They moved me into a roach-infested unit, and getting out was a major headache which they made me pay for. My second unit had dogs barking non-stop for months. Despite repeated requests, management did nothing until I used the courts as leverage. Their "fix" was letting me break my lease rather than addressing the noisy neighbor. The $732 Deposit Battle I had to win a Small Claims lawsuit to finally get my deposit back. Again, bad communication. I eventually had to physically go back and pick up the original 4-month-old check myself. Noise & Building Quality Noise was a dealbreaker for me. You'll hear neighbors above and below due to poor insulation, and the heating system reverberates loudly in winter. Outside, noise from the nearby gym and bars carries straight into the units. Safety & Sanitation The building exterior is unsanitary, specifically the garage, stairwells, and elevator. Accessing the garage requires using an alley that reeks of urine and is constantly occupied by homeless people, the mentally ill, and drug addicts. Bottom Line Nice-looking units, but you're on your own. Be prepared to advocate for yourself or sue if you want basic results.

Have lived here for years and have had some issues but this past year it is at an all time terrible. Cars are getting broken into and even an apartment has gotten broken into. The company has done absolutely nothing to prevent this or make things better or safer. The apartments do not have in unit laundry and people are getting their laundry stolen so I have to drive to a laundry mat anyway. The rent is so expensive and does not include utilities, or any benefit of being a "gated community" because the gate is constantly opening and closing or broke. AVOID!!!

Also under the assumption it is okay to enter people's apartments when they're gone and search around. That's illegal and we had to get cameras ect. Orly had personal guests with 2 pit bulls, asking tenants if they wanted to buy weed, living in the tool room in the garage. He does whatever he wants there. Orly knew we were moving out. I heard him on the phone telling a prospective tenant there is a lg. 1 bdrm. coming up to rent. (us). We moved out on August 28. Our deposit was $2,765. He deducted $1,950 September rent. We weren't even there. His excuse was I did not give a WRITTEN 30 day notice. Even if that's the case- HE DOUBLED DOWN, COLLECTED OUR SEPT RENT THEN PUT NEW TENANTS IN RIGHT AFTER WE MOVED OUT AND COLLECTED SEPTEMBER RENT FROM THEM AS WELL. ILLEGAL. Now I have to go through HUD to file a fraud report on him and Gardner properties. I have no problem with Gardner just him. No amenities what so ever and the washers are always out of order.

Unfortunately, my experience over the past several months has not reflected the luxury living standard that residents are paying for. During my tenancy so far, residents dealt with a series of prolonged issues that significantly impacted the overall living experience. The pool was closed for approximately a month, the barbecue area was unavailable for several months, one elevator was out of service for an extended period(and still is) and there were instances where both elevators were unavailable. As a resident on the 6th floor, elevator outages were more than a minor inconvenience. Sometimes waiting over 5 minutes for an overly full elevator due to hundreds of residents using one operating elevator. In addition, the garage gate remained broken for over a month, which raised concerns about security and access control. During this period, unauthorized individuals were reportedly able to access areas of the building that should have been secured. Residents were also assessed charges related to trash chute issues while many of these other problems were ongoing. I understand that maintenance issues happen and that some repairs require outside vendors. My frustration is not that problems occurred, but that so many significant issues happened at the same time and persisted for weeks or months. For a property where residents pay "luxury rent", I expected a higher level of reliability and resident consideration. What disappointed me most was management's response when I requested a goodwill credit or concession due to the cumulative impact of these disruptions. Despite acknowledging the inconvenience, management maintained that residents are paying only for the apartment itself and not for the amenities and services that are heavily marketed as part of the community experience. The Magnolia has many positive qualities, and I genuinely hope management resolves these issues and improves the resident experience going forward. However, prospective renters should understand that while the property presents itself as a luxury community, my experience has been that when major amenity, access, and service disruptions occur, residents should not expect compensation or rent concessions.

THEN new earth res took over and the quality of living in the building significantly decreased. Amenities were often dirty or had lingering bad odors (wet dog/old food/trash that's been sitting out too long), maintenance tickets would go ignored and their collab with happy.co or whatever made it so that you couldn't see what was going on with the request. We spent months without a heater and 2 weeks before moving out we were finally offered a plug in unit. Additionally, the staff up front were impossible to find even during business hours; it was just a laptop at a desk with no one to talk to. Once you did get someone to talk to, that person couldn't actually solve your problem so it didn't matter and if you somehow got a hold of who could solve your problem, they had the WORST attitude about it. Also, new earth res would pick and choose when to enforce the community guidelines. There were cars in the parking lot on jacks, lots of people would store things behind their parking spot, constant smell of weed sometimes and management wouldn't say much about that. All of a sudden we leave an empty Amazon box out behind our car and we get a nasty email about clearing our stuff out by a certain day otherwise we would be charged a cleaning fee. Speaking of fees, I'd be very careful about documenting everything because when you move out they're gonna charge you a cleaning fee that you cannot avoid (pretty sure that's not allowed but ‍) We were told that even if we left the unit in perfect condition, the cleaning fee was going to be taken out of our deposit regardless. Cherry on top was having them claim they HAD to replace a countertop because it was severely cracked even though when we moved in and asked if we had to report that they told us no because it was "only quarter sized". Lesson learned. We moved out because we couldn't take the management anymore. Magnolia is a beautiful building with great residents but for the price you're paying, it's not being maintained to the "luxury living" standard. If Greystar buys the building back I'd be happy to return but until then no thanks.

He always goes above and beyond, whether it's helping with local recommendations, tracking down the occasional misplaced shipment, or simply recognizing our regular guests. That kind of personal yet professional touch really makes a difference. My only criticism is directed toward tenant communication. There's a tendency for management to over-communicate the small things (like coffee maker updates, unrelated floor work, or meeting room notices) but stay quiet on the bigger issues (I.e., 2nd level basement security gate being down for over a month, the windows still not being cleaned since we moved in November 2024 or the explanation for or yet to be repaired, blue netting covering the balconies). Despite that, we genuinely enjoy living here and hope management can fine-tune their communication to match the otherwise high standard of the building and professional staff.
