The Habersham occupies an enviable real estate footprint in the heart of Buckhead. Sadly, the management of the building, the Board as well as PMI management company are the worst. This is an old building with many outdated systems. But because it is run and managed by real estate agents, the building is in a state of deep decline. I solid Board and a smart manager could easily revive the building to its original glory, but there are too many short term interests to allow room for any strategic management. read more

Not only are they raising rent to an EXORBITANT amount for an apartment that has sagging floors, broken windows, cracked and leaning foundations... But hooray! Today they came and power washed the building... Without telling anyone. My plants knocked off my balcony (and my neighbors) is a shame, but I'm pretty sure my LIVING ROOM didn't need a wash. Maybe warn us next time so we can shut our windows? Habersham is a sham, they don't care about the buildings and they care even less about the tenants. jaren tangel is awful. don't deal with her. i've never had a rental office be so blatantly rude with a renter that they should honestly love to retain. april hardin is more reasonable, but also seems worn out and tired of the job so she doesn't really care much. i am honestly the sort of tenant they should want to retain, and i have great references who i know would vouch me. i always pay on time in full, never am noisy, leave property in better shape than it was in to begin with. maintenance is "whatever" at best. i had a bad time with an upstairs apartment off 14th street. i'm fairly sure i lived in the same building as the previous reviewer, ivey t. the price has gone up to $650, though, since the time ivey t.'s review was written. there are no washer and dryer units in my building, nor a communal washer and dryer. on the other hand, it seems like midtown is slowly becoming a little more scary than it once was. thus, i can't recommend this apartment as a "good deal" because there are still cheaper apartments to be had with better security. they are pretty large, but again -- we had virtually no water pressure in our building for quite a while due to old pipes. i had problems with my upstairs apartment as the air conditioning unit didn't cool sufficiently. i had to buy my own unit for the bedroom, which maintenance graciously installed for me (but i think only because i said that i didn't want to cause damage to the apartment by attempting to install myself!) the point is that they will find the cheapest unit possible when replacing your old one, and you'll be stuck with that unless you can find a cheap window unit that they will install for you. this can be really bad if you've ever lived in a georgia heatwave. be prepared to sacrifice a lot to be comfortable. another (scary) problem is the lack of lighting in the parking lot. i never knew they existed because they never were on for the duration of my time there. a neighbor informed me that he and another male neighbor had complained about this. habersham properties never did anything until i (a female) finally said that i was concerned because i came home late at night. there was a car theft in the parking lot, so yeah -- maybe not the best deal for midtown. when i finally decided to move out, beware you have to give 60 days notice no matter what. they claimed they didn't receive my fax notice which i faxed over 2 months in advance. with much fighting, they obliged to me being vacated within the two months. thus, i don't have to pay the rent for the month of february like this horrible lady kept saying i had to. i asked jaren if she was aware that i read several subpar reviews before deciding to take the chance and rent with them. she retorted that people only are motivated out of anger. she then said she was a psychologist, which i don't believe because i tend to think those with field experience in clinical psychology typically have a clue how to talk to people respectfully. anyhow, good to know that they take customer complaints so seriously. note that there are five "filtered" reviews which i haven't even viewed yet. i'm pretty sure they are all the other one-star reviewers. also, (this is legitimately a health issue,) most of these complaints seem to be pertaining to the lack of working a/c for several months in the georgia heat. another reviewer asks other yelpers to check habersham's record with the better business bureau. it's less than stunning, and i wish i'd thought to do this before renting. they have an F with the BBB!!! that can tell you a lot more than my review can! http://www.bbb.org/atlanta/business-reviews/property-management/habersham-properties-in-atlanta-ga-6353 i feel like this is a business where you need to consult with the "georgia landlord tenant handbook" before making any moves with them. please be up to date on your renter's rights!!! this handbook is available for free from the state. just google it! i have heard several people say that renting a condo is the best option within midtown. i haven't personally tried it, but it HAS to be better than this. read more

My experience with Habersham has been nothing but a nightmare. They have absolutely no customer service. They outsource everything. There is no way to get in contact with maintenance. If something breaks you are at their mercy and there is no way for you to contact them. Typically, if services are outsourced, you can contact the outsourced company. However, not with Habersham. They just sit around and shrug their shoulders. Everything is outsourced except leasing. So all they do is sign the contract and collect checks. If I had known that I would not have any customer service at all...I definitely would not have rented here. Yes, the prices are cheap. Yes, the location is great. But, you are not getting what you pay for. As stated in some of the other reviews...their apartments are a little run down. They are not in the best shape, but they are certainly livable. That is what I expect for such a cheap price. However, the price isn't that cheap to completely ignore any type of service to your residents. For an extra $50-$100 a month you can save yourself from the countless headaches I've gotten from speaking with them. And when they say no weekends and no evenings. They mean it. tried to contact them at 5:15pm. No response. Some people on here are saying that this is what you get if you try to go cheap. But its not. i have lived in a few apartments in buckhead and midtown and I have always had If you need proof, that I'm just not disgruntled and mean spirited they have a freakin F as their Better Business Bureau rating. I have lived in Habersham properties for the past 4 years, and I must say that overall it has been a great experience. Before considering one of their properties, however, there are some things that potential residents should take into consideration. First, the true beauty of Habersham Properties is their location and price. For example, I rented a one-bedroom apartment off of 14th Street -- less than a block from the entrance to Piedmont Park -- for $600/month. This tiny little apartment was within walking distance of Joe's on Juniper, The Nook, Nickiemoto's, the Botanical Gardens, and pretty much anywhere else that you want to go in midtown. That being said, these are truly no-frills properties. They are typically older apartment buildings that have been moderately renovated, in fact some don't include central heating and air (which is pretty essential to some people for Georgia summers). As far as customer service, this all depends on who you deal with. Lee Pye and Ann Story pretty much rock. While leaving a general voicemail is probably not going to get you anywhere and the office is seriously closed on the weekends, having Lee or Ann's email's or direct lines will get a quick response. Plus, they are totally helpful. For example, I left my itsy bitsy apartment on 14th Street. The new place flooded and the landlord was a total b*tch about the situation (LANDLORD: How could this flooding have happened? ME: I have no idea. LANDLORD: Have you been flushing tampons down the toilet? ME: No. LANDLORD: Well, if you have you need to tell me because we are investigating the contents of the pump, and if we find a tampon, there's a problem. She never apologized, but did inform me that I was "lucky" no feminine products were discovered.) Anyway, I called Ann and she worked her butt off to find me something quick and in my price range. She even met me on her day off. As for repair requests, if something major breaks, they will come immediately. For example, I had a hot water heater problem when I moved into my new apartment near Ardmore Park. I was freaking out, called the Repair hotline and even drove to the office. Before I could get to the office (which was like 3 miles away), repair guy was already at my place. Problem solved. Now, some slats fell off of my closet door, well, that's still waiting to be fixed. So, if you made it this far in my long-winded review, here's the moral of the story: if location and price are at the top of your list, you won't find a better deal than Habersham. If amenities and mgmt attention are at the top of your list, you might want to look at some other places as well. read more

I have been living at this property for 2 years now. Upon moving in, the apartment was not painted (paint chipping in kitchen and bathroom and silver nails still in the walls from the last tenant). Things are not fixed properly and there is NO WEEKEND/ EVENING MAINTENANCE. An example of things not being fixed properly is the previous tenant removed the sliding glass shower doors. They put a pole up and had folded pieces of cardboard on either side holding it up. I put in 2 maintenance requests to replace it with a real shower rod and the 2nd time they got a temporary, plastic extend rod from walmart, that doesn't quite have enough tension to stay up. So similar to the pole held up by cardboard, it leans in the ridge where the wall of the shower begins and my shower curtain drags on the floor. Examples of issues that should have prompted maintenance to come at night or on the weekend are, Our key broke in the lock when we 1st moved in on a Friday night. I was locked in the unit and my roommate was locked out of the unit. The locksmith in the lease stated we would have to pay and that Habersham probably would not reimburse us. A friend of mine who used to work for a locksmith came over and got our door to unlock but it would not lock. We finally got a locksmith to come and bill habersham ON SUNDAY. My roommate's toilet flooded 6 times (4-5 of which took place at night or on a weekend.) Once it flooded into the downstairs neighbors apartment (imagine it raining in her unit below). This was a saturday but maintenance only operates from 8:30-4:30 mon-fri. Finally after 6 times and multiple complaints, they resolved it completely, but that was almost a year of dealing with a hallway wet with sewage/ toilet water and walking in your house with shoes on because the carpet is nasty. If the wind blew hard, the living room windows would come OUT of the pane. 2 maintenance requests and multiple emails to management later and a friend of mine who does construction had to come over and fix the windows. Every time it rains for a few days in a row, my ceiling plaster chips and falls (over my bed so on me while i am sleeping sometime), it has been over a year and the roof has not been fixed nor has the plaster been patched. I guess they are waiting for the roof to cave in on me. Management is lackadaisical and rude. When you escalate issues to them you get responses such as "I am not maintenance"-Jaren, What?!?!? That is so condescending, as I know you are not maintenance, but you are management and should do something about it. Lee Pye either didn't respond or was short. April barely responds as well. sigh. The rent is affordable. $800 for a 2/2, $30 for water and a power bill that is about $100 is awesome for the city. The apartment location is ideal as it is less than 10 minutes to both of our jobs and walking distance from everything, but the property management is soooo unprofessional that it is not worth it. The bottom line is, the buildings are old and so maintenance issues will definitely come up. The issue is when they arise, the property management team is awful at resolving. read more

I moved to Atlanta last summer and started renting one of Habersham's property on 14th street a block away from Peidmont Park. Before moving in I was told repairs such as a new window to replace a broken one would be made asap. Well it's been 7 months and still not done. On top of that the building and it's surroundings are falling apart. A large tree was leaned on the building for two weeks about to fall into the building, trees are leaning into powerlines, the gutter has rotted off and collapsed in areas. I have felt with Michael Blake, Ann Story,and April and have never been so disrespected nor treated with utter rudeness, that is when they actually respond which is VERY rare. The lighting in the parking lot doesn't work majority of the time, between that and fear of things falling on me it's scary. Read in another review rent was $600/ month but now it's at $705/ month. No washer or drier and is broken/run down. I have looked into several of their other properties and they seem to be run just as "well". I highly do NOT recommend them. read more

I have been without a functioning air conditioner for over 3 weeks during this heat wave we've been having (highs around 100). I also went without heat for a month during this past winter. I've contacted Habersham several times and NOTHING has been done. The landlord e-mailed me to say that my "high standards" cannot be met by them (mind you, the only thing I asked is to have an a/c that works) and I have the option to move out. I am doing just that and urge anyone that is considering them, DON'T - you will regret it. I live in athens at Charley Square Apartments.. the complex was owned by Joiner Management before Habersham bought them out.. i guess. but habersham literally gives zero fucks about their tenants in terms of tending to us, all they care about is the money/rent that is due every month. yes, money is important, but living with habersham properties has LITERALLY been a nightmare. Joiner Management only just sold this apartment complex to habersham last summer (2014) and it is may 2015 and they have done nothing be lazy. I had to put in 4 work orders for the toilet to be fixed and not one person came by.. I put in 4 work orders for a washer to be fixed and it took them a month.. and it wasnt fixed... the water leaked everywhere and they had no trouble giving me attitude on the phone when I said it was an emergency. If you want to waste your money.. then live with habersham... they might be "conveniently located in the heart of buckhead" but that doesnt mean anything!! They are awful, if i could get out of my lease I would rather pay triple the price and live at a hotel but as a college student, I cannot... they are just an awful company. Habersham Properties has some lovely buildings - on the outside. This company has the absolute worst customer service, pest control, and staff attitudes. In particular, 22 Peachtree Avenue has been the subject of a severe rat infestations - through which rats break into apartments as residents are inside, and rats eat fruit, bread, and other food in the apartment. Furthermore, Habersham Properties staff will do the absolute minimum to try to keep rats out. The health of residents is not their main concern. read more

I was set to move into one of their apartments on 60th 12th st. and the Property Manager gave me the wrong keys to my rented apartment, in which I found out the day of the move. I tried to contact the Property Manager and Maintenance to no avail, had to pay my movers to hold my items. When I asked for a prorated rent, and coverage of my expenses due to their incompetence, they refused, and would not give me my deposit back. I am taking them to court. I move to 12 Peachtree Ave NE December 2010.This have been a living nightmare. Habersham leasing manager do not take good care of tennants. My car was key up twice I had to contact police department twice. Several tennants left threating notes on my car saying move out of there parking space. I was told when I move and also was sent a email that no one have assign parking space and also it was first come serve. I was told my apartment was all electric and it was gas and electric.. My gas bill was $136 and $179 out of 2 of months I been there. Only there Habersham leasing manager told me they were sorry to wear heavy jackets and thick jeans while I am in the apt. I put my heat on 80 degree's cold air came throught the vents.I complain several time. The leasing manager hung up on me and said old well. My car damage came up to $797 with all the key marks on my car. I am going take them to court to get a fully refund and for me not to have any penalties on credit report.The neighbor play loud music until 3am in the morning. I spoke with several other tennants concerning these issues. I have lived in a Habersham Property now for several months and will be happily leaving early. When I was sold on the property I was told that the previous tenants had just moved out and repairs would be made to the unit prior to me moving in. When I moved in this wasn't true at all. There are holes in my floor that the landlord and maintenance were made aware of months ago they still haven't been fixed. My foot could literally go through the flooring in multiple spots. The maintenance is a third party contractor where none of the employees can communicate with you in English. They did a "plumbing check" on my apartment weeks ago and now my faucet leaks AS A DIRECT RESULT of the maintenance. Now that I am moving out my apartment has a constant influx of prospective tenants. Tenants sometimes come with ZERO NOTICE and the landlord will just let himself on in if you don't like it. This is the complex from hell stay far away unless you are a trial lawyer in which case I am sure you will find this a money making opportunity far too good to pass on. read more
