This is for the maintenance team and leasing office. Prior to us moving in, there were a lot of administrative tasks that we needed to complete before moving in --- making accounts, setting up a deposit, signing contracts and more. As a young renter, I had a lot of nervousness surrounding this topic and would often call various times in one week. Despite my repeated annoying calls, Jenny and Jarred never made me feel that I was overbearing and would help answer all my questions. Often, they called me back to update the status of my requests and so forth. In regards to the service team, especially Andrew, he truly cares about taking care of your home. Not only does he finish our initial request, he also checks out the rest of our home to see if anything needs to be touched up. I appreciate his kindness and expertise. My family moved into this apartment complex without even seeing the place beforehand because we were overseas. It turns out it's at great residential location close to nature and trail, walking distance to elementary school and high school. Yes, the houses are a little old but the maintenance guys are just awesome! The community operates the residential portal where I can make maintenance request on the app, and the maintenance staff are very tentative. I seriously didn't expect them to come so fast. Andrew and other staff(unfortunately I don't have his name) are so reliable. There were a couple of times I made maintenance requests and they were so calm and gentle taking care of our requests. The other day, I made the maintenance request to remove the showered which in my opinion, is not even part of the maintenance but Andrew was so willingly helpful and went extra mile. (I don't want to mention all the work he did for us because I don't want all the other tenants bothering him too much) Overall, I am very happy with my decision to choose Turtle Rock Vista and a bit portion comes from the reliable maintenance staff I can count on. read more

I would not recommend living here. Our apartment is infested with rats and the leasing office won't do anything about it. I've complained about it multiple times and they sent one guy out to lay (ONE) trap in our furnace. They also sealed up the holes where the rodents were coming in from into our place. They won't seal up a hole outside where the rats are running into the walls and causing noise. We pay about $4400 a month and the office won't do anything about it. Very peaceful and quiet place to live! Even though theres a high school nearby, I didnt really have any issue with noise. Sometimes they have games in the evening as well. Was a great location for my off campus undergraduate living at UC Irvine because it was close enough to bike or scooter to school. I was able to get a decent price because I shared my housing with other students during my time living there. Amenities are nice because you get a tiny gym and two pools, but I didn't use them often. There is also a nice walking trail behind the residences. Maintenence is also super quick to come and fix things. Jenny Christian helped us with our renewal and went above and beyond to sort out our circumstances despite the leasing office being busy during the summer because of move outs and roommate changes. read more

OMG!!!! RAT!! RAT!!! Who deleted my review? IRVINE COMPANY? GOOGLE? 05/28/2020 I found out that my review was deleted today. My Google review was shown on someone else's smartphone and disappeared at some point. Who erased it? Not me! I'll post again. Try erasing it again. I only write down facts. The public clearly has a right to know. And you have no right to delete my review. I live in this apartment now. This apartment is a family favorite because it is close to school. But!! I want to tell you about my experiences that you must know before choosing this apartment. A gray mouse appeared during the day in the master room used with six-month baby. My husband struggled in the room for an hour to catch the mouse. My husband is so troubled that he has a trauma in the process. I told the leasing office about this situation, they would visit the next day to find the entry point of the mouse. My family sat at the table to have a late dinner after having a hard time without eating all the whole time. Then my 6-year-old son said, he saw something passing in the kitchen. My husband, who went to the kitchen, was shocked again. The second mouse appeared. My scared children can't come down from the sofa and sleep, I had no choice. So I have to go to a nearby hotel with my children at 2 a.m. My husband, who was left alone at home, once again witnessed a third mouse at 3 a.m. In the morning, apartment staff came to my house to look for the entry point of mouse, but they just looked around and went away again. And they gave us a few mouse traps. They said, there were no entry point in the kitchen or under the bathroom sinks and if my husband does catch a mouse in the trap he will place the trap outside the door and let the staff know so that the staff can remove it.  A couple of hours later, a mouse was caught in the trap and left outside the door and informed them. However, the traps were not cleared until after their office hour. And, in the meantime, the mouse on the trap vomited blood, making the front of the house an abominable place. I do not want to live in this apartment anymore . My six-month-old baby was rolling around on the carpet, in this world which parents let their baby play on the floor when they see the mice? I told the office that I had no choice but to move out. But they said, If my family wants to move out before the contract expires, we have to pay the early lease break fee or remaining period lease fee. This is house defect. So the landlord should have responsibility about it. They shouldn't charge the lease break fee on my family in this situation. If this happens in their homes, can they understand the office that answers like this? What should I do with my family who lost their jobs due to corona? read more

I lived here with two other roommates as a sublease. Admittedly, the property is well maintained and clean. However, the office tends not to reply to emails, and they will remove an excessive amount from your deposit. The office deducted over $1,000.00 for a carpet despite the carpet being in mediocre condition when I moved in. I do not recommend living at this place. If possible, I'd avoid any Irvine Company properties! P.S They still haven't replied to any of my emails regarding my rent deposit return. read more

Do NOT make leasing contract with Irvine company apartment, that's my suggestion. Most apartments in Irvine are running on monopoly by Irvine company. I've had experience living in two different Irvine company apartments for 6 years. What I feel is they really don't care residents, what they just care about is make up story stealing money from your deposit. Apartment office staffs are changed frequently which means any mistakes they make and left behind, nobody resolving for you. Living here, would prepare share room with spiders, cockroaches, ants, silverfish, lizards... crawling in bedroom, living room, kitchen and ceiling. Living here, would fix some issues yourself because maintenance staff would not come on time even you make an appointment in advance. Living here, would face rent raising up every year without room for negotiation. Living here, should have known very hard to get your security deposit back. All services request never responded and resolved in a timely manner because of terrible management here. Taryn Horsley, a community manager who often making empty promises. she told me only $70 deduction for carpet clean from my deposit after inspected my home on July 19. But my deposit $800 has almost been completely deducted. What is the purpose for move out inspection? I even did not get any notice about that charge. Candace, a new community manager who substituted Taryn answered my call on Friday, said Taryn left Irvine company, and she will not fix this mistake for me. See, you know how do they work? read more

My wife and I stopped by this this past weekend with our 7 month old son on a Sunday. We actually had a very small amount of time to spend here because we were off running to our next appt. Brett Bader was so helpful in showing us the 2 bedroom. It did not work out for us, however he was very accommodating in looking up the surrounding Irvine company availability that would match our needs. Not to be a hater or anything (just being 100% real)...but this place is really disorganized for an apartment complex. STORYTIME!: We booked the Clubhouse here to celebrate my grandma's 80th birthday party. We've been planning this for a while and we had family coming in from Korea, Texas, Canada, etc. so it was a big deal for us. We ordered a ton of food, an expensive cake, planned out extensive decorations, etc. We had looked around for a suitable venue for a bit, but in the end just decided to go with the Clubhouse here, since we thought it'd meet our needs. And it would have been if the staff were more attentive and did their jobs (Yikes). We visited the staff at the leasing office TWICE before the event to book, reserve, and to take a look around the space to plan out how we'd spatially organize everything. (Yes we put a lot of effort into this day). The first time we went in, we decided to bookthe space from 12 PM - 2 PM. And we were told that it was put into their system. However, when we came by the next time to get more details and info, we were told the clubhouse had only been reserved from 12:30 PM - 1:30 PM for our event, and Allison, the Community Manager, told us we need to pay a security deposit in order for it to actually be reserved. Okay, weird that no one told us this when we "booked" it originally, but aight...We then asked them if we could secure the space from 11 AM - 2 PM, since we wanted to go early to decorate. She said that we could then technically have the space from 10 AM - 3 PM (one hour before and one hour after our reservation). Okay great, that works for us. The next day, my mom came to drop off the security deposit check to Scott, another one of the leasing people. He took the check and finalized our booking. Or so we thought. Fast forward to the morning of the event. The door to the clubhouse IS LOCKED when we arrive a little after 10 AM. Umm, excuse me?? I'm freaking out at this point because I had all the decorations with me, and we were on a strict schedule (because my flight was at like 7 PM that night lol...) At that point, I'm calling everyone including The Irvine Company because I couldn't get a hold of the leasing manager since the office on Sunday was closed until 12 -_-. If you're not open until 12 PM, you SHOULD HAVE HAD SECURITY OPEN IT OR SOMETHING. We eventually get a hold of security, who come by to open it for us around 11:30 AM. I could tell the security officer felt really bad because he brought us coffee and water lol. But at this point, we are an hour and a half behind schedule, and I honestly was on the verge of a breakdown. Despite this huge mishap, we HUSTLE and get all the decorations up by around 1 PM. The rest of the attendees then come around 1:15 so we start eating lunch around then. At NO point (even after they opened) did the leasing office staff come to check on us or apologize. The rest of the event went pretty seamlessly, except for the fact that some people couldn't stay until the end when we opened presents and played games, because they had planned for the party to be over by then and had places to be and flights to catch. I, of course, had to move my flight back to another one at 9 PM to stay for the whole event including clean up. So yes, I had to PAY extra to change my flight...(still, shoutout to Southwest for their flexible policy haha) When we finished cleaning up at 4:30, I go into the leasing office to talk to Allison about the entire mishap, since she hadn't come to us at all. During this conversation, not ONCE did I get an apology, and she had a dismissive attitude about the whole incident WHICH HAD CAUSED ME SO MUCH STRESS THAT MORNING. I asked if we could get a discount, since the day ended up being a shitshow because of their disorganization, and she gave us a 50% discount, which we took. Honestly, she should have apologized though. Like this was completely the leasing office's fault, and it just seemed like she didn't want to own up to their mistake. She just said the reservation in their system was from 12:30 - 1:30 PM, which is ridiculous and just shows that no one had done their job correctly in helping us book the space throughout the entire process. So ya, don't ever book the Clubhouse here if the event you're planning is of any importance to you! The leasing office here clearly does not prioritize their residents and customers. I lived in Turtle Rock Vista for a year, and decided to write a review for those who consider to live in this community. Overall feedback: Good for families who have kids Pros: 1. Good management and maintenance team: Very responsive, and professional. I had one problem when I moved in, but the management team solved it smoothly. Thanks, Allison! 2. Good for pet owners: I did not have a pet, but there is a trail back in the community, and there is a plenty of place to enjoy with your pets. 3. The building is built in 1970's. Yes, it's is kind of old, but well maintained. 4. The room is very spacious. Cons: 1. No washer/dryer: If you prefer to live without a stress for the laundry, your only option is to live in a town house. This is one of the main reason I decided to leave this community. 2. Noise from high school: During football season(Probably Sep to October,) the high school bands start to practice from 7am. I will be honest with this, it is so loud and you cannot open the window because of that. However, I was the one who decided to live by the high school, so I must say that I had to live with that. 3. A bit busy around 8-8:30am for student drop-offs: It was not too busy, but sometimes it was kind of hard to get out of the community. If you have kids and would like to live close to one of the best school districts, you want to choose this community. read more

Not the worst, but pretty bad. I lived here for a little over a year. Like other reviews, the sheer abundance of spiders/ants/cockroaches or any other bug you can think of was a constant reminder of the lack of proper pest control around the complex. This community is family friendly, and by that I mean young professional/student unfriendly. Lots of small children play outside -- screaming and yelling inches from your windows at almost all hours of the day. There were also multiple instances where management emailed to inform us of car vandalism, coincidentally in the areas where the children played most often. Management has gone from decent to bad. Lack of communication is rampant. We did not have access to our patio for 6-7 months because of construction on the patio above ours. After repeated monthly calls to the front office, it was finally determined that the construction crew was never supposed to work on the patio above us, and once they found out they simply abandoned the half-finished project. So between that, road repaving where we had to park half a mile up the road, carport repairs where we couldn't park in our designated spot, line painting, and a mandated parking guest pass system that they made a huge deal about but never actually enforced, this place has been a nightmare for convenient living. You also pay a premium for the convenience of living next to a high school, which is actually paying for a curse. Band practice, football games, and being nearly unable to leave the apartment complex daily from 8-9 and then again at 2-4 due to school traffic was quite frustrating. On top of that, they raise rent almost $200/month per year, which is way too high for what you get. Deposit is cheap, which is a plus. However we didn't see any of it anyway when moving out because they charged us for a full carpet replace, despite us having the carpets professionally cleaned. It was a prorated charge based on their 5 year full replace schedule (less than 2 years were remaining), but it felt like a convenient way to make some money back on an already scheduled replacement. With all of this being said, Taryn and the other staff at the front office are really nice and friendly. It is unfortunate that the property experience was so poor. Overall, I cannot recommend living here. Get a little farther from the high school and UCI and price drops dramatically for much nicer places. They only get away with the price and poor service because of the Irvine Company and the location. read more

25 Feb 2021 Here is an update on the situation that started in August 2020. After lots of emails/phone calls and messages to the local and senior management, some repairs were made to the drain. But still dog waste is dumped into our patio along with bonus flies and bugs! As I'm writing this review, the grounds crew are drilling through the ground making a loud noise. I understand the maintenance but they gave us 0 warnings about this and it's right outside my house... I've lived here for more than a year now. Overall this place isn't too bad. The apartment was fine. The amenities are adequate with a pool, workout gym, and laundry services. I love the park in the back that has trails to walk around. They always keep them nice and kept up. I always walk or run around at night. It's unfortunate that it's next to university high because it always gets crowded around 2-4 with tons of kids and parents. It's pretty annoying at times. I guess that can't be helped though. My one big complaint is the maintenance service. I'm glad that they at least come and fix things but they're always slow. On top of that, I had them fix my sink and they left a complete mess. They dripped dirty water across the kitchen floor and carpet and left a nice trail. I wasn't expecting them to clean up the place but to at least not make it worse off turn before.... I'm still living here, but who knows for how much longer... read more

In the six years I lived here Mely was always there with a smile and no matter how tough the job she always came through. You can see her working hard all day long on the property but she still has time to smile and wave as you drive by. One time I had a huge bug on my patio and Mely without hesitation came over got rid of it and was so friendly! She truely is one of the best porters I have ever met. Astonishingly rude property manager. I had a reservation to tour an apartment and was OFFERED to use the leasing offices cart to get to my destination and on my way a lady came running up to me and in the most rude and condescending tone yelled at me for using a gold cart I was offered. I attempted to inform her that it was a simple misunderstanding and she continued to berate me. It completely turned me off from even wanting to look at the apartment let alone deal with the Irvine company. Coming from working in the customer service industry I understand that sometimes miscommunication occurs but the way I was treated was inexcusable. Whoever that's managing this property should be demoted and reassigned to a new location. Way to kill a potential sale. read more

Lived there for 7 years with 4 years in the last apartment. Short summary includes Rent increases of about $200 every year, common laundry service with faulty machines that waste money a lot and management response is to call the laundry service company yourself, no security or video surveillance around the complex so lot of mail loss of packages all the times, appliances are oldest and cheapest that our grand parents have used so good luck, one maintenance guy who will do a patch work or work around always even if the replacement is necessary and bugs infestation in the units. Above all you lose all your deposit for cleaning, carpet replacement etc. And why does the management changes here every year? In my checkout experience, Jeff did the final walk through and took pictures when we moved. He told us that it looks good and the only thing is cleaning charge most likely. Another staff told us the same on phone that since you stayed 4 years so expect deposit return. Then I found out that I have been charged $700 out of my deposit which is ridiculous. I spoke to Allison(Mgr) that it is not fair to charge anything other than cleaning but she told me that part of carpet replacement of about $400 is charged. I wasted at least a grand on their laundry machines for being faulty and ate money all the time but the manager did not have a courtesy to not charge for carpet replacement which should have been waved after living there for 4 years and with no major damage to the carpet except being dirty. If they chose to replace carpet for the next tenant then why pass the charge to residents. It looks like they find an excuse to not return the deposit once you leave. What a beautiful place! Before writing this review, I first wanted to take another walk around the trail that runs along Turtle Rock Vista/TRV complex. It is a beautiful trail, immaculately maintained green grass and trees. Very fortunate to have such a trail directly connected. We have lived at TRV for two years and it took lockdown to really appreciate the surrounding beauty, nature, birds and animals. Choosing TRV was an obvious choice. I relocated from the Bay Area to SoCal, and I chose Irvine as our home. University High School was a key requirement and it is impossible to live any closer to the high school than living at TRV. As a parent, living next door to the high school saves time every school day as there is no need to drive to school. High schoolers at TRV walk on their own. University High School and TRV share the same fence. While TRV is a physical place and location, it is the people at TRV that come to mind and bring this place to life. My first interaction with TRV was via phone with Taryn. She was a pleasure to speak with and answered my questions - super friendly, very sharp. Their website is helpful, showing all available units, floor plans and map of property - try it out right now! At around the second phone call, I signed the lease digitally while still in the Bay Area without having seen the unit I now live in. You can tell from the body language and energy that the people who work at TRV like it here. Awesome job Irvine Company! You are also the landlord of my employer's office at Jamboree Center, also beautifully maintained (to say the least). Thank you Taryn, Allison, Mely, Jeff, Leo and all the landscapers for your smiles, hard work and positivity. You make this place feel like home. This review is for the maintenance team, specifically for Fernando, maintenance man at Turtle Rock Vista. Great customer service, efficient and goes above and beyond. After fixing the blinds and the windows, he texted to ask if there was anything else that needed repair. I told him about a faulty cabinet door as well as two stove burners that weren't working. He fixed everything quickly and didn't leave a mess. He then followed up to see if everything was okay and to our standards. Can't say enough great things about the maintenance team here. We've been living here for more than a year now and love it here! It's not only spacious and nicely planned but also furnished with decent appliances. There are many big trees in TRV apartment complex, which keep the complex beautiful and cozy. We do occasionally deal with issues like bugs and spiders but that's so normal for any apartment surrounded by big trees and plants and natural insect repellents ( Eucalyptus oil, Lemongrass spray ) work wonders. I was attending a family party at the cute little clubhouse they have and thought the place was very clean and well kept. We had a great time swimming at the pool and even played at the playground a bit. We were playing frisbee and accidentally got it stuck on the flat roof. Luckily one of the faculty members named Jeff just happen to be driving by and helped us get it off and back to the ground. It's a great place with a very friendly and helpful staff! read more
