I second every reviewers response regarding wishing there was an option to go below 1 star. This was a comically bad dream from the jump dealing with Henderson. First off, Henderson was not accommodating in reference to our move in date. Everything is on their time and schedule. There is no middle ground. This property had been unoccupied and we were out of the country but still there was no understanding. That completely could have been forgiven, if not for the numerous issues we had from the start of our lease. Common sense leads you to believe that if a tenant is being rushed into a property everything should be in working order. That was not the case in the slightest. When we moved into our rental property we had the following issues: air conditioning unit was broken, oven was broken, master shower was broken, locks were not changed, dirty air filters, non-working light bulbs throughout the property. Upon talking to maintenance with regard to the broken air conditioning unit (first day of move in), we attempted to have someone come out and fix it mid-evening. The maintenance department informed us that because the temperature did not hit their threshold of discomfort, we had to make an appointment for later in the week. Thus, making us literally sweat it out. Slightly less forgivable but still forgivable. It wasn't until we found out that the master shower and oven were not in functioning condition that we truly started to become frustrated with management. So within the first week, we had to leave work to meet maintenance 4 times to mitigate the issues (4th includes meeting the locksmith to change the locks). Because of these issues, we felt it reasonable to request some sort of prorated rent. This due to the fact that Henderson directly breached their contract which states: "property should be fit and habitable" as well as "plumbing, heating & air conditioning should be in working order". Henderson promptly denied our request upon sitting down with them for this discussion. This was the only time Henderson was prompt with their reply. The biggest challenge by far we had with Henderson was getting a hold of anyone that works there. Days at a time would pass before a representative would call us back after voicemails were left and an exponential amount of phone calls were made. In any case, the owner of the property had issues with them as well, not in correlation to our problems, so they ended up firing them. Our experience in dealing with the owner has been much more favorable then that of Henderson. To put it bluntly, Henderson sucks. read more

Before you think about Henderson Properties, Let me tell you one thing. When you leave their place, you will loose 80% of your advance money no matter how much you follow the instructions(cleaning, repairing etc.).I provided the receipt of professional carpet cleaning company but they still charge me not cleaning the living room. They check everything with the magnifying glass. They will charge you for every single scratch. You cannot imagine how they will charge you to cut your advance money. read more

I recently have put an application in for a property in Charlotte and was given the run around for two weeks on my application status. They never return any phone calls. They emailed once to ask for a copy of my bank statements, which I immediately sent over, and didn't hear back for a few days so I had reached out again to check on the progress and heard nothing back. I then emailed a different email address that was listed on their website to see if someone would get back to me. The new email address then told me they were waiting on my bank statements so they could verify my income. I had already did this a week prior and was completely confused. I then sent over the statements for the second time to not hear anything back for another week. I continued to call and email both email addresses in hopes to hear from anyone. Just this morning I had called and sent another email. About an hour ago now I received an email stating that another applicant had been approved. To say I was pissed was an understatement. It has been hard enough to find a house that meets my wants and needs and then to find a home that you fell in love with and spent money on an application fee, but to be left in the dark for two weeks was completely unprofessional. It felt like they just wanted the 50 bucks and tried stringing us along until someone else had been approved. If they would've had returned a phone call or email to let me know what was actually going on I wouldn't have been so blind sided. I have less than a month to be out of my current place that I now pay 300 more a month than the house they needed to "verify" my income for. I have recently been contacted by the owner and he was never made aware that the property needed any repairs. The whole time I was told it was up to the owner to fix issues if they wanted to. If you get lucky and sell your house they still want you to pay for services they no longer render. Every contract has an out clause...not with Henderson Properties. Terrible property management company doesn't even begin to describe them. I am giving them 1 star because I cannot give them 0. They 'manage' my HOA and it has been a horrible experience, they have VERY poor communication, they aren't there to help and they really don't listen to concerns. Not really sure what they do as a property management company, for many simply requests they refer you to outside vendors they have contracted that charge an additional fee. I live in townhouse which uses Henderson. Maintenance is terrible all I get is excuses and problems never fixed. I have problem where water.comes up on kitchen floor but is not coming from under rear door. Henderson been here three times all I get is excu5 but problem still not fixed. Kitchen floor is discoloured and water has odor of glue from tile. Water appears 2 to 3 times a day after rain. Henderson blames builder. I want problem fixed before destroys floor and foundation. If you are thinking about renting from this company run and run fast. They expect you to clean up after the prior tenant after taking their security deposit. Then clean again when you move out and will try and keep your security deposit for any little thing undone. When you complain of mold growing in the home they will turn it around on the tenant. They will do minimal to remove it. Run, Run, Run! read more

I implore you to rethink hiring Henderson to manage your subdivision. I don't have the space to list how inefficient they are. They took our monthly payments and gave us 10% of the service they were contracted to give us. Not only did they do very little, what they did do was usually incompetent and often wrong. It was insulting how indifferent they were towards us. Yes, we contacted the owner, and no, it didn't help. Best decision we made was to not renew our contract with Henderson and choose a new management company, an excellent one that is showing us every day how much better our neighborhood is with a quality management company. read more

At laurel valley in Charlotte NC, I wanted to go to the pool today 6/2/2017, and I got a big surprise!! The pool will be closed until June 9th, and the lousy excuse, is because the kids will not do their homework from school, and instead they will go to the pool. Let's leave that resposability to their parents. Big lie!!! I'm an adult and like many other adult residents don't have to put up with this. They are just trying to safe money and do not pay 2 or more people to watch the pool during the weekend. But the are the best collecting our dues every month. I'm an out-of-state real estate investor and my experience with Henderson Properties has been overall positive. My property manager, Kurt, exceeds my expectations. I work with four PMs in different states. Kurt is the best. As soon as I acquired the property in Charlotte, I experienced the entire tenant turnover cycle and really put Kurt to the test. I vacated the inherited section 8 tenants who paid hundreds below market rent, rehabbed it and leased it. Now I have a tenant in there paying market rent. It wasn't without bumps -- the inherited tenants did not move out before the deadline; an undisclosed material fact was uncovered that led to angry neighbors and housing authority breathing down my neck. Kurt dealt with all those parties skillfully and professionally. What's best about him is his dedication to his job. We've exchanged hundreds of emails. He has never missed a single email from me; he replied within half an hour 95% of the time, always replied on the same day; replied to my emails during the weekend; I got a notification from Dropbox showing him uploading pictures at 2 am; when he couldn't reply right away, he asked his assistant to jump in and help me. When the property sat on the market listed for rent, I kept asking him to change descriptions and retake/repost photos. I bet I was annoying, yet he always fulfilled my requests and never showed a trace of impatience. The investment advisor, Brandon, is very nice too. Although, whoever picked the flooring color and paint style should develop a better taste. Dark colored flooring isn't the best choice for a property with poor interior lighting. The paint in vertical stripes looks weird. Anyway, I was worried about the service I'd receive when I saw the previous critical reviews, but it has turned out to be a great experience so far. I can't speak for other ppl's negative experience. Perhaps the company realized their shortcomings, so they reorganized and improved. I think whoever considering hiring Henderson Properties should give them a chance. read more

I was a Property Manager for a very reputable company a few years ago and I cannot even put into words how incredibly awful this company is. We moved into a house that was at the time under different management. There were some issues with the house and I provided a list to the former management company who did nothing. Then the transition took place. I contacted Henderson several times regarding the list of issues I provided that should have been provided to them from former management. That never happened. Upon calling and calling Henderson speaking with particularly Mandy Compton and Amanda Seymour describing to them our issues in the house ranging from mold growing inside the AC intake system, a broken sink in master bathroom in which I was NEVER able to use, water leaking down the wall whenever it rained in my son's room (den downstairs), garage door that did not work due to a melted part, no working dishwasher, carpet appeared to have NEVER been replaced (40-50 yr old house), and the list goes on and on. I even categorized by priority only to get a response 2 WEEKS later from Mandy asking me for just a list of the priorities. They came out 1 time in 12 months due to an overflow in the laundry room from the drain hole in the floor. I tried contacting Marquietta Henderson (not sure of sp) and like everyone else in these reviews, NO response. Instead of sending someone, anyone out to the house to even look at the issues I was told from Mandy Compton, a tenant services rep as I was never allowed to speak to the actual property manager, that the owner just wanted us to move out. How FREKN convenient. I have all of this via email including the move out instructions which to be honest, I threw into the fire pit along with a lighted match. The best part is we were ordered to move out by 11/30/2017 and so we did, happily as the issues were becoming too much to just settle for. Moved into current residence 12/1/2017. Come 12/6/2017 I received from Amanda Seymour a late notice for Dec rent. WTF? Oh no, it gets better. Come January 6, 2017 I received another late notice for Jan rent. Then I get an itemized "bill" for over 5k (this including the rent for 2 months we did not live there along with late fees) This also includes issues I reiterated to them several times which were issues prior to move in. Apologies folks for the long story but my credit is now impacted because of the absolutely horrible, disgraceful, incompetent, highly unprofessional way they do their sketchy business at Henderson Properties. And Kelly W., please do not bother to respond this review as you are just as corrupt as the company and people you work for. These responses you provide are all BS. I am seeking legal representation at this time and I will continue to write this review anywhere and everywhere online. People, DO NOT EVER refer to this company for you're own management needs or if you plan to rent a property and their name is on that ad or sign.... for the love of GOD, LOOK AWAY! From the second we began the rental process with Henderson properties it was a disaster. The entire team in their rental office is completely disorganized and unprofessional. Before we moved into the house it took multiple phone calls everyday to get answers to basic questions regarding payment of rent, application approval, etc. During our tenancy at the home we did not have many issues other than when scheduling repairs they were unable to ever provide accurate times or days for when technicians would be out to service. Finally toward the end of our lease we requested information about a renewal as Henderson had sent out information stating it was time to renew. It tooks months of calling for them to finally let us know barely a month before our expiration that we would need to vacate. Upon vacating the property and hiring professional cleaners Henderson goes through and has the property recleaned at a cost of $500.00. The main issues we had with Henderson would be their lack of communication with each other. We frequently had multiple individuals emailing us contradictory statements, stc. about various issues throughout our lease. Several brokers in the area have voiced their concerns with Henderson's management and there tendency to try and keep all of the tenant's security deposit and grossly overcharge. If possible I would try to avoid leasing from this company. read more

Called them on the fifth day to check in and was told that the property was signed and leased out a business day prior (this was over a weekend). Would have been great to know. Don't do it. Don't allow them to manage your property and don't rent a property managed by them. They don't respond to maintenance requests well. I rented from them but if I were the owner of the property, I would have been outraged that they don't respond to maintenance requests and risk damage to the property. Kelly Wallace from Henderson Properties has since sent me an email asking me if I would delete my comment since they are "working hard to correct the water shutoff problem" at my rental. I have yet to receive the rent credit I was promised, in writing. She has the nerve to request this despite the fact that all of this has yet to be resolved. I feel their offer is low, and have yet to receive anything but empty apologies, excuses and promises. You would think the owner of Henderson Properties would have reached out by now. To assure me that shutting off my water 3 times in 10 months is unacceptable. After he has been copied on all the emails I've sent on this matter. Nothing. Worst experience ever for property management. I have never written a bad review, but I am compelled to [hopefully] help someone else. Henderson Property Management will nickle and dime you until your monthly deposit is almost zero. They allow tenants to ask for silly fixes without consulting the owner so they can charge exhorbitant prices for repairs. They knew my property had a home owners association (mind you.. they used to be my homeowner's association), but they still approved an outside repair [ which is the financial responsibility of the HOA) and billed me a crazy amount. I asked why and they said because the tenent reported it... duh!! I could literally go on and on and on. I see on this page that their ratings are low but I did not know this before I enlisted them to manage my property. If you use them, use them at your own risk of being completely dissatisfied and broke! I finally sold my house and as a parting shot, they stuck it to me again. Because I closed on the 2nd of the month; which was a Monday, they still took the full month's fee and no prorate! That was the last straw for me to write this rating. read more

My mom and I applied for an apartment -- the cost $45 just to get a call and to tell us that prior to even beginning the review process she did not qualify because of an "N/A" credit score which is impossible because she has student loans and a car. They use a janky system that is underhanded and horrible customer service. This is the worst property management company in Charlotte. Do not rent from them, do not allow them to manage your HOA. I own a property in a development they manage the HOA for. I do not live there, I rent out the property. I've owned the property for 10 years and my contact info (email and phone) haven't changed in the 10 years. I receive regular emails from Henderson on the HOA and pay my monthly dues automatically each month. I received a letter from a lawyer that Henderson had put a lien on my townhome for almost $6k. I thought for sure this must be a mistake. No, it wasn't. Henderson sent a notice of a HOA violation (ladders on a vehicle) 2 years ago for a tenant that lived at the property. They sent it via certified mail to an old address. They sent 3 notices however couldn't produce a signature bc I didn't live there nor did I receive a notice. They started fining me $50 a day for a year and a half. I had no idea any of this was happening until I received the lien from the lawyer (who found me easily). They made no attempt to contact me via email or phone or the new address on file. I had to hire a lawyer to fight the case with them and they wouldn't budge. My lawyer said they're notorious for this! I ended up having to settle and pay a portion of the fines because my lawyer fees would outweigh the fine. I do not recommend you do business with them. People shouldn't be treated the way they treat their "customers". read more

Wish I could give negative stars. Henderson Properties was the worst for over 3 years we rented from a property they managed. If not for my having the owners contact info, not sure if anything would have ever been repaired or attended to. I could list so many things, I should have known from day one when we pulled up to move in and the carpets still.had dog feces on it from the previous tenant. We were promised the house would be cleaned and it never was. It took me getting the owner involved to just get the carpets cleaned. Fast forward to move out. They would not do a personal walk thru after we did a clean up for move out. So knowing the history, I took photos. When I receive my security deposit they deducted for missing window screens. I sent them pics showing they were there when we left. Even appealed the decision. They still ended up keeping $196 for screens someone must have stolen when we left. And $95 for an outlet box on the front porch that was never there. They also charged $20 to remove a small "no solicitation" sticker on the screen door, that is STILL on it. The properties that I saw that were managed by this company seemed nice enough for the price range, but I was unable to see more than one of them because the leasing agent never answered her phone. She just lets it go to voicemail. After calling constantly for almost 2 weeks, the property that I wanted to see was rented to someone else before I was even able to make an appointment with them. This complete failure of communication turned me off from renting any of the other properties that they manage because, as I see it, the leasing department should be the most helpful part of a rental agency in order to attract customers. I can't even imagine what the rest of the organization is like if that is the case here. read more

I have never had this many issues with a property management company. I've had issues after issue in the past year. My wife and I currently rent from Henderson Properties and we can't get nothing done in a timely matter. We had plumbing issues with our sink and asked for someone to take a look at it and when the people came out, Henderson charged us for it and didn't inform us. I always post my rent payments on time and for the past few months they always take it out after the 5th and charge me late fees. My wife called over 2 months ago to have pest control come to our home because she heard something crawling in the walls and they just came by this week. And they stated that it seems as if it could be mice. This is a concern as I have a 4 year old and a 1 year old. We have also called because something was wrong with our door and nobody ever came out to look at it. When we moved in, the carpet was damaged where the carpet meets the kitchen and it was never addressed nor fixed. I am disappointed in this company because I like where i live and it's disheartening to know that my kids have to possibly be exposed to mice and other dangers!!! read more

If I could give 0 stars I would, this company is terrible!! When I got on Yelp to leave my review there was a comment from Yelp informing me that Henderson was giving prizes/money to people for leaving good reviews, and they posted a picture of the evidence!! Not surprising. I never get anyone to answer my phone call and if they call you back it will be hours and sometimes days before they do. When do you speak to someone it appears that either not one person knows what they are doing or they all fly by the seat of their pants because I get different answers for the same issue. I own my townhome and Henderson is the company the HOA hired to manage the neighborhood. I'm not going into detail on everything that's wrong with this company, just believe all the bad/negative reviews, people are not lying. Well, in response to Henderson's post on my review let me clarify a few things. First, Henderson, stop trying to turn the tables and make the person leaving the review look bad, you only make your company look worse. Second, the community manager called back after a few hours ONLY AFTER I had called her assistant all morning only to learn that she wasn't in the office that day, the community manager didn't know she wasn't in the office either. This doesn't change the fact that you never get anyone to answer your phone call. Third, I made no mention of any letter in my review, if you want to take it there, let's tell the truth Henderson. I received a letter about picking up my dog's waste, something my husband and I do allllll the time, we even keep our own bags in the house. The community manager said she saw my dog outside using the bathroom and my husband in the doorway. She left and came back 45 minutes LATER and went to the "exact" same spot and saw poop. So she assumed after 45 minutes that the poop belong to my dog. She doesn't know if any other dog came along and pooped, she doesn't know if my husband went and picked up my dog's poop and she doesn't know if there was any other poop there to begin with because she went over only after the fact. Walk in the area where my dog pooped and there will be 4-5 piles of poop on any given day. Fact. You want pictures, I'll post them if you want. Second, there is no way she knows for a fact that she went to the exact same spot after 45 minutes. I go in the house to get a bag and think I have walked to the exact same spot only to have to look for his pile of poop. So, your community manager sent my a non compliance letter based on assumptions. So now I have this on my HOA record based on the community manager's assumptions. And don't even try talking with anyone if you disagree, even if your point is valid they don't care. read more

Absolute worst experience I've had with any form of business. I've never written a review, but I'd be doing customers everywhere a disservice by not posting a warning about this place. I wish I could rate zero. This was not just a bad experience with a Henderson employee, but rather a systematic issue that borderlines on thievery. I used Henderson to manage my property, but this is not where they make most of their money. Henderson has an in-house maintenance department and they push work to them whenever possible, and even when unnecessary. As an involved owner I requested to approve all work prior to it being performed. They refused. I was told that any work under $1,000 would be performed without notification. I had a warranty on the house and asked that they use the warranty whenever possible. Conveniently, it is against their policy to work with warranty companies. Every month, about half my rent went to some maintenance issue. I once had an A/C issue that they had to tell me about because they said it would take $5,000 to repair. I refused and had an outside vendor repair it for $800. Somehow Henderson charged me $650 to repair my A/C even though I had it fixed myself. Ironically, this bill came up after I gave them notice I would no longer need their services. Questions to Henderson about the exact work performed were ignored but $650 was taken out of my next rent disbursement. A few months in I had to contact my tenant directly to have her contact me directly with maintenance issues. It became cheaper to handle it myself and keep Henderson out of my pocket. At this time she also ran down a long list of complaints about Henderson's customer service and responsiveness. Deal with Henderson at your own risk. But make sure you read every line of whatever you sign and know they will take every opportunity to get as much of your money as possible. You've been warned by myself and the multiple reviewers before me who also gave them one star. read more

NEVER USE THIS COMPANY!!!! Henderson Properties and especially Robin Kaplan are the absolute worst people. This management company, if you can call them that, is terribly unprofessional. They do not respond to calls or e-mails. Myself and several peers have left messages upon messages for Robin and never received a return call. If that was not enough, don't even expect to get a response from a e-mail correspondence. There has been issues with the grounds that required immediate response, several e-mails were send and no response from the management company was received, until legal action was threatened did we receive a response that the grievance was noted but no action was taken. Many members of the community banned together at a HOA meeting to describe their issues with the management company, and they laughed off the complaints hiding behind their contract with the board. Henderson Properties and Robin Kaplan are horrible, non responsive and do not care about anything but collecting money and not doing their jobs. read more
