They showed the house after removing one of the appliances without even cleaning? After several months and me incessantly complaining they sold the house for $85,000 less than appraised value and a $10,000 buyer concession??? Then tacked on over $50,000 in "expenses" plus paid buyers realtors commission!!! All effectively reducing my profit from the sale! Every time I see the commercial where they guarantee sale at full market value I want to PUKE! They are terrible at communicating and honestly do t know how they are still in business When I called the owners son he told me they really didn't make that much on the sale?? NO KIDDING YOU GAVE UP $112,000 in lowering the price concessions and buyers commissions??? read more

Signed with them to sell my house, before signing with them I checked to see what the value of my house was it was $350,000. The contract stated minimum price was to. Be $300,000. The agent supposedly representing me wrote everything up to the benefit of the buyer. She under cut my house by selling for over $17,000 under my minimum price. She allowed the buyer to dictate the move out day which was two days after the closing knowing that I had not even gone to the state I'm moving to, to look for a house. My attorney said the entire contract is skewed to the buyers benefit and that it was obvious my agent did nothing to help me. I would text at 6pm and wouldn't get a response till the next day. was very argumentative with me about how I wanted things put in my listing. He did what he felt like without asking me first. We had the displeasure of hiring David Rucker as our agent. He comes as a package deal with his son, Nolan. They work with 72 hours sold, which at this point seems like a gimmick. They came out and told my husband they would market an open house for 2 weeks straight, have a Sat/Sun open house rush, and on Monday we would be deciding among several offers. None of this was true. For starters, our house is 21 years old. It had a crack in the ceiling from a heavy light fixture. We asked them if it needed to be fixed. They repeatedly told us no. Then almost every single person who toured the house mentioned it. They still said no, until more people mentioned it, and then admitted we should get it fixed. David, the dad, who was our primary agent never spoke to us again after the initial meet. He sends his son Nolan, who is VERY inexperienced. Additionally, you hardly ever speak to him, just the assistant. They put our open house info on the MLS and Zillow less than 24 hours before the open house. They decided to do one open house for 2 hours. They told us to be gone. So we were up in Scottsdale at a hotel. My husband asked them the night before if they needed anything else, the assistant said no. The open house was Saturday at 10 am. We got a call from the assistant at 949 am saying Nolan didn't have keys to get in the house. We were 45+ minutes away. My father had to bring him our house keys, and the open house started 30 minutes late. Then Nolan asked to have a couple private showings. He would not notify us when he was finished so we could go home. We would have to contact him, and most of the time he wouldn't answer initially. Additionally, it was difficult to feedback on how it went. So, we fixed the ceiling and Nolan decided to have a second open house. Again, only Saturday and not Sunday. We got a call 45 minutes prior to the open house that the key lock boxes were not working, and just to leave the house unlocked. 2 open houses, 2 no key situations. And also asking us to leave our house and make sure it's unlocked is so unprofessional. My friend's mother is a real estate investor. She came to see the house. She asked him questions, to which Nolan didn't know the answers. Example question, year the house was built, he replied, "I think 1997." It as built in new 1999, and it was on the sheet he was handing out. They mentioned that one of the 2 ac units looked new, and asked him. He said he wasn't sure. They mentioned the 72 hour sold sign and said they thought there has been another open house a couple weeks before. He told them that there was a problem with it because the owners were having personal issues. The problem was that he didn't have a key, and botched our open house. He said he would find answers to their additional questions and email them the answers. He didn't have a sign in sheet and never asked for their email addresses to get back to them. Thankfully, a nice couple with a great agent bought the home. We believe without her, it wouldn't have sold. Didn't receive a thanks, bottle of wine, card, or anything from Nolan or our primary agent for the several thousand dollars in commission on a nearly half million dollar home. They are bait and switch. They'll come to your home and give you a good rehearsed sales pitch, and then you will literally never speak to David again, even if you try. You'll get Nolan who is a complete rookie. 2 open houses, and 2 times he couldn't get in. That alone says enough. Don't fall for it!!!! read more

We listed with 72sold after being promised professional photos, extensive marketing, etc. our agent fell short of all promises. House wasn't listed until 2 days before showing/open house. We did receive one offer at the end of our contract. It was given to us AFTER it expired. Based on the financial info in the offer, we are wondering if it was a fake offer. (Financials were from the previous year.) After our listing ended, we learned an agent tried to bring a client to see the house for two weeks and their request was declined. Agent was very unresponsive. To get a response, I generally had to contact his manager. Don't waste your time with this group. read more

We we told durning initial meeting the process would be quick and they would get the highest price. We were told we would have ONE (1) - 90 minute showing after a week of marketing and we would select the best offer the next day. We had a list of requirements, one of which was staying in our home until we moved into our new place 6 months later. MOST importantly we didn't want the traditional selling process. We wanted to sell as is. Immediately after signing the marketing agreement the process turned into a tradition sale. We were told we would most likely need to get a rental is the house sold. 8 days after the listing went active we were told we needed to reduce the price...from the listing price they selected. Now we don't want to sell and the listing broke won't terminate the agreement. PLEASE stay away from Hague/72 Sold. An absolute nightmare. read more

I would give a "0" if I could. The process does NOT happen in 72-hrs. You do not get $50-$100K for your house. You do not get to pick your closing date. From the get go, our agent Mizael Martinez was not responsive. We would call or text him and hopefully he would respond the next day. We had to hound him to keep updated on the status of the sale. We signed a contract ( not really a deal of 5.5% commission as that is the going rate) on Saturday, Oct 2nd. On Sunday, they immediately put our house on the MLS as a "coming soon" to entice the buyers of what is to come with only one skimpy picture of the backyard. The following Friday, they had a photographer take pictures. On Sunday, they finally posted them to the MLS site this made the house ready for viewing. He convinced us to put it at the lowest price that we thought we could get for it. He stated that it would create a bidding war so we would get a higher price. Two days later Mizael contacted us to let us know he had a buyer and we really should take it. Interesting the open house had not even happened. We said we wanted to wait for the open house. On Sayurday ( now 2 weeks after signing up), they held an open house from 2p-3:30p (no options of a private showing or other real estate agents to be able to show it). Mizael let us know when he arrived to start the open house that he would not be there for the whole showing because he had a prior commitment. About 45 mins into the open house, he had someone else come into host it. There were about 6 people that came through. On Monday night, he called us ONLY after we reached out to him to find out if there were any offers. Interestingly he only had two offers, which one was the offer he tried to get us to take earlier and the other one was at the low price listed. He never even showed us the offers so we do not know if there were others. Once we chose to accept the offer, the closing date was listed as 30-days from the day he tried to get us to take the offer. Not even a discussion if we needed to stay or wanted to stay longer. Within 20-mins of accepting the offer, he had the contract to us. Within an hour, the title company was reaching out to us. A feeling this was all planned/prearranged. The inspector was scheduled quickly. Now we were to close on Nov 12th, and as of Nov 8th I still did not have info about the appraiser. On the 11th, he contacted us and said there was an issue with the appraisal due to the lender being out ill. So we had to change the closing date to Nov 30th. On Nov 15th @ 10:38am, Mizael contacts me at work and tells me the appraiser will be there between 11a-1p. Unfortunately because I was working, I could not be there in 20-mins. I had to rearrange my schedule to be able to leave to go wait for the appraiser. Once the appraisal was completed, Mizael would only tell me the appraisal came in as we wanted. When I asked what the amount was, he said he would try to find out. He finally sent me the amount. So then as the 30th came closer and he knew we were going to be gone, the buyer scheduled a final walk through on the 21st. After reaching out to him multiple times to find out if there were any issues with the walk through, he finally let us know 2 days later that there were no issues. On the 29th, we asked if everything was good and after several hours he said it was good to go. On the 30th, I reached out to him to see when I would have to drop off the keys. He finally let me know at 930a that I needed to meet the other agent at the house at 4p. I asked for the other agent's info but never received it. I made my plans and arrived at 4p to meet the buyers and other agent, but I was NEVER contacted by Mizael. He called my husband knowing I was the one that was meeting the agent. The closing did happen BUT it was not in 72-hours as they advertise. We did not get to choose our closing date. We did not get $50-$100 thousands over our asking price. We were NOT given an option to stay even though we did not need to stay. So to say the least, if I had to do it all over again I would definitely NOT use 72-Hour Sold nor recommend them. read more

The market is competitive. We all know that, sellers and buyers. But, that doesn't mean that companies can lack certain standards and manners. My guess is that I'm not alone in my recent experience but many people probably don't take the time as a potential buyer to write their experience. Viewed a house listed by this company on Saturday. Our agent sent in our offer and was told Monday evening offers would be reviewed. He reached out Monday AM to find out at what time. No response. We heard nothing on Monday. Agent reached out numerous times to finally hear late at night we were in the top 3. We heard nothing on Tuesday. Agent reached out a few times - no response. We offered an addendum late Tuesday. No response. Wednesday morning I check the listing and it shows pending. For a company to not have the manners to respond to offers, I find absolutely crazy. As a seller, that would infuriate me. Funny enough they did respond to a new inquiry during this time (so you can respond to a potential new offer but can't to offers on the table?!) Safe to say that going forward if we're interested in a house but see it's listed by this company, we will not pursue. read more

My husband and I met with Arnold from Hague Partners. He advised us that the house would be advertised for 10 days prior to the showing and would be placed on the market at an appropriate price the day before the planned showing depending on several factors that would be tracked through the pre-sale algorithm. I asked Arnold several times how the house could be marketed if it were not listed for sale and he said he didn't know the underlying algorithms (which didn't really answer my question). He also said the open house would start a bidding war so we didn't have to ask the price we wanted to get - the bidding war would give us a higher price. We finally asked him if the house would be listed as 'coming soon' and he said yes. By listing the house as 'coming soon', the price could be changed without being documented in the MLS. Our open house was scheduled for September 15. On September 9, Arnold sent us the listing (it had never been advertised as coming soon). When I asked why, he said he had to list the house as 'for sale' or no one would show up for the open house. We wondered why he lied to us when we asked specifically about the house being listed 'for sale' vs. 'coming soon'. The open house happened on September 15th and there were a few people that showed up. We got a full price offer, although we had wanted a higher dollar amount. Arnold had told us that you start low and the bidding war will get you above where you want to be. I've never dealt with selling a home and starting out at a price lower than you hope to get, but he convinced us we could get approximately 8.4% more than the asking price. After receiving the full price offer (with no bidding war), Arnold advised the he thought our house was worth $10,000 more but that he couldn't ask the buyer to offer the higher amount. Everything that was promised didn't happen and to top it off, Arnold never followed up with us through the escrow process. He didn't stay in touch with us once we were under contract. He was not present for the home inspection. (We were out of town and the buyer's agent did not completely lock our house upon completion of the inspection. The garage man door was left unlocked for a full week.) If we hadn't been personally in touch with the title office, I'm not sure we would have been advised as to when the documents needed to be signed. We will never use 72Sold again or recommend them to any of our friends or acquaintances! read more

They do game playing trying to just have an open house for two hours and leave just a small window for buyers. We traveled 2 hours round trip to see one of their homes and there was a car accident on highway that backed traffic up for hours. I can unequivocally say I would not recommend 72 Sold to anyone. Most of the reviews here are from their realtors, not actual customers. Their "program" is just a bunch of empty promises. You are better off with a realtor in your area that does not make promises they cannot deliver on. Their commission was definitely not earned and their "program" is a joke. Our deal is done but I would never use them again and cannot recommend them. We signed up with 72 Sold based on a lot of promises that were never kept. Their pitch talks a lot about the marketing they do to drive competition and bidding war but that did not happen. They talk about one day of back to back showings so we didn't have people wanting to view the house on any given day which was a big reason we went with them. That never happened. It was basically the same as going with any other realtor. They took photos, put up the listing, and waited. We still had people asking to come by the house at various dates and times which was a major inconvenience and not what they promised. There was no bidding war. I understand the housing market fluctuates and that can control how the sale of a house goes but this whole process felt like we were sold on promises that they could not deliver. The agent they provided us with was difficult to get ahold of and often unhelpful. The agent also did not seem to have to have the best understanding of our area. We ended up providing the comps for them to use. All around we did not have a good experience and I would not recommend them. read more

His father David wasn't directly involved in the sale of our house but he was very helpful when I called him with a question / issue that came up in a separate real estate transaction. After we accepted an offer we dealt primarily with Katie Collins to complete the process. Katie and her team were outstanding! Katie is exceptionally personable, positive and a pleasure to work with. I hired these guys to sell a property for me that my uncle owned in Scottsdale. I was directly involved with hiring Hague partners and lived in the house during the sale. I was included in all the e-mails and I was consulted on all the details in the transaction. I was the one that chose this real estate company, it was my decision as I acted in good faith in hiring this company. They now want to say my review isn't valid because I Technically didn't own the property even though I hired them. They were not honest to my uncle that owned the property. Read the fine print before signing with these guys sell in 72 hours program. Market value is subjective. Hague the broker refused to return calls and address real issues or complaints. I Made the decision to hire them and my uncle went along with my decision, about a week later after information came to light I decided to terminate the relationship and the listing agent would not allow us to cancel. I believe there is unethical behavior and they employ gorilla marketing tactics. They like to approach for sale by owner homes and make appointments with fake buyers to try and get themselves in the door. Never allow them into your for sale by owner home. They bring their friends and family posing as buyers and lie constantly about having "cash buyers". Dave and Nolan know all about this. They are not loyal, by perception and experience there is a lot of elements of dishonesty. This is not conjecture an ex-employee of the broker that sold the property shared in great detail and in writing the fraud and deceptive trade practices like altering photos of the grass and interior elements as well. I have evidence of all these facts. I remodel the house to a very high level and it sold in one day because of the high end remodel, the realtor of course claims they were the reason. The realtor was the problem and completely fumbled the inspection issues and made statements about the cost of repairs that weren't true and completely misleading. Takes more than a commercial on TV to be successful. Honesty, transparency, and integrity should have been present and was not. read more

Worse untrustworthy realtor/owner/turned lawyer Greg Hague, his Broker Teresa Herriot one other partner that did not have a business card, that he had recently joined the partnership! This company has since then two or three different business name operations which was difficult for me to pin point for reviewing. Here is my personal experience and opinion with this terrible business partnership. In 2018 it was the worst mistake ever to let these 3 people into my home, as a senior all I got was heavy pressure and lots of BS to sign a listing for my house. I had just come home from the hospital, I wasn't feeling well and told them so at the door, however, they couldn't care less so after much pressure and BS I realized I should not have signed! In retrospect I could not leave my home of 14 years, my husband passed recently and my home was all I had of our great memories, I had not thought it thru at all, I had nowhere to go and it was priced way below market value, so right after they left I notified the Broker in writing, called her on the phone, she asked why and I told her. I also notified in the same time manner the no card business partner who coincidently was the salesman on the listing, and the same notifications with Greg Hague the realtor/lawyer as required to cancel listing contract in writing. Lawyer Greg Hague called me days later and the first words out of his mouth was "You Bitch!!!" I was shaken to the core! He continued with a barrage of foul language and insults and lies about my reputation he used defamation of character descriptions, that he said he had me investigated and got???? It was a fury of sick madness coming out his foul mouth, absolutely horrible a really bad case of elder abuse I never thought I would be a victim of! Beware seniors and widows! Within days my house was sold and I had to move out really fast which caused a multitude of problems till this day I've never recovered from. read more

They were absolutely worthless when it came to selling my house. There were some "professional" photos taken. We were told that the house would be marketed and that there would be a single day during which the house would be shown. The only thing that the agent did was to suggest repeatedly lowering the listed price by very small amounts. When that did not work she suggested holding multiple open houses. I received no offers. She did not seem to be interested in brokering a cash offer so I decided to let the listing agreement expire and go down a different path. I now have multiple cash offers to consider. In addition the agent ignored the fact that the house is not really in move in condition. But her listing implied that everything was just fine. read more
