Because of very unclear and not documented information of buying a new home from Pulte, it cost me about $13,000. I was told that if I use the Rider Elite team to sell my home and to be my realtor for the new purchase, I would not have to pay Rider Elite upon closing for my sold home, Pulte would pay the Rider Elite Team. Well, when asked to make a choice between purchasing the new home on a contingency basis and possibly losing my earnest deposit if I did not receive a contract within two months or non-contingency, so I selected non-contingency. When I received the closing estimate, the 2.5% realtor commission was on it so I asked why and then was told the non commission payment was only effective if I selected a contingent purchase. I spoke with Bill about this and he said he would make sure to have this information to be in writing going forward. Won't do me any good! I could have used the $13,000 on the new home. read more

Be prepared for an extremely low "recommended " listing price and to be fought tooth and nail if you want to increase it. Bill will use homes that are 500-1000 sq ft smaller with fewer upgrades than your home as his "comps". If you push back and insist on a comparable listing price based on square footage, be prepared to be required to give them "$1000 upfront to offset their time and costs " of marketing your home. Don't expect to get to have a real conversation with Bill, either, as he ALWAYS has "another appointment " after about 30 minutes of talking with you. I can't recommend this group.My beautiful little Tudor was underpriced. It sold the first morning on the mls for above asking. My realtor was only available during contract negotiations and then disappeared. I think we spoke by phone three times. Then I was passed from minion to minion as the transaction processed. I suspect those employees aren't licensed in anything.They all talked over me. I had to interrupt to say anything. The "help" I got amounted to nothing more then employees passing on the latest demands made by the buyers so I quit answering the phone. I am 70 yrs old, I already had enough pressure on me, without being made to feel like I needed to do more. I sent two emails saying it seemed my needs were subordinate to buyers needs. In my haste to vacate I injured my foot and ended up in urgent care. I wish you could get what you pay for. read more

I understand that some people might only like to deal with one person during their entire sale or purchase. I, however like the way they do it. We would never, ever refer anyone to Beth's team again. Worst expierence ever and speaking with many other realtors the trader program is in fact something you all say to get the business---silly us. Mitch only spoke with us one time, 2 months before we listed when we were ready to list we actually never spoke to him, or ever during our selling processes (even when our first contract fell through and the second buyers had issues too). Not one word when we moved into our new home either! Beth was nice, but clearly if you aren't selling or buying a million dollar plus home there is really no time that she has for you. Most of the time I was speaking with the buyers agent and the buyers loan officer trying to get updates for the Rider team and make sure our home closed. Only person worth anything or even helpful would be Ashley. She is a gem. So, outside of the first time we met with Mitch, we have NEVER, EVER HEARD DIRECTLY FROM HIM. Rider Elite Team is a joke and I will make sure Pulte is aware of how horrible you all are to work with-- my hope is Pulte realizes that buyers they refer over to you are given the short end of any service or care. After submitting a very aggressive offer she continued to contact us only to say she had received many other offers and would get back to us. My realtor called her several times and followed up with emails only to receive very lackadaisical responses and ZERO respect for our time or our offer. She was the listing agent for a house we purchased. There was serious concerns with the house that she did not disclose. The garage floods when it rains and there is mold where the water was leaking. Beth Rider was the listing agent on a 1.2m Rosewood resale home that we submitted an offer to purchase. We are well qualified and have been looking for some time to purchase in Scottsdale. Due to both of our residences closing escrow to new owners in less than 45 days we now are under a tremendous amount of pressure to find a new home. We made a special trip from California and ended up spending most of our limited time during this special trip pursuing her listing. The issues were that she ignored our timing expiration on the offer that we only put in to ensure we had time to go another route if we could not get this home under contract. Beth was so inconsiderate she could not take the time to call us before or close to our offer expiring. After multiple calls and prompts from our agent,she then said that the offer could not be reviewed or considered because there was some issue with paperwork for the last buyer that for some reason walked away from this amazing house the last day of escrow??? My issue is that 1- this home should not be listed on the MLS as "for sale" if what she said was true and 2 - she had to known about that issue when we submitted an offer. what is worse she then used us to place another higher bid most likely to influence the original buyer or a different buyer and then once again, had no regard for the time that she said she would get back to us so we had to chase her down and then she said it has sold thank you. A person with the smallest bit of compassion would inherently understand that nobody submits and offer on such a home that would not be emotionally invested. She seems to have long forgotten that these transactions can involve people in the highest stress level possible and should be handled by her or an assistant with some integrity. We will not have anything to do with ANY property that is represented by the "RIDER TEAM" no matter how great the property. I hope this can help someone else avoid the "turn and burn" real estate companies. read more

The worst experience selling a house and I have sold houses before. They want to sell at lower price by promising you more money and then asking you to reduce. They do not do any aggressive marketing you have be after them to see if they are any offers or showings. You are better off getting an agent who will work for you aggressively and give you best advise on a timely fashion. Our agent was Bill, could not sell our house after 5 months!!! read more

Beth Rider was the realtor on a house we purchased. We really had a poor experience with this team. Very bad communication and even worse coordination with the people we were buying the house from during escrow. We almost lost out on the house because of delays in communication until we went behind her back and contacted the sellers directly. Turns out everything we were being told was untrue, such as the sellers not wanting to give access to the house. We contacted the sellers directly during escrow for entry into the house. Once we made contact, they were excited to invite us in several times to measure and give them a gift we'd made. Thankfully, we ended up closing on the house but Beth was literally nowhere to be found. We continue to have dinner regularly with the sellers even over a year later and have discovered they were being fed a completely different story from Beth than she was telling us. Unfortunately, after our bad experience we had friends lose out on a purchase because of this team just a few months later. Apparently some people have a great experience judging by their Facebook reviews (some apparently posted by themselves as quotes from customers), but I continue to hear about bad experiences when I bring up this name out here in the East Valley.
