During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

On the surface it looks…read morelike a nice luxury building with decent amenities, a good location, and solid common areas, but once you actually live here you realize it is more about appearance than experience. The biggest issue is how aggressively everything gets monetized and how the rent is just the starting point. After that it feels like every possible thing is turned into a separate charge and nothing is simple or transparent. It is just constant add ons that make you wonder how many different ways they can slice the same bill. The on site staff are generally fine and do what they can, but they are clearly stuck operating inside a system they do not control, and most of the frustration is not with them but with the corporate structure behind the scenes approving all of this. There are also ongoing building issues that never fully go away, which adds to the frustration. There are three elevators and it feels like I can count on one hand the number of days all three have actually been working at the same time, which is ridiculous for a building of this size. There is also a door on the third floor that leads to the garage that has been broken for years, it is extremely heavy, does not open properly, and is a real inconvenience when carrying things in and out. I reported it several times and was told it needed to be escalated but nothing ever changed, which feels like a pattern. At the end of the day it feels less like renting an apartment and more like a subscription service where the price quietly increases every month for reasons that are never really explained, and while it is not the worst place I have lived, it is definitely one of the more frustrating ones.
