Please read the lowest reviews before you rent from them. And beware, they sell your phone number to solicitors. I have already contacted my attorney twice regarding their awful shady business practices. The house for rent on Islawild Way is not worth $2200. They take your money, and then when we contact them for maintenance, Kevin says it is non-essential and we rented the place as is. How could 3 severely disabled people know that the AC controller was not working right, costing us a fortune, and that the shower door was leaking onto the floor causing mold, prior to moving in? They even include a mold rider in the lease, making the tenant responsible for mold caused by leaks if not reported. I have congestive heart failure and cannot breathe mold into my lungs. read more

I rented a home in The Villages thru Gunn, site unseen. I got a great price and a brand new clean house. They have been responsive and professional. I don't understand the negative reviews. I have rented the gun property on Emerald Pond Loop for almost 3 years we were treated like second class citizens. We treated the property with excellent care. When our first renewal of our lease came up they raised the rent $500. Then they lied about the lease end date which we had to quibble over. Finally we set a date to move out on March 31 of this year. Upon leaving the residence. I hired Carpet Cleaners and a Cleaning Service which cost me over $325, I am a senior citizen I'm over 75 years of age and I think I was ripped off because they said the house was not in great shape and would not give us our complete deposit I wouldn't live in one of their properties again I would rather live in my car, I have never been treated so bad in my whole life fair warning renters out there there are crooks waiting to take your money read more

Horrible. Something in the back of my mind when we were looking at the house told me this was a shady company but I didn't listen! The only way to make a payment is thru the portal where they charge you a $60 convienence fee! Nobody ever answers the phone. Viewed the property at 4214 griffin in lady lake, they didn't disclose that the driveway was hand "built" out of extremely loose sand, and I got stuck leas than 10 feet into the driveway. Called to see if they could possibly help me get unstuck, no answer for an hour. Finally got Jeremy on the phone and he basically said "good luck" by saying there's nothIng he could do. I had mentioned in the two messages I edit that I was type 1 diabetic and I couldn't keep trying to do this for risk of medical issues and was met with no help. I still viewed the rental, other than the driveway issue and the roaches I saw, I would have hIghly considered this location, but after my conversation with Jeremy, I wouldn't rent this for half the price. I cancelled my other showing on Tuesday as well, and will happily use another company for my rentals. read more

I HIGHLY recommend if you move out of a rental home managed by Gunn property management that you film your own move out video and you film every single thing on the move out instructions checklist and zoom in and you prove and show that you have done it. Jeremy Gunn will walk around the Vacated property and video and narrate the video and he will say something was dirty on the video but he doesn't actually zoom in on it to show or prove it. They feel just because they "say " it on the video that it is right!!! that is it how they can justify charging you for what they call "extraordinary cleaning" charge of 100 dollars. Gunn property also states in the move out instructions NOT to fix any nail holes. They talk about "normal wear and tear" on " move out instructions "but when they walk around with their video camera the standard for "normal wear and tear" after living in a home two years suddenly is decided when they make their video. Unless you have your own filmed video and you zoom in on every single thing that you have cleaned they're going to get you for $100 for "extraordinary cleaning "so count on it!!! read more

I tried to use his property management service, was the most horrible service I have ever experienced. My wife had found the most wonderful house and was excited to see it. She got a text for a confirmation of the appointment but no real person to person contact. Since the drive is an hour and a half away and she was on her way she replied yes confirm even though she was delay (as anyone with three kids could attest it happens) what other choice is there right? But immediately tried to call and inform him that she was delayed. She dialed the number and again automated system. She finally got through to him to inform him and he completely shut her down. Sorry can't wait for other appointments. No other appointments till next week! No sympathy not understanding nothing. Even though he said to me that he could work her in if she was going to be in the area looking at other properties. We do apologize we were late we get it not what we normally do but life happens. So I call Jeremy ten min later he says he was 5 min from the property had a 30 min drive etc. for one how is he in the office in ten min from a thirty min drive. Asked him to give her a second chance. Tell him she called me crying cause she had failed. I explain how we have theee kids and she's driving an hour and a half. Again no sympathy. "She should have been on time that he called and confirmed she said she would be there. He can't set around waiting" Again was really an automated text message. I asked him about customer service. He informed me that him showing up on time and taking my calls was great customer service. Lol! Seriously!??? I even tried to work it out and and work her in again but since I told him I will be sure to put in this bad review he did not want to work with us. So here it is zero stars. Gunn Property Services is by far the best property manager we have ever used. After floundering between realtors for a couple of years just trying to rent the property we found Jeremy. He keeps the property rented consistently, maintained, and we are informed of any change. Also as a added service he always has reasonable referrals for maintenance issues that arise. read more

I tried to use Gunn Property Sevices to rent a house. When speaking with his office I explained that I wanted to put an app in but was driving, he told me that I had to put the app in right then. So while stopped at stop lights I was putting in an application. I received one email from Jaqueline at his office asking for verification on rental history, income and a copy of my drivers license. I provided all information. I did not receive another notice from the office until I got a rejection email that went to spam! As soon as I received the email I reached out to Mr. Gunn to see what the issue was. He told me missing information for the last 5 years. I apologized and asked what information he was missing. He refused to give me an answer. A few days later I received the formal written rejection letter and followed up with several phone calls (no call back) and emails. I finally reached Mr. Gunn after several, several phone calls. I asked again what information he was missing as the formal letter said I could appeal the decision in writing and told him I would do so as the house is very close to my kids daycare. He read me the qualifications and I met all the qualifications and provided all information. I asked him again what he missing and he stated that he was not going to read that to me again as I obviously I have no idea how to listen or understand to what people are saying. I have spoken to my previous landlords and all have given an excellent recommendation. He then told me that he is not renting to me or my kids. Based on previous reviews here Mr Gunn and his management does not rent to families with kids. Do not do business with Gunn Property Services as the customer service is the worst I have ever received and no reason on why someone is denied or approved. read more

As out of State rental property owners, my wife and I were absolutely blessed to have used Gunn Property Services to manage our rental property. They took care of business as if they owned the property. Finding tenants, getting the house ready for the new tenants, fixing what needed to be fixed at a very competitive cost and obtaining authorization first, even via our home warranty insurance. When we had a tenant not paying their rent and not moving out, Gunn Property took care of business. When the bad storms damage the exterior of the house, we got pictures of the damage and a competitive quote to get it fixed. And the repairs were completed expeditiously. Their management fees are extremely competitive and worth every pennies. Their web portal is a great asset and tool for the homeowners who can keep track of revenue and expenses.
