and here on Yelp he's a total rockstar. After our initial conversation I knew he was the agent for us. We just closed on our Tampa Bay Home Area home today and having finished the process, I'm delighted to report Kris Kennedy lives up to every accolade he's received. Kris is a really nice guy (but let's face it ALL real estate agents are charming) Kris sets himself above the other agents starting with his professional demeanor and promptness. He is smart and shrewd a brilliantly, tenacious negotiator and an excellent communicator. He has league of professionals in his network that seemingly bend over backwards for him and thusly bend over backwards for his clients. Certainly if I had a question or a concern Kris had an answer, knew someone that did or found out and reported back quickly. He gave us excellent advice, asked important questions, custom built searches to suit our needs, and secured digital paperless portals to complete paperwork. We were convinced we wanted a V.A. loan but upon Kris's suggestion we looked into it and discovered in this particular instance, using a conventional saved us about 11K. 2. After running some comps, speaking to the seller, investigating the history of the home we wanted etc. Kris was able to negotiate a savings of 24K from list price. FYI my husband and I would've paid asking price and Kris knew it. He worked his magic and saved us a total of 35K. This process was seamless in no small part thanks to the tireless workings of Kris Kennedy and his network of professionals.
