I moved into this association back in 2018 for a few reasons besides just needing to find a new place to live. Let me tell you, the natural beauty of the property is amazing (it's pretty much a forest bordered by a canyon, with an ocean view in some units) it's the very definition of a hidden gem! It's in a prime location with easy access (within one mile or so in most cases) to plenty of stores, farmer's markets, restaurants, and the ocean. To top it off, the friendliness of those who eventually became my neighbors really sealed the deal for me. And yes, this is despite all of the numerous negative reviews I had seen. Yes, this place has had its difficulties in the past due, in part to prior boards' less than less-than-servant leadership over the association, however, that has changed dramatically since the beginning of this year (2023). It is evident that homeowners have become happier as a result of changes the new leadership has implemented in association security and employee morale. It's not Disneyland here yet, but it is clearly on the right path to get us there. read more

My neighbors are the nicest people on earth. There is a strong sense of community. We look out for each other. The many trees, shrubs n flowers form a mini oasis with fresh air year round. The previous management was run by bad people, but they have been removed. The current management is responsive n run by smart, thoughtful people. There are 2 huge pools n two hot tubs n one baby pool for small kids. There is a pool table, a club house n a ping pong table. There are 2 gyms. Many people walk their dogs day n night. I lived here for a year and landlord then decided to sell unit and did not want to renew my lease when it was up. So I had to move and I was robbed a few months prior, which apparently there was no witnesses even though my unit faced other units..... but I would STILL live here again & I plan on it if opportunity presents itself again.... I made friends here easily and enjoyed the option of three different pools to swim in. The greenery and foliage was a huge selling point as well, but parking can be a pain depending on how far it is from the unit, I was more fortunate but I know it was luck that got me the unit I rented for a year and half. read more

Nestled in a beautiful neighborhood, the new MCE is thriving, friendly and lush with flora. It's always been very quiet and the 3 complex pools call to our residents "Come get refreshed." Its close location to markets, parks and the ocean make the complex a must see. We've lived here for 21 years and MCE has never been so appealing. read more

I have lived here for almost two years now and the best way to describe this place is "Hidden Gem". You live in a quiet area but with easy access to shopping. I have lived at MCE for about 7 months and have loved living here. So please take my 5 star review with a grain of salt, given I'm a newer owner. Per other reviews, yes the rules here are strict, and they are certainly enforced. I believe the rules are reasonable ones, for example a 10 MPH speed limit in the complex... pool hours between 8am-10pm... you could imagine how such rules could be restrictive in some circumstances but a price my wife and I are willing to pay for some structure. read more

My guests' cars have been towed twice in less than a week. The first tow was because my guest entered through open back gate without getting a pass (I assumed he went through the front gate and got a pass that is why I didn't warn him) I understood the reason for that tow. There was obviously no way to know who the car belonged to or what unit they visited in order to give us a courtesy call. The HOA had no other option, but to tow. However, the second time happened last night at 12 am. My daughter was visiting. She had a pass clearly displayed on her dash board. When she went out to leave, she realized her car had been towed. I was very upset. We pay close to $400 in HOA fees so that our guests cars can be towed without a simple call to let us know? The pass was expired by 30 min. The pass has all the information they need to know what unit the guest is visiting. It would have taken exactly the same amount of energy to give us a courtesy call to renew our pass as calling the tow company. For all anyone knows there might have been an emergency that prevented us from renewing the pass. A simple 30 second call could have clarified. The difference is that now you have a very dissatisfied resident. The tow company charged us $190 to get my daughters car out. The most expensive parking ticket I have ever gotten in my life. It's unfortunate that the HOA lacks the insight to know this is no way to treat residents. It baffles me how sometimes it's so easy to be kind, yet people prefer the opposite. HOA has other options than towing guests cars. A $20, $30, or even $50 dollar fine is much more REASONABLE than towing the car of a guest who has an expired pass displayed. For this and many other incidents I would never be able to recommend Miraleste Canyon Estates for purchase to anyone. If you've had a similar experience while at Miraleste please post it. Maybe it will get someone's attention and result in some changes. P.S. the Security company they just hired reminds me more of MS13 than a professional security company. read more

Dear Miraleste Estates Security Staff: On April 2, 2020 I parked my car behind the security guard booth at approximately 9:30am. I chose to park behind the security booth as not to block traffic. After I parked my car I turned on my emergency lights on and began to unload my groceries. When I returned to my car, Brian the security guard was taking a picture of my car. I asked him why and he said you are not supposed to park here. Brian told me you have already been told not to park here. He told me you have been warned and know the rules. He told me this in a rude, vulgar way of speaking. I told him you are really going to do this under the circumstances and stresses of CVOID 19? Brian just told me yeah you know the rules. I then asked well where am I supposed to park and he told me you know where to park you know the rules. I said interesting and closed my trunk and moved my car in reverse away from the security booth, so he would stop harassing me. I told Brian he was a being a jerk for doing this and this is harassment and that I was going to file a complaint. I can't believe Brian was so unprofessional and could not politely ask me to move my car and give me instructions on where to move my car. Instead he just took a picture of my car and was very demeaning in his communication with me. Right now, is a very stressful time for all of us and I am shocked on how Brian handled the situation. I was coming back from the store because my family needed basic essential such as milk and toilet paper and other essentials.Then I come home to face Brian who was very rude and vulgar to me. This is not a review; more like feedback to the HOA: As a first time buyer I was viewing some units in the community and was not impressed by the condition of the club house. Assuming there are 400 units each paying approx $400 per month, that's $160k per month ...and $1.92 million per year! So going in, I was expecting a well run HOA and facilities. That's the number 1 criteria for a millenial like me. So unfortunately I will continue my search it did not meet my expectations. Hope the HOA can make some positive changes soon and be a shining example for others!! read more

I've live here, as an owner, for over 20 years. Listed as "apartments" these are all actually condominiums, though some owners do rent their properties out. One of the best things about living here is being out of the traffic & city congestion. It is like being in the woods here. The maintenance crew are efficient in ongoing gardening, repairs and keeping the place clean, and the security guards are making the rounds all day. The air is fresh here, usually being above the city smog. Lots of trees and flora. As a gated community with a 15 MPH speed limit, we are isolated from rushing traffic. There are a couple of gyms and several pools, plus a large community room that you can reserve for private parties. The negatives: a few neighbors don't like to follow the rules. There are over 500 units in this complex, and some people - a very few - mistake it for a rental complex, rather than being people's homes, and don't really have a stake (i.e., investment) in the community. I know very many of our neighbors, and find them to be considerate, friendly and responsible. read more

The people in building 378 are a problem. They've had security visit them on numerous occasions for noise complaints. The police have also been out. The guy talks at full volume and seems to think the entire community is interested in his life. Its not only disturbing, it's embarrassing for him. He also screams at the homes behind us, at full volume. HOA needs to intervene. He's a nuisance and disruption to many who reside at Miraleste Canyon. In addition, I've witnessed him being very rude to the gardeners. He gets drunk and it gets worse. We heard him bragging how he was kicked out of a bar one night. He was outside screaming about it for 30 minutes. We recorded it. He was outside yesterday screaming at someone who lives behind us. Sounded like the resident told him off. We're recording everything now, documenting everything. Already spoke to LAPD about him. They were familar with him already. He should be watched closely. Other residents be aware. read more

I have two dogs who wete grandfathered in but I have been pet sitting another dog who is love of my life and got three violations for having a third dog. I am so tired of owning a condo and then be told by HOA that I cannot have third dog. The HOA president thinks he can bully people and I am not going to allow it. We were looking for a place where I can find solace and I did. Our place is what I call a "tree house" over- looking the water and surrounded by Trees. The place is away from chaos. 1.Guards make sure you follow the rules, if not they will give you a ticket. - It does not mean you can't contest it, I did, and HOA were able to find way to resolve the issue. Everything can be resolve in a respectful and professional way. 2. HOA staff- Responds very quick and very detailed. As a renter, I read the book when it was sent to me, unless there are things that does not make sense, you can always ask. Do not assume 2.Maintenance people- they perform the task that was given them in a timely manner. 3.Neighbors - nice, courteous, respectful 4.Surrounding areas - well maintained. My landlord is an angel, I am thankful to be able to find this place. Lessons, I have learned in life, always clean up after yourself and treat people the way you want to be treated. Miraleste is a community, there's always room for improvement. I love this place and I appreciate all the hard work the HOA board members, Staff puts in to be able to achieve one goal. Its unfortunate to buy in such a lovely and pleasant community for the experience to only be ruined by those who run it. The HOA is basically a dictatorship. They treat you like children and you have no defense. Virgil has been the President for way too long. I've heard from those who find what he has done as a good thing, but the majority refer to him as a bully. I would have to agree. He is completely unreasonable, cordial, or at all compromising. He says the positions are voted in like a democracy, yet he has been on the board for over 12 years. Not even the POTUS can be in office longer than that, and there is a reason for term limits. It is not only him. The office is always put out when you have requests and the newly hired security think they are police. Watch out for them, because whatever WHATEVER they feel like saying or reporting goes on your record and may even cause you to appear for a hearing! As if the dictatorial HOA is the court of law! It is humiliating, degrading and offensive. I love my condo, and where it is but these people really can destroy any pleasantry one would feel. I try to ignore it, get over it, be above it, but enough is enough. I don't know of any other HOA company having had so many horrible comments said about them. Friends and family can concur that HOA rules can be an inconvenience sometimes, but there is nothing wrong with order and enforcement. Miraleste takes it to the next level. I knew this coming in but chose to ignore it when I bought thinking maybe these were just disgruntled individuals who said bad things about this place. Well, I have officially become a very disgruntled owner here. Make your choice wisely. Hopefully, one day, these people who run this complex will find some sense of understanding, niceness, diplomacy and patience for us homeowners who pay HOA monthly and deserve our own sense of peace and comfort living here. Never ever live at this nazi, hell hole! People do not pick up their dog poop, they have a HUGE termite problem. The people in the office are rude and have inappropriate relationships. If you rent you are treated like a nothing and given fake tickets that they impose or threaten the landlord with taking their homes! The place is located beautifully, nice scenery and quite for the most part, However the office manager Cheryl Dill is a Witch with a mental problem who acts like she hates her job. If you want to live here, be prepared for regularly overflowing trash bins that stink, annoying HOA letters coming to you regularly for guess parking infractions, don't even think about throwing a party...Your guest will absolutely have no where to park, if you have more than one vehicle in your family, be prepared for the other family member to have to park at the bottom of a hill and walk up the steep hill every evening after a long day at work, god forbid you live closer to the front of the property, they will not only have to walk up the hill, but also walk through the entire property to get to your unit...if they are considered a resident, they can not park on the premesis "at all" if they do not have an assigned parking space (only 1 parking space available per unit), One tenant owns about 10 huge pet RATS (not mice, not hamsters...RATS) that he allows to roam freely on his balcony, god forbid you run into this while walking your dog, or just strolling for exercise. The machines in the laundry room often stink and are full of pet hair, the walls are too thin. In keeping it "REAL" this place is a total joke...Home ownership should come with more flexibility, ease and comfort, especially with the HOA dues being so high, this place is ran like an apartment complex...I gave it 1 star because of the location other than that, it is not the kind of place that you would want to own, rent maybe but definately not own! read more

I have only good things to say about Miraleste Canyon Estates. I have found the Homeowners Board to be responsible and responsive. They keep the place in good repair, and a visit to the office and filling out a form will get any repairs or problems dealt with in a timely way. They have addressed some huge issues with drainage and flooding, and everything points to success in that department. The entire complex has just been treated for termites. All this and many more maintenance problems have been dealt with and there has been no increase in maintenance fees in many many years. As far as drug dealing neighbors, unfortunately they exist all over, even in the most exclusive of neighborhoods and the complex has had some success in apprehending them. After the car theft issue, the place fired its security company and hired a new one which seems extremely on top of things. I have known people who have lived here for many years, and yes, it is a community, and as such, requires rules because not everyone is considerate, but overall, it is a good place to live. Remember, those who on the Board do their work on a volunteer basis and all seem very committed to the wellbeing of the community. read more

I am a renter here and I have lived here since March,2014. It is perfect for me. Great people for neighbors and great office staff that has always answered any questions I might have. I feel safe with the security provided. The few incidents I was aware of, were dealt with by security. Some people don't feel comfortable when there are rules to follow and people enforce the rules. I dont normally write reviews but felt I should after reading all these negative comments. I dont know how they were before but now I think they are great now. I stayed with my friend for a month at Miraleste Canyon Estates for vacation. I thought this place functions like a small city. First off, it is huge so you can already tell its a lot of work to manage. I tip my hat to the HOA for keeping things under control. The second thing you notice when you drive up is the security team. Now, I am not a fan of security because I think they are mostly rude and untrained but I was very impressed with the security here. Their uniforms are very professional and every single guard I spoke to was polite and smart. I could tell they cared about keeping the place secured. You will then notice the HOA office. When I walked in, everyone at the office stopped what they were doing and talked to me, the HOA is very quick to answer any questions. The facility itself is like a country club. They have 3 or 4 big pools, a bunch of gyms, and beautiful forest scene all around me. i had to take one star off because the gyms need a lot of work. That and a few of the tennants were saying they have a drug problem. i didnt notice anything and the security was always walking around and alert so I felt safe. All in all, its an amazing place and hopefull i can find something to rent here when I move back to California. Well thats my review, i dont comment on businesses a lot so take that for what its worth. read more
