If I could leave zero I would , Moved in September after finding this place online from another state , First off they gave us the wrong keys that actually opened up the downstairs neighbors house, The place smelled terrible upon moving in & the fireplace doesn't work and they refuse to fix it, To this day it still does not work , After 4 months I was finally given a fob to get access to the Amazon Locker & Gym area and guess what the friggen fob doesn't work I was told that they need a new modem to fix the problem , That was over a month ago, My refrigerator does not work right and does not produce ice so if I want ice I have to go out and purchase, I feel that I was sold a lemon, Seriously, I've rented my whole life have always paid my rent on time and have great relationships with the apartments staff but now someone from the leasing office thought that it would be a good idea to place a notice to evict when the rent was not due until the next day, Is that a tool that they use to get their rent ? I've always paid my rent on time but that is the straw that broke the camels back , You treat your residents like that when I'm not even late just wants me to move to a place that values their residents and seek to have their residents long term . Now after 30 days being here...i do not recommend! Day 1 as we are moving in they are dealing w our unit leaking into unit under us..okay thats just a one off issue ...nope we have YET to have a hot shower and were initially treated like our lukewarm water was normal on top of that our water heater or hvac because they don't seem to know still leaks to the point they've come into our apt after midnight multiple times due to leaking and even turned off our hot water and hvac mid winter with no clear resolution. They are draining our money into an inhabitable unit with no hot water or heat and never offered any compensation for high bills or loss of use of apt. I feel like they just wanted to get us into this unit regardless of the condition. Our water bill due to leak & electric due to then placing industrial fans, gas due to having to use fireplace & stove more for heat. Can't wash clothes, dishes, or shower. read more

I lived at Heritage at Waters Landing for two years, and I moved out last month because I needed a shorter commute to work in DC. I loved my time at Water Landing, and I miss it already! Granted, I did have one of the best locations on property on the 3rd floor, overlooking the forest, so I can't speak about all the apartments. But my experience with the staff there was one of the best I have ever had! The maintenance team is so kind and friendly, and they always show up either that day or the next day to look at the problem. Just be aware of that what you submit your request, because they are coming fast! And you might not get a heads up. I'm fine with that :-) I just want the problem fixed. Faith was the person I worked the most with in the office, and she absolutely went over and above to help me. She was so sweet helping me get set up in my apartment to begin with, and if I ever needed anything, I just needed to walk down and talk to her. They were very understaffed, so it took a while to get emails or phone calls returned, but you could always just walk in. I've noticed that under the new management they have more staffing and are promptly answering phone calls and emails. But after one year there, we had a family tragedy, and I needed a larger place so my nephews could live with me. They made sure that I could move quickly into one of the larger apartments, and very kindly waved fees the transfer fees. I was sad to move out last month, but they also made that process easy too. I have always felt very safe in these apartments, and have had great neighbors, mostly all families. They have a little, shaded dog area near the end of the complex, and that was nice when I had friends visiting with dogs. Also, the apartments are nicer inside than they look outside, so don't let that fool you. I never used the pool, but my nephews enjoyed the gym, and I was very thankful for the Amazon box locker. And one of the best things, is the valet trash service that you can sign up for! (hopefully they still have it). It is fantastic to just set you trash out every night instead of going to the dumpster. Thank you to the staff and maintenance team of Waters Landing for a great two years! read more

When we went in on our move in date our promised apartment wasn't ready so we were shown 3 other options, all $100 more. Our apartment was supposed to be "move-in ready" however the vinyl floors were bubbled up, the counters, sinks and tub were rough & bumpy, the toilet didn't flush properly and our a/c and garbage disposal didn't work. The dishwasher has fallen out from under the counter, the sink has clogged 4 times and flooded the kitchen, the windows leak, we went 10 days without heat in December, the speed bumps are narrow and tall, there's only 3 recycling bins for the whole neighborhood and they're always overflowing, the parking spaces are so narrow you're almost touching the cars next to you and the office never answers the phones. The ONLY plus is that they accept people with okay credit. read more

Let me just say this this neighborhood is the worst neighborhood I've ever had to deal with, Management and maintenance could care less about there tenants here! DO NOT MOVE HERE! The property manager and maintenance is very unprofessional. The property manager will speak to you as if she's not at work, very unprofessional, she speaks to you as if you are one of her little friends. The property manager has threatened to evict my mom twice already, knowing that she personally can't evict us! We've called corporate and told them about the property manager threatening to evict us, and was told she is not supposed to do that and that shes know that! We moved here in June 2021, and we've been experiencing a lot of maintenance issues since. We've let the property manager as well as maintenance know that there are things that need to be fixed in our apartment like our balcony door, our screens in the window which haven't been replaced since we moved in, they're bent and need to be replaced, our dishwasher, our bathroom sink, our ceiling in one of the bathrooms looks like it's about to cave-in because of the water damage from the upstairs apartment that's causing it to leak, I've sent multiple emails videos and pictures of the ceiling over our bath tub to the rental office here and they have not followed up about anything and we're still waiting for it to get fixed! Maintence treats emergency issues like it's not an emergency, they won't put tickets in to get things fixed which makes us have to wait even longer which is extremely frustrating! We can't shower in the bathroom most times because our ceiling is leaking a lot which is nothing but dirty water coming from upstairs apartments and has been for the last two months! Maintenance has come by and gave us the excuse saying that it's our fault because we shower with the bathroom door closed, which is bullshit! But then we won't hear anything else from them about when it will get fixed or any follow up on the issue. I have never had to deal with any complex like this ever! The maintenance men here are lazy as well, they fix things when they want to fix things and when they finally do come to fix things, they half ass fix it. Maintenance on the other hand needs to be fired as well, one of the maintenance men spoke to my mother asking her if she "tried fried pussy before" and thought it was funny, which is very unprofessional and inappropriate in the workplace, it's disgusting! This is not the only time I've heard about him speaking inappropriately with the tenants here! I have reached out to maintenance and the rental office about it and no one seems to know what the fuck is going on! I called the rental office today April 1, 2022 around 5:15 PM and I was told that I would get a call back before they left the office to figure out what was going on with getting my ceiling fixed, I did not receive a call back at all, but I did receive a note from the property manager on our door two hours later saying that we well be removed from the premises in two months. Neither me or my mother was notified about any notice until today, my mom has went in and spoke to the property manager multiple times but she never talk to her about us being removed from the premises in two months and I spoke to them two hours before the note was placed on our door! Sounds very odd to me! They are very unprofessional and they need to be fired! We've called corporate on the manager as well as maintenance so many times and after we do we get asked by the property manager why are we calling corporate and she knows why, we called in with our issues and concerns but get ignored multiple times because they don't want to deal with their tenants issues, so yes corporate will continue to get called until they do their job! It's been very frustrating living here for the past year! I'm so confused to why management and the maintenance haven't been fired yet! If you are looking to rent here, please save your time and look somewhere else because you will be very disappointed singing a lease here! read more

From the moment we moved in it has been a horrible nightmare. The management here has turned over many times and don't even get me started on the maintenance crew. These people talk to you when you live here like you should be privileged to live in this horrendous community. They began to ask that residents pay for parking a year and a half after we moved in. Probably because many people were refusing to pay rent especially after covid. Our appliances are from the 90's and there have been zero updates in the last ten years to this place. We don't even have a shower stall, it's like taking a shower in a gym or a pool shower. The ceiling leaks constantly. We have gone without heat in the winter and without AC in the summer. I have kept pictures and videos and documented the entire 2 years we have been stuck here because I can't afford to move as I lost my job. The assistant manager(another new hire) came to my door with the maintenance man and demanded my keys as I held my newborn grandson while it was 20 degrees outside and that was after they had attempted to open my door without my consent. When we moved in I was shell shocked because I had just come from a beautiful apartment complex and had paid all of my rent and was at a zero balance and planned to do the same here, however the day we moved in I realized I hadn't been able to arrange a walk though to ensure it was up to our standards. Of course that's when all the chaos began. There was barely a fresh coat of paint on the walls, cigarette butts littered the ground outside, cracks and crevices were not sealed so we quickly became acquainted with an infestation of roaches and when winter came around, mice. I had done a load of laundry one day and found a dead mouse in my fresh load of laundry!!!! The parking/ towing of cars and the charging for trash collection are just some of the ways this spineless complex has chosen to squeeze money out of its residents. My daughter came to visit me and her car was TOWED! Mind you there are not any signs telling you you can't park in certain places so it is basically a set up to get money from unsuspecting visitors. They also recently sent out a notice telling everyone to remove everything off their balconies or they will be fined. !!!????? Isn't that part of a space you rent along with the unit??? They fined us for having trash outside however half of the trash was from other residents from the upper floors throwing it down with our trash. The dumpsters are very inconveniently placed and very far away and we don't have a car so in the cold and snow it can build up and most of us can't afford the charge for the "valet trash". Right now I have a non working washing machine and dishwasher as well as a leak in the bathroom coming from the ceiling which they keep painting over and the leak comes right back a week later. Whatever you can do to avoid this place until they get new management that will do the necessary changes that need to be done to get this place up to code, please avoid it. It's a shame because the area is nice especially the trail behind and the beautiful setting. But unfortunately my apartment in truly uninhabitable and I cannot wait until the day comes to walk away and never look back. read more

I'm leaving my same review on as many platforms as I can, in hopes to get this issue resolved... So I was going to refrain from leaving a review because one of two of my huge issues were not the result of current leasing staff. I'll start with the positive. Location is great. Amenities are great. Loved the gym and hang out area below the leasing office. Loved the valet trash option and small playground inside the community with a larger one just across the street from the neighborhood and is SUPER close to I-270 and many Germantown shopping plazas. Now.... On to the bad. I was moved into a apartment that wasn't quite ready to be occupied as there was a prominent cockroach issue. Worked with maintenance frequently to have that resolved (never did by the way but at least they tried and did lower the count/view of them over time). I was informed by one of the maintenance men, that whoever lived there before me, they trashed the place so bad it had to be gutted and was left for months to "air out" and frequently had pest control over because the issue was so bad. But I guess greed took over and they leased it to me anyways, dispute not fully resolving ongoing pest issue; Now roach issue aside my next biggest issue is that I only lived here for 6 months. From December 2021 to June 2022. I got a new job 500 miles away and had to break my lease. Paid a hefty fee (full months rent) and I packed my stuff up and was gone before July 1st. Now notice today's date. (1/12/2023). I have yet to receive my security deposit back; While the security deposit isn't $1,000+ or anything crazy... I wouldn't care if it was 100 dollars. Rent is high. Groceries are high. Inflation is crazy and I want the money I'm owed. I've endured two staff changes. And have yet to receive a single cent. I was last told in November that previous staff had screwed up my ledger and that it has to go to IT before accounting can release my funds. I don't know what's going on over there or who's running the show but frankly I'm fed up with being dodged, forgotten, and finessed. Tax season will be upon us soon and If I don't receive my money by the end of February I will be taking legal action to get this resolved and then Heritage will owe my deposit AND legal fees since there seems to be 0 sense of urgency on this matter. Only reason I'm giving 2 stars instead of 1 is because of the location of this place when I lived there but between living amongst roaches from Day one with cigarettes butts in my cabinets to being finessed just because I'm out of state now is ridiculous. read more

I applied with a HOC Voucher which covered the full amount of any unit they have. I was denied b/c of lack of credit. (Since my divorce I havent been able to) when I asked if a manager could approve I was told oh no they only go by the screening and treat everyone the same ?? Oh K!! Maintenance requests are not handled in a timely manner. Last year had no ac for two weeks. Now my refrigerator isn't properly cooling and I have placed 3 different Maintenance requests. Additionally I asked someone to communicate with me about what is/will be done and no response from anyone. They also instituted a parking policy, but make it very difficult for residents to obtain a guest pass (only open until 6pm during the week and limited weekend hours) which leaves guests to park far away or risk being towed (despite ample parking available on the property). Overall...if you can afford to live somewhere else choose another complex and company because heritage at waters landing is not responsive to its residents, and the parent company has changed twice in the less than 2 years I have lived here. read more

I lived here for 2 years which I never had a problem. Time for me to renew my lease and I decided to transfer to a "renovated" apartment. What an epic fail. I go to get my keys on move in day just to be told my unit is not ready. When I say not ready. I mean not ready. Stuff was still in the cabinets from the prior people which means cleaners didn't even come and clean the unit- I had to clean everything myself ,Painting still needed to be done, windows needed to be replaced, Stove wasn't plugged in, blinds weren't up, the washer and dryer were disgusting, the list goes on. My movers already had all my stuff on the truck. So we proceed to move in all while maintenance is getting my unit together. What a bad idea. It took over 2 months for the unit to be somewhat decent and it still had issues, paint chipping everywhere, windows needed to be replaced and so forth. I had to follow up with the office daily for the maintenance team to fix my unit to a move in ready apartment. It should be against the law to allow someone to move into a unit that was supposed to be ready and it wasn't. I should have been reimbursed for my movers in my opinion. I fault with the main office and corporate for an accommodation for the inconvenience and they offered me $300 for the months long inconvenience or out my lease. Out my lease it is because $300 is a slap in the face. WHAT A RELIEF! I don't recommend anyone to move here. It was such a stressful experience and I wasted so much money transferring and then having to pack up and move again just 2 months later. Very unprofessional staff, lack of communication and huge turnaround in staff. The renovated apartment is cheap work. Just some cheap paint on the cabinets that chipped as soon as the paint dried. Unfortunately this is no place to call home. read more

WISH I COULD RATE THIS DUMP A ZERO!!!This place is HORRIBLE. When work orders are placed you get no acknowledgement if work was ever done because if they do come out they leave no notice of entering your apartment. I've lived here for 7 months with a half working washer and dryer. Washer putting spots on clothes so having to run the wash at least twice and restarting the dryer about 5 or 6 times in order for clothes to dry( small to medium load). I've complained on several occasions. Maintenance comes in( with out leaving notice) so I have no actual proof that they even came in to "look" at the problem. That's just one of multiple maintenance issues. The management office is not much better, they never answer the phone. How do you have this big community with only two dumpsters? looks disgusting trash is always piling up all around the dumpster area. I'm surprised there aren't rats the size of house cats running around. DO NOT MOVE HERE!!! Property manager VONITA RIVERS is very rude and not helpful AT ALL! Everyone that works in that office is has nasty attitudes. They have implemented new parking passes only giving tenents one week to retrieve passes and if you do not have a pass you hae to park on the main road. Parking passes is not in place at mid night like most places they have 24hr towing. So that means even if you were to have some one over for a few hours during the day they have to worry if their car will get towed. Guest passes will only be good for 24hrs, so no weekend company because they will not be able to renew parking pass. per office " we will not re issue a guest pass to the same person" Please save your self the stress and do not moVe into this raggedy place, take your money elsewhere!!! read more

Moved in on 6/2/2020 My A/C did not work properly. Temp would never get to the set temp. To this day A/C still doesn't work right causing my electricity bill to double. I was promised an in house portable A/C unit that I never got (that was promised 2 weeks ago). My ice machine doesn't work (again its been over 2 weeks since any one looked at it and when they came NOTHING was done) smoke detectors were removed 2 months ago when a leak occurred setting the detector off after A/C unit started leaking (when advised to turn off to melt ice) smoke detectors were never reinstalled. There is discoloration on the ceiling indicating a possible leak from the gutters. All theses issues still unaddressed yet rent is expected on time. THIS IS THE WORST APARTMENT COMPLEX/RESIDENCE THAT I HAVE EVER LIVED IN. PROPERTY MANAGER SEEMS NOT TO CARE AND NOT WILLING TO RESOLVE ISSUE. The maintenance men are contracted and scarce unequipped to perform their duties. I STRONGLY RECOMMEND NOT MOVING HERE!!!! THIS PLACE IS HORRIBLE!!! read more

We LOVE living here!!! My family and two dogs love being here everyday. We're planning to buy a house and move in three years but we're in no hurry as life is pretty good at Heritage. We're in a cool loft style 2 bedroom and it's perfect for us. We have two dogs and the community is perfect to keep everyone happy. I'm a nature person and this location could not be better. So close to Black Hill and of course having Waters Landing park in our backyard is really convenient. Kids love it! We take our dogs everywhere, they especially love when we take them on Crystal Rock. Location is also great for the kid's school and less than 10 minutes for groceries. We're close to 270, but not too close ;) The community is clean and safe, which is important to me being a Dad. There is a nice pool area and grounds to walk around. The folks that work here are helpful and always say hello. It's a nice community. read more
