I was renting through Kendrick back in 2007. They were not a very good company to work with and ended up taking us to court after we left MA to go active duty Army in NY. Zero stars or worse. I have pictures and videos of the shoddy work ethics that the management allows to permeate their company. From horrible customer service to horrendous property maintenance practices. Their lawn workers blow grass and leaves all over our steps and sides of the house, as well as cut divots and ruts into the lawn because they insist on running riding mowers over soggy earth directly after and sometimes even during the rain. They once broke a drain pipe with a mower once (I watched it happen and called it in right away) then allowed water to accumulate and destroy our backyard for two weeks because they didn't believe me and refused to send someone out to look. Two weeks. Water right up to our house. Run away, don't walk from this company. I've kept every single email I've sent to them as well as their responses or more times than not, their lack of response, including the one where their employee informed me that my emails go in the trash and don't warrant a reply. That's a legal document he assured me he deletes and ignores. Years of shoddy work and bad business. Unfortunately, they have or had some tie in to our condo board of trustees because the management we had before was a thousand times better. Kendrick came in: prices went up, service went down. I have had nothing but great experiences with Kendrick. Always responsive, they have been right there whenever I've had an issue and it gets resolved. They make continuous improvements with their accounting systems and email communications. I am very happy to review them very positively. read more

For being one of Amherst's "top property managements", it's pretty embarrassing. Minimal responses to issues like plumbing and electricity. Literally takes forever to get anything accomplished with them. Don't take on this many properties if you're going to lose quality service. Not worth wasting your time with them. read more

Besides Donna, the employees are rude and will send condescending emails. Would not rent with them if you are a college student because of this. They think college aged = stupid. It makes communicating 800x more difficult than it needs to be to the point we had to get parents involved. They also do not connect with one another and will have three different people sending you the same email as if they do not know the other workers are sending it. read more

My husband and I moved into a condo that KPM manages early in the COVID situation (April 2020). There were several little things not routinely happening during the pandemic, but as soon as I made a request ( ok, complained) they very kindly addressed each situation. I have lived in a few condo arrangements and Kendrick is, by far, the best property management company that I have encountered. They have responded quickly to emails, and Bob who is in charge of the site, is very knowledgeable, professional and responsive. Trustee meetings are open and most of the documents that outline our rights and responsibilities are accessible and fairly easy to understand. It has been well over a year and I could not ask for better people, especially considering the difficulties and limitations that the pandemic presented. I appreciate KPM. read more

i own and live in a property managed by kendrick. dealing with them is frustrating, if you voice a concern you are retaliated against, they hire friends to do a lot of work on the properties even after being asked to get bids etc.. they start out doing a good job and then heavily fade away to the point of not caring.. head maintanance guy is just the owners lackey or cabin boy..... run away from these people.... read more

Kendrick is awesome! Office staff is really friendly and easy to get in touch with, and are really flexible and understanding of my roommates and my needs as college students. Maintenance was done quickly upon request and the house was touched up (floors done, painting retouched, etc.) before move in. read more

Stay AWAY! If I could give the management zero stars, I would. They took advantage of my college-aged daughter. They rented a house that had horrible mold (We did an air test and a swab test). They painted OVER the mold and claimed it was fixed. Then they refused to refund the rent she was owed for the months she couldn't live there while they were fixing the problem because, "You told us you weren't planning on moving in there until August anyway." We moved her to a much nicer and SAFER apartment in Amherst. This company is shady and should not be in business. read more

I selected Kendrick Properties to manage my condo for about one year, and it was absolutely the correct choice. After eight years in Amherst, I'd heard many tales of local "slumlords" who would take advantage of both tenants and owners, and seen first-hand many properties that has physically suffered under the poor management of others. Kendrick Properties is not that type of company. I think it may have been in the past, but since Donna purchased the company in 2014, everything has changed. From our initial meetings, Donna and her team communicated effectively their duties, expectations, and management style. I understood quickly that in my absence, Kendrick would keep the property in the excellent shape I left it and honor my requests. When the first tenant needed to vacate unexpectedly and break the lease, Donna managed to make it work so that all parties were happy. The property was rented again quickly, without a hiccup. When the new tenants expressed interest in buying the property, Donna went against her own interests and advised us to reach out. She could have said nothing. She could have tried to convince us to continue renting. She could have taken another route and, as a licensed Real Estate Broker herself, insisted on brokering the deal and receiving commission. Instead, she provided free advice and gave her blessing. This was a sacrifice she did not need to make, and it speaks to her character. Beware other companies that charge less, spend less effort on selecting proper tenants, treat them without compassion, and allow a property to fall into disrepair. With Kendrick Properties, you get a management company that cares about more than just the bottom line and will go above and beyond. Truly confused about all these negative reviews. I rented a one-bedroom from Kendrick from 2012-2013 and not only were they generous and responsive, but the apartment was by far one of the most beautiful apartments I've lived in, and was WAY cheaper than anything else being offered by any other companies in the area (I mean - a HUGE one-bedroom, big enough for two people, with a giant living room, bay windows, giant balcony, on a quiet street 2 blocks from Amherst Center for $725/month...). They were always reasonable, caring, and responsive - dealt with maintenance issues whenever I emailed or called, and I got my security deposit back promptly after vacating the rental. Could not have had a better renting experience. read more

Hi, now I already moved out from their property and got my deposit back for a while, I can tell you what happened. When we went to see the house, Lynn showed us that place and we saw there's a railway which was just besides the lot, so we asked about the schedule of the train. I don't think a lot of people love a train passes by your house during the night! Lynn told us so confidently that there's Only One train per day and it would pass there at 4:30pm. She appeared so nice and sure, so we believed her. Then the first day we moved in, we were been woken up by the First train which was passing by there at 12:40am! Then we didn't sleep at all because the Second train passed at 1: 50am!!! Then the next day we asked the neighbor about the train, he said there're usually 2 trains passed by there Everyday during the night! He's living there more than 20 years so he's already so used to it. We wrote to Kendrick and complained about it, they told us they Didn't know it! Unbelievable! I bet all their tenants lived there were deaf! I'm Sure about it! And not only being dishonest and also their reparing quality is So bad! One time our shower was not working, we called them, yes, there's a guy came the next day, but when we arrived home at evening, we saw it's still not working...he had to come back the next day and the next next day also... And when they repaired the floor, they used a cheap cheap paint, if you walk on it, you get the color on your feet. It's really gross! We lived there for a year, and I'm so glad we moved out and got the deposit back safely! Thank you, Kendrick property management company! DO NOT RENT FROM KENDRICK PROPERTY MANAGEMENT! Kendrick Property Management takes advantage of college students who are generally first time renters. Not only do they charge half of the rent for a renters fee, plus a deposit and first months rent all at once, but in the end they lie to not give any of the deposit back. Throughout the year, every request to have something fixed was not only not completed but completly ignored. Then at the end of the year everything we complained about being broken prior to moving in they charged us for. DO NOT RENT FROM KENDRICK PROPERTY MANAGEMENT! I'm rather shocked that this company doesn't have hundreds of negative reviews. I don't think I've met anyone who is pleased with this business. George of Kendrick Property Management was our property manager for two years. At first glance, he seems like a nice fellow - but be forewarned, he's an absolute snake. The majority of landlords in the Amherst area tend to take advantage of students, and George is no exception. The first house that we rented was not cleaned prior to moving in - there were beer bottles and spiderwebs everywhere. There was also rotting food in the fridge, and the place was inhabitable. I can't tell you how many spiders we sucked into the vacuum cleaner. What made matters worse, was we sublet the house for the summer, and were not able to fully tidy it for the tenants. Kendrick claimed it was cleaned - but if that was the case, beer bottles wouldn't have been spewn everywhere, and spiders surely would not been able to create a fortress stemming from wall to wall. The webs we witnessed took years of work. Upon moving in the fall, we did a great degree of painting as the place was trashed. We chose soft shades of green and gold, and had written permission from ever-charming George stating that we would not have to repaint when our lease ended. Butt... It was revealed that the owner of the house planned to sell - and we were forced to move. She said she liked the colors, but was opting to get everything professionally painted before putting the house on the market therefore it was pointless for us to paint. Of course, George claimed that we violated our lease, even though we obtained written permission. There is nothing we loved doing more than painting an entire four bedroom house shades of sterile, hospital ward, industrial white the weekend before finals. ------ In addressing our concerns to George, he has made us feel completely patronized and completely uncomfortable. We're professional, well-spoken (soft spoken!) young adults with legitimate concerns. We were paying him money to ensure that our apartments are well maintained, to belittle us and negate our concerns. The house was also full of junk left from the previous owner, and he charged us for its disposal. We did not realize this at the time, but a Landlord must report damages to former tennants within 30 days of moving out - or their security deposits are to be returned in FULL. (Guess who neglected to do that?) We also mopped and vacuumed the place, and washed all the windows as we were so disgusted by the way it was left for us -- and he still took away a hefty chunk of our security deposit. Oh, man. I have so many stories. I could go on for days. The only POSITIVE thing about Kendrick Property Management is the awesome repair man known as Bob. We ADORED him. So please, rent from Kendrick if you like being treated like scum, waiting weeks on end to get stuff repaired, watching your bank account needlessly dwindle, or hearing "uh - sorry. I guess your bedroom just don't have heat" in mid-January. Because they're good at that sort of thing. read more

Kendrick Property Management wasn't good to us. The owner took over the weekend to let us know, on Monday I finally called them, and the owner said that our credit rating wasn't what it was suppose to be. It was never mentioned that we needed a certain credit score. We were up front about our situation, and wanted to work out the security deposits, etc. We were told it could be worked out, and we believe that the owner wasn't being truthful, and that is not good. Not to even give someone a chance...we are good tenants. Unfair. read more

BEWARE! The old Kendrick property mgmt. was wonderful....they have sold to new people & in 2 months they have spent 75% of the rent collected on so-called "repairs" at hugely inflated prices! They charged $529 to replace a faucet that was 3 years old & cost $99 new, $275 to replace 2 door locks......& on & on till they spent almost all of the rental income. All I can say is Beware!! This is a terrible company. They neglected our investment property, charged us top dollar, and did nothing preventive to the houses. Working with George was a difficult experience, as he always implied that he was working really hard and it was the previous property management company that was at fault. Never, ever rent a house from Kendrick Property Management, they are some of the most dishonest people I've ever met. Many of the groups that rent to college students aren't the best, and this is no exception. It could have been much worse, but also could have been much better. From my experience as a renter: Pros: They took care of the all the yard work and snow removal in a timely manner. Repairs to the house were done quickly enough. The people in the office were very friendly. Cons: The repairs/"upgrades" were pretty terrible. For example, putting in a recessed bathroom fan isn't easy, but it's not hard. However, when they're done and that recessed fan is basically glued on to the ceiling, not recessed at all, it leaves some questions. Also, their bookkeeping is horrific. Be sure to keep accurate accounts of everything. We had our rent change from one year to the next. Although it went up overall, we added one person, so the per-person rent went down. Two of our roommates didn't realize this, and kept paying the higher amount from the previous year, rather than the new reduced amount. Well, rather than check it with the lease, the people in the office just assumed that this was correct amount. 8 months later, when one of my roommates realized he'd been overpaying, he began underpaying to make up the difference. So, in the end, he had paid the correct amount overall, while the other one had overpaid for the entire year. When we got the final security deposit notice, they said that we owed THEM money that hadn't been paid. They just went off the rent from the first month of that year, and assumed that when one roommate started paying less to compensate for overpaying, that he was now underpaying. And they wanted to charge us for that. When, in reality, they still owed the other roommate money for overpaying the entire year. After arguing for almost 2 months, it finally got straightened out. But it was a hassle. And for the security deposit? They tried to take it all. The house wasn't in great condition to start with, and we didn't leave it any worse. We actually even bought an adjustable floor jack to support since the floor joists were noticeably failing. Overall, though there were some less-than-stellar aspects (described above), renting from them wasn't the worst. Just make sure to keep photos and records. read more
