I am a business owner in North Sacramento looking to open a second location in the burgeoning Oak Park district. I finally contacted Sam Allen of this organization who was managing the property I was interested in. He emailed me asking if I had an online store and what my "imagery" of the business would be. I found that odd, since I only looked in the window once and as we know where you are isn't where you're looking and these things take on a life of their own. So I sent him images of the space I'm currently in and told him yes, I do have an online retail presence, but again I found that questioning odd. I never heard back after that. A friend who works in the neighborhood and wants me to relocate called me a WEEK later asking if I've heard back; I told her no. She took it upon herself to go to the office and inquire what's going on with the space. Knowing the person who went to ask why no one got back to me I know the following email I received is inaccurate. Especially since Sam Allen wasn't present for the interaction. "My team just told me someone came by my office and berated my staff for not getting back to you. That's very unfortunate and they did not deserve that. Just so you know, I do not own this space. I am just an agent at the will of the owner. I receive about 2-3 submissions for this space per day and the current owner is taking his time with the selection. He probably won't pick a tenant for a few more weeks. That's just how he operates. Please do not send people over to my office again to bother my staff. They are great people and don't deserve it. I will be back in contact with you if the owner wants to discuss the space further." -Sam My response "So first of all I had nothing to do with whatever happened; I didn't send anyone over.  I don't get down that way.  There is someone very interested in seeing me relocate my business from Del Paso Blvd to O.P., believing I'd be a good fit in the neighborhood.  I agree.   As well, I am interested because I have 2650 sf with an optical boutique front, optical laboratory, and finally built out a optometrist portion of the business called North Sacramento Optometry Center which, during the pandemic we had a grand opening in July 2020, which I am looking to sublease or completely sell, and I'd like to get a smaller footprint.  I've has been in business for over 6 years in this location and has become a recognizable brand in this city.  I've been in the optical business since 1985 so I'm not new to any of this.  I've marketed my business in SN&R, Sactown Magazine, Inside Sacramento.  I've been on Good Day Sacramento 4 times and once on CBS 13 as well as FOX 40 so I'm sure my presence would bring additional exposure to the area.  I am an underwriter on the Traffic Jams show on 97.5 FM, owned and operated by the California Black Chamber of Commerce, which is afternoon drive time from 3 to 6 and I'm a member of the California Black Chamber of Commerce as well.  I also created a non - profit called National Optometric Affiliates which, among other things we provide no cost eye exams and glasses to kids enrolled at the Roberts Family Development Center located here in North Sac, one of the reasons I was featured on Good Day.  My wife is a psychotherapist and runs an organization called "Peace Out Project" which deals with teen dating violence and a portion of our online sales help to fund the project.  If none of this works for your property owner then business is business and I understand.  But I don't appreciate being perceived as some street thug that would send someone over to strong arm the process.  I don't deserve that.  And I'm sure that wasn't her intent but as we know, perception is everything." Based on the tenor of the email I know they have no intention of renting the space to me. However. No is an acceptable answer, just don't leave me hanging. But my belief, this is the ugliness of gentrification. Come into a historically Black neighborhood, buy up property then "white glove" a Black business owner wanting to rent space. The lack of respect for a business owner with over 6 years in the current space and a reputation in the Sacramento region, I felt very insulted by this email. You're upset at someone following up with "why did you not contact me"? I'm a busy person and you should respect my time as well. Give me an answer, even if it's "it's still up in the air". If you're good at business you NEVER just blow someone off, then get upset when someone follows up with you. The woman that my friend encountered at the office, who was a token (figure that out) first told her the property was already rented. "Oh really? Then why didn't he notify" (me). Then she said she's not sure if it's rented or not and "we don't deal with that property, so I'm not sure". Eventually she went back and forth so much, I'm sure she contacted Sam Allen 30 seconds after my friend left. Which led to his insulting email to me. read more

This review is for Denny at Grounded. Denny was wonderful to work with. He helped me sell my Oak Park home and buy a new home in La Riviera. The sale of my current home was contingent on buying a new home and the purchase of my home was contingent on selling my current home, so as you can imagine there were a ton of moving parts and deadlines to meet! Denny was wonderful at keeping me on track with deadlines and we were pretty much in constant contact for the few weeks leading up to the sale/purchase escrow closing dates (which were 1 day apart). Thanks to Denny's communication and timing, everything went perfectly! Here are some things I was particularly impressed by: 1 - Pricing: Denny advised me on pricing my home at the right price point. I wanted to list higher but he convinced me to go lower and we ended up in a bidding war which was beneficial to me in the end. I'm glad I listened to him! He also advised me on an offer price for the home I purchased, and it was accepted right away. The appraisal came in higher, so I already have equity in my new home. 2 - Showing my home: Denny was super accommodating and sensitive to how NOT fun it is to show your home while you are living in it. He was there to show my home while I was at work and even walked my dogs, so an agent could take their client to show the home. I appreciated his creative solutions and flexibility. 3 - Negotiations: The seller of my new home was pretty tough to negotiate with. I think Denny got me as much $ and repairs completed that he possibly could. For example, the seller left debris in the backyard and he was able to get them to clean it up for me which I really appreciated! 4 - Communication: Denny was always a call, text, email away when I had questions or concerns. He also updated me at every step. There were a few evenings where he was negotiating sale and purchase issues well after working hours. The team that supports Denny at Grounded is also really responsive. The photographer they use is excellent and they use docu-sign so you can sign most documents from your phone or computer. I would 100% use Denny in the future and have been recommending him to all my friends. Really wanted to like this local group, but recently went to an open house in Oak Park that we were excited about seeing. The agent hosting barely made eye contact and was annoyed when we asked some very basic questions about the condition of the house, age of roof, plumbing wiring, etc. She brushed us off with "oh you have to ask the inspector all of that, I have no idea". The house was squarely in our price range, but asking for a little more in-depth information before getting to the inspection stage after winning an offer isn't unreasonable. Despite loving the house and neighborhood, we were so put off by our experience and treatment we ended up pursuing and putting in an offer elsewhere. Everyone has their off-days but based on how others, that she deemed to have more potential were being treated, I couldn't help feel we were getting the brush off. Sad to say I can't recommend this team, as the other agent who dropped in to assist seemed much more knowledgeable and friendly. Hoping they can adjust their approach in the future. read more
