    I moved into the property in October, by the 24th the floor was completely separating from the…read moreslab, and they reinstalled flooring.YAY!!! Few weeks after that dishwasher leaking, not horrible, took care of it fairly swiftly. The most troubling of all is by November plumbing. Ugh, plumbing is a nightmare, Noone wants to deal with sewage. The​ toilet was clogging, and burping in the sink and tub. This situation has gone on for about 11 months. Plumbers back and forth, about 7 to be exact. Multiple work orders, maintenance visits. We started purchasing plungers, snake, draino etc. All to continually have the same problems. Waiting for approval for crappy work, only for the situation to persist and grow worse. Smelled something moldy, and found water in the closet adjacent to the bathroom from the kids room. Adviced to leave the home by the pediatrician, I spend 700.00 that I didnt really have to spend. Did they surprise us with completed repairs when returned home? Well of course not, or I wouldn't be here. They are still attempting to do a patch job. So, after much back and forth, leaving my home for a week to accommodate with repairs. I return to a new toilet not installed, a paint job over mold and a plumber throwing a fit because my husband asked him, not to run a hose from my girls bedroom window to the bathroom. The most frustrating part is, a plumber came out in January, canceled because he wasn't properly equipped to do the job required. He did however explain the problem: there's no vent, on this side of the house for the bathroom. Something to that affect, he wrote it out in the notes, and it was ignored. I'm done, I think I have been more than patient. I want out of my lease, and compensation for moving. ​​No more plumbers in and out, no more burping in the tub and sink from the toilet. I am a homebody, and I love to create a warm cozy space, I can't do that with sewage smell coming from the bathroom every few weeks, kids sleeping in the living area because of mold in the closet. I cant take a relaxing bath, fearing the possibility of sewage making its debut. Its just a lot, and I value my peace. This has been very stressful, as you know it never clogs completely during the week, always on the weekend, and drag through Sunday.If you place value on your peace, and like me; enjoy creating a cozy retreat from the outside world.     ABSOLUTE worst rental company I've ever dealt with. How does it take 10+ days and 4 visits to fix a…read moreclogged dryer vent? 1. I had an issue with my dryer. Turns out, a bird flew in through the vent and then got stuck and destroyed my dryer. That was $250. It got stuck because the exhaust vent is over 30 foot long. That is something that Tricon should've fixed long ago. We have had to have this dryer vent sucked out at least once every nine months since we have lived here. We have lived here for six years. 2. Tricon scheduled to come fix it and then rescheduled. That's one day off work. So the equivalent of $400 or 1 day of PTO burned on my part. 3. Tricon tech comes out and stayed 4 minutes before telling me they can't work over 6 feet above the ground. What do you mean?... it's your house. How do you not know that the dryer vent is over 6 feet in the air? That's another $400 and another day of PTO burned, for me. 4. Outside vendor gets assigned and comes out 3 days later. Outside vendor takes pictures, stays for 10 minutes and says that they have to get the work approved or they don't get paid. That's another $400 and yet another day of PTO burned, for me. Did I mention I only get 10 days of PTO a year?... that's almost half wasted on Tricon's nonsense SOP's!! 5. I have to go to the laundromat to do my laundry because even though my dryer is fixed, I can't run it for fear of setting the house on fire! You would think that would be an emergency when it is a fire hazard. That's $25 a visit, with all of my laundry. 6. Now they are saying that the quote from the outside vendor is under review for approval and I probably won't hear back until Monday afternoon. So I am looking at another $400 and another day of PTO that I have to burn for ridiculous, outdated, arbitrary, just plain stupidity SOP's and lack of customer service. I've spent over 3 hours on hold with Tricon with this issue. It's cost me over $2,000 with either PTO days that should have been mine, maintenance repairs of my own appliances, and laundromat fees. And NOW I have to wait for the outside vendor to come and finally fix the issue.

Kept daily watch and suddenly the price starts creeping up. The home rent has increased by $95 per month in under a week, and there is still more than a month until the house is available. I think this is called "Bait and Switch".

    We have been renting through Progress for over 3 years. The matience is Crap. We have a dish washer…read morethat does not work... they have been out a handful or more times. The last matience guy that came told us it is not to wash dishes and is just a dish sanitizer... at that point we just stopped using it... it has sat for about a year now untouched... now we are having issues with our AC unit... it went out 2 weeks ago... come to find out it has 2 spots to put a filter... so the 2nd one was full they replaced that... but it took 6 days just for that to be figured out and my asthmatic kid and kid with seizures had to suffer while we wait... we spent over 500 in portable ac units and fans to try to stay cool... they only refunded 350 of that money and this is right after we also had issues with our electric bill and had to pay twice the bill that same month. So money was already tight at that point... and now 2 weeks later our AC unit once again is not working... they just send thier matience guys to observe and push it to 3rd party which takes a lot of time. My kids are all sleeping and staying in one room downstairs when I have a 4 bedroom 2 story house, but its too hot for them to be in thier own rooms and last time it ruined my son's $1000 computer because of the heat and humidity inside the house... doubt the will pay to replace that! So here we sit waiting again... for the amount we pay we should not have to go through this, especially multiple times!!!!!​

    Beware the falsely inflated review on this organization. Those good reviews are mostly from…read moreinvestor/owners, not from tenants. Had this landlord for 2 years. Just signed a new lease with them on a new property and immediately regret it. None of the maintenance was done in advance despite having made us wait extra time for them to complete it. The unit was filthy when we moved in. Mold, floors and walls caked in dirt, zero cleaning in the bathroom, grout and caulk missing, disgustingly dirty bathtub, splattered filth on walls of the basement as well as more mold. Broken items around the house, missing smoke alarms, no access to some areas like the garage. We had to rent costly cleaning equipment to scrape the filth off the place and had to pay laundromat costs because the washer that came with the place never worked and they took a month to fix it. We met the neighbors and apparently they experienced the exact same thing when they moved in a month earlier. They are also return tenants and regret it. This is apparently how they treat good tenants. It's no wonder no one stays with them. After all of this, they had the audacity to charge us an additional full months worth of 'service' fee for 2 days we had access in February when they did absolutely *nothing* during that time. When I pointed this out, they offered me a gift card to make up for all the costs and problems we had. What did they send? Some amazon cards. Are you serious? I had to pay hundreds of extra dollars because of the lack of maintenance and they give us some stupid website card? Just don't bother if you're going to send something worthless. That was really unprofessional and insulting. --------------------------------------- Our last rental from them ---------------------------------------- At the last place we rented from them, it was sold in the middle of our lease. We spent 8 months of the lease having our privacy constantly violated and disrupted by showings. We were harassed at all hours by the realtor by text. It was so bad we had to report him. Buyers showed up to view the home unannounced, constant illegal lack of notice for showings despite promising they would stop. Realtor was totally absent. Didn't even view the property until 3 months in. He never came to show the home, made us do his job, then tried to coerce us to lie about the property during those showings to mislead buyers about known damage. When we wouldn't, he complained to T&H and they retaliated against us by barring us from our rental during showings. This is normally illegal but there is no one to stop them. This used to be a decent company to rent from but they have gotten terrible. Correspondence is non-existent and they have to be dragged kicking and screaming to do maintenance. Renter beware!

I paid a professional 500.00 to clean out the house because the reviews I read said that they will find something to charge you for and try to sue you. They still charged me 370.00. They make it so tedious to dispute the charges so that its easier to just pay them. They charge to come out to fix the garbage disposal, they charge to unclog the drain, and it waz never totally fixed because it continued to drain slow. We continue to contact them about problems and they drag them out. So when we moved out it was still draining slow and they are charging us for a problem they previously charged for, but nevet fixed. They are charging us for window screens that were NEVER installed, they are charging us for a porch light that nevet worked. I do not recommend any rent from these people especially if you are living paycheck to paycheck. I cosigned for my daughter and I feel like if I wasn't there to help guide her they would have charged her for much much more. The last problem i will speak about out of MANY is the air filter. They gave us the wrong size and when there was a problem they tried to say we put it in wrong. I had my daughter video tape the maintenance man while he was replacing it,he said in video that THEY had put the wrong size, and they still tried to charge us. This is the most expensive place she has ever lived because of all the extra charges. DO NOT PUT YOURSELVES THROUGH THIS NIGHTMARE
