Stay away from this place, I refuse to call them a business. I called today to complain about the decline of this property over the past 5 years and one of the tenants visitors that likes to do 40 mph through our parking lot while kids are playing outside. Apparently their office manager or whoever the unprofessional twit was that I spoke to, lacked the mental capacity to handle the simplest of issues and hung up on me. If they don't start doing the very basic tasks of the company that they claim to be, after the holidays, I'm going to make a push to have them removed and find a new management company. Prior to this management company we had Pancione who was absolutely worthless., And merged with this company that is just as bad if not worse. This is a condo community. We don't rent WE ALL OWN HERE! YOU, DON'T. Which means the likelihood of me taking your shit is zero seeing as though we pay you to do a service. I've already spoke to most of residents here and they agree. just for context. Last time there was a Condo meeting they wanted Pancione out of here, but do most of the board being elderly there was never a push, though everybody agreed. most of us grew up in an era where if you don't do your job, you lose it. I've been here for 15 years and from what I've seen most Management companies do the bare minimum and look for reasons to raise our fees. Who are you to raise our fees when you don't own the property? This is a small property, easily manageable with my construction/maintenance background. Between me and one of the other owners with a similar background, along with the dozens of landscapers and contractors I know, we'll have no problem handling this property. It's real simple start doing your job or I'll make it my mission to have you removed from here and do it myself if need be. Seeing as though most of the management companies around here just wanna collect a check it would probably be worth our effort to crack them books open and see exactly what we're paying for, because I know plenty of people that wouldn't mind making some extra money and will do it at a fair cost. there's 20 minutes of my life I'll never get back because you people can't just do the right thing. My mother's condo association, Alvord Place in South Hadley, was managed by Hampshire Property Management. They always did the least and cheapest they could do with "landscaping" (which in this case meant lawn mowing), and would rarely clean up after themselves. Even after several phone calls to Russ Jopson, who was incredibly condescending and unreponsive to my mother's calls on top of unreponsive. She moved to an all-included community so she didn't have to shovel and such. Apparently Hampshire didn't want to do this either. Over the years they kept getting cheaper and cheaper "landscapers" and the snow removal got worse and worse. There was one big storm when Russ left a robo-message about how they were going to wait for the ice and snow storm to be over until they started, instead of making several passes like anyone who has ever shoveled knows you have to do. Needless to say it was a mess the next day, and our neighbor had to call the fire department to clear the driveway as Hampshire did a bad job on. It was covered with ice after they had tried their newfangled one-pass method. Left to Hampshire she would have been snow/ice bound. Luckily my bother and I were there to dig my mom out so she could go to her medical appointments. There was a problem last year with an ice heave in the back yard that ended up routing water into our basement. It was a confluence of things under Russ's guard that were ignored, even after I called 2 or 3 times. Everytime I explained to him what was going on and what needed to be done, he spent a half an hour mansplaining to me that what I saw wasn't right. Even after two of his workers and contractors came out to tell me I was right. Even after it was finally fixed and the excavators said I was right, and yes, the flooded basement could have been prevented. Long story short his ineptitude and refusal to take proactive measures cost me close to $2000. My lawyers said he legally owed me for damages (he said he didn't, they laughed at that), but I just decided to sell the place after my mother's passing and ditch Hampshire's embarrassing small town ineptness. Later on I told my mom's insurance company about it, and they were shocked by Russ Jopson's inaction. They were going to avoid insuring the Alvord Place units since they considered it neglect. I did too. Shame when a company taking care of the elderly and their homes would rather save a buck than give them safe passage on an icy driveway. Shame on Russ Jopson, glad to be out of Alvord Place. Avoid them if you can. read more

The condo was managed by Hampshire Property Management Group (HMPG) for an owner. I was "approved" within a few days of applying by both HMPG and RentNoho because of my excellent rental record, both on payments, and not annoying the neightbors, etc. My understanding of my RentNoho.com contract is that, at the moment RNH declares "approved", I have a binding option to rent that apartment, which is in exchange for the $555. RentNoho got from me. There was some very poor treatment of me by RentNoho, including a scolding for basically not having ESP. (See my facebook review pointed to above for all the precise details.) There was some friction from my abuse, and also the not ESP thing is I had tried to call the owner of the condo to feel out rent trajectory via getting a sense what kind of guy he is. I needed to do this, or something like this, since I am leaving my current apartment because the owner is jacking up rent like 30%, and I don't want to move now and how to move again in another 10 months. (I had also requested owner contact or substitute methods of determining rent trajectory from RNH the first day of my application, and this request was ignored. So I used a public database to find the owner. Gave him a short, friendly call. The owner is an insurance agent. If he really dislikes talking to people he doensn't know on the phone for a few minutes, he really took the wrong job.) Anyway, HMPG threw a fit, and, a few days after I had bought my option to rent from RNH, HPMG said "we won't rent to you", but we will give you back your $555 that you paid for the option. That's not how options work. You can't just offer a refund. You have to carry out the option, or give damages. Damages could be say a 20 year rent differential, which might be $70,000 in an example with an actual similar apartment with a $305. a month higher rent. I explained that I had bought a legally binding option to rent, from RentNoho, and petty reasons were no excuse to force RentNoho into a breach. As I see it, and in about 8 days neither RNH nor HPMG has offered alternative explanation of what my RNH contract was, HPMG has forced RNH to breach fulfillment of my legitimate, irrevocable option. Further, HPMG tried to rush me to decline the option with no final lease in a 5 hour period, giving a phony excuse for not having the lease. (RNH keeps $555.) Then, half an hour after I didn't take the bait, "we won't rent to you". (It was thus a phony option they were trying to get me to decline, so they could keep the fee. Revocable options are nothing at all, nothing of value.) No response from RentNoho now (10/3/18) after 12 days. That day, they first said: "wait, lease is coming". Then they scolded me for not having ESP about the owner contact thing. Then silence from RNH. Not a person at RNH or HPMG admitted to any errror or possibility of error, when I told them I didn't have ESP--their error. Then, so far, 12 days of silence, with communications from HPMG only for a few days, including the phony bait to decline, then "we won't rent to you [you never had a real option], then a few days of silence from both parties after a "go away" by the 2nd HPMG co-president. Anyway, I have a new apartment now, with a signed lease. Don't worry about me. But I am worried about systematic abuse and maybe even fraud by RNH and/or HPMG, possibly working together as though they were one firm. If it happened to me, an unusually articulate person with an unusually strong will, and a reasonable knowledge of the legal meaning of a contract, and "consideration", and what an option is, I suspect there could have been widespread abuse of the less savvy and the less resolved, especially young adults around here in the past, and there could be in the future, as well. read more

Their care of Fairway Village grounds in warmer months isn't bad. However, come winter they do not remove snow in a timely fashion. Our ceilings have been the victim of snow dams due to neglect of the roofs. I was told to "get a larger car", by the property manager, a few years ago when my Mini Cooper had trouble driving through the snow left on the driveway. Presently, I sit here with 6 inches of snow on the driveway with it having stopped snowing SEVEN HOURS AGO. While they've dropped the ball, in the past, with snow removal this is by far the longest span of time between the ending of active snowing and its removal. Tomorrow's forecast is for rain and a temperature of 50 degrees. Perhaps they are waiting for the snow to melt? Our condo fees continue to rise while the quality of services provided continue to decline. If anyone can recommend a property management group who does a better job, I would love to recommend it to the condominium association at the next meeting. read more

Before renting through the services of this group, read about your rights as a tenant. There's a good overview of Massachusetts landlord/tenant law to be found w/google search for A. Pay particular attention to the section on security deposits: For a security deposit, the landlord must: * place it in an escrow account in a Massachusetts bank free from the reach of the landlord's creditors; * transfer the deposit to the new owner when s/he transfers the premises; * give you a receipt showing the amount of the deposit, the landlord's name, the address of the premises, and the name of the bank and the account number in which the security deposit is being held; Know your rights as a tenant before you sign a lease. read more

I've been in an apartment maintained by these folks for two years now. Overall I am satisfied. The property has performed as expected, and service requests have been answered in a vaguely reasonable time frame. My only complaint is that when we first looked at the place the rental agent didn't disclose the company's fee until *after* we had looked at the property. I thought it was a bit slick, but we worked something out with the property owner and have been happy ever since then. read more

I lived at an apartment managed by Hampshire for two years. They were excellent: maintenance requests handled very promptly, no unreasonable fees, good communication about anything that came up, and the one time I had a major issue, they really went above and beyond in getting it dealt with. I can only hope that I have as good luck in renting in the future, and if I ever move back to Northampton, they will be the group I contact about finding a place to rent. read more
