He then went over the key points with us and provided a detailed 95 page report with pictures and description of each and every issue, as well as a separate short 7 page summary report. I would recommend Clever Inspections to my relatives and best friends. I am sure you will be satisfied with the service. I compared prices with three other providers and Clever Inspections, though not the lowest, provided the most thorough estimate and they more than lived up to their promise. He came on time, communicated clearly, checked everything in the unit very carefully, and delivered us a high quality report with not only a list of any things he found but also recommendations on how to maintain or fix findings. He also helped accommodate requests for what to look for too. On top of this, once we moved in to the unit we had some questions about his findings and tips for fixing some home issues and he thoughtfully helped advise us. Value (5/5): The value and price for the service was competitive and I highly recommend him.

He seemed to know his job really well and was extremely informative when taking notice of something good, bad, or "just as is for what it is." He invited me to follow him the whole length of the way. I was expecting a lot of silence, or a "don't distract me" attitude but he kept on chatting away telling me what he was looking for, what he found, or what was still inconclusive. We were pretty sure the house never had oil heat, and we were planning to pass on the tank sweep. But he suggested we get one anyway just based on the furnace switch plate having the words "Oil Burner" on it. He said, "The person who installed the furnace may just have used the wrong switch plate, but at the same time they may have recycled the switch plate when converting to gas." He kept on suggesting to do a tank sweep based on that alone. He seemed so trustworthy with everything else that, I felt compelled to listen to him on that. Low and behold, towards the end of the basement inspection, he came across two more clues that the house had oil-based heat at one time. Though still inconclusive if it the tank is still buried I was impressed how he found that evidence. Tank sweep scheduled for this week. Pillar to Post held true to its name today!

The report was filled with speculation about possible problems that don't exist. My 89 year old mom religiously maintained the house as well as any in the neighborhood. After presenting their massive report to the buyers they demanded $40,000 from me to address "some" of the problems. They convinced the buyers there were many structural problems in the foundation and the walkways which would lead to water in the basement. In over 60 years my parents owned the house not one drop of water ever leaked onto the basement floor, yet they painted a picture of imminent flooding after 60 years of a spotlessly dry basement. No, the structure of this house is sound. They claim the walkway has a negative pitch leading toward the house and should be repaired to "reduce water entry into the structure". This walkway is original to the house and water has never entered the basement. The walkway they claim needs to be repaired because it's dangerous has miraculously never hurt the 7 of us who lived there and the ~2,000 people who have visited those 60 years. They might think they're showing their worth by creating a document giving the buyers an opportunity to drastically reduce the price of the house but it didn't work. We told the buyer we aren't fools, we won't play this game and now they need to look for a new home after expecting to close in 3 weeks.This "inspection" company ought to be ashamed of themselves for scaring the buyer away from a wonderful home.

Michael provides a super thorough inspection and pays attention even to the smallest details. He points out loose stones in the stairs, narrow parking spots that claim to fit more cars than it is realistically possible, stair handles placed uncomfortably, among other things. He also points out important things that are done not up to code and can cause serious issues down the line. It is a responsibility of a buyer to evaluate the findings and apply them, whether in negotiations with the seller, or just for your own reference later to understand what requires fixing and how urgent it is. And knowing that in advance, I think I received a superior service, because thanks to Michael, not only I received a concession from a buyer to fix an improperly installed, though working, garage door, but also avoided troubles with insurance company later by requesting asbestos removal and obtaining corresponding certificate. Michael's commission may be a bit higher than the market, but it's well worth it.

I have been told this is very typical of this man as he then gets a second inspection and gets to make more money. He actually said our furnace was leaking toxic poisonous gas and if that was the case we would have died years ago. Our furnace was also tested by a professional with no issues. He then said our garage was going to cave in at any moment and again it was checked and this too was a lie. The best one yet was he said our entire house smelt like mold and was most likely full of mold. Pretty amazing that I was a health inspector for over 30 years and know a little more about mold than this moron and on top of that my home was completely renovated within the last 5 years and we never ever had mold. If you don't perform a test how can you even state such a thing! I could go on and on with the nonsense that this man comes up with to make himself look like god. Our buyer backed out after trying to get us to lower our price substantially for issues we knew were not legit. In the end we ended up with a better price and buyer so it was a win for us and a loss for the first buyer who lost out on great house and probably overpaid for a second inspection. This man should have his license removed and will be reported to the better business bureau. Do yourself a favor and do not waste your money on this guy. No house is perfect but there are plenty of other inspectors who are not alarmists and liars like this guy! What a joke!
