The decision to go with Dave Ritchie of Touchstone Home Inspection was 100% the right choice. He did an excellent and thorough home inspection, stopping to take extra time throughout his inspection to describe in detail any concerns he came across and to answer any of our questions. Dave is extremely professional and timely, sending the home inspection report (with photos) in under 24 hours after inspection. After receiving the report, we had a few questions and he quickly responded to our inquiries. Not only does Dave provide comprehensive service, he also included additional services and warranties in his inspection bundle that other home inspectors do not; including a 90 day warranty, SewerGard Warranty, RecallChek, and more. He also had the extra thoughtful touch of providing considerate extras such as a retractable measuring tape, flashlight pen, etc. for our use during the home inspection. The seller even remarked that he wished he had used Dave for his new home's inspection that took place earlier in the week. Overall, if you are looking for a home inspection in the Bitterroot Valley, I would recommend Dave Richie without reservations.

    Walter -- I received a complaint from our client about your services. In particular, she was…read moretroubled by the amount of money she paid you (just under $2000). She sent me the invoice and I concur. In reviewing the reports and amount of information provided and work performed, my professional opinion is that you have overcharged her by at least $800. I'm particularly taken aback by the Enhanced Well Inspection. I told my clients to make sure they asked for a well inspection as part of the inspection. That is, make sure the casing and wiring were up to code. You charged them an additional $399.00 for what? Any reputable, professional inspector would ascertain immediately that the well did not need an "enhanced" inspection. However, you decided to charge your client the full amount anyway; filling 5 gallon buckets when the well log report already shows that it's a 20 gpm well. According to your report the casing and electrical look perfectly operational, that's all she was concerned about. The internal water pressure is perfectly acceptable. You took advantage of your clients inexperience concerning a well inspection by performing unnecessary and warranted tasks. The well water test cost $450. Seriously? RD Water Labs in Missoula charges $40 for a test. Where in the world did you send the samples to be tested? And you certainly didn't overnight them since it took 4 days to get the results. And why didn't you take the sample when you dropped off the radon kit on Weds knowing that it took 3 to 5 days for the results to come in? Instead you informed the buyer on Friday, after the inspection, that you couldn't send in the tests over the weekend and would instead need to come back on Monday and take samples. And that the results wouldn't be back until Friday. I believe you've been in the business long enough to know that inspections are time sensitive. When I said the deadline was Wednesday you suggested the Buyer just extend the deadline. Seriously? Is that the extent of your knowledge of the very industry your livelihood is dependent on? Extending deadlines are many times non-negotiable and in this case my clients lost considerable leverage in negotiations because they had to concede to extend the deadline. And as part of the Well / Water test you only took a sample from inside the house: the house is equiped with a sophisticated filtration system. Why didn't you take a water sample from the well? Could the coliform or E-coli levels be high from the well? My client will never know because you didn't take samples! (In response, you suggested my client / your client contact Crisp Water Technologies - indeed she should have done this from the begining. Thier well inspections with water samples cost around $250.) In Missoula, a radon test cost $100 to $125. You charged $215. And what is the Technology fee? Did your client receive something special that other clients don't get? Is this fee optional? Again, what is this fee for? (You did not respond to this inquiry). Why is this not part of your $800 inspection fee? Last but not least, you missed one of the most crucial flaws in the house; the vertical one inch crack in the foundation / retaining wall. They Buyer's son discovered it and Groundworks of MT bid for fixing it is for $2500. In addition, your report is 60% formatted and 40% relevant to the actual property. You note that the screws on the deck are not adequate and have one photo of the screws and nothing else of the deck. My client couldn't tell where these screws are located and how they affect the deck. You have 4 photos of the refrigerator temperature and two photos of the furnace. The Buyer expects you to have more experience with examining a furnace than a refrigerator. There is more formatting information on the septic system that you don't even inspect than on the exterior of the home. Also, most inspections in Missoula take 3 to 4 hours. You had completed this inspection in less than 2 hours. Of course, the lack of detail in the report shows the lack of time spent on inspecting the property. And when delivering the radon and water tests you did not explain what the tests mean - how to interpret them - to your client. She asked me if the radon levels were high or low? Is the water safe to drink or not? -- you just sent her the test to figure it out. Wholey unprofessional. It really feels like you "mailed this one in". In my professional opinion, you took advantage of your clients by performing an unnecessary inspection with the enhanced well test, overcharged and under delivered with the water test, added unwarranted or explained fees, produced a below average report, and missed a crucial flaw of the property.
