I just closed escrow on a condo they were managing. The place was utterly disgusting with massive deferred maintenance. The tenant was long term and had NEVER cleaned anything. We had to replace the stove as there was 1 inch of baked on goo. It was ruined. They obviously do not inspect any property ever. During escrow, the disposal was inoperable and was to be fixed. They even charged the seller to 'fix' it. When I took possession, the disposal had leaked everywhere flooding the cabinet and kitchen floor. Cabinet had to be replaced. When I contacted them, they told me they never sent a plumber and just sent some guy from their office and would not be refunding anybody. Too bad so sad. They're great if you're on time (which a tenant should be), however, if you get sick and need to be 15 days late they will kneel on your neck until you say "I can't breathe". Then, they'll put the other knee on your neck until you can't say anything at all, or breathe. For them, apartment turnover is great. If the tenant is dead, that's better. There are no bad reviews that way, plus they get to increase rent for the next tenant and raise their management fee. They make more money when they behave badly. DISORGANIZED UNRESPONSIVE NOT VERY PROFESSIONAL From the get go I noticed that a lot of things were not attended to when doing research. They can be hard to get ahold of unless you call in a few times till someone answers. I have emails that never were responded to and so on. If this is how they start their management can you imagine how bad anything other than surface level responsibility's must be. Red flags for sure. The way in which they vet future tenants doesn't seem efficient. For starters they won't accept any applications or offers unless you make an appointment to tour a home. This would normally make sense but they make this ten times more frustrating by being completely unresponsive. They don't seem to care who the Tennant is. We contacted them on a few occasions looking for a home to rent in the area. From a landlords perspective we are great tenants, in our mid 30s, great referrals, respectful of property, making at least 5 times our target rent, no kids, good credit. You would think that there would be even a slight interest in pairing this type of Tennant but they could seriously care less or even ask about us or what we were looking for. Not very organized, after finally snagging a live one on the phone we were transferred to one of the showing agents who made an appointment for us. When we arrived no one was there and we had to disturb the tennant living there. As soon as we called there was a lot of shuffling the blame to us. Saying at first we didn't have an appointment with no real apologies that we just drove from an hour away for this reason. Then it shifted to our appointment was several weeks out. Let me be clear there was NO reiteration or mentioning along the lines of we can't get you till more two weeks out. If someone had mentioned this do you really think that's something your going to miss, no. From someone who's job also revolves around appointments this happens, especially if you're not being an effective communicator. We were not upset we just wanted a solution. However the tone, defensiveness, and literally no cares or attempt at a solution was quickly maddening. To add to that we had contacted them on the first DAY it was listed! Even though it was available for showings the time the property manger booked us for was the 22nd which is almost three weeks not two from when we contacted them on the 3rd. It seemed like worthless endeavor when you are dealing with a fast rental market. As I'm writing this and got a response we still would be waiting for that appointment!! This listing noticeably was refreshed on Craigslist, and is still on Zillow as they are still clearly looking for viable tenants a few weeks later. ... oh hey over here! So silly. Reading from the other reviews of it sounds like we dodged a bullet. If we see mountains and plains on a home we now avoid it because they are about as helpful and attentive as your utilities provider. Please don't list your homes with this property management, we have passed up a few awesome homes because it's not worth dealing with a difficult landlord. read more

I highly recommend avoiding mountain-n-plains, as my experience was incredibly negative. I rented an apartment and was treated very poorly. The main issue was their negligence in dealing with a leak, and their poor communication which resulted in a loss of trust in them. I will attach pictures of what they said was "completed work" despite the fact that the ceiling was left open after repairs (in a unit that is attached to other homes, and where I was told it must be sealed to prevent the spread of fire). They admit that while the repairs were being completed, mice entered the apartment, but also told me that any mice after move in are my responsibility. They mysteriously had phone issues when I tried to follow up about the leak initially, and then decided that we should talk by email. They were rude and dismissive when I asked them about mold, which developed along with the leak (they treated for mold, but later claimed that there never was mold, that it was simply 'dirt from work boots'). This was incredibly offensive, as the black marks on the wood formed when no one was working in the apartment, and coincided with standing water in the closet, a foul odor, and a constant drip from above-- this amounts to gaslighting, as they initially told me they would have to treat for mold and that I would not be able to stay while they did so. Then, they said there is no mold and never was....photos attached, judge for yourself! They had the hallway taped off with plastic sheeting and industrial fans running (such that I could not enter the bedrooms or main bathroom) and later said I would not receive a rent credit during this time since maintenance never deemed it uninhabitable. How can one live in an apartment without accessing bedrooms and bathrooms? what does 'habitable' require? I suppose we could have slept on the living room floor without access to our belongings? When I moved in, I was charged 290.00 for carpet cleaning, but the carpets were not clean when I moved in. There were many communication frustrations, for example, the manager I dealt with at the start of the leaks was no longer there weeks later when I decided I could not stay here. Finally, note that they completed repairs in a fire-rated assembly without a permit, and only later after the fact requested a permit, likely promoted by my concerns over fire safety. There is still a gap in the closet, large enough for mice to enter and although I repeatedly asked, they could not confirm that it is now fire safe. I lived there with a child and left when I decided that I could not trust that they were abiding my minimum safety standards. They simply referred to the lease and sent me on my way. If you own a property, I would suggest keeping clear distance from this company, as I feel that they are only after money and ignored my concerns about health, safety, and a comfortable home. The last comment to share is that I do understand the role of a property management company. I have rented in lots of cities throughout the US and this is by far the WORST experience with a property management company I have ever experienced. Our home was illegally entered in by Mountain-n-Plains staff and strangers viewing the home over three months before our lease was up with ZERO notice, we were offered no reparations or accommodations when there was a previously existing black mold infestation upon our move in, and our security deposit took well over the legal time to return to us. Upon which, we were requested to PAY for items that were already damaged upon move-in and noted on our check-in sheet. We had to speak with a local legal team to ensure that we were not being taken advantage of, and finally got a very small amount returned 100+ days after our lease end. If you read other reviews, you can see that these people will try to take advantage of their renters at every corner. Each time we tried to resolve an issue, we were treated in a very condescending manner and struggled to ever get the same employee on the phone. There is no designated point of contact for your property, and was hard pressed to trust this company with my money, my property, and my personal safety. Probably the worst property management company I've had the displeasure of renting through. I would have rated this business higher, especially after using them for 5 years. However, when it came time to move out MNP showed their true colors. In the process of moving and cleaning, MNP conducted the inspection before the lease had terminated. A month later I receive a packet of pictures, half of them of a completely different (disgusting) rental property, the other half of all the dust bunnies I hadn't cleaned, yet, because I was interrupted by them. Not sure how they justify $400 for 7 hours of cleaning (not to mention the $240 carpet cleaning/rekeying fee) when the property was left in better shape than it was found. DO NOT RENT from Mountain and Plains. The final straw for leaving this review was keeping our deposit to pay for maintenance that the property management and/or home owner failed to take responsibility for. I had pictures and proof that these issues were present at move in yet they are "fully justified" in taking OUR MONEY. It's disgusting they can get away with this. The house needed so many repairs before we even moved in but apparently they had planned to fix these with our hard earned money. Also, don't waste your time cleaning on move out, they charge you hundreds of dollars for a piece of hair/ dust on the back of a sink. They did give us 1/3 back as a "good faith" but I know they are able to screw over many others by doing this if they don't dispute. Maintenance is a complete joke - the back door never had a functional lock for the entire year we rented from them and every other issue took forever and done very poorly. We lived in a small town rental home for 2-1/2 years. Maintenance was never prompt, and many times they had to go back to the owner to see if they would cover repairs. The carpet started coming up 3 months after we moved in (cheap carpet and terrible installation), we had to cover the edges with rubber mats to keep from having nails poke our feet if not wearing shoes. The hvac system was questionable. When we moved in the return air vents were filthy and upside down. We had to change furnace filter about every 3 weeks or the unit did not run efficiently. We requested owner to do whole house air vent cleaning with no response. The patio Did not have a step down and it was a foot drop to the ground, not sure how that wasn't a safety violation? We also got a packet with pictures of things they felt we should have cleaned better....we left the shower curtain rods that were there when we moved in? Left the welcome mat at front door? For a year they said they would come take out dead tree in front yard, never happened. Don't recommend them but I know with the housing shortage in CO they will always have renters. Like previous folks said take pictures when you move in and have them write it all down before signing the lease agreement. read more

I agree with the other reviewers of being disorganized, unresponsive and not very professional. They let me move into a unit that had been SATURATED with cat urine from the previous renters. At first they just re-cleaned the carpets, however it was so bad the carpet cleaner even said they were "trashed" and needed to be replaced. I had to complain enough to finally get them to replace them nearly 7 weeks after my move in date on a unit that was "ready." I even contacted the owner of the unit who had no idea of the damage to his own rental property and was under the impression that no animals were in the unit. Once an agreement was reached to replace the floors, he even stated they were absent to him and there was some sort of miscommunication with M-N-P and the owner, as neither one of them knew who was supposed to contact a flooring company to replace them. So again, I was living in this filth with my toddler and paying over a thousand dollars a month spending my own money on cat urine destroyers and sanitizers to try to mitigate the odor, as all of my belongings started retaining the odor. I would go to work smelling like a litter box, it was disgusting. In the end, I was the one who ended up calling the flooring company to schedule replacement of the carpets. I also had to pay to move my belongings out of the unit for the flooring to be replaced. Not all of the damaged areas were taken care of, the trim had been just as badly damaged, it was stained yellow from so much cat urine. The property management company stated that I signed the unit "as is" and if I was unhappy I could take the steps to end my lease, which would mean paying more money for them to advertise the unit out again. read more

This company is the most crooked, poorly run, incompetent leasing company I have ever had the misfortune of encountering. They are lazy, unorganized, greedy, selfish, ignorant, unhelpful, and worst of all, indifferent. If you are considering renting from them, I very much recommend you find someone else. My advice: Take photos before move in, every window, screen, floor, door, sink, under the fridge, behind the toilet..etc. And when you move out re-take them and be ready to fight for every dime of your security deposit back. My son, who goes to school in Fort Collins was happy to find a house with his friends. Typical college house, nicks/scratches but not bad. He left his basement apartment cleaner than he found it -- my wife and I helped with both the move in and move out and we even took the time to fix few things that were broken when he moved in. Not only did Mountain-n-Plains refuse to return the security deposit, they presented a list of charges that required fees in addition to the deposit demanding additional payment. When asked for a detailed accounting, we were reminded, in writing, by Mountain-n-Plains of "practicing fair and good business" as evidenced "their lack of time in court". Wow, what a standard of honorable business practices. Needless to say, we then knew we were in for a ride. When the itemized bill was received, it not was surprising from such an "honorable firm" that we were hit for charges such as removal of left behind items (there were none), cleaning of fans (there are none), charges for fixing doors/etc that were noted to be broken on move in form... the list goes on. I'm a local Colorado kid - born and raised, lived here 50+ years. This company, while having a Colorado sounding name, does not represent the values of the state that I love. read more

I have rented with Mountain N Plains for over 5 years now, I was very nervous after being a homeowner for years to go back to renting. However, they are very helpful, always answer, call back and keep up with the necessary service and maintenance. Mountain N Plains and the landlords made this 'hard transition' much easier. I strongly recommend not renting with Mountain-n-Plains. Upon moving into one of their managed duplexes it was immediately apparent that they do not inspect or maintain their properties. When inspecting the apartment during move in we found that the furnace was not functioning, the oven was missing a handle, there were mice living in the kitchen, and overall the house was dirty and decrepit from previous tenants. After bringing these issues up with MnP, only minor problems would be fixed like patching holes or fixing blinds. Our mouse problem has only been resolved by setting traps and disposing of mice that come in ourselves. The stove was only replaced after we began to experience symptoms of carbon monoxide poisoning -- which when we informed MnP via their "emergency maintenance service line" we were told that they didn't believe the stove was a problem. Ultimately we had to get Xcel to hazard tag the stove before MnP responded. Lastly, we are still without heat, now going into below freezing weather, after notifying MnP over two months ago of the issue. It is evident that MnP does most of their rentals with undergraduate college students and they will treat you as such -- ignoring complaints and constantly passing the buck onto the homeowners or vendors. MnP only takes action after constantly contacting them via maintenance requests, texts, emails, and calls. They are by far the worst rental company myself and my partner have rented from and I would never recommend them to future renters or property owners looking for management companies after seeing how they maintain their rentals and treat their tenants. read more

Highly advise not renting from MnP if you are a student. My roommate and I tried to be as respectful and responsible as possible when renting our property and were only responded to with back handed comments and disrespect. For example, when moving out, we had several questions to ensure that the entire transition went smoothly for both parties - there was furniture on the deck that was there prior to us moving in, and we asked MnP staff if we needed to get rid of it, as we had received a notice stating that any furniture left at the property would be have disposal costs charged to our deposit. We were told by management that if we had documentation of the furniture being there we could leave it, otherwise, we would be charged if it was there after move out. Seeing as though we had no documentation, we moved the patio furniture. We were then welcomed to a series of passive aggressive emails a week after we moved out that the furniture was indeed part of property, and that my roommate and I were in the wrong for taking it, and that we needed to immediately bring it back. Instead of offering help to correct the misinformation we had received, or even an apology, we were blamed for the entire issue. Not sure why MnP's mistake constituted an emergency (and "wrongdoing") on our part. So, be cautious if you rent from here - you will also receive contradicting information from different managers, loads of miscommunication, and your maintenance requests will go ignored (as we had several issues with our doors/disposal/etc and had to fix them ourselves as maintenance would be told to fix the wrong issue). Don't expect much. Don't expect a fair deposit return especially- even after asking directly if there would be a cleaning fee if we deep cleaned the unit, and hearing back from a manager who was at the property when we moved out that we wouldn't be receiving one, as well as being told by a manager previously that as long as the unit was clean we wouldn't be receiving one, we still received a "mandatory cleaning charge". We spent several days deep cleaning the unit in order to avoid any charges and were blatantly lied to in order for them to make more money. read more

We had a good experience with this company. Whenever we needed maintenance work, the company was prompt and thorough. The staff was easy to deal with. Obviously with any rental company a renter should take photos upon moving in and out. That is just due diligence from a renter standpoint, so noting unusual there. There were a couple of things that the company does that put us off slightly: 1) potential new renters are shown the property while the previous tenant is still occupying the house. When initially looking at the property, we felt uncomfortable with that, and even more uncomfortable when we were moving and had other people looking through the house while we were still occupants. Also, the communication was poor as to when a showing would occur or had been cancelled. 2) After we left, we received no communication as to the status of our deposit, and when I asked, received a terse legalese reply about a 60 day window. We did receive our full deposit back, but some updates on the process would have been great. I would rent from this company again. read more

If I could give this company no stars I would. First of all, we called before we left in early May to ask if we needed to get rid of the mini fridge we had brought or if it could get some use from somebody at the office. We were told to leave it so we did. We were then charged $90 to remove it. When we moved in the blinds were broken, so we reported it. They proceeded to charge us to fix them when they had already been broken before we got there. On top of that we were charged to change the locks. We moved back to California in May and sent the keys back in July receiving a conformation call from this company that they had received our keys. Why we were charged I don't know. The apartment we lived in was no more than 550 square feet. I do not care where you live it does not cost 250$ to clean a 550 sq.ft. apartment. We deep cleaned the house before we left, and took pictures which we sent to them (they were date stamped). They accused us of returning, and leaving it a mess (how does that make sense). We have proof we were in California the entire summer with no need to return to Colorado. They refused to give us the invoices and the name of the company they supposedly used to clean. This management company is a bunch of crooks set out to scam a bunch of college kids out of their money. NEVER use them! You may be the perfect tenant, never complain, never get a complaint, and pay your bills on time but it won't matter. I would not wish this management company from hell on my worst enemy. I would never recommend MNP to anyone. We have had problems since we moved in a year ago and cannot wait to move and have nothing more to do with them. The first issue we had was with blatant dishonesty. Features we were shown as part of the property were actually not included. Upon move-in we reported the discrepancy and asked for a small concession (break in the rent, deposit, anything.) We honestly would have taken an apology. Instead they offered to let us MOVE OUT if we chose. With no place to go and moving expenses paid for, we had little choice but to stay. Our next issue was inside the apartment, where things were disgusting and in disrepair upon move in. We were told that they could do nothing about the mess because we did not report it before moving our stuff in. "How do we know that it isn't your mess? You've been there 3 days," they said. The maintenance issues, they said, would be resolved as soon as possible. An example of ASAP? We moved in July and it took them a MONTH to replace the blinds in our bedroom so that we could raise them to open the windows. Our latest issue is that we have bees building a nest in our porch wall. When contacted, MNP says it is not their responsibility and referred us to the HOA. The HOA was confused as to why we contacted them. They are only responsible for the roof, parking lot, and common areas, they say. Our porch is our property...or rather the owner's property, not their's. In the meantime, we tried to use bug spray to get rid of the bees, but it hasn't helped and the bees now come into our house through the sealed porch door. I called MNP again, and they still say it is not their responsibility. I am confused now. What actually IS their responsibility, besides collecting our check every month?! As I said before, we cannot wait to move and I will never rent a property managed by MNP again. read more
