In a market where Buyers are waiving everything and Sellers aren't providing any concessions, Heartland Home Inspections' work shifted the balance. We purchased a home that had a pre-listing inspection done. For the uninitiated to the current market, this generally solidifies that you're going to have to buy the house as-is, with no wiggle room whatsoever. But the pre-listing inspection wasn't done by Heartland Home Inspections. Ed Novak was thorough, meticulous, and cut zero corners. He found issues that were missed by the previous inspector- giving us the opportunity to either wiggle out of our contract, or push forward. For a variety of reasons, we pushed forward- but Ed's work gave us over $12,000 in completed work and cash at closing. Need I repeat that, in this market, with a pre-listing inspection, that is beyond unheard of. As a homebuyer, the unknown can be daunting. But Ed (aka Columbo) provided us with as much information as possible, making us feel prepared and ready for what's coming next as we assume ownership of the property. Why wouldn't you want to know everything that needs to be taken care of in your new home? It's like having a mini to-do list that we can cross off as we go. I have to wonder if they have a deal because the inspector was negligent at best, intentionally deceptive at worse and working together with others to deceive us. The fact the "inspector" had communications with the seller without us present is suspicious. Now what was wrong with the "inspection"? Nearly EVERYTHING. The inspector told us our deck "was the greatest deck", yet our GC confirmed it was not at all and contributed to water getting into the home, and subsequently mold. The deck was also made of improper materials, leading to a safety risk. There was no mention of the improper grading, which also led to water getting into the home, and subsequent mold. The mold "test" conducted by the inspector was not at all within the standard of care. As a result of purchasing this home with many material defects for $800,000, we have incurred about that amount making the needed repairs to our home and having to discard items destroyed by the mold which will need replacement, as well as the healthcare expenses incurred as a result of the mold exposure. Undoubtedly, the acts and omissions of Allied, among others, likely led to the premature death of our dog as she was exposed to mold. You're much better off getting a COMPETENT GC to inspect rather than these people, who in my opinion are charlatans and got their license from classes online. Apart from our GC, many other experts have corroborated the negligence at best, if not intentional harm, Allied caused to us.

I literally had to coordinate Termite Inspection (even when listed on their own website as an integrated service) for them as they used a Third Party and they weren't available, no visibility on scheduling, very loosely put together operation for the Cost. Pool/spa Inspection: Do not choose at all, that 115 usd was a total loss as the inspector only operated hottub superficially and made excuse of access for every question. The list on the site is misleading to say the least. All in all go pick someone else and have peace of mind.

So it is paramount that you get a home inspector that will 1. be straight with you and 2. not overcharge you for unneeded things to pad their invoices 3. be straight with you (you get the idea). Karen and Peter are experienced, honest, know what they're doing, are reliable (they show up when they say they'll be there!), and they don't screw around. If the home you like has a list of flashing-red-light problems they will tell you, because you need to know rather than have a horrible surprise after you move in. I was grateful they did - they found a host of problems I didn't know were there, and the problems I knew of were actually far worse than I realized (and I've done some home work previously, I'm not clueless in laying down floors, tile, etc). Some home inspectors will give you a little folder and maybe 2-3 pages and another few pages of pictures...Peter and Karens' reports are expansive, detailed (with pictures and references) and written in plain English - not builder-ese. Their prices are fair and they will tell you - no surprise bills here! He also failed to flag damaged insulation and evidence of a rodent infestation in the attic. The inspection lasted a short 1.5 hours and was not thorough and communication was extremely poor. We only went with him because he used drones for roof inspections, but that proved to be worthless because he didn't even give an estimated age of the roof or its condition, until I followed up with him and asked days later. We are out well over $20k at this point, and he was completely uncooperative and unresponsive when we attempted to discuss all of the above missed issues. Do your research and go with someone more qualified, who actually cares.

Again I did not receive a call so I called him at about 3:15 pm but he did not answer the call. Finally He did send me the information today and agreed to stop by tomorrow. Appreciate that.
