Renting from this company was the worst experience of my life. I'll condense it by saying: -The A/C in my unit broke every other day during the summer. A maintenance man came by unannounced to look at it and walked in on me in my apartment BUTT NAKED. No apologies from management. In fact, another maintenance employee made a joke to me about it the following week. -Hundreds of tiny roaches lived in the walls of my unit. I had to throw away all my kitchen appliances upon moving out. -The only toilet in my unit was clogged for over 2 weeks. -Dryer was broken for 2 months. -The light fixture in my bedroom fell off the ceiling and shattered on my bed. What if that had happened when I was sleeping in my bed? -They only provided 2 trash cans for 17 units, which overflowed all over the sidewalk every week, attracting bugs and rodents, and causing a very nasty scene. We begged and begged maintenance to fix our problems and requests were often closed out and never resolved. I have all emails saved. The management and maintenance team at this company is the most unprofessional I've EVER encountered. I'm disgusted that I gave them 1/3 of my monthly income for 12 months. read more

I have lived in Atlanta for 7 years and decided to move to the Virginia Highland area from Midtown in April of 2017. LIT Property Services has a number of properties in Atlanta and after looking at pictures online of 900 Greenwood Ave I decided I would give this community a go. The apartments have been remodeled on the inside which is a plus, other than that I really have nothing else positive to say. I have sent 3 emails now addressed to Jessy ( property manager ) about issues/concerns with the property with no response. If a "property manager" is not going to even respond back then I will bring my concerns online so that people can avoid doing any sort of business with this company. I emailed about how my stairwell becomes very slippery ( have slipped now 4 times ) when it rains. Now that it is a liability, I am sure they will be very quick to get involved if there is a lawsuit in the near future. Exposed wiring in the hallway Spiders were coming through the cracks in the wall below the windows They do nothing to maintain the outside of the building. Spiders and spider webs everywhere. I emailed about there not being any ventilation in the bathrooms. The windows do not open either. This not being addressed is also a building violation code. I am sure the city of Atlanta would love to know that this company is not operating their business to code. I have great neighbors. Very quiet, respectful and courteous. All we expect is living conditions that should come with a property management company that was concerned about their renters. This is not that company! I don't write negative reviews, but this one is necessary. Poor customer service, poor management, unprofessional. In early May, I applied on a Friday, paid my deposit in full by Monday, and was told I would have my lease at the end of the week. By the following Friday (9 business days after I submitted my deposit) I still had no lease, no move in date, and no further communication from the company. My emails went unanswered and phone call went directly to voicemail. I was finally contacted and told that the lease generation software was down and they'd "get back to me soon". A month after paying my deposit I still had no lease and was given constant excuses if I ever actually got through to speak to someone. My final email was requesting my deposit back because I found another company to rent with. The leasing agent emailed back providing yet another excuse as to why I didn't get a lease in a timely manner and agreeing to refund my deposit, which they are now saying they will not do. Communication is key. The agents should have been in touch with me throughout whatever process was causing the delay. If one agent leaves and another takes over my file, a quick email letting me know that would go a long way. But 3 weeks with zero communication after I paid over $600 in deposit and fees feels like they are running a scam. Update: Living In Town called me this afternoon (same day original review was made) and confirmed they will be refunding my deposit and a check should have been mailed already. Faith was apologetic and understanding regarding my experience and I do very much appreciate her reaching out. I'm currently on the hunt for a rental and realized how much I was relying on others' reviews of properties, so this review is one of a few I'm writing today about places I've lived in the past few years - in the hopes I can help others as they're helping me. I personally don't like giving 1 star reviews, but LIT couldn't get anything higher no matter what bright side I tried to view. I lived in apartments on Dixie Avenue (780) in Inman Park, managed by LIT, for 2 years. The low rating is no fault of any one individual person at the mgt company - and is a rating based on comparisons to other leasing companies I've worked with. Did LIT keep a roof over my head, never lose a check, and respond to 90% of my emails? Yes. Did they try to outright cheat me out of money or play blatantly unfairly if called out on a particular situation? No. They executed the basics of operation - however slowly most of the time. If you're looking for a living situation without a high level of service from your management company - they do get the job done. However, if you have a standard of living that includes: Not having sewage flow in through your bathtub repeatedly, reliably polite/courteous/professional staff (you never know if you're going to get someone who behaves like a professional and handles your concern or if you're going to get someone who seems mentally unbalanced {aka acts like they just rolled in from a boozy lunch at a redneck billiard bar} in response to your service requests or frustrations), or not having the biggest roaches you've ever seen wish you good night...... then you may want to look elsewhere. Again - as a squeaky wheel customer (in every facet of my consumerism) I'm used to being the client that gets labeled "high maintenance". I do have high expectations. But even with low expectations - LIT will leave you wanting. I was able to get some face time in every instance after some persistence and with every problem that arose my issues were eventually addressed. Some instances were better than others, but the majority were an absolute nightmare. Move out was surprisingly well executed and fair to my relief, for instance, because I dealt directly with one of the more professional staff members. But the damage was already done over the past 2 years. Every need turned into a burden for LIT and they let me know it through rudeness, curtness, non-follow up, etc. It wasn't a fun experience. At all. That being said - bright side of this property is - no one will ever bother you - the community there in Inman Park is fun and booming - and you have AWESOME parking for the Inman Park festival :) Reside at your own risk. I have never dealt with a more unprofessional, inconsiderate and incompetent group of people, especially Stephanie Brunsvik. I have had nothing but issues with my apartment, and the building as a whole. To begin with, I was without water for at least two months. Occasionally we would have a trickle, and it got to the point where we considered that "great pressure." More often than not we would turn on our facets and absolutely nothing would come out. The office claimed to be calling the city "daily" however it only took one call from a tenant directly to the water management office to get them out the next day. If it took a tenant one day, what exactly was LIT doing? I would also like to make clear that LIT not once reimbursed us for our water fee, which is added to our rent every month. The next issue I found myself faced with is that my building is completely without trash service, and LIT is well aware. It has been about two months since our trash was emptied. Once, they had a maintenance man come out and load his personal truck with the extra bags of trash that were sitting on the sidewalk. Then, they had him take it to another LIT property. At least at first they tried to make it look nice, now they've decided they don't care and trash is over flowing all over the sidewalk and along the side of the building. Its unsanitary and hazardous. Right now I am dealing with the fact that my ceiling is leaking profusely. I've got buckets and towels all over my living room, trying to protect my belongings. Parts of the drywall have even started falling, and now there is a whole in my ceiling. I notified maintenance and they did absolutely nothing. He took a picture and then left. When I asked what he was going to do he said "I don't know." When I asked how long I would have to deal with my living room getting soaked he said "I don't know." A week before the rain started coming though my ceiling, I spoke with a woman from the management office and expressed my concerns about the ceiling and she assured me that she was going to have maintenance our right away to check on it. I never heard from anyone again. Other issues the tenants of my building have faced include: roaches, stray cats living in the laundry room (which is a room with a dirt floor that is filled with trash), and horribly disgusting hallways. The common area cleaner himself exclaimed that the hallway was in horrible shape and that they should have him come out more than once a year. Its worth noting that the only reason they had him clean at all is that they're trying to sell the building and someone was coming to take a tour. My husband and I have emailed Stephanie multiple times about the fact that our apartment has become inhabitable and that we would like to take the next steps towards terminating our lease, and she has ignored every single one of them. Thats exactly the type of company LIT is, one that ignores its tenants when faced with an issue they'd rather not deal with. I could go on and on with even more issues that I've faced. The previous reviewers that have called them "slumlords" have hit the nail right on the head. Also, all of the positive reviews about Toni are obviously by friends of hers. She was bad enough to be replaced with the woman I'm dealing with now. She also ignored emails. One star is entirely too many for this company. read more

DO NOT MOVE INTO 705 PIEDMONT AVE - This was such a horrible experience, that I could not even finish my lease, I had to move out - only made it 8 months. This was honestly the most horrible living experience I have ever had. We had 3 rats, termites, and mold. Maintenance is horrible and the property managers do not care!! The first time we had a rat, maintenance would not come out because it was the weekend. Me and my boyfriend had to barricade ourselves in the bedroom because the huge rat was stuck in the ceiling over the kitchen and living room making noises and causing debris to fall from the ceiling. We couldn't even eat in our own home. They made us wait until TUESDAY the following week until they finally came! Trash in the back always overflows which probably causes the rats to come. We lived in the basement apartment and I was sick all the time from the mold. There are no windows and it was truly a horrible experience. We thought maybe it would be worth it because of the price - it is NOT!! LIT takes forever to get back to you and they lie about so much! They told me i would have parking, but they never told me where. I would call and call and no one ever responded or answered. Whatever you do, do not live here. Be careful...LIT posted an Ad on Zillow with 1 bedroom and studio apartments available. It stayed all utilities were included. It was at the higher end of my budget but with utilities included I thought it sounded like a good deal. I applied and paid the app fee. I later learned that the included utilities were only being offered on the studio apartment. No where on their post did it say ONLY on studio. I am now trying to get my $150 dollars back since I would have never applied for the apartment in the first place if it would have clearly stated one bedroom apartments were excluded from the included utilities. read more

I stayed in their Embry Circle for ONLY one year and this has been the worst experience I ever had to endure. I WILL NEVER RENT FROM LIT PROPERTIES again. They have been terrible from the day I moved in. I had a terrible roach infestation that started 2 months after I moved that took me calling everyday about for them to even come out to address. It took pest control 8 months to get the situation partly under control. So I decided to move out and submitted a 60 day notice. They as what can be done to get me to stay I stated getting rid of the bugs, paint my property, give me a backslash(all things that were suppose to come in the apartment) among a few other thing. None of these request were meet. so then I decided to move out and once they got the request for my rental verification from my new place thats when even more issues came. Now they are threatening me to stay another month and pay the $1600 rent my apartment went up by $300 out of nowhere or lose my deposit. The maintenance is terrible they don't answer your calls so dont ever try!! Someone stated that LIT was Horrific Rental Company! Corrupt! They lie, cheat and steal! I wish I could give this no stars. The carpet was old and patches of squares cut out in some places. The cabinets weren't cleaned. The day that i moved in nothing was done. They had to have a cleaning lady come and vacuum and clean because it wasn't lived in for 2 years. (I should have taken a hint then). After I moved in, in 2016 the heat went out , which caused my T.V. to go out. I asked for them to replace it I was told it wasn't due to the heat. I was given like 4 or 5 heaters to keep my house warm. mind you this was during thanksgiving. I was totally embarrassed. Fast forward to now, I took pictures before I moved in and kept them. I was charged for stuff that was already there , such as the sheet rock in the bathroom. REALLY!. if the used the right damn paint for the steam from the heat in the bathroom it wouldn't have been moldy. They don't clean the gutters or trim the big trees back from the house being covered with debris. So over this place. I was charged 150.00 fee for the landscaping. HELLO! there is no damn landscaping. When i got there it was a HOT DAMN mess. Do your homework before renting with this place, they raise the rent 50 bucks every year. . I'm one of those people who reads negative reviews and thinks oh that probably won't be my experience, lemme just give it a chance and see what happens. Wrong. The reviews on Yelp definitely reflect my experience with LIT. They're quite a poor management group, in my opinion and lack professionalism. We've had quite a number of maintenance requests since we've moved in and it's always a hassle for them to take action on them. There are times where you submit a maintenance request in their portal, they'll pretend as if they're sending someone out to fix the issue for you, you check back on it later the day and the request has been marked as completed even though no one came to assess the issue. The buildings are a little run down which is understandable for the prices rent comes at, however it's the responsibility of a property owner to keep up with their buildings to ensure the safety of their tenants. LIT properties doesn't care about any of that. Our gas heater stopped working at the beginning of winter and they sent someone who told us that it had to be changed or else it could pose serious health risks. This property group is so cheap that they kept sending someone to fix the heater (which continued to break down after each fix) instead of replacing the heater completely. We had to go back and forth with them for weeks before they finally agreed to change the heater. If that doesn't speak to their professionalism, they decided to sell the property we live in to another management group and did not notify their tenants until the day of. No correspondence, no email, nothing. Just a hey, we sold y'all over to a new group today. Good luck with them. Bye. To be honest, that transition was a blessing because dealing with LIT any longer would've made me lose my edges and I can't have that. I'm glad to no longer have anything to do with them. read more

I've contacted new management Brian since Stephanie is no longer here about possibly mold being in my unit and I also sent in the picture.. it's been three weeks and no one has come out to check the issue living at this Roxboro property has just been a disaster. I don't care if it is across from Phipps plaza and Lenox , the management and owner needs to take more time for the property especially since I'm sure your going to try to increase rent ... this is not worth the money. If every time you have a maintenance issue you pretty much have to figure it out for yourself. I have not been excited about staying here since the first day I moved in and I moved in to a dirty nasty unclean apartment. Today is Jan25 I resigned my lease because property manager informed me they would resurface my tub considering the tub was very dirty when I moved in and it can't be cleaned white at this point so I've just been showering on a shower pad.now that I've resigned NO ONE has contacted me in regards to keep long up there end of the commitment. On Jan 17 or 18 I called property manager they said he was in a meeting and still no call back. I see the property owner let him know my water in the shower is not staying hot any longer than 5 minutes he looks at my water heater and tells me it needs to be replaced because it was over 10 years old. No one has followed up and today I went to shower and the nozzle came completely out of the wall to where I couldn't turn on the shower. Water seemed to be coming from behind the wall. Do not live at any LIT property if you expect any type of customer service. I am a young single male and can deal with sub-par living conditions and I have met my match. When I first arrived my cable which was included in the rent did not work. Because of the set up established by the landlord fixing the issue took over a month (while I still paid full price in rent for a service I did not have access to). The worst part is that the 684A apartment setup has a nest home that is controlled via wifi. There is a lock set on the AC/Heating unit that limits residents from adjusting it. So imagine springs in Atlanta where outside temp. can reach high 80s and the lowest allowed AC setting is 75. More days than not the inside temp. would hover around 78 degrees. The fans provided are weak and give no reprieve from the GA heat. Finally, I feel LIT is understaffed. It got to the point that instead of calling the office I would have to travel to their business in person to have my questions answered. It was a hassle and would ultimately tie up my entire day for a problem that could be solved with a simple 5 min phone call. The infastructure and buildings are fine I have had nothing bad happen but if you expect any type of comfort during summer months do not live here. You will sit in your room and sweat no matter how many fans you have. Also, in . "newly renovated" unit almost all my electrical outlets were loose and would not properly charge my devices. You can tell these units use to be for young college kids that wouldnt care too much because of youthful exuberience-- young professionals avoid at all cost. The lower price in rent isnt worth all of the hassle when something WILL go wrong. Wifi is also weak seeing how they only provide 1 modem for 6 people. Even the strongest broadband would slightly struggle and of course they dont invest in the best one. read more

You can also forget any hope of responding to your messages- although the maintenance staff- if they do the work- are great. I wish I hadn't been excessively desperate for an apartment this year and I had been able to read this YELP reviews.... The positive reviews are clearly the work of friends whom had a friend work here at the management office. The other reviews? All correct. And terrible. Look at the filtered reviews (another 10+, all 1-star.) This company will take your money and then proceed to overcharge you and ignore you. When asking questions about the property/leasing, I received email responses within seconds - no matter the day. Now? It takes 8 days to get a response about which MAILBOX is mine (and they didn't even get that right - I had to trial and error.) There is no Management going on at this "Property Management" company. There's reasons for their F Rating on Better Business Bureau. And guess what? They don't care. My car was stolen from outside the property I reside at (705 Piedmont Avenue). They can't control that but they can control lighting, access to the building, etc; AND THEY DONT. Every unit has the same callbox number - which immediately lets you in - how bout that security? The online auto pay system is crap. You cant choose the exact date of the month you want to pay but only the exact day when you initially paid. So if you are late this month and paid on the 8th, then decided to set up an auto pay, you cant choose to set the auto pay anytime before the 8th, it will only pay automatically on the 8th of next month, i.e. YOU WILL BE LATE AGAIN! what a stupid system. why would I set it to be automatic if its still gonna be late? Worst experience of my life. Constantly going back and forth with the police and management. I highly recommend not leasing here as this has been an absolute nightmare. 1. When I moved in, there were homeless people living in the crawlspace under my room. I have had to call the police 4 times because of disturbances like these. Management had no idea there were people living there, nor did they do anything to help make our building feel safe. There were mattresses, sleeping bags, tooth brushes, etc. When I called to let them know, they did little to nothing. 2. If our safety wasn't enough of a concern due to the unwanted tenants, it gets worse. None of the windows on my first floor apartment lock. I reached out on day one to get it fixed, and have now lived there a month without windows that lock. Again, no concern for safety or peace of mind. 3. AC was not working when I moved in, and has since then stopped working off and on. They refuse to replace it because of conflicts with the owners of the building. I have gone about a week and a half without working AC, where they say they fix it and I come home to an 80 degree apartment. 4. We were told upon moving in that there was parking for the residents behind the building. After parking back there for a couple days, I was bombarded by an aggressive man saying I could not park there. Again, i have lived here for over a month with no parking. I have been told management is working on it. Probably should have been taken care of prior to residents moving in. 5. ENDLESS MAINTENANCE ISSUES. Besides the AC, when we moved in nothing was prepared. It was not cleaned, there were bugs everywhere. No hot water, and when I turned on my shower, the knob fell off. Washer and Dryer weren't connected. My front door key did not work (when i got locked out the receptionist told me I could walk to the office, which is not onsite, to get a new key). Stove top didn't work, doors not closing, toilets not working, etc. The list truly goes on and on. Also have been living here an entire month with no where to put trash. At this point, this company is an absolute joke. Not one person has been helpful at all including the multiple "owners and directors" I have been in contact with. The people who answer the phones are incredibly rude. All I can say is I highly recommend not moving into one of these buildings because I have made a huge mistake. The complete disregard for our safety that this company has is reason enough to not move here. read more

DO NOT RENT FROM LIT PROPERTIES. They will lie and take your money whenever possible and provide absolutely no service to their tenants. Not to mention the fact that they are continuously rude and unresponsive. Before moving in, I emailed about my move in date and where to pick up the keys and received no response. On the day I was supposed to move in, I called the office and was informed after 3 phone calls that my apartment would not be ready for another 2 weeks. It completely violated the other lease and they did not have a care in the world about how it would inconvenience me personally, in terms of both time and money. Upon move in, I could tell the unit had been painted in the past couple of days and it had not been done well. The kitchen sink water ran brown and there were issues with the shower water temperature and pressure. I communicated these issues to the office expecting them to be fixed quickly. They never were. A few days later, the shower curtain rod broke, my mailbox key did not work, and new windows were put in. The new windows and the brown water are the most glaring issues I had living in this apartment because after repeated requests and living there for a year, they were NEVER RESOLVED. The wall and gaps to outside were left exposed in my apartment for over two weeks and my apartment was trashed. They finally came in and made a few repairs, but it was never fully resolved and looked like someone had taken a sledgehammer to the walls and then thrown some clay at it to fix it. I received a $100 gift card from them to "make up for this" and the gift card did not even work. I also continuously received text requests to provide good reviews about a maintenance experience or my move in, etc. I ignored them because they were so out of touch it almost seemed like a joke. When all of this finally became too frustrating and no one responded to my repeat communication, I started calling the office non-stop for 3 days until someone would speak to me. I was shocked as Katie explained to me that the rats in the parking lot were not their responsibility and that non-functioning heat and brown water were not urgent maintenance issues as they did not make the apartment "uninhabitable." It is clearly an agreed upon policy at this company to do as little as possible with no regard for their tenants' quality of life. Here are some other things that happened to me while living here: my car got towed from the apartment's lot and they said they were not responsible for payment, my bath tub was horribly resurfaced, the heat and AC unit was not sealed properly, took over 3 weeks to get dryer repaired, lock plate was removed from door instead of repaired, rampant pest problems and pest control never sent, curtains ripped out, and there was no ventilation in the bathroom. Despite requests to move out early, which received no response, I was told I had to pay my rent until the end of my lease unless the company found a new tenant. On August 17th, I was informed they had found a new tenant and if I could return my keys they would refund my prorated August rent. Eager to be done with the situation, I turned over my keys that day. I received my security deposit in the mail and when I asked when I would receive my August rent back, they said that I would only receive a refund once the new tenant moved in. I gave up possession of the unit on good faith that I would be refunded. I clearly have no control over their new tenant. LIT and Jessy Porter will do anything to take as much money from you as possible. They have no care for anyone's personal life, finances, and clearly have no intention of providing good living spaces. DO NOT LIVE HERE. It is insanely overpriced and you can find so many better places to live around town. Don't let the appearance of a nice kitchen or bathroom fool you. It is all smoke and mirrors. I would rather have drinkable water than stainless steel appliances. Because that is apparently the choice you must make when living at one of these properties. read more

I wish I could give them zero stars. Upon move-in date at 860 BRIARCLIFF RD NE they pushed me back two weeks and when it was time to finally move in and I actually saw the apartment it look like nothing was done besides painting over the toilet and the tub.(which eventually started chipping and clogging my drain). Trey Simpson is one of the nicest guys in tries his best to make you feel as comfortable as possible. But then the nightmare starts with Jesse she's the worst person to ever communicate with anybody on the planet, she's rude via text and in person. Management makes open promises that they can never live up too. My floors in my kitchen still to this day not finished. In the time spans of me living here, they renovated four apartments while my work order of five months just sat in their inbox. I even went as far to go in my neighbors apartments and everyone except mine was messed up. I had furniture in storage because i was afraid i might fall through the floor. But of course they made sure they received rent but safety is not their issue. PARKING: doesn't exist. So hope you have a bike. Neighbors: everyone is super nice just please don't be BLACK because you can be out side sitting in your car and the tenants will call the police saying your jumping fences even though you have access to the whole building. This location is a part of or extension of a low income housing program for the city for the local University which is Georgia tech. But the rent is 840 a month but they use that to house other people and they don't tell you this when you rent the location. And as part of that low-income housing program it means including you in the States social service system when you're not a resident of the state. I was solely coming down here from New Jersey for covid and travel to Mexico and back. By including you in the state system without residency its illegal by federal law. They don't inform you of any of this when you rent and to leave you're paying close to $1,700 to break the lease. It's a scam. read more

I have lived in a LIT apartment for over a year and have had many issues along the way but yesterday took the cake. I received a text saying they were doing routine walk throughs, totally fine. However, I got home from work to find my door wide open with their key still in the lock. I called and was told I would get a call back. Never did. Just received a text saying they need to get the key back. Absolutely no apology or explanation as to what happened. CLEARLY do not care for their tenants safety. As a single woman who lives alone knowing my door was wide open for who knows how many hours is terrifying. After expressing this I still never received any information or a simple "sorry". I am absolutely appalled by the total disregard of something so serious. Would not recommend. read more

These people are slum lords and crooks. I lived in a property for 18 months with no heat, or working air. My bathtub and toilet regularly clogged and I was charged for the maintenance. There was an incident of violence in the hallway between two tenants. The male tenant beat his girlfriend in front of us, and LIT wouldn't evict him. I ended my month to month lease via a certified letter with 60 days notice. They then placed an erroneous and illegal charge on my credit for $7,500!! That's like a whole year of rent. I don't even know where to start, but do not do business with these people. They are very unorganized, unprofessional, and quite frankly pretty dumb. I highly suspect that the people who gave LIT four or five stars were bribed in some way or do not actually live at one of their properties. They have so many problems with complaints that they don't actually answer phones or emails anymore. If you have to deal with them, just stop by their office. I lived in 860 Briarcliff for about three years- one and half years under their ownership. They never answered any of my maintenance calls even when there was water dripping from the ceiling for days on end despite the damage it was doing to the ceiling and walls. They never did any sort of rodent control.The one time they actually sent me mail, they sent it to the wrong apartment number (to remind you, these are my landlords). They are still trying to figure out which mailbox belongs to which tenant a year and a half later. LIT's M.O. is taking older properties in great locations, renovating them, and renting them as hip, luxury apartments. Be wary of this. They very much just do cosmetic fixes and don't address any of the underlying problems with these older buildings. In fact, they don't even apply for proper permits from the city. After they started renovating my apartment complex, they got multiple cease and desist orders from the city. I am not a high maintenance tenant. I didn't care that the lights in the hallway were off for two months straight. I've stayed in other apartment complexes with an average review of 2 of five stars and actually given it five stars. To put it in perspective, when I moved into 860 Briarcliff Rd, most of the tenants had lived in the building for many years. By the time I left, I was the last person to have moved in under the old management to still live there. It actually became sort of a running joke among all of us. I am not a tenant of a LIT Property Services rental, and I never will be. This company is shady as hell and I am upset with myself for giving them access to any of my personal information. Things started normal enough when I used Rently to access and view a unit for a posting I found on Zillow. The unit was fully renovated, in a great location, and within my budget. I decided to file an application, and was notified the next day that my credit had been approved. This information came to me via a text message from Jesse Porter. After informing me that my credit had been approved, she told me that I needed to log on to the LIT online portal to pay a security deposit and administration fee in order to secure the apartment. This is where things got super weird. When I logged into the portal, I could see there was a section for a $750 payment due, but no invoice or rental agreement in sight. When I asked Jesse where I could view these documents, she told me that she would send me a lease right away and that the deposit amount was half the first month's rent, plus a $125 admin fee. As soon as I asked to see that lease, Jesse's tone changed. She said I was already approved, but now requested to see every pay stub I had received for the past two months, as well as a ledger from my bank documenting every rental payment from my prior 14 month lease. She also stopped texting me back immediately, and began taking multiple days to respond. I provided her some of the additional information she asked for (which I still knew was out of the norm). I was uncomfortable providing any documents from my bank, as it had been nearly a week and she still did not show me any sort of rental agreement. I let her know I was no longer interested in the unit, and she immediately deactivated my account on the LIT portal. It is my gut feeling that this was a scam. I will be continuing to keep a close eye on my personal information to make sure this does not result in any kind of identity theft... This company is unprofessional and shady. With so many rental options in Atlanta, dealing with LIT Property Services is completely unnecessary. read more

Constant emergency maintenance calls and work orders over several weeks are useless. I've had a major leak under my kitchen floor for several weeks now and the actual floor is caving in; one maintenance tech said there was no issue, so I submitted the ticket again. The other who visited did not return to repair the issue. Since that visit, and despite my calls to emergency maintenance and work order submissions throughout the day, no techs visit the property to investigate. Attempts to work with the staff to rectify any maintenance issues or communication have failed because staff turnover is very high. LIT Property Services, if you are reading, I did not want to resort to posting about this publicly, but at this point you have left me no further option. read more

Fantastic experience as an LIT apartment renter on Randolph Street. Management very helpful and response. All maintenance requests promptly resolved, plus easy online maintenance reporting. The apartment is very nice and comfortable. I mentioned needing a W/D & they installed one for me prior move in. Exceeds expectations. Love the location also. Rent is a great price. I could write a novel on my bad experiences with this company but the most recent has sent me over the edge. I requested for my heater to be fixed over 3 weeks ago. They sent someone out two days later. He made a home-depot run and then informed me the parts he needed were "too expensive" and would need to get it approved, he said he would be in contact with me and have it fixed by Thursday (two days later). I heard from no one. 2 weeks ago I put in another request, the request was marked scheduled yet again nothing happened, no call backs and no updates about the situation. 1 week ago it got very cold and I again called the emergency maintenance service multiple times until I finally received a call back. I was told it would be taken care of immediately. I was then given a call by the original worker who came out, frustrated and explaining to me that he was not the one to blame. He said he had mention this to his supervisor 5/6 times. No resolution. With LIT taking no action I tracked down the supervisors number and called him personally. It seems like getting maintenance done is now my full time job. I was promised that the heater would be fixed the following day and that if it couldn't be for any reason I would have two space heaters brought to my apartment. 7 days later I have no space heaters, no calls updating me, no response or follow up from LIT and I'm still freezing. I don't think this is even legal. read more

From my experience, the personnel at LIT is characterized by being irresponsible and having little contempt for the tenants. One would think it is part of their training to consistently answer communications days or weeks later. I made the mistake to rent this place without directly dealing with LIT representatives in person. I was working ouut of the city and needed a place to move when my previous contract expired. A friend made me the favor to visit the place and have a look. The first warning sign was then: after a no show on the part of the agent for a scheduled appointment, I called and nobody picked up the phone. In the end, the visit was rescheduled, because there had been an internal mis-communication. The second time around, nobody showed up again! My friend went to their office and stayed there until the agent was called in. There had been another mis-communication... The place looked habitable (Seminole Ave. location) and the price was good, so I decided to bite the bullet and sign a lease. When my spouse and I moved in, there was a gas leak in the kitchen stove. We reported it immediately and it took 2 weeks and several emails, texts and calls to get the stove replaced. During all that time we were told not to cook, but they couldn't care less about the financial burden that they were putting on us. About a week since move-in, we discovered that the mailboxes were not labeled, but I never received any instructions on which one was actually the one corresponding to my apartment. It took a week for them to give me a number, just to discover that the keys did not match. Fast forward to one month later and I am still unable to check my mail! Every time I finally am able to reach the building manager, Katie Brunette - who is always busy with something else - she comes up with a new excuse: "they changed the locks, come pick up a new key", "try a different mailbox", "they changed the locks again, didn't maintenance give you a key?", "they changed the locks a third time and didn't tell me". Six weeks into my contract I still have not once been able to check my mail!! I have been expecting to find checks, credit cards and bills inside; I guess Katie does not think these are worthy of her diligence... After each round of excuses and apologies, Katie will just ghost off for some days. At the office, receptionists are completely unhelpful, unaware of her whereabouts. At the website, maintenance requests are deleted, without any note as of what has been done about them. How hard can it be to schedule an appointment for me to be present while they change the locks?? They have my number and they know where I live! It must be a joke at our expense. It's been cold out this week and the central heating furnace is not working. "We'll put a work order. Maintenance will be there tomorrow..." is what I heard as tropical storm Irma approached Atlanta. I am almost sure that weeks may pass and I'll still be waiting... I am truly disconcerted. I had never been so mistreated as a tenant. Avoid dealing with LIT! Hello, I'm a resident of LIT ( at least I think I am). My tub and toilet is over flowing with sewage. I have contacted emergency maintenance, and they told me that LIT no longer manages the property. This is news to my ear and didn't know anything about this matter as I have been a resident for over a year. Emergency maintenance told me that they were informed by management on Tuesday that LIT no longer manages the property, it is now Saturday. Stuck having to fix this on my own (cleaning up sewage) but it would have been nice to know prior to this happening that they switch management. P.S. I have no stars for them, Yelp made me do it lol. read more

Honestly negative stars would be more accurate! I broke my lease after 6 traumatizing months and have since moved out of the s*** hole I rented with LIT, and i'm surprised its taken me this long to write a review. I moved into an apartment infested with RATS. I found a dead one stuck to a glue trap that LIT placed there literally the day I moved in. So the company knew of the issue and nothing was said. Well the rat issue got worse, sure maintenance put a few traps around, but no one gave a crap that I was traumatized living with rats in my apartment. Yes rats are in the city but I trapped 10? and my neighbors had several insidents with them, then they would die in the walls and attract flies. I called APD and a code violation officer came out and stated that there were several code violations including the rats in the apartment. I eventually got out of my lease, but I felt terrible leaving because the only way I was able to break my lease was when LIT could find a new tenant. And guess what, they moved them in right behind me into a rat infested apartment!! Terrible company!! read more

When I got my first job and had to move to Atlanta, I needed to find a decent apartment that fit my incredibly low budget. I ended up renting an efficiency unit in Midtown from Living in Town--a 100-year-old, historic house with tons of character, including crown molding, high ceilings, hardwood floors, arched entryways and a fireplace in the bedroom/living room. A lot of the properties Living in Town owns seem to be saturated with charm. I couldn't beat the price, either: $625, including all utilities. The unit didn't have central heat/air or a dishwasher, but considering the unbeatable location, I thought it was a steal. I soon became disenchanted with the management, because the property manager gave me the wrong key, so I couldn't even get into my apartment until I could get in touch with him and have him leave the right key under the mat. Moreoever, it took the property manager more than a year to give me a correct key to the laundry room, located in a sketchy corner at the back of the house. The management quality continued to deteriorate, as the staff turned over every few months, and I had no idea who to contact about the multitude of problems in my apartment. The staff never returned my phone calls when I called with various maintenance requests, including replacing the defunct air conditioner, dead in the middle of the sweltering summer; spraying for bugs, to eliminate the armies of cockroaches (I woke up twice with roaches crawling on my face); and replacing the refrigerator that had broken, spoiling all of my food. Instead of replacing the refrigerator, the property manager insisted on trying to fix it instead. The refrigerator broke three more times, ruining more expensive food, before he agreed to replace it. It took more than 2 weeks for him to install the new appliance, forcing me to eat out on my already limited budget. Plus, much to my disgust, he left the old refrigerator, slammed in front of the sink, in my kitchen after replacing it, and lollygagged for another week before hauling it out. Another annoyance was that the main office continued to move around the city, forcing me to drive to the ghetto to pay my rent. Because I was scared to drop my payment off in the evening after work, I decided to mail my check to the address on the website instead. A week or so later, I received a letter with a huge, bold header--DID YOU FORGET SOMETHING?--showing me my late charges, discussing their next step of contacting a collection agency. I eventually found out that Living in Town didn't check its mail, because the box was "far away from the main office." One of the staff members finally cleared up my false overcharges, though. If you don't mind dealing with lazy, unresponsive management and are looking for a budget-friendly apartment with character, a Living in Town property could work for you. read more

The management is horrible! It's like they don't want to rent their properties. It took A LOT to even view the property let alone rent. After 10 phone calls with no reply, we finally went to the office and acquired the lock box combination. We decided it wasn't for us and wanted to see another property. He wouldn't answer his phone and when we drove to the office to ask in person he had left. Who's paying his bills? The day after next we went back to fill out an application for the apartment and he had gone on vacation-not a crime. His co-worker gave us an app and said that she wouldn't be there later to accept it because "someone is suing us". Who says that? Totally unprofessional. We drop it off with another man later on and wait to receive our phone call. The call was this: MATT HAD ALREADY RENTED THE APARTMENT and these people accepted our money!! They offered to show us another property as all 3 formerly vacant apartments in the building were now rented out. We declined. I have friends who have rented from LIT and it took an impossible amount of time to have any serious repairs such as the pipe work? Or a fridge with no light? How about the time they went on vacation and came back to find their electricity had been out for a few days (proof by the rotten food). I was told a tenant was recently evicted after refusing to pay their rent until the repairs they asked for were rectified. Not many tenants choose to stay for more than a year. This is not a reflection on the maintenance staff, they do what they can. All that said, the apartments are cute. They are convenient to shopping for those without a car and have hardwood floors and you can't really beat the rent. However, this is one of those "you get what you paid for". My informants have not experienced any burglary, however if they had it would been reported to deaf ears. read more

I met with Jessy Porter in May as our property had seen so maintenance, painting, or any other in over a decade and was literally falling apart. In just a few months our buildings have come back to life with pressure washing, caulking, fresh paint with classy colors. We have beautiful planter boxes that I never noticed before that have been scraped and antiqued with beautiful hanging vines streaming down the front of our buildings. Jessy's entire maintenance crew is polite and knowledgeable, and they do get the job done right the first time! The entire staff is amazing. Thank you LIT for saving our community. What can I say?
