Not a single one has topped the level of detail Joe went to. My house that I recently purchased was fairly new, so it was obvious there were not many issues that would be uncovered. Joe still took the time to go over every detail (including finding mis-adjustment in the garage door spring hinge). The report provided was loaded with ways to point out if there were safety issues, things to look out for, and future maintainence indicators, all backed by pictures. Compared with the report I recieved from the buyer of my old home (which is of the quality I have seen 20+ times), this was a whole other level. He was on time, courteous, used shoe covers when in the house, and had the report to me by end of day. I highly recommend his services.

I was referred to First Preference Home Inspection by a respected real estate agent. I have a house…read morethat I need to sell but it has a ton of problems. I wanted to get a full, unbiased assessment of the condition of the house so I could move forward with repairs or modifications in a sensible and knowledgeable way. Mike was very thorough and checked every square inch of the house and explained each issue as he encountered it as well as record it for the report. He never seemed impatient with my questions and really took his time. There were a few areas that were difficult to access and instead of skipping over them, he helped took even more time to gain access. For example, there was a crawl space/attic only accessible by a small hatch that was completely stuck shut, even the inspector when I bought the house a decade ago didn't open it (and I am embarrassed to say I bought the house without it being opened), but Mike helped me gain access so he could check for water, mold, or structural issues. He also checked the roof, only accessible via a ladder. He was on time (actually sitting in his truck 10 minutes before the appointment time) and extremely respectful of covid-19 safety protocol. About four or five days later I got a lengthy report covering every issue, the severity, etc. Getting the inspection will save me thousands on getting wonky quotes or unnecessary work done. It also gave me an idea of what will come up in the buyer's inspection down the road. It was definitely a wise move as a seller and I absolutely would recommend him for buyers. He will leave no stone un turned. AND he's a contractor so he's not just checking boxes -- he has the expertise I needed. Well worth the expense.

You see, my mom, hate to say it, can be quite snappy and aggressive and has tested other's patience in plenty a business transaction. Tim, however, never raised his voice, never got annoyed, and throughout the conversation calmly and thoroughly explained each item in the report and addressed each and every concern that she had, which unfortunately as I've seen is not a trait everyone has. Will note of course that Tim did an excellent job at the home inspection being very detail oriented throughout. He also took the time to explain everything to me during the inspection. It made me feel better to have someone as knowledgeable and pleasant as Tim to do my inspection and to help put me at ease. Not to beat a dead horse, but want to say again that Tim's patience, calm demeanor, and willingness to accommodate the concerns of others is an invaluable trait and one that every home inspector should have.

They all had their strengths and all had glowing reviews. We went with Rick mainly because of his extensive experience as a contractor, but also because of the breadth of his experience. Rick was very thorough in looking in every corner and under the house, porch and in the garage. He did not cut corners. He was not afraid to get his clothes dirty. Best of all, he did his best to carefully explain things in clear and common-sensical language. Going into the inspection we had several concerns and questions that we needed answers to. In the past, we have had other inspectors who responded to our concerns with comments like, "You don't need to worry about that. That's normal." Rick did not do that. He listened to our concerns and investigated carefully. He then explained in detail why we did not need to be concerned about the issue. His answers made sense and he helped us feel good about the home. We deeply appreciated that. But real issues he addressed very directly. His comments helped us resolve some issues with the sellers that would have been very costly to fix. After the inspection, Rick encouraged us to call if we had follow-up questions. He got the written report back to us quickly. It was thorough and clear, complete with pictures. We did have a follow-up question which we sent to him and he went above and beyond to research it and make sure we had the answer. He is clearly a man of integrity, experienced, knowledgeable and with an uncommon gift of just plain "common sense." He communicates clearly and willingly. I was able to schedule the inspection for a week after I called and after the inspection was completed I got a 41-page report on things that needed to be addressed. Thankfully there were no major things that needed to be fixed, but definitely enough that made the inspection worth doing. The business owner lied to us and said that he had flown a drone on top of the roof to take…read morepictures/video as he felt the pitch of the roof was too steep for a physical inspection. We requested the photos/video on numerous occasions so we could make an informed decision on purchasing the home. The emails were first ignored, then we were told that he was out of town and would send us the files the following Monday. The business owner sent his son out the following Monday to take drone footage and tried to pass it off as having been taken the week before which was clearly not the case based on date/time stamps and content of footage. To make it worse, our home inspection report was incomplete and riddled with numerous glaring errors related to insulation, electric and roofing. We were forced to call out both a roofing consultant and an independent electrician to evaluate the systems before moving forward with our purchase. They are not to be trusted.

On the day we moved in, I found there was a loud noticeable squeak in the kitchen floor (entire kitchen). Also the front entrance hand rail was loose. These were very obvious issues not identified on the report. This along with a few other items has made me question the quality of the inspection and report that Ted performed and I would recommend these guys to others. Edit: Responding to Ted: No Ted, you did both a predrywall AND a final inspection, both of which I paid for separately. The issues I noted above were on the FINAL inspection, which you did a day before closing and there were 0 issues identified in the report.

The worst handyman I've ever encountered is Mike McKamey of Iron Hill Home Repair!!! From the…read moremoment he entered my home he was intent on stealing from me. Mike gave me an estimate of $815.00 to replace my bathroom ceiling. When finished I was informed that it took him longer than he thought so the final price was $1245.00!!! There was no warning he was going to exceed the estimate , no reason given why it was so much, not even an apology for exceeding the estimate by 34.6%. He robbed me of $430.00!!! I asked Mike to seal a crack in my bathtub drain. He sent me a text saying it would take an hour or so to do a 2-3 minute job. He came the next day and spent 35 minutes in my bathroom. When finished he said it would be $100 for the fix. This is his second attempt to steal from me. Mike sent me an estimate to do my bathroom floor. He proved how unprofessional he is by sending me an estimate for $800 in a text with crossed fingers. That's how unprofessional he is! Couldn't give me a firm estimate after stealing from me. It was his way of saying he's going to steal from me, again. Mike was recommended to me but I no idea why. I hired him to do repairs inside and outside of my home but all he wanted to do was steal. STAY AWAY!!! DO NOT HIRE IRON HILL HOME REPAIR!!!
