I had an apartment next to the leasing office. The place was quiet and well maintained. I loved the basketball court, the jacuzzi on the roof next to the grills along with the view at night. Above all, I loved the security of the place. There weren't any problem residents. People were professional. You feel safe. Thanks Brittany for making my experience there so enjoyable. I live in Laguna Woods now. It is ideal for me and I love it here. I visit this site occasionally because there are things I miss about living here.

Seaport commands that I do a review not only because I have loved my apartment, but because MANAGEMENT here is AWESOME! There are not many times you can say that about an apartment complex. Brittany: AMAZING. Armando in Maintenance: AMAZING. Megan, Shannon: FABULOUS! And then there is the newby, AMBER! AMBER....she went so above & beyond to print out a return FedEx label for me! Because Apple's label was a bit fuzzy, she not only printed it, BY HAND, she literally re-wrote all the fuzzy instructions that were on the back on a separate piece of paper so that I could read them clearly!!!!! Then she brought the printout to my apartment door (I was not able to walk down to the office at the time). I will ALWAYS speak well of not only my specific apartment/unit, but the surrounding quiet atmosphere as well. I commend Brittney for her management of the property, services, and for hiring cordial, amiable, friendly employees, and for their professional conduct. Management is professional, proficient, efficient, and caring. The property is well maintained. Safety inspections are conducted and adhered to a couple of times a year. You cannot find a better place to live. I was at 1 of my apartments for 15 years; the one after that, for 10 years. I hope I can stay here that long too. With sincere thanksgiving & gratitude, I commend and recommend, Seaport Homes!

I love its adjacency to downtown, which seats you in the heart of the East Village Arts District, an 8 minute walk from the beach and amidst the fun of city events. Its location incites becoming more active and opting for more local foot travel. What I appreciate most about this building is the maintenance and community events teams. Mike and Jose Luis are patient, respectful and caring anytime you need support in your unit. Submitting maintenance requests via AppFolio is also a breeze. The community events hosted by Anyssa and Maddie are also a great way to mix and mingle with folks in the community. We've had food trucks, taco nights and even community night markets allowing entrepreneurs within the building to share their talents. Having such events allows everyone to have day-to-day privacy with curated spaces for fellowship. Any miscellaneous needs or thinking of switching to a different unit? Ronnie is a pleasure in the leasing office and will welcome you with warmth and compassion. The Edison is a quiet, high-end commercial conversion that was renovated in 2017. It was formally a branch of City Hall and the police department in its past. Amidst living in earthquake territory, I feel very safe here and appreciate the build quality matching its beautiful aesthetic. A couple of things to consider: 1. There is parking for one vehicle per unit, though there are 3 garages within one block that provide monthly parking options for additional vehicles. 2. There is no concierge service in the building for deliveries, though night time security guards are present and a new virtual entry system allows you to open the lobby door via app with video and audio access. You are also able to create virtual keys for visitors!

The ONLY reason i'd move out is to be closer to work (I currently commute for work but LOVE getting to come home here every day) - it makes the commute so worth it! Juanita is the best/most kind/excellent community director I've ever met. She is constantly looking for ways to elevate the building + the living experience + genuinely cares about people. I probably speak with Ronnie the most because I'm always asking random questions (lol) + each time I'm met with insane kindness, knowledge + simply just the best vibes. So grateful. Mike + the maintenance team are the best I've ever experienced at an apt bldg. They are quick, efficient + sooo kind! Any maintenance issues get resolved immediately. No waiting + wondering if someone is coming to help, you can trust that they're on it! (Honestly so rare!) Genuinely all of the staff are excellent at what they do + are the most kind people. They're super intentional about the community they create here + LOVE to host an event! We get free, fun events for almost all the holidays + they even host market nights!! + there's always free coffee in the lobby. FYI -The bldg/parking garage are super secure. I've never had any issues + I've even been away for weeks at a time when I travel for work + my apt, car + packages are safe + untouched. I've even had stuff delivered while I was away for work + the staff was kind enough to put it in the package room/apt for me - all you have to do is ask! -Great amenities/perks! Most of the photos on Yelp are outdated + don't show the upgrades!! You really have to tour in person to see how beautiful (+ honestly fun) it is here. There are so many gather/community spaces, epic rooftop views + a rad game area. -Keep in mind the valet trash, parking, package room are amazing perks that you pay for. Just something to factor into your budget. I believe we also partner with a dry cleaning service!? Super cool if that's something you need. -The location is 10/10. So many shops, restaurants, bars, coffee shops, creative things, the beach, the pike, all in walking distance! Scooters are always parked nearby if you need to go a little further too! -You can only rent 1 parking spot per apt so if you have a roommate it's something to think about. I honestly host my friends a lot + it's never been an issue. -Sunset view apt is top tier but that also means your windows are above the metro line A which can be noisy if you're not into typical city traffic/noise. It's honestly normal for LB but something to note if you need absolute silence. -The 1 bdrms are not fully closed in so you will get light pollution. You'll need to invest in a sleep mask or blackout shades if you need full darkness to sleep. (I haven't had any issues with it + use a sound machine for the city noise), just something to be aware of. -The community here is the BEST. All the residents are so nice + so many ppl have pets!! I love how pet friendly it is here + love meeting everyone's pups. -The rooftop views are out of this world. Coming home from a long day of work + drinking a glass a wine +/or reading (or doomscrolling) on the rooftop makes me feel like I'm in a movie lol highly recommend. Even the rooftop restrooms have insane views!! -They are Airbnb friendly if you want that option. I personally am not a fan of Airbnbs lol, but love that it gives residents an opportunity to make some extra cash. TIPS -Call before you tour to see what deals they have going on! Like if you apply within 24hrs of touring you get a deal on "x". Just call + ask! -Get a wagon to keep in your car/closet for big grocery hauls. Makes life easier lol -Use the service elevator for move in day! It's bigger :) they also have carts for you to utilize!! -PLZ TAKE A TOUR !! Trust me, just take the tour!! The bldg, the staff, the community - honestly just everything is 10/10 + the tour will really showcase everything they offer here (like FLOOR TO CEILING WINDOWS!) I genuinely can't say enough great things about this place + the people who curate the experience for us. I knew I loved the bldg when I toured, but seeing how the staff interacted with the residents during the tour really sold it for me. The community here is unmatched. Period.

Vespaio two blocks away has excellent Italian food, and Messalina on the corner of 1st & Grand is great. They both have nice patios. The grocery store on the first floor has been renovated and is really spacious and well stocked. Pickleball courts have been added to the tennis courts along with a nice playground for kids. The Olympic-sized pool and jacuzzi remain a big draw and both gyms have been updated with new equipment. Some people say the HOAs are high but they include: ALL utilities including gas, electric, basic cable, water, trash and even super high speed internet; the aforementioned state of the art gyms (two of them) with showers and saunas, the pool and spa, the 24-hour concierge; and locked/gated parking. If you paid for all of those separately it would be a bundle. To me it's a great deal. The building is safe and secure. The other residents are lovely. It's never loud or crazy. Each floor has an up-to-date washer and dryer controlled with a reloadable card with an app you can use to notify you if you don't want to set a timer. The staff are friendly and really efficient. Any time I call for something they are right on it. After 15 years, I honestly can't imagine a better place to live in downtown Los Angeles.

Of the 3, Evo is the oldest and the other 2 just wow you with their interiors. In our search for a new home, we ran across a realtor who strongly suggested Evo. He said they have the most responsive, friendliest staff. They have the healthiest balance sheet/financials. I then made calls to all 3 asking some detailed questions. Only Evo was someone available to immediately answer my Q's. Neither of the others ever returned my calls, and I called on multiple days. Shout out to Francisco, the manager for his knowledge and always making time for me. This clinched it for us. When making the biggest financial decision of your life, it's not just how pretty the unit is, but does anyone have your back? PS. 2 days ago, when heading out to lunch I noticed the building back door did not close fully. I emailed the front desk walking out, on my way back there was a maintenance employee looking at it. Fixed same day.
