    HMC, specifically Eric Neely, has been by far the worst HOA management company I've had to deal with. In fact, I've never had to complain about one before HMC! Multiple residents of the neighborhood have reached out to Eric Neely for help with various questions and issues in the neighborhood without resolution, and some even without responses! There have been very reasonable complaints about the poor, unsanitary conditions of our common areas and amenities that Eric is responsible for having ownership of oversight of maintenance on, but does not. As paying homeowners, we expect a professional, SANITARY standard and that is not what he's providing. I have reached out to him for weeks now on the disgusting state of our pool, tennis courts, and area around the pools. Our kiddie pool FOR BABIES AND CHILDREN to use is actually brown... stained from who knows what, growing algae and whatever else in there, with piles of sand. I've attached photos of the kiddie pool, the algae growing in the unkempt, cloudy community pool, the wasp nests in the umbrellas around the pool, the scum on top of all the tables, the black scum that covers the tennis courts along with the growing weeds. These are all issues I've attempted to get actionable resolutions from Eric on and have had no help. I've literally gotten a response from Eric of "The pool company comes every day to the pool and sends a report." and "Landscapers will treat the tennis court for weeds. Other things are taken care of as needed in the communit." And guess what? Nothing was taken care of. So, upon my further response stating that the pool is very clearly not properly cared for every day and asking what the company is that's supposed to be maintaining the pool... I was met with the professional response of "If you have questions, they are at the pool area and can address any questions that you may have. They are not in the community 24/7." That's an exact, quoted response... Eric's actual, "professional" response that he deems acceptable. Telling me to sit at the pool all day and wait for someone to come by. This is completely unacceptable and terrible service from a company that expects us community members to pay them for. I have reached out to try to get ahold of anyone else at HMC to speak with someone other than Eric in order to get reasonable responses with actual resolutions. I've tried emailing their admin email from the website am met with "Your email has been received and has been forwarded to the appropriate department for review." from Aegean Estonilo. And guess what? I was forwarded back to Eric. There also doesn't seem to be a number for HMC that you can reach anyone at. It has now been coming up on two weeks since I've last heard from Eric, and over a week since Aegean. Now, as the next step in attempting to get help, here I am leaving reviews and it's an absolute shame. If this is the quality of care you'd like to receive from the HOA management company that you pay and if these are the conditions you're looking for in your community "amenities" then HMC is the company for you, Eric Neely the community manager for you.

    I purchased my home in Belle Vista 9 Years ago. Chris Miller with Hawthorne Management has been our Property Manager all through this time. Chris does a good job of juggling multiple things at one time. He consistently responds to my calls and emails. Once in a while one will slip through the cracks. But these things do happen. The thing that impresses me most is Chris's unbelievable memory! He can recall things and situations from years back; and is an irreplaceable resource to our community! Chris always manages to rise to the occasion.

    An example of how poorly the company does. But they are good at taking your money and overing nothing in return.

    Hawthorne doesn't answer emails and ignores residents complaints. The HOA increases every year and we get less and less.

George the property manager is very courteous when I need advice. To me, personally speaking the team is great! I live in a semi gated Townhouse dwelling and it's safe here, the neighbors so friendly no crime to my knowledge and no drama. Even though I'm renting, I told George I would like to be the first perspective buyer if it go on the market. He obliged and said will let me know. Hopefull I will be a longstanding tenant. I treat this propery like it is my own with respect. I retired from New York and lived in Charlotte going on two years. Grew up in a house and this one here feels so close to home!

Now, Bottom Line is raising my rent, charging extra fees which doesn't make sense like paying for their internet for the company to use, and they are charging me an extra month on my rent. My original lease started on 8/15 & ended 8/31. This new lease starts on July 1 so why am I losing a month? I tried calling these people and they either doesn't answer, passing you on to other people who does not return calls. I would mess with this company in any kind of way.

    My review to express my disappointment regarding the condition of the home I recently rented…read morethrough Invitation Homes at Olive Coast Street, Charlotte, North Carolina. During the onboarding and move-in inspection process, several items were identified that required repair or attention. Although my lease began in April and rent was paid for that month, I did not move into the property until May. Given that the property was vacant during that time, I reasonably expected that the identified issues would have been addressed before my move-in date. Unfortunately, when I moved into the home, many of the outstanding items had not been completed. As a result, I was required to take time away from work shortly after moving in to accommodate maintenance visits and repairs that could have been completed before occupancy. As a tenant, I believe it is reasonable to expect that a home is move-in ready at the start of the tenancy, particularly when concerns have already been documented and there was ample time to address them before occupancy. The inconvenience of coordinating repairs after moving in, combined with the need to miss work, has been frustrating and disruptive. I paid rent beginning in April, and I believe the property should have been inspected and prepared for occupancy before my move-in date. Instead, I was left dealing with issues that had already been identified, causing unnecessary inconvenience during what should have been a smooth transition into my new home. I respectfully request that Invitation Homes review this matter and consider an appropriate accommodation for the inconvenience and time I lost from work while facilitating repairs. I would appreciate a prompt response outlining how these concerns will be addressed. Thank you for your attention to this matter. I look forward to your response.     They advertise homes in communities with amenities. But won't upkeep those amenities. Their website…read moreis basically hostile, and can never upload anything correctly. So if you cure a violation, they won't submit it to HOA, nor pay their HOA dues, so then you're out your amenities for months. David Guy is the local contact for CLT HOAs and is rude and dismissive. It took over 6 months to fix an issue with our HOA (not violation related on us, the tenants) so we were out gym, pool, and social access for our neighborhood. He is impossible to get a hold of, never answers emails, and is just plain rude when he finally does. We have done everything the HOA has asked immediately, and it always falls on waiting on Invitation Homes to do their side. It would be much easier if they allowed the tenants to handle things with the HOA themselves.

    **Renters & Property owners BEWARE** If I could leave…read morenegative stars, I would. We began renting our home in February of 2020. Initially, we were pleased with the property management. However, that quickly changed. There is not an emergency line for after hours or weekends. God forbid your air/heat go out or there's a water leak. You can't have anyone service the HVAC because you're a tenant. So, you just suffer through whatever weather element you're enduring. Our hot water went out one day. You have to fill out a maintenance request and give three available days/times. Again, when it's urgent, there isn't emergent services provided to have your issues addressed. I was unable to shower comfortably, wash my clothes, do dishes, etc. I called to see if this service request could be complete within a timely manner. I ended up speaking with Derek, the owner. I am obviously frustrated they aren't adequately attended to the home's needs but I am not using profanity or becoming ugly. Derek proceeded to tell me "do not back talk me!" Surely I misunderstood him, so I asked what had he just said to me and he confirmed, "do not back talk me." I was in absolute shock this was the owner of a property management company speaking to a tenant as he had. Eventually, their "vendor" came by and sure enough, the water heater needed to be replaced. Their vendors are whomever they can scrounge up that day to do some work. However, Aleksander was always helpful and polite. This passed summer, we noticed the HVAC was struggling to recover. The house is 16 years old with an original unit. Getting someone to come take a look was an absolute nightmare. We filled out the maintenance request. A vendor reached out to us and stated he would be by at a certain time. He text us later to say he was sick but would let us know if he needed to reschedule. We never heard back so, as one would assume, we awaited our appt time. Nobody showed. I contacted the vendor and he showed me the screenshots where he let Derek know he wouldn't be completing the job due to illness. Derek didn't even had the common decency to contact us. My husband reached out to Derek and we were told they would come by "when we see fit." Derek also threatened to terminate our lease with an eviction notice, which would be illegal LOL, which he now denies. That was the icing on the cake for me. I found the information for the property owner's and contacted them directly. Within an hour, Eddie sent an email 9pm at night to see if someone could come by the next morning. Eddie and a vendor came by to check the HVAC, a water leak and fix a toilet. We had been told prior, by Aleksander, he placed more freon in the unit to get us by but it needed to be replaced and he would speak with the boss. Eddie acted like this was news to him and offered no reassurance except, "well, when it finally dies we will replace it." We have been out since 9/1/2022 and I waited to write this review to ensure we would get our deposit back and also, to make sure it would cash. We spent $750 to have the carpets professionally cleaned, along with the house and a room painted just to ensure they wouldn't attempt to be vindictive. Derek puts on a flashy front for his website but behind closed doors, there is not a professional bone in his body. He is laughable in the surrounding realty world. His ego far exceeds him and for the life of me, I cannot fathom why. Listening to Derek pitch a fit like a spoiled frat boy is comparable to nails on a chalk board. Eddie is guilty by association. I will say, he is the more tolerable and quant of the two. Tiffany in the office is an absolute upgrade, to the nasty woman they had prior. I am so thankful we were building a home and this lease was temporary but I feel for the people on here that solely relied on them for housing, just for empty promises and ruined rental histories. I filed a formal complaint with the BBB and to no surprise, Derek lied in his response. These are just a FEW examples of this wretched management company. My dog could run a better business. Don't. Do. It.

    I have had a few positive experiences with Henderson as well as a few negative ones. All are…read moreoutlined below. Positive experiences: I have been treated with politeness and patience each time I've called in or emailed the assistant community manager. Setting up an account and payment information is complex, but they have helped with every step. Negative experiences: My car was involved in a hit and run in the parking garage that Henderson theoretically should maintain and manage. Henderson contracts the management of the parking garage to another company. There are no cameras, which makes me feel really unsafe. The employees that I have spoken with have been nice, but that does not change that I have sustained thousands of dollars in damage to my vehicle in their building. The community manager came off unsympathetic and responded with an "I certainly understand that this incident is troublesome". Troublesome? I could have been seriously injured in the incident and now cannot even park in my own condo's facilities without feeling worried about being mugged or followed or hit again. The same week, the ceiling in a shared hallway between condo units leaked so badly, we had to contact emergency maintenance. Going through Henderson's Emergency maintenance line was a nightmare, myself and another resident were sent to voicemail and never got a callback. We had to contact a member of our HOA board to get help. Emergency maintenance didn't show up until 3-4 hours after we first frantically contacted the service, during which time the leak grew and got so much worse.

Flooring repairs were started at my rental, but the work was left incomplete after demolition. The kitchen sink, cabinets, and dishwasher were removed and portions of the flooring were taken down to the subfloor. The home was left in a partially unusable condition for over a month. Despite multiple phone calls and written requests, I still have not received any response from the property manager. Work is now being scheduled, but only after continued follow‑up, and there has still been little to no direct communication or accountability from management. If repairs are required, be prepared to advocate for yourself and document everything. Communication should not be this difficult when a rental is left without essential living facilities.
