Calls and emails went ignored but when I finally got Yania on the phone, she cared enough to help get a Certificate of Approval for my buyer so that she could close and move into her new home. Today, I stopped by GRS Property Management fully prepared for the usual HOA experience: attitude, bureaucracy, and a strong sense of "please take a number and lower your expectations." Instead... plot twist. I was pleasantly surprised by the receptionist, Farhana, who greeted me with a huge smile and was genuinely a pleasure to deal with. She didn't just point me toward a stack of paperwork and wish me luck; she immediately involved Connie Angrisani to review my application and check whether any documents were missing, so the approval process would go smoothly. Both of them were extremely helpful and, even more shocking, genuinely wanted to help. No eye rolls, no sighs, no "that's not my department." Just professionalism, efficiency, and kindness. This is absolutely not what I'm used to when dealing with property management ... and I mean that in the best possible way. Well done, GRS. You've officially raised the bar. read more

I've read every single one star review on the board for reviews. Every single review was absolutely on spot. I would give them less than one star rating, but obviously you cannot. This company is the worst. We've been here for approximately six weeks and nobody has come to our rescue with anything. If it was up to me, I would fire everybody in that company and we hired a competent people. It's a shame that 55 and older people have to go through this since we are an adult community. Instead of spending our days relaxing we are doing nothing but becoming more and more aggravated to this day no one has helped us with any issues that we have. horrible experience since we have moved in. stay away from this company. Since being with GRS in less than year we are on our 4th property manager. this was all by GRS. the current manager who I won't name, doesn't return phone calls and your lucky if he answers an email. There are not enough words that can express my gratitude and appreciation about the professionalism, knowledge and great attitude that Joshua Manges have with the residents. Wrong accounting (and then had the cheek to "let me off the late fee just this one time!") No return on EMERGENCY CALL 2 years later! The most unresponsive, caviler attitude I've ever seen in a Management Company. Employees are rude, secretive and condescending. since servicing our community for 6 months our board has made two very questionable approvals that should have never been approved. When questioning our GRS Rep she said too bad, we (The Board) made a mistake, Their mistake but the development pays the price for incompetence, it's been approved. She has made our board as non visible as possible, it's like everything is a secret. Now I'm questioning WHY was GRS HIRED? Based on the other reviews, not sure why I would think this company was ethical. I moved out and requested my security deposit for the general area. Crickets! After multiple emails, phone calls, just nothing. The security deposit for the general area was $1500 which is ridiculous to begin with. They hold a lot of money for the entire property! read more

I live in The Shores in Boca Raton and we have had GRS for years. They are the worst company I have ever seen and our community barely looks like it is managed at all. The majority of the homes have appearance violations but since they have no way to track them nothing ever changes. They overbilled us, have rampant accounting mistakes and they put manager with no experience at our community. read more

She has kept us all to task and not only maintained the look of our community, but has continually brought to the table enhancements that have made our community a very special place to call home. GRS just got hired in my community. Lisa Hoffman is designated as customer service person. She never gives straight answers to my questions. I never received an answer to my question I sent almost 2 weeks ago. Every time I receive an email from Ms. Hoffman she always says " I WASTE her time" with my questions. What an attitude and how unprofessional ? As the homeowner who pays maintenance on time, I deserve to get the same customer service as other owners for whatever reason I need that assistance. Last week I contacted, I think a manager, and spoke with that person last week regarding this lack of proper customer care. Still, I see no change in Ms. Hoffman attitude or better customer service from this company. My thoughts on GRS are not professional, poor quality and not responsive. read more

Shawn Thompson was attentive and understanding with homeowners and board members, and proactive with managing our community. I worked with Shawn while I was on the Homeowner's Association board of Lakeside Green IIb. Before our second board meeting with Shawn, she emailed us all of the preparation materials that nearly a week in advance. We had the weekend to read our documents instead of seeing them for the first time during our meeting. That was our first of many indications that Shawn was an amazing property manager. Shawn provided the board with options whenever we had an issue in our community. If our pool leaked or our drains clogged, Shawn almost immediately had at least three vendors ready for the board's selection. Homeowners raved about Shawn because she returned calls promptly and listened empathetically to every homeowner's concern. At the end of our homeowner association meetings, homeowners would come up to thank Shawn--not just for her attention, but also for her kindness. Shawn was the model of an excellent property manager. In three years of working with Shawn, I do not recall any board member or homeowner having anything less than praise for her. It was a pleasure to work with her. read more

I was suppose to close today It didn't happen because Darren Haft, the property manager, has not done hid job. we need Certificate of Approval from him. for past week we emailed text and called numerous times and he still hasn't replied. His Boss Robert was also e mailed numerous time and he too has still not replied to my request. I hope the owner reads this and maybe takes action. these employees are terrible to work with. The GRS team started in our community about 1 year ago. They have great individuals working for them. Carmen oversees the mgmt of our community. She is friendly and professional. She takes the time to pay attention to details. Walter was our property manager initially. We were so thankful of his experiemce and knowledge in the industry. He treated homeowners with respect qhile quickly resolving issues... Steve & Mr. Barbie as well as Mrs. Smith in accounting work tiredlessly to resolve issues and to ensure the financial aspect is handled correctly. Our community transitioned from Vesta Property Mgmt. Vesta created not only a finamcial mess with our accounts, but their lack of knowlege in the operations and mamagement created an internal mess for our community. We are thankful that GRS was willing to work with us to correct the problems that the previous Vesta created. They did not give up to get to the bottom of the problems. For a company that is supposed to serve the community it does the complete opposite. Took a month and a half to get a lease approved after numerous phone calls resulted in our agent going into the office personally to get resolved 3 days before our move in. Paperwork filled out for gate never sent to the gate company. After multiple phone calls 4 days later they never sent the paper work for the gate. Never had the experience that someone was paid to do something that not only didn't do it but lied about it getting done. read more

The customer service at GRS Management is the worst of the worst. They do not return phone calls, do not respond to emails, and give out false information. They do not send out statements and also penalize visitors and guests by slapping parking violations on their cars at 3 in the morning. You have to go to their office to "register a guest". Why have guest parking then??????? I can't wait to move because of them, always one thing after another annoying issue. One of the units near me is for sale and I will consider it my duty to warn any buyers about GRS. Stay away from them!!!! ( Case in point i have been waiting 3 weeks for my phone number to get changed from my work number to my call phone again and my decal came off my car the same car i have had for over a year in a half in this community and they have not approved it.
