We were welcomed from the first moment (and we arrived later than expected but a text to Lynn had us feeling confident we were headed to the right place, because the last few miles can seem like you are in the middle of nowhere). I woke up after the first night tent camping and instantly had tears in my eyes while enjoying sunrise with a cup of coffee. It is so incredibly beautiful, it honestly felt like a gift to be there. The land is beautiful, well maintained, and perfect for a couples or family getaway (I am actually planning a few lone trips because I felt such a spirit connection here). There are numerous sites for camping, the lodge is super cute and I will probably stay a few times at one of the rooms there. The entire ranch is stunning and we felt like we were among family the entire time. We had freedom to socialize if we desired, but had plenty of space to go off on our own. We enjoyed coffee in the morning, a glass of wine at night, and our days were full of hiking, horseback riding, and sometimes just enjoying the ability to unplug. I implore you to enjoy breakfast, lunch, and dinner (at least one of each) to get the full extent of how great this side of the Ranch is. I highly recommend the biscuits and gravy, but nothing compares to the has brown casserole that is handmade by Lynn and is a culinary delight! The chicken Cesar wraps are a great lunch to take if you plan on going on a hike (with a quick text to the owner, we had lunch packed up for us and ready to o when we headed out to Rainbow falls). The dinners have a community feel, though you could certainly take it to go. We enjoyed both the cafeteria style dinners as well as bacon cheeseburgers (drool-worthy). The area is perfectly located to give you a break from reality but close enough to Gatlinburg, Pigeon Forge, and Seiverville (easy day trips and we spent a day in each area). Rainbow Falls, Grotto Falls, and countless other outdoor adventures are also a quick drive, but there is also a lot that can be done on the ranch. We enjoyed walking the farm, petting the horses, and decided to take a trail ride. It was such an adventure. The guides were extremely thoughtful of my anxiety/fear of horses while also encouraging to my partner's comfort and ease around them (giving each of us room to enjoy the ride as we needed). They also became like friends/family by the time we left (we even extended our stay by one day because we did not want to leave). I truly want to see them succeed, they have a great story, and have encouraged all of my family and friends to visit. I hope to make this place a regular getaway spot. Don't wait, book it now!! Tips: * If tent camping, make sure you account for possible rainy weather (think shoes/boots if it gets muddy) * Be aware that it can get windy at night, you are at the base of a mountain - tents should be securely tethered * Bring a treat for the horses, you won't regret making friends with them * Communicate with the owners/hands, the idea here is a bed and breakfast even if you are camping. * Don't be shy to reach out when you want a meal, being that they are a small operation, there may not always be someone readily available but they will accommodate if given a heads up (and won't make you feel guilty for it) * Branch out of your comfort zone, have a conversation with other campers or visitors

We do not have family where we live in…read moreNorth Carolina and have been using the Thanksgiving weekend each year to explore within driving distance. This year we decided to check out the Johnson City, Tennessee area. We booked online prior to our arrival via the Hilton app and used a combination of points and money. We are big fans of the Home2 Suites line of Hilton properties. When we arrived we stopped at the front counter to get a physical room key even though we had requested a digital key during the online check in. We were fortunate enough to be greeted by the General Manager, Kyle. We had some conversation about the area and the recent flooding due to Hurricane Helene. We learned the hotel has been here for approximately three years. We were both very impressed with how it has been maintained and enjoyed learning more about the area from Kyle. We are very familiar and pleased with the room configuration at Home2 Suites and really appreciate the kitchenette. This is the first property we've been to where they included a new dish sponge, sealed in the packaging in the kitchenette area, which was appreciated. Our room on the third floor was very clean, comfortable and quiet. The shower pressure was great and we enjoyed a relaxing evening before exploring the area the next day. We learned the next morning just how convenient this location is to breakfast options since we prefer to eat outside of the complimentary hotel breakfast. We also noticed that in addition to their large parking lot, they also have a cul-de-sac type parking area for guests who may be pulling a trailer, ATVs, etc. Overall this was a great stay for us.

They had an outdoor pool that looked nice but we didn't use it. They also had complimentary breakfast but we also didn't eat it this morning. My only complaint.... Housekeeping kept knocking on our door at 830 when check out was not until much later Our kids were out of town with family and this was our chance to sleep in but housekeeping had other plans. My advice... do not forget to hang your do not disturb tab.

Enough so that it's my main hotel wherever I visit Kingsport. Location - 5 out of 5 - beautiful views of the mountains but also easy access to the highways. There are restaurants and fast food nearby if needed. The building - 4 out of 5 - well maintained and clean. The rooms have reasonable wear but were in good condition. Comfort - 3 out of 5 - about what you would expect from a hotel bed and pillows. The room I stayed in this time (415) was rather large which was nice. Room amenities - 4 out of 5 - basic amenities such as microwave, fridge, coffee, and basic toiletries. What I really liked was the number of outlets. A total of about 10 in the room and 2 on each side of the bed. Also had basic USB in at least 3 of them (no USB-C). Though I didn't use either, they do have a pool and gym. Service - 3 out of 5 - everyone that I came into contact with was friendly, but then again I didn't come into contact with many people. Food - 3 out of 5 - basic breakfast food, nothing flashy. Always have hot options as well as cereal, yogurt, fruit. They switch up the hot options for those staying longer than a night. If visiting Kingsport, I highly recommend staying at this hotel.
