As a high volume realtor, I have vendors approach me all the time offering their services wanting to work with me. That wasn't the case with Ed and his team. I used Heartland Home Inspections during the purchase of my very first home in Alpha, NJ. From the very first phone conversation I had, I was impressed by the friendly, courteous, and professional mannerisms of everyone I spoke to at this company. The day of my originally scheduled inspection, the home I was purchasing had a water main line break that flooded the entire front yard. Absolutely the worst and most inconvenient timing possible, but I called as soon as I could to inform the company of my need to reschedule the inspection. They were very understanding about it and we were able to push back the inspection by a week with no troubles at all (and even laugh about the terrible timing later down the road). My inspector, Lee, was phenomenal. I walked through the home with him as he inspected and asked questions along the way. Even when I didn't ask questions, Lee would point out things and explain to me what they meant, how he would be noting it in the report, and what it could mean in a multitude of different scenarios. Lee identified several key findings, such as WDI on the property, that were vital to the contractual process as my VA home loan required them to be treated and/or repaired prior to sale. I am so thankful for the knowledge and personable demeanor of Lee and the rest of the staff. When my father died last June, we started the process of preparing his Middlesex County, NJ home for sale. A realtor we trust suggested that we have a pre-sale inspection completed and recommended Ed Novak of Heartland Home Inspections. The realtor explained that the pre-sale inspection would identify issues that would likely be raised by a potential buyer's home inspector. Knowing these issues in advance would allow ourselves or trusted tradespeople to make the repairs before the house was placed on the market, which would be cheaper in the long run. Ed thoroughly inspected the house from top to bottom, inside and out. He emailed a detailed report with photos that identified both major and minor repairs that needed to be made. His written report and verbal recommendations made during the inspection allowed us to bring in a number of carpenters, electricians, plumbers, masons, etc., to give us estimates. We felt confident that these tradesmen were not overselling their services because they were all instructed to adhere to the repairs identified in the report. Their repair estimates permitted us to price the house accordingly. Although we ultimately negotiated an all cash, no contingency, "as is" deal that eliminated the need for repairs, Ed's inspection and report was extremely valuable to us as we considered our options. We had our home inspection done with Ed, and as first time home buyers we were nervous and weren't sure what to expect.
