We just recently moved out of a property we were renting from them about a week ago. We only moved because we were looking for a bigger place. We were hoping Royalty Realty had something available for what we were looking for (sadly they didn't at the time) since we've had the best experience over the past 4 years with them. Our amazing property manager Michelle Lum made living in one of their units such a joy. Any little issue that came up she was right there and always so helpful every step of the way. Renter Beware: Avoid This Property Management Company I rented through this agency for over 4 years, always paid on time, and left the apartment in better condition than when I moved in. Despite this, they withheld most my security deposit and tried to charge me for furniture that was never even provided in the unit. This wasn't an isolated incident of poor service -- I had requested replacement curtains after mine fell apart, and it took the agency over a year to follow through. Communication was consistently unresponsive and unprofessional throughout my tenancy. What makes this worse is that I now own a rental property myself. Having seen how this company treats tenants, I would never use them -- not as a renter, and not as an owner looking for a property management company. They seem far more interested in squeezing every dollar from deposits than treating good tenants fairly. If you're considering renting from this agency, think twice. And if you're a property owner considering hiring them to manage your property, look elsewhere. read more

The Airbnb property on the North shore was not properly shown in its pictures. The stairs are dangerous and the bathroom is on the first floor. The only way to access the bathroom is by the stairs and those are a bit scary at night. The AC was off and the unit was hot. It took a while for it to cool down. There is no balcony, so the unit felt very confining. Please do a better job at the description of this unit as we felt deceived. I won't stay here again. I give this two stars just for the location. We ended up leaving mid stay on day 2 to a better place that was clean and well managed. We lost $1500 from this stay and we won't be reimbursed for any of this. This is how they hook you into the so-called contract. read more

(Royal reality) I signed a contract with Royal Reality over a year ago one year lease agreement. I was promised and it was annotated that yard service would be the resresponsibility of the owner. EVERY MONTH I have had to beg for yard service usually when my kids are trying to play in there backyard, but the weeds are over there heads. Ive heard from real estate partners that the owners are switching management companies at the end of the month. Which I cannot blame them. However my yard is out of control and the current property manager ( Chivanna Royal Realty) Says she is waiting for the vendor to call her back.( 10 days ago. Strectching it to the end of the month so Royal Reality does not have to fullfill there oligation). It sucks that the tennant has to suffer for no reason. read more

Hayden accepted us to lease a unit in Kailua. The day after we signed, he said they noticed the AC was broken and may not be fixed until after move in (red flag #1 as they should have checked it first of course, it was highly unlikely they noticed it and he was just lying to smooth things over) We pay the security deposit and sign the lease. Then just three days before move in he texts me "can we call". On the call he tells me the building charges an extra $200 for move in. But we signed an extensive lease that had all sorts of fees spelled out for all sorts of scenarios. Nothing about move in, it was never mentioned. I just asked if he could clarify two things for me, first being all the fees we may be liable to pay to the building, and second being if the lease agreement covered this fee or if they had make a mistake not including it. Hayden was dismissive, he didn't mention the lease he just said "this is not our fee it's the building". Throughout this call he was rude, laughing multiple times despite me even saying I'd be happy to pay it I just want to be sure it's written in the lease. He immediately ran to the owner and told them a different story so they would cancel the agreement. It was such an incredibly disrespectful move. I wasn't being rude, and we could care less about an extra $200 on a 4k/mo unit, all I wanted was to make sure there wouldn't be more surprises down the road. Now we're in a terrible position not having a place, out a lot of money, and all because Hayden seems to not have the baseline respect and maturity needed to handle people. I don't think he realizes that he's handling highly impactful situations that cost great deals of money and time, to him this was just petty revenge for me having the audacity to want to make sure things were clear. I've rented for my entire life and never had such a ridiculous situation. Now they are saying that they can't find our security deposit in their system. Seems they have little control over their AppFolio software, and have lost it because they hastily cancelled our account. We have now 4k in limbo. read more

I just called to request assistance in finding a rental unit for my niece who is 18 and will be starting college this fall. The lady directed me to their website, which cannot be used on a mobile phone. I called back to let them know that I was unable to search their site. The lady said you need a real computer, which I don't have. I asked her if she could let me know if they have rentals in the area or price range my niece is looking for. She informed me that she would do a general search but nothing specific. I said, "It weird your company's website isn't accessible on a mobile phone, since it's 2025." The lady said, "You are being rude and I'm hanging up now!" She hung up on me! Terrible customer service! Don't use this out-dated company!!! read more

Any time I ever had a concern, there was a prompt response(within a day) (a lot of times, within a couple of hours) Sometimes, Jennifer can be off-putting, coming off as abrasive via text, but she's actually a sweetheart. She also manages multiple properties while trying her best to be responsive to everyone. When struggling with a neighbor and having a hard time because of it, Jacqueline (The Broker In Charge) stepped in and started handling my concerns, she was never rude, always patient, kind, and compassionate. I had a difficult and stressful experience with Royal Realty. The Royal Realty automated servicing booked me for a showing that was not going to occur, and the lead agent, Jennifer, ignored my request for assistance. I booked a showing for a unit and received multiple confirmation texts and emails for the date/time. After taking the afternoon off from work and driving from North Shore to Moanalua, I was distressed to realize that the residents were still in the unit and no agent was onsite. After calling Royal Realty and speaking with Jennifer, I was told that I could not have booked the showing and the line dropped, which further confused me. Calling the Royal Realty main line, a female representative answered who hung up on me as soon as I started speaking. I am severely disappointed. I came out to the unit in excitement to view it, with positive expectations of Royal Realty; yet I have honestly received a one-star experience and no clear course for housing offered. I am also raising so this booking error will be reviewed to not occur to others. I've sent multiple emails to Royal Realty's agents and all have been returned as undeliverable. read more

What a difference a year makes. In early May, we had a clogged kitchen sink. As I usually did when faced with repair issues, I alerted Shari who informed us that if it's an issue that we (the tenants) caused, we are responsible for the plumbing costs, and if it's an issue with the building's line, then the building/owner would pay/reimburse us the costs. A standard, reasonable policy that we've always abided by. We had a plumber come in, (one of two that she suggested). He unclogged the drain, and said the building would likely be responsible for the costs because the clog was in the building's line, and not within the unit. Early June, we finally received the invoice from the plumber. The invoice itself stated that the clog was 11 feet down, which is outside the unit. I forwarded the invoice to Shari to discuss. Aaaaaand ... nothing. One week later, I followed up. She said she had to look into it, that the "account was transferred for management to another company" (which we didn't quite understand), and that she'd get back to us. She even threw in that if she doesn't respond to our messages in 24 hours, to follow up again. Well, another 24 hours passed and she didn't get back to us, but we figured this was perhaps more involved than expected, so we gave her a week before following up again. Nothing, again. Not even a quick, one-line response saying she was still checking, would get back to us, an apology for the delay, something, anything. But no, nothing. This same day, the new management company introduced themselves to the tenants in person saying they'd be taking over as our rental agent as of July 1st. Cool, this is probably what Shari meant by "transferred for management to another company." I think. Maybe. The next day, I followed up with Shari one final time to see if the question of this outstanding invoice was something she would be resolving before the management change or if we should just talk to the new agent moving forward. And still nothing. Once hyper-attentive, Shari's silence was now deafening. Whether this was simple neglect, she was prohibited from being in contact with us, or if there was some other factor at play that we don't know about, I don't know, but a simple courtesy email would have alleviated some frustration and put a lot of questions to rest. Customer Service 101 and all that. It pains me to write this update because Shari was wonderful for the several years we worked together (and that history is the only reason why this update still retains 2 stars), but the last two months have left a bad taste in my mouth, and makes me feel as if once she knew we wouldn't be her problem anymore, then she cut all ties. Even though a new management company was coming in on July 1, it was our understanding that until then Shari was still our agent, and Royal Realty our management company. Instead, we were left feeling as if we had no representation at all. And we still have this outstanding invoice to contend with. Hopefully, the new agent and management company will be more responsive. read more

Denied us a unit stating one of the adult applicants on our application had an outstanding balance with the former landlord stating it was on a background check they ran and that they had attached it in the denial email they sent me. Nothing on the background check they emailed me stated the applicant had an outstanding balance as there is none, it even said $0 balance, yet Jennifer kept insisting in her email that the credit check indicated an outstanding balance with a former landlord. When I questioned how can that be since the applicant, a 20 yr old who just moved here from his home island, who never rented before and just moved out of his parents home, is just now applying for a rental now and has never rented before have that on his record but she kept mentioning that it's on the attachment she sent me. Which there was none! I kept asking her where on the attachment is this info you're telling me and then she said that there was another tenant that applied also and is in the process of renting the apartment. Still never answering the question of where on the attachment was the info of an outstanding balance and now deflecting to say that another tenant is in process. She then tells me to email her and she will resend the attachment as she is not on a Computer when we spoke. I emailed back asking for the credit check that states the applicant has an outstanding balance per her statement and have no response from her. I emailed her that their information was false and misleading and haven't gotten any real clarification from her. Why would your assistant tell us to all apply when you had already a qualified tenant and set on denying us the unit. A few days later, Jennifer replies to say yes she does now see that he has no outstanding balance now. Ok, so now you can see? ‍ So I asked Jennifer for a refund of our application fees because they never should've told us to apply and Pay an application fee of $40 each if they had already had a qualified applicant. Plus we never even viewed the place. It just felt like they were stringing us along and had us pay fees although they already had an qualified applicant, and she replied she will forward this to accounting to see if they are willing refund my application fees. Then she emails that they won't refund us and that we had delinquency on our record. Mind you this is not the reason we were told our application was denied. Now it's our fault again although there was no outstanding balance but now there's a delinquency with a former landlordSMH. Don't waste your time and money here. Find another realtor who will be upfront and professional and not make statements with no real an explanation. She could have talked to us in a reasonable manner and checked first the facts before telling us one of the applicants had an outstanding balance which was false. And then after being told we're 'denied by the Landlord' I am still getting notifications from them to set up an appointment to view the place, that is supposedly taken. Why? Very disappointed paid 3 -$40 application fees for nothing but junk service. read more

Monica Kamaka-Cooper approved my wife and I on a rental property in Kaneohe after my wife viewed it. When we went to see the house and sign the lease, she arrived late, expecting a cashier's check. I mentioned the holes on the walls, delamination on the flooring, water damage in the bathroom and dirty walls in dire need of paint. Not to mention the electrical outlet for the washer hook up with loose wires hanging and duct tape over it. Monica's response was "as is." We requested seven day grace period to make tenant improvements ourselves. Monica refused to follow through the contract in a discriminating manner, labeling us as "future problem tenants." Please beware! She was unprofessional, disregarding, and bullying! read more

At first we thought it was a good deal to rent at the place as they published 'ready to move in'. On the first day, the central a/c wasn't working, the master toilet was leaking water, couple power outlets wasn't working (the realtor made us check EVERY outlet), garage door wasnt working properly, cabinets door was hanging off of the screw, and termites were on the cabinet shelves! We complained about alllll the issues but took over 6 months to fix! Moving out was also a nightmare! They tried to nickle and dime my daughter and charged her for wear and tear in the house! IGood thing I took pictures and showed proof that it was like that before we moved in! They did not give back all of the deposit and have been waiting for a detailed breakdown of what was charged! My daughter moved out two months and still nothing! Watch out for this company as they will take advantage of you and take ypur money! They also illegally took the next month rent from our bank account even though we stopped the payment waaaay ahead of time! It ook over a month to get the money back and gave us soooo many excuses!!! Shame on them doing business like this and making locals move away!!!! read more

At first royal realty seemed like a good and reliable company to rent from. The property manager Shari was absolutely wonderful. She got us into our house quickly as we need it and was always there for us if needed but was not often needed. Unfortunately Shari left the company two months before our lease was up. The company gave us no notification of this happening and we were therefore left without a property manager for the last two months of our stay. They provided us with a new property manager for move out that was not what we wanted at all especially after having somebody as great as Shari. Arlene was very slow to respond through all communication with her whether it be text call or email and treated us in my opinion very poorly throughout our move out process (very stressful time) for young adults that are still learning what it's like to rent from realty companies. Would NOT recommend this company, especially if you have a choice to go with another company. read more
