Her snarky attitude at closing was not appreciated! The checks that were cut to creditors at closing apparently western title doesn't accept electronically. So I got charged late fees, returned check fee , plus daily interest. Edie , my closer never disclosed this and I had hell paying out of my own personal account to get it closed before it was late! I'm still waiting to be reimbursed for the money I had to pay out of my own pocket to cover the check and still no return phone call.

Normally, when the title commitment is ready, the lender plus both Realtors get a copy. I had to ask for my copy. There was an issue on the title commitment that should have been pointed out to lender and myself by the title company. We had to find it ourselves and question it. Title companies normally order a survey for the transaction. Western Title would not order the survey. Both my client and I noticed that we were an inconvenience to the person who closed us. She handed papers to my client with little explanation as to why my client was signing it. I had to explain a few forms. My client had to read many others to understand what she was signing. My client closed this house on a Wednesday at 2:00. Once both buyer and seller sign the transaction then the lender has to give approval for the transaction to be "funded". This normally happens within 1 to 2 hours after closing. We expected funding by 5 p.m. at the latest. I got no call that day that it funded. I called the following day at noon to see if the home had funded. It still had not funded. ONLY after I call, did I get an email stating the lender had shorted some money in their wire. Any other title company would have caught this before the closing and/or a few hours after the closing. Western Title didn't catch this until a full day later. Title companies consider it a cost of doing business to wire out the commissions to the Realtor. I was charged $20 to get my commission wired. It is now 23 days after I closed the file. I have requested a final closing disclosure that was signed by both parties twice by email and once by phone. No one answered my emails. When I called I was promised the closing disclosure that day. That was four day ago. I still don't have it.
