During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

Every time we put in a service request, it is usually handled in an adequate amount of time. There was a time where our AC went out and I got extremely frustrated with them because I need the house cold at all times, but we were followed up with legitimate reasons as to why it was taking them a couple weeks to resolve the issue. Good thing we were out of the country at the time so I didn't have to deal with the heat for too long. This company has good communication and emails/calls us regularly to notify us of inspections, repairs, and other requests. We have another year on this lease and will probably renew if the customer service they've been providing us with is as accommodating as it is currently.

I turned my home over to…read morethem in January 2025, and after five months without securing a tenant, they stopped responding to my calls and emails for an additional month while still holding my keys and managing the vacant property. I was working in an active war zone overseas at the time and had to hire another company and change the locks just to regain control of the situation. I have since found damage that was not present before, as well as maintenance charges billed after I had already moved management elsewhere. The new company leased my home the very next month. I requested records to assess the full extent of damage and financial losses, but I still have not received a response. I hope the company will address these issues directly and work toward a fair resolution.

Should you decide to work with HHN, here are a few highlights to expect from your new home. 1) The construction and quality of our home is overall disappointing. This issues which arise from lazy construction take an act of congress and 4+ months to fix. You must contact the warranty department obsessively, otherwise nothing will happen. Be prepared to be patient when you call about the leaking window that is pouring disturbing amounts water into your home. It will be a couple weeks until they call/email/write you back. So just hang on and keep a bucket by the window. 2) Landscaping is important to HHN when trying to sell the homes. What they won't tell you is once you buy your home, the HOA is in their hands for the next few years. They also don't tell you that they'll take zero concern about the property after it is sold out, and will gladly allow your landscaping to be dead, empty, and disregarded when you're hosting parties for Thanksgiving and Christmas. This also prompt you to be prepared to be embarrassed when showing off your new home because HHN can't be bothered to take responsibility for the items they insist they be responsible for. It's pretty pathetic. 3) We were without hot water for a month. A MONTH! Not kidding, exaggerating, or bluffing. The coils in both the hot water heaters were broken (on anew home, no less). After four weeks of phone calls, emails, and literally BEGGING them to come look at it, they finally did, and fixed it in a couple hours. The emails I received from HHN about the issue are disturbing and infuriating; they portray the exact type of service you can expect from this builder. These are just three of the many many stressful, infuriating, and discouraging events that could have been avoided if we wouldn't have purchased a home by HHN. Save yourself the time, energy, and money, and buy a home from a respectable builder.
