I put a maintenance request in a week ago when I found a large whole in my drywall behind my dryer that maintenance missed when they came to repair my drywall from the holes they left when they were repairing leaky pipes. Over committed and under staffed. I'm an owner in an older condominium association and they promise a lot and fail to deliver. They are very polite, but very unresponsive and the work completed is not high quality. You'll see other reviews here about water leaks. Our association has incurred so many charges due to damage made much worse because of slow responses to issues such as this. Since my last review was removed because "it fell outside our Content Guidelines because it did not provide enough detail about your customer experience" ( super convenient that a bad review was reported) I will provide details of the Terrible service by this company.....hard to keep it short but I'll try. 1. We filled out move in inspection sheets (several pages) and took pictures, yet at move out we were held accountable for damages we were not responsible for. We even pointed them out in our inspection sheet and still had to prove with pictures in order for them to rectify the charges. ( take pictures because your inspection sheets mean nothing to these people. Or write extremely detailed information) they charge for an inspection rep at move out, but If they can't associate current damages with past damages, that were clearly reported in inspection sheet, why do you have to pay for a rep that can't even connect the dots? It's not that difficult. 2. We went several months without heating because the owner would not approve maintenance. After weeks of emails and calls and no response, I decided to email the president directly and he too failed to respond. They don't care about the tenants!!! I called the housing authority and the repair "conveniently" was approved shortly after. Henderson is unresponsive and they lack the customer service skills that you need to manage this type of business. I.e. Calling back and or responding to emails. It has been 83 days since I put in a maintenance request for a roof leak- a contractor was sent out July 13th to do an inspection and sent an estimate to the HOA. At that time the leak was very small, it is now September 29th and the leak has double in size. With the hurricane coming and three days of non stop rain, the damage is only going to worsen. I've had no follow up and told that my account doesn't have any notes of this when I have documentation from the roofing company. read more

They raise your fee, don't tell you, then tell you the additional amount is a mistake on their end and not to worry about it; and then hit you with late fees later on. My portal shows up to date, theirs does not. Communication is hot garbage and I had to communicate with someone who wasn't even the decision maker (Rolando is a champ, thank you). I had to send dozens of emails just to get anything back from them. Henderson strong armed me into paying money I did not owe, even when I very clearly justified/proved that I did NOT owe it. They completely ignored the hard evidence i gave them and instead They threatened a lean on my home. They take advantage of people because they've got more firepower. They have a complete and utter disregard for anything truthful or wholesome. Stay far away. read more

EDIT: Almost immediately after my May review was posted, I received a call from the property manager, and all fees incurred from their mistakes were removed from my account. Ultimately, this problem is solved. And the manager asked me to amend my review and increase the star rating. This is still a 1-star review because it took me writing a public review naming our property manager and assistant property manager to get a resolution. Since this incident, I am still very disappointed with Henderson's communications and professionalism. I've had a few smaller issues that took too long to resolve, and building activities are not well communicated to residents and owners. Literally the worst property management company in the southeast. I don't know if they're just bad at their jobs in general or purposely ignore issues...? Maintenance issue? Good luck - it's been almost a week and they have yet to fix our AC with temps in the 90s however clearly stated on their maintenance page on their website claims 90 degrees and no AC is an emergency. No updates, no nothing. I am constantly reaching out for answers and next steps only to be met with generic, invaluable responses. They are incredibly disorganized and don't care about anyone. My renting experience with this company was awful. First, they are slow to respond to maintenance requests, and when someone finally comes out, they band-aid the problem more often than actually fixing it. Second, there were large trees in the front yard with dead limbs falling onto my car constantly, and I had to start parking in the street to avoid further damage to my vehicle. After several requests for Henderson to do something about it, they claimed it was "not their responsibility" and never did anything to resolve it. Further, at one point, a huge limb fell during a storm that was almost the entire length of the front yard. It was as big around as a normal tree, and if it had fallen on my car, it would have been totaled. Henderson told me it was my problem, not theirs, and I had to pay someone $150 to come cut up that limb with a chainsaw and take the wood away. So, I lost use of the driveway of the home I rented for 4 years because they would not do the right thing and have the trees trimmed, and I almost suffered catastrophic vehicle damage with that huge limb, all because they avoid taking responsibility. Third, the house was overrun with ants, mice, and squirrels that I paid a small fortune to try and fix, but the house itself is just so old and in disrepair that the pest company couldn't do much without the landlord cooperation, which Henderson said was MY responsibility. Fourth, I left the house cleaner than it was when I moved in, yet they charged me outrageous fees that ate up my entire security deposit. The charges were bogus and grossly overblown as well. For example, $415 to pick up a small pile of leaves that would fit into a typical kitchen garbage bag and trim one small bush, $125 to change a battery in a smoke detector that I had just recently changed in order to make the alarm stop chirping, $70 to remove a single dish from the kitchen cabinet that I forgot to grab. In my 4 year tenancy, I found Henderson Properties to be very lazy, unconcerned, and quick to fabricate "fees" in order to keep your deposit. Yes, I read my lease and yes, I know that these bogus charges are not laid out in my lease. I took photos of everything before I moved out, and the pictures prove that I did what was required of me. Do yourself a favor and avoid this company. There are much better property management companies in Charlotte with nicer, better maintained homes for rent. read more

I had to schedule my own maintenance with a third party and then take time off of work to get someone else's property fixed. The worst HOA company in the world. was supposed to close on a house Monday Henderson is the HOA for. They failed to send in documentation of their insurance that was needed. My agent, sellers agent, my mortgage agent, and the attorney have all emailed, called, and gone in person multiple times to speed up the process of getting this document. They refuse to reply to emails or voicemails. We got into contact with one person who said the bird needs to sign off and that was all she provided. She will not reply since then. Henderson has delayed my home purchase 4 days so far with no end in sight. Will be looking at legal action very soon if this is further delayed. read more

He's very responsive and works more quickly than our last property manager. We couldn't be more grateful! I wish I could rate this company zero stars. The worst HOA/property management company I've ever dealt with. They don't address any issues and never return phone calls and emails. I lived in a new development and complained numerous times about the neighborhood and Henderson told me they would look into the issue and help get it resolved- never heard back from them again. The Only time they will communicate and reach out is when you're late on payment. Money hoarders -- they raised the hoa fee to help them meet their budget. Within our hoa cost they told us the fee covers the lawncare/maintenance, trash, outside liability insurance - I got quotes on all of these services and they only cost half of what Henderson is charging us. Brandon Davis has been my only contact person at this point and if the property manager they assign me is anything like Brandon I will be one happy camper. So far I have received nothing but professionalism, courtesy, knowledge and a total willingness to make me feel comfortable with Henderson Properties. Since I am new to Henderson I can not review the day to day operation of managing my properties but I have high expectations that our relationship will not be a disappointment to me. This property management company just doesn't work well with others. I emailed asking two very specific questions about an available property they have advertised. I got a canned response back that in no way answered my question. So I responded and said that my questions couldn't be answered by viewing the property, and asked again if they could please provide an answer to my specific questions (Does the property in question belong to an HOA and how many parking spaces are included with the property) and I again got the exact same canned response from a different girl employed by Henderson Properties. So two different girls there got my questions, and neither one actually read them. They both simply copy and pasted their canned instructions on how to obtain a key to view the property.?. It would've been more helpful, efficient and a better use of everyone's time if the first girl had simply read my question and given the appropriate answer. Based on this alone, I don't think renting through them would work out well for me as I actually expect them to be able to read and respond to emails in a professional way. Their method of handling my question is like that of a teenager speaking to a friend from school, not a business professional dealing with a potential customer. As others have mentioned, if I could give less than one star I would. After selling my condominium, I was in the situation that I needed to rent a place while my new home was being built. I rented a condominium, who used Henderson Properties as their Management Company. Upon signing the lease, and paying my first months rent in their office, things went down hill from there. I had two maintenance issues during the time I lived in my condominium and followed their process, by submitting a maintenance request. They have a response time of 72 hours, which I think is too long, but that is besides the point. No one followed up on either request, after the 72 hours, at which time I followed up with emails and voicemail messages to the office, no return phone calls. It is great that no matter how many times you call the office they say you are first in line for the next available associate, but no one ever comes on the line, always sends you to voicemail. And, no one returns the voicemails. Needless to say I would call OVER and OVER again to finally get someone on the phone. And, when I did it took days to a response. With both requests I never received follow up so fixed both items myself and was not reimbursed because my lease states nothing is reimbursed without approval. Well, if I could have gotten someone on the phone to assist I would not have taken care of the items myself. The lack of communication, attention to their lease agreements, and maintenance requests is atrocious! If you are looking to rent, make sure Henderson is not the Management Company behind the lease. And, if you are looking for a Management Company, for a home/condo, I would say FAR FAR away! read more

My HOA has used Henderson Properties as an HOA management company for a few years now and they have consistently been horrible at property management. It is sad that I have considered selling my home as a result of such poor management. When there is a community or personal issue it takes days and several calls just to get someone to respond and most often it is just to direct you to someone else that also can not help. There have been consistent plumbing issues that go unresolved and lead to our water being shut off numerous times a month for several hours as they do not hire competent people to resolve issues. Most recently I noticed that there was a random charge to my account that no one can explain despite me calling, emailing, and speaking with someone from the bank that they use. At this point, it feels like they are fraudulently taking extra fees that they can not explain on top of managing the property poorly. If you can avoid using this company, I would suggest you do it at all cost. read more

JUST WARNNING from this company they are thieves, and they charge you money for no reasons. They told me that they will evict me for $25 administration fees that I have refused to pay. The apartment was not ready, all Frame wood of doors and windows have holes and ugly, and the carpet was not clean given that I give them a notice 2 weeks before the move in date. In addition, the access key is not working for the side doors, and I have sent an email and my problem has not been solved. They are not professional at all, and they do not respond to emails. When you report an issue you have to expect that it will take at least 4 weeks to be fixed. I Kept calling them and and they answered and no one helped me. We saw the member of HOA walking around trying to find something again , watch your mailboxes and make sure your trash is not a half an inch over the pine straw . This is where your HOA money goes to someone who doesn't work and peeps out their window watching your kids and stalking your home when you are away or when it gets dark. We had several families ask us about this community and they trusted our judgement and decided not to rent or buy , can't wait until we find our home . Good Things: So far, so good. I've been communicating with Henderson for a little over two weeks now. I have signed a lease to rent an apartment through them and the process has been pleasant. Marquita and Nitoesha are friendly, helpful, knowledgeable, and prompt. They did not give me a hard time about changing my move-in date, even though I know it was inconvenient. Then, today I had a few questions at the lease signing and N said she would find out the answers she did not know and get back to me, and did so within 10 hours which I really appreciated. I hope the rest of my relationship with this company goes as well. Thanks for the great experience so far! Minor Cons worth mentioning: -The location of their office is a little seedy. -I had issues with the company they contract out their application screening process to (Resident Research) and would recommend they switch to someone else. -A few times when I tried to call during business hours I was on hold for 3+ minutes and was eventually disconnected..? -Other than the girls at the front desk, pretty much every employee walked past and ignored me, even when I was waiting at the front desk to be helped. read more

If I could give less stars I would. I'm a tenant and absolutely unsatisfied with maintenance and having anything done that's needed. AC went on 90 degree day because it was the weekend I had to wait til Monday for service because the "owner" has to approve the extra fees for vendor to come out after hours. Then the vendor said they fixed it Monday only for it to stop working Wednesday morning. Come to find out a part was needed (no one informed me) and they are scheduled to come replace part Thursday between 3-6pm. So we have to wait 36 hours in 90 degree heat (87 degrees in the house) for AC. All of this when I informed them of my mother's medical issues that the heat directly affects. Do not pay application fee. This company will rip you off.My wife and I found a property that was a Henderson property and we liked it.So we called to inquire they said to apply online. They were extremely nice throughout the entire application process, answered several phone calls even helping us to fill out.Then we paid both application fees,once we paid we could not get a hold of anyone,it was as if we didn't exist.We each made at least 5 calls to there office a day to find out the status of application, still nothing.So we decided to go to there office, at the time they were not expecting any walk-ins as it said on there website due to COVID-19 restrictions.So we get there there are like 20 people there , no masks and they did not seem happy we showed up.So they told us they are extremely busy (no apology) so I just asked if we can move in right away ( because the first was a week away) they said no problem you will just have to pay more fees not a problem I said.Then within 2 minutes of being there we were guided out.Later that day we received an email at 4:57 saying it was rented to someone else,they close at 5 mind you. So we waited until the next day called probably 5 times each throughout the day no answer, however they did not know we had a friend that we referred also putting in application ( they were answering their calls all day because they hadn't paid yet) meanwhile we get an email saying we can apply for other properties for 30 days so I message them back the other properties we like,needless to say a week later still no response and still not answering our calls.We have since realized they are in the business of getting application fees for properties with no intention of renting them as My wife and I have perfect credit and run 2 businesses as well as have a huge savings account. It is an absolute shame we were treated like this and to be honest we expected more from them.In hindsight we maybe should have known because the first appointment we had we confirmed that day drove over an hour and not only did nobody show up but there was not even a key.We then called and they said oh sorry this property is rented now. No worries I said we have another appointment at another house ( the one we eventually would apply for) she checked to make sure it was available so we wouldn't waste our time again.It was a nice place so we couldn't believe the price cause we checked similar properties and we're almost 800$ more for that area.But now we get it we were baited to pay the fees to apply because they also never even told us anyone else had applied.Come to think of it they were very vague about everything,just fill out application they kept saying.Shame really. read more

Absolute thieves will steal your security deposit once you leave their rental. They will charge you frivolous fees and straight up LIE about the condition of the rental when you left. They totally took advantage of tenant not being able to accompany the walkthrough because of COVID19. They charged false damages charges an charged upgrades to the tenants security deposit. Even after providing a video and pictures of the excellent condition of the property they STILL refused to adjust the refund of the security deposit. If only there were negative stars; my experience with Henderson has been a nightmare. I have NEVER been late with a payment, but because there was a carryover balance from a previous management company (which was because something wasn't taken out of escrow, properly), Henderson assessed a late fee on my account for 2 months, before they even told me I was "behind." They didn't even provide a notification that they were charging late fees; the previous management company didn't. I am rating this review a 5 star solely on my experience with Ms. Kellee Burney. She has gone above and beyond to assist with account issues with my HOA. Not a single person took time to help and listen to my frustrations but her. She was very patient and empathetic. I appreciate her more than she will ever understand. I'm not going to speak badly of the HOA on this review, because this is solely to shine a light on Ms. Burney's work ethics. TERRIBLE job of taking care of the issue of the rude, disruptive and unacceptable behavior of an owner within the Spinnaker Reach community. Henderson Properties gladly accepts their monthly fees but they do not enforce a code of conduct for residents, saying they cannot do anything and deferring to the Davidson Police to take care of issues due to their lacking community leadership. Also putting the burden on other residents to address the issue through legal channels at their own expense. NOT WORTH THE MONEY THEY CHARGE, and now the community and its residents suffer. read more
