Listed as a gated community but the gated have maybe worked a total of ten days in two years and that not consecutive. 2. Maintaince issues- I've had a mouse issue for over a month they marked it complete even after never visiting the apartment and had to handle on my own. I'm on the second floor so probably multiple units. Broken sink took over a month to fix. When I called after two weeks the leasing agent Raine told me I could do it myself. It took another two weeks. 3. Pool has been down both summers this year was for 45 days at the start of summer. Last year it would get green and they'd shut it down for safety issues. The neighbors are great and fun monthly activities. Maya is the only reason people stay, she is literally the sweetest person, listens and tries. Any of the other 29 agents they have cycled through aren't personable and don't seem to care. Would love to stay another year but this place is falling apart and over priced. Update: After 47 days with leasing continuing to never have pest show up and me finally laying traps. The mouse was caught. On Nov 7th pest control stopped by confirmed the infestation over a month from my initial maintenance request and needed to get their supervise. I have yet to tell the mark the mouse was caught 12 days later and still haven't heard anything.

They outsource everything, so you are dealing with all different outside companies who charge you fees and more fees!! They ripped me off several hundred dollars, charging me $35 a month because my renters insurance had their street address and not a PO box, even though The Mark was listed as a party of interest and nothing in my lease said I had to list the PO Box!! Owners are out of state, so they don't care about you... all they care about getting your money, too!! Loud cars and motorcycles rev their engines all the time. I lived there four years, and the first year was great; then, downhill it went!! Beware and don't be fooled!!

Immediately Callie and Shawanda made my husband feel greeted and heard when he toured on his own and then Daniela was knowledgeable when we brought our whole family to see the place. Our unit is still being power washed before moving in, which I appreciate the extra effort to make the place as new as possible before we start living there! First, they transferred the deposit to the new apartment which I did not agree with. They then determined that the other individual needed to pay a new deposit after he moved in and they mailed me the deposit after the 30-day Texas code and blamed us because we did not fill out paperwork that they never sent. They removed monies for urine-stained carpet but did not identify this via the move-out inspection. I would recommend that you find another apartment complex within Mansfield. Not worth their poor management.

Greatness! First…read moreoff, this apartment complex is very well managed by Lauren and Monique. You have an issue or need something, they are in it to win it. They get stuff done and seem like they truly care about their tenants and the complex. Besides being responsive, they are clear, concise, and very friendly. Maybe I'm just a likable guy, but I doubt that's the reason. Just sold a 3k sqft home, decided to move into apartment for the first time in 20 years, came here first because of appearance and location, and Monique sold me on the complex and I'm happy she did. Lauren handled the particulars of paperwork for me flawlessly. Second, the amenities are relatively standard these days with granite counters and standard stainless appliances. However, the grounds and exterior are immaculately maintained. They accept real dogs and even have a legit dog park, sand volleyball court, BBQ pavilion, and nice sidewalks throughout complex. The tenants are nice, it's a safe environment, and everyone seems respectful. Third, maintenance has been spot on. From day one, I noticed some very minor things needing repair. I signed into website and filled out maintenance request and was immediately contacted by Arturo. What a great guy!! Dude jumps in and and gets it done. He likes coffee, so hook him up. Two creams two sugars, that's the way he gets down. After being a home owner for so long and moving into an apartment, I could not have asked for a better scenario. I am very happy with my choice and recommend Riverside. I sure hope Valiant Residential is taking care of their employees as well as their employees are taking care of the complex and community. If you're not, shame on you because these folks here are why y'all are making the big bucks!

We transferred from a 1 bed to a 2 bed (the one bed was in phase 2 and there were ZERO issues....but phase 1? Holy hell. On move in day they gave us the keys and the apartment had never been cleaned. There were some half empty soda cans, nails on the floor, a piece of the fridge missing, a shelf missing. And we ended up having to pay our movers for 2 extra hours and started cleaning it ourselves bc they were working on finding someone to clean. This was unacceptable and their answer to some sort of compensation was a $65 credit. We dealt with roaches for at least 6 months and they were spraying but not enough- we had to go out on our own and pay for someone to come - it took the ppl who lived there before who moved below us moving out in order for them to go away. We were poolside and they wld leave pool music on 24/7 so you cld always hear it in our place- 2am-6am pool music. When I complained they turned it down a little but I cld still hear it. They suddenly started charging us toward the end of our lease a $35 fee monthly for breaking a lease requirement- no one ever reached out to us to explain the issue. I called and emailed several times - someone finally told Me it was bc we didn't have renters insurance- but we did the entire time. When we showed proof that we had it they refused to reimburse us the $170 bc the policy didn't say it was for Mark on Conquest. We loved our apartment but it was bc of how we made it our home. Oh I want to add the maintenance guys have always been amazing even though they changed frequently they have always been so helpful and friendly.

You're still close enough to town too that nothing is too far. Landscaping is always well kept. It's just a very nice place to be and great place to be if you have a pet. Even though I don't have a pet, I love seeing all of my neighbors taking their dogs to the dog parks. I think it's a great place to live for pet owners because there is just so much space for your pet if you have one. And pretty much everyone picks up after their pets which is greatly appreciated. It keeps the property looking nice. When moving here, one thing that I'd ask questions about is guest parking. Just to see if you're okay with the way it works and parking availability for your guests. At some apartments you're able to have your guests register their vehicles online, but here you have to go into the office or get in touch with them somehow in order to get a tag for your guests to hang in their car. If you don't they have to park at the office which is very limited when it comes to parking spaces. Not a deal breaker to me though! I have only experienced one issue and it mainly has to do with maintenance. I have had an issue for 2 months now and have only had one person come to check it out and have not heard anything as far as updates on it since. I have even reached out to maintenance 4 times and the office 1 time with no responses which is pretty upsetting considering what it is that I need to be fixed. This is the only reason I gave 4 stars. Overall though, I highly recommend the Mark on Conquest!

Last night my GF's vehicle was towed in the parking lot, car was here for one night. The office stated an email was sent about registering a car, but the office managers both stated they find the first one and tow. I bring this up to say they do not enforce what they want they enforce easy. NO one walks patios even though I read emails about cracking down, no own placed their trash in the right spot. The occupancy of apartments is greater than the lease in some instances. Since December there have been two shooting incidents here, the police are here regularly throughout the day. I would advise to run, as a man who has one leg, I am now getting out of here as fast as I can. Rules are fine I love them but they need to be enforced across the board and not just what is convenient. Management is nice but they are likely to just cite policy they did for me. Last cherry on top they the office and management stated you could not block Joplin Rd because that is Arlington and they will enforce the no parking code, well I live facing that street about 10 cars maybe more park there nightly and nothing but a car in a parking lot that I pay rent to gets towed, nice way to make your residents feel good.
