    My husband and I have been trying to find a rental that will accept our multiple pets for awhile…read morenow and have experienced that majority of the agents with other companies do not reply to any of our calls, emails, and/or texts. They don't even acknowledge that we reached out or applied. When a rental became available with Royal Realty, I immediately called the agent listed for the rental expecting no answer. However, he answered the phone immediately and was very pleasant and helpful! I was shocked! I told him, "Wow, thank you for even answering your phone! Most agents completely ignore my emails and calls." Rodney has consistently communicated with me throughout the viewing and application process. He has been the ONLY agent that has done so throughout our three months of hunting for a rental for our family. Just about when I was going to give up on finding a rental, we met Rodney today in person to view the rental and he was so kind and thorough. He explained every part of the home and even took us around the property to show us where the shared units were located, ones that we were not applying for, but that we would be sharing the space with. He took the time to get to know us as people and made us feel seen and welcomed. Most agents we've seen in person unlock the door and just tell us, "Okay you can go look inside" and never really talk to us or show us around. He was very transparent about the application process and the owners needing time to decide if they would be willing to accept our multiple pets. I told Rodney regardless of the outcome, I truly appreciated his timely and consistent communication with us and meeting him today. We are hopeful that the owners will accept our family and multiple pets, but even if not, our experience with Rodney makes us want to find a rental with this company since we know they will take care of us and our needs.     Renter Beware: Avoid This Property Management Company…read more I rented through this agency for over 4 years, always paid on time, and left the apartment in better condition than when I moved in. Despite this, they withheld most my security deposit and tried to charge me for furniture that was never even provided in the unit. This wasn't an isolated incident of poor service -- I had requested replacement curtains after mine fell apart, and it took the agency over a year to follow through. Communication was consistently unresponsive and unprofessional throughout my tenancy. What makes this worse is that I now own a rental property myself. Having seen how this company treats tenants, I would never use them -- not as a renter, and not as an owner looking for a property management company. They seem far more interested in squeezing every dollar from deposits than treating good tenants fairly. If you're considering renting from this agency, think twice. And if you're a property owner considering hiring them to manage your property, look elsewhere.

    Not trustworthy! My husband booked a place for us as we look for longer term housing. A while after…read morebooking and getting confirmation, they sent an email. It's a holiday weekend and they demanded a response the same day. We replied the following morning but were told they already cancelled our reservation. Wouldn't we just book again at their new price that's $1,500 more? Talking to them to try and resolve, it was clear they just wanted more money. There was no urgent issue, they never called, they just decided they could get more money than our reservation. So be warned if you reserve with them... they may leave you hanging. EDIT: The owner left a response citing verification processes. We completed everything asked for on booking and NEVER received any communications on August 28 or 29. I have the message receipts and can gladly share. Our only message was Aug. 30 and we responded within a day, despite the holiday weekend! The property was still available. They just wanted to jack the price over $1k.

The staff could not have been kinder or more accommodating. They immediately set us up with everything we needed for a relaxing day by the water and even offered us a discount, which was such a thoughtful touch. They delivered everything right to our resort and later came back to pick it all up, making the experience effortless from beginning to end. The owner was especially wonderful--warm, genuine, and full of great recommendations for local spots to eat and explore. It was such a beautiful reminder of the true aloha spirit we love so much. As someone who grew up on the island of Guam--another beautiful but farther-to-reach Pacific gem--returning to Hawaii always fills my spirit with that same island way of life: generous, easygoing, deeply rooted in community and kindness. I'm so grateful for places and people like this who make you feel right at home, wherever you are in the world.

    I would strongly caution anyone considering a community managed by All Community Management…read more On April 6, 2026, my condominium flooded because of a blockage in the association's common drain line. A licensed plumber confirmed the source of the backup was the building's common plumbing system--not anything inside my unit. The on-site manager witnessed the incident as well. Dirty washing machine discharge water repeatedly overflowed into my downstairs living area every time the units above me ran their washing machines. The flooding damaged my recently installed carpet, padding, trim, and surrounding materials. The flooring alone cost nearly $4,800 to install. What has been even more frustrating than the flooding itself has been All Community Management's complete lack of communication. Since April, I have sent six separate emails to multiple contacts at the company requesting assistance, guidance on filing through the association's insurance, or simply an update. Aside from one person forwarding my email internally, I have received no meaningful response whatsoever. Because of this flood, I now have to disclose the incident while trying to sell my condo. Even after mitigation, the documented flooding and contaminated gray-water intrusion have negatively affected my ability to sell the property, causing financial loss, delays, and significant stress, all stemming from a failure in the association's common plumbing system. Homeowners pay substantial HOA dues at $1300 a month with the expectation that when a serious issue involving common elements occurs, the management company will communicate and help resolve the situation. My experience has been the exact opposite. Months of silence while dealing with property damage and a pending home sale is unacceptable. I have extensive documentation, photographs, inspection reports, invoices, and the plumber's findings supporting everything described above. I sincerely hope no other homeowner has to experience the level of neglect and lack of communication that I have encountered. It's now July 6, and 4 months later there has been zero communication.

My personal…read moreexperience as an owner in the AOAO he has been (mis) managing since 2019 is quite the opposite. All Community Management and Bryn James do not provide financials, do not answer inquiries, do not respond to requests for service, charge huge and unexplained amounts of money, and scam on repairs. Thre are TONS of unapproved special assessments without any results. In my building so far, about $300K since he was the manager. In summary: this is the classic financial schemer and scammer property management that is completely oblivious to the law. Great for any crooked Boards looking to steal. Since our AOAO is very mismanaged and he teamed up with majorly criminal Board, he was able to expand his office recently.... The money just disappears. In our building, he signed a renegotiated contract for the new roof, without Board approval, then siphoned $200K into the operating fund, there the team SPENT the money real fast. He was working with the team of 2 Board members and Porter Kiakona Kopper LLP attorney, and they did a great job in botching the new roof, stealing 16 solar panels all alumininum raling off the whole building. And the new roof is totally botched. It was installed on $40K deposit, but only as Henry Coating, which is worth estimated $10K. The roof has been locked up and unusable since 2016. Bryn James always does meaningless, expensive and sloppy repairs without any results at best and typically with continuing damages. He scams. One small example: he called "his" plumber about 5 times to find a leak in a bathroom and the plumber did NOT find it but charged about $650 every time. Finally, we owners hired a real plumber and he used the water meter and found the leak within 30 mins. It was a huge hole in the cast iron pipe. It was there and Bryn James' plumber could not find it. He never even used a water meter. My apartment was flooded so many times, and Bryn James never ever patched up the leaky laundry room or the all-broken pipes above my unit. if he shows up in your building, that it the end of your peace and savings, UNLESS you are a scammer too. Per Federal law of Fair Consumer Review 2016 I am entitled to leave bad reviews. Per Civil right to free speech, I am entitled to leave a bad review.
