Here are some key concerns as a summary: Fees for Unrendered Services: I was charged for services (e.g., leak investigation, snow removal and space heater) that weren't performed/provided. Unclear Charges: The security deposit contained unexplained fees, and requests for clarification were met with dismissive responses. Transparency Issues: Proof of services rendered (showings) wasn't provided when requested, despite them reporting them. Communication Concerns: Request to visit the office address were unsuccessful, and the company suggested an off-site meeting at a coffee shop. We read the reviews, but wanted to give them a change after speaking and gave the benefit of the doubt and unfortunately fell into the same trap. The property management company creates charges for services not provided and continually adds fees. They insist on depositing money into an app called App Folio, from which we cannot retrieve our funds. For instance, they charged us for a leak investigation that was never requested or done on 3/15. The property has been vacant since 1/30 and was recently repaired with their knowledge. When we questioned the charges, Rebecca dismissed the tenant's concerns as 'delusional" and refused to clarify the charges listed in the security deposit letter. Additionally, their response to our request to visit their office in Albany was to meet at a coffee place. Thee was no one at their office address. It seems non existent. Despite Antonio's claim that charges are only for maintenance work, unexplained fees keep appearing. Andrew, the maintenance person, missed issues that I had to hire someone else to fix. The contract states a $25 monthly management fee while property is vacant yet they claim they're working for free. They have made no efforts to rent the property and in a weekly report stated "showing were happening" yet never provided proof of showing when asked. Rebecca's poor interpersonal skills are evident in every communication. This company lures consumers with low fees but then invents random charges without explanation. When you demand an explanation for the charges or proof of what they did, they use their 'right to terminate the contract" and keep your money. Do not trust or give these people the time of day. They should be reported to the NYS Division of Consumer Protection (DCP).

    Adding clarification to Meredith G., General Manager, of Paragon Residential Management, LLC,…read moreresponse, to my initial post regarding my assessment of their performance and professionalism, let me say this: She conveniently glossed over the Fact that it took Action by Albany Code Enforcement, to force Paragon Residential Management, to Finally hire a contractor/roofer to tear open the flat roof, and actually replace the defective roof drain and horizontal drain pipe, over the living room ceiling. Prior to Code Enforcement's intervention, there were Five, bubblegum repairs made to fix the issue (inexpensively, I assume), with success, until the next rain/snow event. And even After hiring a contractor/roofer, to tear open the roof, replace the roof drain and pipe, it continued to leak, requiring the company to reopen the living room ceiling, again! And Meredith, no one in your office responded to One email I sent, inquiring about the status of repairs. And how is it, you justify renting units in a building that has not had a legal Certificate Of Occupancy with the City of Albany, for three years? Don't try to project that your company is in Mother Theresa's, 23 & Me, DNA lineage.

First: I have asked MULTIPLE times that when requesting maintenance not let themselves in as I have previously had one of them leave my door wide open and let my cat out. They CONTINUE to do it. Second: I get eight minutes of hot water in my shower. I have timed it. I have already tried turning the temp up on my water heater. I messaged my apartments contact for this company and requested a new hot water heater. She said maintenance would turn up the temp. I told her I had already tried this and I didn't want that. Maintenance let himself in when I wasn't home and turned up the temp anyway to the MAX setting. I burned myself washing dishes. I have again reached out to her and they will not replace the water heater. Third: they started replacing the flooring in the halls almost three weeks ago and have left the carpet ripped up and have not been back.

The apartment is very very dark and the humidity was very high. They did provide a dehumidifier but expected us to run it and pay the electric. Our heating/energy bill was never as high as it was living here. The apartments must have built on swamp lands. The engineer/designer should issue a full refund for these poorly designed apartments. I would never rent from Rosetti again. We lived there for 1 year and they didn't tell us before we moved in that the property would not be finished for another year +. Then, when they issued our renewal, they wanted to increase the rent! LOL

    We moved in last year and we've been paying $2550 per month, and I'll tell you it is a disgusting…read moreplace and a terrible experience. They have 10 year old rugs which when you compare different areas/rooms the carpets are two different colors (from how long they've been left uncleaned) and are making us sick. The house and the rooms inside it including the kitchen and bathroom are 20 years old in itself and on the verge of falling apart. They told us there would not be pest issues especially in the basement but we have mice, bugs, and all sorts of pests especially in the basement. Yet, when you ask maintenance to fix anything including the pest issue they always go to charge you right of the bat. We stayed one year and paid $30,000 dollars total. Now they are asking for $2750 per month. I want to give them zero stars but this review site only allows me to only give one at the very least. It's the worst place to live and I'd only recommend it to anyone who wants to be miserable as long as they stay here.

The grounds are kept clean 2. Maintenance is super friendly and do the best they can within their means. 3. Plenty of parking The negatives: 1. Mouse issue: major concerns are ignored. I caught several and found piles of mouse droppings. I requested help for a year little to no response. My apartment is VERY clean, I had to leave my utensils in the dishwasher and all food basically out of reach. 2. They pick and choose who's worthy of all new appliances when moving in. I received a refrigerator loaded with mouse droppings. 3. My door number wasn't visible the door paint chipping and stripping broken. My packages delivered to the wrong address. When I asked I was told to put in a work order, I did and nothing, however they painted doors for tenants moving in after me and gave them new numbers. 4. During Covid I got a noise complaint one email and a few days later a letter with eviction terminology. I have two athletic kids and covid just started. The landlord sided with her long term tenants immediately even asked if she could speak to my children. I have to say that was a huge insult i found myself justifying my parenting by saying wait my oldest child is a doctor, behavior is so important to me. I almost lived at my moms house to avoid complaints as the kids adjusted to covid all while still paying my rent on time. 4. They force their way in your apartment if they want things done on their time frame even when it's non emergency. 5. Inside of the apartment isn't updated outdated everything. 6. Air conditioning outside was sparking with fire flames! Because of the way things are patched and half fixed this is SCARY! 7. Last I would not recommend to ANY African Americans, pre-judgements and differential treatment is obvious. Again I wanted to like this place and I think it certainly has potential with new non bias management. Don't expect luxury living. Their kindness diminishes after you move in, they seem bothered. The owner obviously has no concern for things being done fairly. I now understand the high turnover and get the two months free rent offer for longer leases. I truly do not recommend this complex. Especially to African Americans. Clearly an obvious bias by Christine who manages the property. I've been with them 3 years after I sold my home and it's been horrible! Again I was clean and paid on time! STAY AWAY!
