AVOID AT ALL COSTS IF POSSIBLE. Ended up being forced with this appraisal service during a refinance after doing over 130k of renovations to my home. The appraisal came back and didn't even cover 50% of the cost of renovations. All of which were huge substantial remodels of the highest quality, new hardwood flooring, carpeting, entire kitchen, 3 bathroom remodels, all new heating, plumbing, and electrical. I read previous reviews and was told by the loan officer that this company was actually fair. I agree with previous posters. This appraisal service is horrible. They appraised my garage and apartment at 50% of the price of the roof all by itself. The barn at $10000 when you couldn't pay for the shell of it for that. No value for other outbuildings...really???? He didn't include actual property acreage and then deducted value from the comparisons acreage, he didn't include. If there is anyway whatsoever you can get another appraisal service before he does the appraisal, do it. I had Ken Halverson previously and Tom this time and both did the same thing and were HORRIBLE. The comps were not comparable properties. I have had multiple previous appraisals and none were as bad as these two. Even sending them the Appraisal Foundation's recommendations had zero effect. These people should not be in business. I may have to go with their appraisal, because the rate lock will expire soon. read more

This is absolutely the worst appraisal service in Montana. I have had the unfortunate dilemma of having this incompetent company appraise my property not once but twice in last 6 years (once for primary financing and once for refinancing). The first time I fired them and was fortunate to find a very good company out of Frenchtown that was thorough and accurate and we closed the refi with no problems. The second time, as lending rules have changed and homeowners must deal with luck of the draw, I was stuck with these jerks AGAIN! In both cases, the appraisal for a 6 year-old home on acreage was $45-$55k below the ASSESSED value from the county. In both cases, I lost money out of pocket for the appraisal and then was unable to refi without having to pay PMI which is ludicrous. This is easily the worst, most incompetent company I have ever had the misfortune of being forced to do business with. This type of appraisal "service" is a scam as they have no oversight and the customer is powerless to challenge the appraisal "findings". Talk about a subjective bunch of BS. If I could give them a zero star rating, I certainly would. Absolutely the worst. Souls get sent to Hell for much less than this. read more

If there were a rating below 1 star, I would have chosen it. Ken Halverson came to appraise our house after a MAJOR remodel. He was very socially awkward. That's ok, I thought, he's here to do a job. Our lender told me that we could have the appraisal done before the remodel was 100% done, so when he came, we still had a few outlet covers off and other, cosmetic, things that were not complete. He was very distracted by this and said he would have to come back once all of that was done. He came back and checked these things; that toilets flushed and the stove worked. I think he confused his role as an appraiser with an inspector. Did not pay one bit of attention to the remodel or quality of materials. His appraisal came in $60,000 - yes, $60,000 - less than the construction loan appraisal. I think he just looked at comps on a nearby neighborhood where houses were built 30-40 years before ours. Absolutely worthless. We were able to contest the appraisal and got it to a level that worked for our lender, but a lot of stress because this incompetent man was in charge of our appraisal. read more

We had an appraisal done by "Halverson" appraisal. There are two Halversons in a google search for Missoula. "George" and "Kenneth." I do not know which one completed our appraisal as we are not allowed to see the report, nor did Mr. Halverson even introduce himself when he showed up with his 50-something creepy son in tow. My husband came across the duo in the back yard taking pictures. Not bothering to announce their presence and certainly not identifying themselves professionally, I shouldn't have been surprised when they just walked into our home while I was inside with our child. I had seen them surveying the property and waited for them to knock but they didn't. The creepy-thank god for nepotism so that I can appraise now son--walked around our home holding his cell phone up as if he was videotaping the interior. At one point, I thought he was videotaping myself and my daughter so I asked him if he was videotaping. He could barely utter a recognizable word and he seemed very odd. He walked ahead of his dad with his cell phone in his hand and big smile on his face as if he was happy to be seeing the inner sanctuary of our home without supervision. Neither of the two Halverson's asked if their shoes were to be taken off and they were utterly rude. The father didn't even know to ask about our heating system and it escaped him that we had radiant floor heat as well. Lastly, and to add insult to the injury of their unprofessiional presence in our home, the duo completed a report questioning a "code" as if they were building inspectors, not appraisors. As such, our paperwork has been held up indefinitely and these two want to come back out and inspect our home again (to the tune of a few hundred dollars again) when the discretionary "code" and non requirement they cited is added to our home. A code our County doesn't even require yet the appraisors are requiring it? It also took them about three weeks to get their report submitted. Frankly, I don't think these two should ever be setting foot in anyone's home until they learn some appropriate communication skills, work on their professionalism and understand the job of appraising a home rather than behaving as a building inspectors and requiring home owners to add decorative items not required by code. This experience was unbelievable and no one should be required to allow a creepy person into their home just to have it appraised. Update-George Halverson was the appraiser (I use that term loosely) who conducted our home appraisal. He indicated we needed a rail on our front porch during our appraisal and would not complete the appraisal until it was installed, hence, the bank was unable to provide the line of credit we wanted to complete some other beautification projects around our home. We have a beautiful view and never intend on obstructing it with a rail around our front porch. Halverson, is not a building inspector but thinks he is and his ridiculous review of our beautiful home is problematic to say the least. His statement about a porch railing that he believed we needed caused us to have hours of wasted time filling out bank documents as well as his fee which is collected before his so called appraisal. This guy is in the twilight of his appraising career as he is getting up there in age. Let's hope his creepy son doesn't take up his service. We never did end up with our line of credit and have thus, handled the improvements on our own. The appraisal business is such a joke. I give it ZERO credibility. read more

This guy appraised us $60,000 under our last 2 appraisals. Of course, our refi did not go thru. He did our comparisons on houses not even close to our(less bedrooms, bathrooms, garage, yard,etc). Screwed us good. read more
