I relocated to California for work (RTO) and left the property in August, giving Marshall Reddick full authorization to manage everything--including tenant placement and payment of utility bills. This was by far the most horrifying property management experience I've had, and I own properties managed in other states. Over several months, I was instructed to reduce my rent five separate times due to what they claimed was a "poor market," yet the company changed real estate agents 3-4 times without my consent. Each time, they failed to run the live Facebook marketing campaign they had explicitly promised. Most alarming, I was later informed that power to the property had been shut off for three weeks before Marshall Reddick notified me. I was told this occurred due to a lack of funds, and only after the prolonged outage was I informed of a potential microbial growth issue--a serious risk to the property that should have been addressed immediately. Despite providing a 30-day notice for non-performance, Marshall Reddick ignored the notice entirely and continued to demonstrate a complete lack of accountability, communication, and urgency. This experience showed a complete disregard for: Basic property oversight Timely communication Tenant placement execution Utility management Owner fiduciary responsibility I would strongly caution any property owner--especially those managing remotely--before trusting Marshall Reddick with their investment.

We're staying at the Belle Mar in Captiva and are having a horrific experience with Royal Shell…read more The pool of the rental home is unusable (filter doesn't work, heat doesn't work, pump doesn't work, water quality is extremely low) and we have had zero luck getting the property management company to help. They initially sent someone who determined that rats had destroyed the heating/pumping/filtration system. If I owned this property and learned that the management company allowed the pool to be destroyed by rats, I would be irate. As a vacationer, this is a major letdown...we are spending a lot of money to stay here and wouldn't have rented a property without a pool. Furthermore, one of the showers was filled with blood when we arrived. We were told that they provide no housekeeping while renters are there. They obviously provide no housekeeping in advance of people staying there, either.

We recently rented Sunset Captiva #41 in end of January and early February. The house had been…read morecleaned, but was clearly neglected regarding maintenance. The dishwasher was broken, and we were without a working dishwasher for 9 of the 14 day stay. The windows in the diningroom were open a few inches and the cranks were broken, so we could not close them during chilly nights. The vertical blinds in the kitchen were broken and stuck partially open. The screen door in the porch would not stay closed and banged open and closed in the wind. The smoke alarm on the second floor went off at 4am our third night, as it needed to be replaced. Heat in the house was only effective on the second floor. The love seats in the livingroom were stained, and there was not enough seating for 5 people. No beach chairs were available at all. TV was on a corner wall unable to be angled towards those sitting in livingroom. The microwave was hung too low over the stove. It was a dangerous situation to try to manage stove burners and oven settings as they are on the back of the stove. Someone could get seriously burned or clothes could catch on fire. We had maintainance people out seven times to try to repair these issues. That is not how we planned on spending our vacation time. Overall, this was a very disappointing rental, as the house had been seriously neglected. Royal Shell is managing this rental, and they have failed.
