    Blue Property Management manage the building in which I rent my flat. I am disabled, and the lift…read morehas been out of order for almost a month. Despite requests for updates, they are not forthcoming with information. We just need to know a date when it will be repaired and back in service so disabled residents can know when we can resume our normal activities - it isn't a difficult ask. No one should feel trapped in their home or have to put their safety and life at risk simply trying to leave via the stairs to go to an appointment. For us, a non-functioning lift is not an "inconvenience' - it's a health, safety, and safeguarding issue. I don't want to leave negative reviews, but conventional and cordial routes have sadly been exhausted. BPM provide an appalling and ableist service with an alarming lack of regard for residents.

You will be told a white lie that a gardening fee of £10 a month is payable as the council can no longer afford to take on the Open Space on your development, but this is actually a Fleecehold Contract which will subject you to the worst things imaginable (in homeownership terms) such as uncapped and unregulated Service Charge demands, being ordered to pay Service Charge for maintaining a site where the landscaping never been installed and has certainly not been completed, the deeds to your home will be tied to a third party company in Nottingham (Blueproperty) who charge extortionate amounts for anything in their remit relating to your house, and who have no interest in your wellbeing or general site safety and who are only in it for the money. In the sales process Keepmoat seem to deliberately make you wait until a few days before completion to give details of the land management contract so that you have already given notice on your previous accommodation and have no option but to sign. This is pressure selling at its finest and is a wholly immoral way of conducting business. After 2 years the site (still bare soil at this point) starts getting "maintained" by the land Management Company at full cost, and when the first bills start to arrive a year or two later you state you are not paying the Service Charge because the site is wholly incomplete (no trees, grass, bushes etc) and an inadequate amount of maintenance work has been done to the bare soil to caretake the incomplete site and the onus is on Keepmoat to complete site to specification prior to Service Charges being applied, and this is a scam and you are being fleeced, the Management Company dismisses your concerns, minimizes you as a person and says it's Keepmoat's issue to fix not theirs, but that we owe them money for all the work they've done and they proceed to contact your mortgage lender without your permission a view to adding the "debt" to your mortgage, all without your authorisation. This is actual robbery and absolutely the last thing you expect when buying a new home on a landscaped development. How this is allowed to happen on a regular basis is beyond me. The site infrastructure is not built / rushed where it is built to meet Keepmoat's internal deadlines with huge corners cut (a bit like the houses themselves) and the work will of course not completed to standard. Keepmoat seem to intentionally do this as part of their business model to save money and time, and hope that nobody notices the missing infrastructure, leaving the issues on the site to be taken care of by the Management Company which will also cost homeowners £,£££s / ££,£££s down the line. If you try and sell the houses they are effectively unsellable as the Management Company has a stake in your Title. If I could give people one piece of advice when buying from Keepmoat? Don't. I am starting to think the only way out of this house now is in a bodybag. Edit Delete Share

    My family were very happy to move into the three bedroom house for rent and everything seemed to…read moremove very smoothly. We were actually delighted of the customer service provided by this letting agency. However, things began to turn sour towards the end of our tenancy. The agent responsible for our tenancy contract has 'accidentally', charged an extra month worth of rent on my mother's account without explicit permission and then taking every opportunity to avoid our complaints and requests for our money back, finally being able to meet the estate agent after multiple visits to the agency. Alas, towards the checkout day, we had to clean the house from top to bottom, even renting a carpet cleaner to shampoo the carpet. We did our best to clean everything to the point where it is actually a lot better than when we moved in! So the first thing, the agent, 'Raj', did was to say that everything was so dirty. WHAT!!! Even going to the point, to saying that the property is in need of cleaning by a professional cleaning company. (There was no way for us to clean since we had to move into another city immediately in the afternoon). Moreover, he still had not paid us back the extra months rent he charged us at this point. If this is the standard precedure, then why is it that the property was in such a deplorable mess when we moved in including the mouldy stains scattered all round in the sinks and showers? This was just another way to scrounge up money that he has to pay back to us. Bear in mind, we come from a middle class family and don't really care much for small charges for a service or from a contract fairly stated and written in the terms and conditions. But such blatant actions from the agent is deplorable, first not addressing and avoiding a customer's complaint, taking money from their account without explicit permission which is the same as stealing in my book. Even more, directly insulting their client even though he clearly realises how much work they have put into cleaning the house. In sum, I would NOT recommend anyone to rent a property from the upper parliament street branch in Nottingham as to avoid such a tedious process. Good luck to anyone who does.

    Nicholas Humphreys Nottingham has to be the MOST incompetent lettings agency any of my flat mates…read moreor I have ever used. The only saving grace about the experience was the land lord John, whom once we met, we dealt directly with him and avoided Nicholas Humphreys communications. One of us is also owed money from paying too much council tax, which apparently has been with their accounts team for 4 months!! Avoid this company, seriously. This is my second draft because on the first I ran out of characters to describe the whole experience. So let me tell you the *resumed* story of my people under our year tenancy with these unprofessional cowboys... We looked for a house, booking a viewing, agreed we wanted to move in, payed the reservation charge of £60 EACH to secure the property and we went on our merry way to the office to sign the contracts... The contract was re drafted 5 times due to mistakes made by the agents, if you're going to sign a contract READ every single page, don't feel pressured by time or embarrassed that you're taking too long- It's a legally binding contract and once your signature is on that piece of paper you cannot contest it. Our first contract it stated that we were to pay the full rent of a year every month... come on guys, you all know you have to divide that by 12 and it was Radford Road, Nottingham after all not Kensington, London. After that mistake was spotted came a whole bunch more because apparently simple maths is hard. OK folks, that's contracts done lets fast forward to moving day, our property manager, dear Dominic, oh Dom- how do you even have a job??Told us we could move in at the specific date, and so we did, apparently the house was ready and had been professionally cleaned, I mean why else would you let your tenants move in? When we got in, the house was a mess, every room dirty, we're talking cottonbuds, tampons... it was filth. The toilet? filthy, the kitchen? mouldy bread still in the cupboards and the freezer was in Arctic state for not being defrosted and it had hair in there? my guess is wild parties. We called out friend Dom who insisted the house had been professionally cleaned, and turns out the inventory he had given signed to us was from a different year which explains why none of the dirty, broken light bulbs, and many other things were not listed- Is this legal? hmmm Advice for you students, before you bring your stuff in your new house, photograph every room, every wall, literally inspect everything then put it all in an email and send it to them! Not only you have your own pictures in case of dispute later you also have a paper trail...speaking of paper trail we decided to back every single conversation we had with Dom with an email before or after, unfortunately when you're let down once by your property manager you tend to lose faith. Dom, if you are reading this, you are useless, choose a different career, this is not for you. So we persevere, clean the filth rooms and move our stuff in when suddenly DUM DUM DUMMM the front door opens, we panic! who could it be? we just moved in, we didn't get told anyone was coming and it was late! It was John the landlord coming in to do late night DIY around the house, you know, to get it ready for the tenants? After the initial shock from both sides, we sat down and talked about the clear miscommunication between Dom and us, he told us, the house was not ready and it hadn't been cleaned (remember when I said Dom told us/insisted the house had been professionally cleaned? LIES) Anyway from there on we messaged John for anything we needed, we had many communications with Dom which ended in frustration and us going back to John, John is a saint, our washing machine broke, he had it replaced the next day, him and Jane his partner really looked after us, thank you both! When it came to moving out, it was agreed we could move out on the first (hey paper trail) and Dom promised the new tenants they could move in on the Friday before the 1st..oops, then he promised them the first. Like us, they were very unhappy and it made for a very awkward moving in/out day, bad Dom! But we spoke to the new guys, told them out story and said 'Hey call John, because it's less painful pulling your teeth out than dealing with Dom'

Upon arrival, my student house was a dirty mess, and had not been fitted out with the new furniture and carpets that were promised. As a result, no inventory was taken, which was the start of a lack of professionalism throughout my contract. Throughout the contract, things went from bad to worse, and I felt ignored by the managing agent every time there was a problem. They are particularly bad at responding to requests and emails within a reasonable amount of time, and I often noticed that things that were scheduled to happen did not, and things that I was not notified of did happen. Any maintenance that did eventually take place was of poor quality, and often someone/something else got the blame for anything that didn't quite go to plan, whether it be the age of property, the maintenance man, the new employee, or myself. In short, I found it hard to see what my fees in addition to paying the rent went towards, and would certainly not recommend this company and will steer clear of them myself in future.
