I just closed escrow on a condo they were managing. The place was utterly disgusting with massive…read moredeferred maintenance. The tenant was long term and had NEVER cleaned anything. We had to replace the stove as there was 1 inch of baked on goo. It was ruined. They obviously do not inspect any property ever. During escrow, the disposal was inoperable and was to be fixed. They even charged the seller to 'fix' it. When I took possession, the disposal had leaked everywhere flooding the cabinet and kitchen floor. Cabinet had to be replaced. When I contacted them, they told me they never sent a plumber and just sent some guy from their office and would not be refunding anybody. Too bad so sad. I had to spend over $3000 just to put the property back in reasonable condition before I could think of renting it again. Owners stay away!

DISORGANIZED…read more UNRESPONSIVE NOT VERY PROFESSIONAL From the get go I noticed that a lot of things were not attended to when doing research. They can be hard to get ahold of unless you call in a few times till someone answers. I have emails that never were responded to and so on. If this is how they start their management can you imagine how bad anything other than surface level responsibility's must be. Red flags for sure. The way in which they vet future tenants doesn't seem efficient. For starters they won't accept any applications or offers unless you make an appointment to tour a home. This would normally make sense but they make this ten times more frustrating by being completely unresponsive. They don't seem to care who the Tennant is. We contacted them on a few occasions looking for a home to rent in the area. From a landlords perspective we are great tenants, in our mid 30s, great referrals, respectful of property, making at least 5 times our target rent, no kids, good credit. You would think that there would be even a slight interest in pairing this type of Tennant but they could seriously care less or even ask about us or what we were looking for. Not very organized, after finally snagging a live one on the phone we were transferred to one of the showing agents who made an appointment for us. When we arrived no one was there and we had to disturb the tennant living there. As soon as we called there was a lot of shuffling the blame to us. Saying at first we didn't have an appointment with no real apologies that we just drove from an hour away for this reason. Then it shifted to our appointment was several weeks out. Let me be clear there was NO reiteration or mentioning along the lines of we can't get you till more two weeks out. If someone had mentioned this do you really think that's something your going to miss, no. From someone who's job also revolves around appointments this happens, especially if you're not being an effective communicator. We were not upset we just wanted a solution. However the tone, defensiveness, and literally no cares or attempt at a solution was quickly maddening. To add to that we had contacted them on the first DAY it was listed! Even though it was available for showings the time the property manger booked us for was the 22nd which is almost three weeks not two from when we contacted them on the 3rd. It seemed like worthless endeavor when you are dealing with a fast rental market. As I'm writing this and got a response we still would be waiting for that appointment!! This listing noticeably was refreshed on Craigslist, and is still on Zillow as they are still clearly looking for viable tenants a few weeks later. ... oh hey over here! So silly. Reading from the other reviews of it sounds like we dodged a bullet. If we see mountains and plains on a home we now avoid it because they are about as helpful and attentive as your utilities provider. Please don't list your homes with this property management, we have passed up a few awesome homes because it's not worth dealing with a difficult landlord.

I have bought and sold two properties from Paul Hunter. One of the properties was an investment…read moreproperty and the other was the home that I live in. In all transactions with Paul I have found him to be incredibly knowledgeable about the transaction process and understood my needs and wants. When I was going through the process of purchasing the home I live in it was a sellers market and homes were flying off the market quickly. I sent Paul a list of ten homes that I saw on another website and was interested in taking a look at to start the process. Paul let me know that most of the homes were under contract. He did show me the ones that weren't. He also used the characteristics of the homes that I liked on the list and came up with a list of other homes that I should look at. After a few weeks of touring mediocre homes Paul gave me a call and said, "one of the homes on your initial list fell out of contract. We should look at this today because it looks nice." So I looked ad the house that day and liked it but wasn't sold on it yet. Unbeknownst to me Paul took note of that and told the sellers agent to let us know if they got an offer because we were still interested in the house. That home did receive an offer from another prospective buyer at around the same time my partner and I decided to put an offer in on it as well. A small bidding war ensued that we won in the sellers agent terms, "by less than $100." I feel that victory was in no small part to Paul's expert knowledge of the Fort Collins real estate market.

I rent from Evergreen and believe that they have great customer service. They handle my maintenance…read morerequests promptly and are always polite over the phone. The only reason they do not get 5 stars, is because their prices are pretty steep, especially for their studio apartments. For 270 sq. ft. I pay a little over $1200, including a pet fee of $50 a month for two cats. Gas water and trash are separate but at a fixed monthly rate, which is nice, but it's still an extra charge. The condition of the apartments aren't terrible, but at least in my case, there are some things missing that would be nice, like weatherproofing seal around the door, or a fan in the bathroom or above the stove. There is also a gap in the wall of my apartment, which you can actually see outside through. Overall, not a bad place to rent from, considering most of Fort Collins has pretty steep prices unless you are renting a private room in a shared space.

This company does not honor Portable Tenant screening reports from Zillo or follow Colorado laws…read moreregarding PTSRs. They stubbornly wanted me to pay additional application fees of $55.00 even though I already paid for a Backround check/credit report thru another platform. Greedy, selfish company. When your already looking for a place and have to pay a deposit, first months rent and utilities they could be a lot more merciful to new tenants. However, there is only greed and more greed. Would not recommend.

Marnie is an expert professional who worked hard for us right as the the market was beginning to turn against sellers in 2022. We researched many agents and brokers in the area and interviewed several top performers, so our choice to go with Marnie came with high expectations and she delivered. Despite the changing market conditions Marnie provided pragmatic, steady guidance to us throughout the process. She understood our needs and produced the right strategies at just the right times to ensure we maximized our goals even as the market was turning soft. Her depth of knowledge in the Northern Colorado real estate market and her savvy, from having navigated previous volatile markets, provided strong guidance and support for our decisions. She never wavered in her confidence and was able to provide clear rationale to minimize the challenges. Marnie was "in it" with us, providing consistent updates and check-ins. She was very understanding and open to all our questions and suggestions, while deftly guiding us to the best path. Just the Facts:…read more Shelly Hill of The Group (a real estate agent in Fort Collins) was contracted to sell an elderly woman's home. The woman is in assisted living now and has a minimal of her personal belongings. The house she left is filled with furniture and stuff and will be on the market soon. The realtor 'contracted' a man who happens to be homeless to start packing up the China and other items. Shelly explained this to the family however she failed to mention he'd be moving and living there temporarily. The owner of the home does not know the agent is housing someone in her home. She and her daughter were not told of this arrangement. I discovered it when I went to her home to retrieve personal items for the woman, my friend. I was unable to retrieve those items and witnessed a very unusual situation. There was a man living in her home. His toiletries were in the bathroom and as you can see his other belongings were strewn in the dining room. I didn't feel it was proper to tell my friend because she's elderly and I didn't want to upset her. I did tell her daughter but her daughter is resigned to using this agent. The woman's daughter who is handling matters lives out of state and is inundated with all this. An emotional and busy time. She can't and doesn't want to complicate matters. When I called the real estate agent, Shelley Hill, to discuss the matter she denied it and hung up on me. These are the facts. Is this the kind of real estate agent you would want representing you and your home? IF Ms Hill explained the situation to the homeowner and her daughter and they approved of the idea then I think it is a wonderful way to extend kindness to those in need. The key ingredients is asking for permission. That was not done. Shelly Hill, The Group Inc, FOCO
