In the few years I have lived in a community managed by Heritage Property, I have received several non-compliance notices, usually for small things (mailbox numbers faded, grass need to be mowed, etc) but each time a photo of the violation was attached to the notice to show the issue. On Sept. 11, 2025 I received a notice that I was out compliance on a maintenance issue that was observed on my property on August 29, 2025. This was the FIRST and only violation notice that did not include a photo. Interestingly, the violation I was cited for had been taken care of August 19, 2025. I emailed asking for a photo of the violation that was observed on August 29th but never received any acknowledgement that a photo exists. I called my property manager over 20 times, left a voicemail every day until the box was full and then cleared and not a single time was my message returned. I emailed copies of date and time stamped pictures from my doorbell and driveway cameras showing a handyman was at my house on August 19th to fix the issue. I sent copies of text messages between me and the handyman confirming his arrival on August 19th and copies of the Zelle or CashApp payment to him when the work was done on August 19th and all that has not satisfied them. I requested a hearing with the Board but one was not granted. However, the Board did waive 50% of my total amount due, which had been accruing a daily fine of $5 for weeks. Last week, I received an email saying that nothing else will heard on this matter and it is considered closed. To which I replied that I would not pay a fine for work that had been completed and that I could prove had been done before the date they said they were on my property. I have told them that if they could provide a photo and prove that I was in violation on August 29th, I would pay the fine. During this time I did receive another non-compliance notice WITH a picture because my grass was overgrown, forget the fact that it had been raining every day for almost 2 weeks and my landscaper couldn't keep his regular rotation. But the grass had been mowed by the time I received the notice. I have paid my association dues but am not able to use the pool because of my outstanding balance. They set the precedence of including a photo with the violation notices and failed to include one the one time I could dispute it. On principle alone, I will not pay this fine. I'm ready for whatever comes next. read more

After I lawfully removed an appointed officer under Georgia law , I directed Heritage to revoke that individual's access to Association data. Heritage initially complied. Then, without my knowledge or authorization, Heritage reinstated her access. I later learned that the reinstatement was directed by Amarie Warren and Carl Jacobs, Vice President of Property Management--a senior management decision, not an isolated error by a lower-level employee. Heritage then: Met on the side with a board member without the President present Continued to allow the removed individual to access Association financial and personal data Facilitated an invalid board meeting called by that same individual All of this occurred "outside" the scope of the contract. Heritage was hired for accounting services only--not to determine board membership, not to make legal decisions, and not to pick sides in internal governance disputes. When I raised concerns, Heritage retained legal counsel to "conference" with me. Despite multiple directives, they have failed to comply with their contractual obligations or acknowledge their overreach. If you are an HOA board considering Heritage, I urge you to: Read your contract carefully and understand exactly what services are--and are not--included Confirm that Heritage understands its role as an agent, not a decision-maker Be prepared to hold them accountable when they exceed their authority I cannot recommend a company that operates outside the scope of its own contract and disregards the lawful directives of its clients. read more

Worst communication ever. I can call multiple times and send email. They still either pass the buck or just ignore your requests. When you ask for a higher up, they ignore you. They always say they will contact you but never do. Haven't had an HOA meeting in years. I ask questions, they don't get answered. Today one of their customer service reps read off boiler plate language to justify why the PM-Laura is always unavailable and we haven't received our pool keys. Laura has not reached out none of the times I have tried to contact her for updates. I keep getting told she will contact me, but she doesn't. read more

Not that I needed any more evidence, but this by far is one of the worst companies I have had the displeasure of having to be associated with. Another one was Comcast, which, fortunately I was in control of leaving. I put off going to Homeowner's meetings for years. Tonight I went to my first and learned past decisions were best. The biggest waste of time. The management representative Adenia, stood against the wall the entire time and was so condescending to homeowners. My perception, of course. Big fake smile never answered a direct question all she explains is what they DON't do. When I asked, what is it that you do DO, then she said I knew everybody was gonna ask that so I have a handout pages and pages of things they do like breathe. That ridiculous of tasks we're listed. Well, if you knew, everybody was gonna ask that must mean there is the need for information. Rather than explain, you threw a bunch of papers in our faces. Meeting started 40 minutes late. They were completely ill prepared both our board and the management company. The presentation was so blurry and small. We could not read along, but when I asked, why didn't they hand us a hand out one of our fellow neighbors said, "but who's gonna pay for that printing?" But yet Heritage passed out their lousy excuse for tasks. I'm sure we will be assessed for that. I laugh sometimes when one of the rare correspondences are circulated to share that they are having a staff meeting so no one will be answering phones. As opposed to other days when they don't answer phones? Likely the ineffective CEO will respond here. He will never address you personally via call, via email via nothing. This is why they have outstanding ratings. Fish start stinking from the head! They will be happy to hear that I'll be attending every single meeting now until there is change. By change, I mean that they get fired. I don't see the need for them at all. In the words of one of my favorites, Maya Angelou, "when somebody shows you who they are, believe them the first time." When Adenia first started with a company, I called with an issue which she couldn't answer because she had not yet visited the property. The property that was her responsibility. I think she'd been in her role several weeks at the time. I would think Visiting your charges would be high on the list of priorities starting a new role. Told me all I needed to know. read more

Extremely disappointing experience with Heritage Property Management especially Tim Wiggins. We went through a significant insurance claim involving major restoration work, only for it to result in a $27.25 payout due to how the claim was handled and ultimately shut down. The explanation consistently fell back on "it's been reviewed multiple times," with no real willingness to address legitimate concerns about how the scope was evaluated. The most frustrating part is that the HOA is the named insured and had the authority to request reinstatement of the claim--but chose not to. That decision effectively blocked any opportunity for further review and left us dealing with a substantial financial loss. At no point did it feel like there was any effort to advocate for a fair outcome or even take a closer look at obvious issues, especially considering how close the claim value was to the deductible. Instead, everything was dismissed as final, regardless of the impact. If you expect transparency, accountability, or someone to actually work toward a resolution when problems arise, that was not our experience here. Communication was rigid, and once a position was taken, there was no flexibility or willingness to revisit it--even when it clearly warranted another look. I would strongly caution against moving into condos with this property management. When it came down to it, there was no support, no resolution, and no accountability. read more

Kristina Weems is entirely incompetent at her job. Her lack of responses, inand ridiculously slow replies have led to me being charged $1000 in fines that occur daily, regardless of whether or not she feels like doing her job. I understand the board is a part of this process, but as the representative she has fully failed to deliver on her duties I have *never* managed to land and actual phone call with her, despite countless messages. Things have gotten so bad im looking into legal action, and even still the delays between responses go weeks. Heritage Property Management is the worst management company I have ever dealt with. Kristina Weems and Peter Rehg are the most unprofessional and unresponsive employees of that company. I sit on the board of my HOA and they still won't respond to emails or service requests. On 7//25/25, I entered a work order to have vent covers replaced on the outside of my home. Kristina Weems stated it was not the responsibility of the HOA. On 8/8/25 Kristina responded that she could possibly have a vendor come out and give me an estimate. I have never received any follow up to this day on the estimate and its 2026 after multiple emails. I sent an email on 11/12/25 saying that the work was completed on my own and that I would be submitting a receipt for reimbursement. On 11/22/25, I came home to find huge ugly caged white vent covers on the side of my home. I had already had the vent covers replaced by an outside company which Heritage removed. I have sent multiple emails to Kristina Weems and Peter Rehg asking why this was done and when they will be correcting the issue with no response. My HOA board member has also sent multiple requests and Kristina nor Peter will respond. It is 2/10/26 and still no response. This was trespassing and it was unathorized. They drilled holes in my home without my consent or the board's consent. Please do not use this management company. Horrible employees and horrible values as a company. read more

I kind of really hate this company. I get that they have to make sure that the communities they serve are clean and look good - but they take it to another level. I am not sure why the community I lived in (I still own a house there) still uses this company when things take forever to get repaired and they don't always communicate well or in a timely manner. Maybe they are understaffed, but then as a company they should recognize that and address it. You ask them one thing that they might not like and then all of a sudden the paperwork you sent in isn't legible. What timing!! BTW if you ask them a question, expect to get a snarky, passive aggressive response. In the earlier years I didn't have issue with them. Over the years they have become worse and worse. Property Management is likely one of the toughest jobs. Managing multiple properties along with their unique complexities is not an easy task. This past year I have had the pleasure of working with Property Manager, Shabia. She has been a jewel to the Board. She is spot on with task, can think outside the box when a resolution is needed and she has assisted me in being proactive in addressing needs in the community before they become problematic. I truly enjoy working with her and getting her prospective as the board aims to make the best decisions for the community. She has demonstrated that she cares about our success and I don't think we would get half the goals we set quarterly done without her! read more

This company is horrible!!!! I am a private property manager of single family homes. You cannot reach the property manager responsible for your neighborhood. They have gatekeepers that answer the phone after they charge exhorbitant fees for violations (to which we were never made aware) who will not forward you to the manager....only to the portal to file a fee waiver request. These fee waiver requests are never responded to! They then turn your acct over to attorneys and add additional fees. Heritage pursued foreclosure on our home but we paid everything regarding those past dues to stop it. In order to stay on top of things and never let that happen again we went on our subdivision website to see what we curently owed so we could settle that too. However, access to that was blocked. We are trying to do the right thing and have made calls to the offices and have left voicemail for three consecutive days with no response although their own webite promises to return the call the same or next day. I am sure that by the time we get the informationn about the amount owed our account it will be in collections and we will have to pay late fees and perhaps legal fees. This does not seem ethical when they drag their feet to address an issue that will reflect upon my credit and bank account. This is no way to conduct business when we are simply attempting to reconcile our account. read more

We inquired about clear violations in our HOA rules and they never responded even though they claimed they would in1-2 business days. I am a resident Anneewakee trails sub division I had the dreadful task by my wife to call the hoa and ask who can i call about a loose dog/ stray animal. She quickly said to call Markiesha Booker at the hoa office. She took my issues as if her family was at risk and was the head in the process to resolve. And I am just floored with the level of immediate concern and care by the Hoa lady. I am a resident at DWCE and am a member of the CAC committee, so I have a lot of opportunities to work with Cory. I refer to her as our "Cruise Director" because she works diligently to make sure that there are many events available to meet the varied desires of the residents. I really don't know how she gets it all done! She is very pleasant and always has a smile on her face! I am continually amazed how this company deflects and does everything but address the lack of integrity in their company. They are either clueless or have a real problem conducting business on an ethical basis. Just look at all the 1-star reviews. Read them. Does that sound like a company that has corrected anything going back a very long time? If your HOA Board is considering hiring Heritage, they are close to doing a serious disservice to all homeowners. You would be far better off doing all you can to dissuade your board from having any relationship with Heritage. Heritage is the absolute worst of the worst. Not cheap at all and they completely ignore residents who pay their salaries. The only thing they really do well is bill people and collect their money. Otherwise, no one else matters to them. Disgusting. Thank God for Yelp who maintains accountability for organizations like this. I submitted this review on December 14, tried calling them three more times this morning (the 16th), got hung up on all three times, then emailed one of the HOA Board members. Amazingly, just this afternoon, after over two weeks, I got the first ever response to any communication I sent them. No way was there any confusion or misunderstanding on our part. True, I am not the deed holder but I am a family member with the same last name, told them I am handling this issue, and gave them all of my contact information. I did that by email, their own website messaging system, and by telephone numerous times. In my 73 years I have encountered a few companies that treat people this way but this was truly the worst. I would give this company zero stars if I could. Their ineptitude is causing HOA boards to go rogue on their constituents. They regularly advise the board to act outside of covenants and have no other purpose than harassing homeowners with unenforceable violations and fines that sit outside of the covenant process. They advise the board to enact property changes without consent of the body, then move to fine the body without a vote or due process. In the end, they are forcing self implosion as the body sits with fines, liens and foreclosures; and the board/HOA sits with suits and cases from the body. Most recently, they were so ingratiated in our election process that the ballot came with their logo on it-- even as they supposedly hired another company to carry out the vote. The CAM hosted and MC'd the candidate meet and greet, only allowing the body to ask a limited amount of questions during the in person sessions. Why are they this deeply involved in internal affairs? In addition, when called upon directly for matters of payments they process, it may take them up to 5 days to return the call after one sits on the phone with a call center being rerouted for hours. In my case, my payment was sitting in suspense, but do you think they did any research on their side or returned payment prior? Nope! I had to call and go searching for the check! They are a money grab company who exists to extort HOA's. Do NOT recommend. read more

Heritage is one of least least effective, laziest, most incompetent companies I have ever had the displeasure of doing business with. They were brought on prior to my ownership & membership on our HOA Board. When I joined the Board I immediately became aware of some issues, and others would arise over time. Requests for repairs and repair quotes sometimes took as long as 6 months. Emails went unanswered, phone calls went straight to voicemail which also went unanswered. Over Heritage's tenure as our management company our fiscal reserves dropped from nearly $25k to Zero. The Board was not informed of or aware of this financial mismanagement until we began digging through old records (that precede all current board members) ourselves. In 2023 there were about $20k in special assessments because Heritage had mismanaged our budget so incompetently. As a result we asked Heritage to be released from our contract. They refused even in the face of threats of legal action. We were furious with how they'd "managed" our property, wanted nothing to do with them ever again, and they insisted we keep them on. Fine. So fix our budget! What they came back with not would not fix our issues at all, and when asked to explain details in the budget, our agent's response was a shrug and, "I got it from the accounting department." If the account manager can't answer simple questions like, "what is this line item in the budget?" Then WHY was he our account manager? Our HOA is 2 buildings with separate finances apart from a couple common expenses (like the bill from Heritage). A few times a building didn't have enough money for their share of a common expense, and Heritage billed the full amount to the other building, simply adding a line item to their budget that 1 building owed the other. They paid someone else's bill with MY MONEY. When this happened the board was NOT informed. Our agent Sebastian met all feedback with a shrug (on a video call a LITERAL shrug). We spoke with multiple managers to deal with these issues, and it is abundantly evident that neither our agent nor his bosses cared at all about helping us. They had a contract, and they got paid even if they did nothing. They put more effort into fighting us on firing them than they EVER did into doing their job. A fun story: a tenant in one building was washing cars professionally behind the building, and he caused the water bill to increase several times over, further depleting reserve funds. (Heritage would pay bills from reserve accounts instead of operating accounts without saying anything to the HOA.) Heritage never notified us about the drastic increase in utilities. When asked in a meeting why we were not notified Sebastian again shrugged and said something noncommittal and meaningless. Sebastian should be fired. His bosses should be fired. And if our experience is remotely typical (as their numerous 1 star reviews suggest) this entire company deserves to go out of business. I cannot possibly express here how dissatisfied and angry our entire community is at Sebastian and all of Heritage. They are absolutely worthless. Never hire them. Ever. For any property. As a final note, the only reason we did not pursue legal action was that Heritage mismanaged our finances so badly we couldn't even afford a legal consultation. (I'm sure their social media person will have some canned response to this about how they followed their contract or contact them directly with our concerns, but No. We expressed our concerns loudly and repeatedly to multiple levels of management. They genuinely do not care as long as they have you under contract.) Edit: yea, yall gave me the same response on Google. This is corporate customer service at its most useless. You'd have done better just to accept the criticism instead of pretending like you can do anything to help. Heritage is a joke. read more

In response to Galvin C, if I could copy and paste every single communication that I have written to Sebastian and to the email that they tell you to write to, when you make a complaint, you will see how many times and how long I've been complaining. I'm only doing what I'm told to do. my bill for my HOA comes from Heritage communities. My communications come from Heritage communities. I've never received communication from the HOA. The HOA employees you guys to do their work. You guys handle things for them. That's the purpose of heritage communities. And there's no excuse in the world that somebody has written you so many times and left messages and you just responded yesterday after reading my yelp review. It's funny how all these companies respond to bad reviews but they don't respond to your phone call. I follow chain of command and I try and get things handled from the bottom up. Once I don't hear anything and I don't get the proper response or no response at all, that's when I escalate things.. yesterday was the first time that I was asked for information. Sebastian asked me yesterday in an email to tell him the address of the community members who let their dog defecate on my property. You're being dishonest if you say that he's asked me this information a long time ago and that I've waited so long to give the information. that's far from the truth. I always respond to my emails, unlike others. And like I said, heritage has no problem, trying to collect money from you and sending you to third-party companies to pay. They have no problem getting that money and reaching out to you for that. But when it comes to fixing a big pothole that was in the front of my subdivision for over three months or when it comes to addressing neighbors using your property like a dog park and you walk outside, and your kids can't even play because there's dog poop all over your grass, y'all don't consider that to be important enough. Listen, I can go back-and-forth with you all day because your dead wrong. This HOA sucks and I've lived here since 2015. If Riverstone Park Communities is the HOA, then they should employ a different property management company other than you all. You guys are not doing your job. I have lived in a lot of places, with a lot of different styles of property management. This one is BY FAR the worst. This company does not manage properties, they "manage" owners of properties. Not, as you might hope, to resolve conflicts and improve the overall experience for the community; rather to infuriate and divide residents so they don't come together and realize the full scale of corruption that defines this company. Severe plumbing issues persist in my community for years, such that a plumber is on site most days of the week. Residents who might attest to the problems are singled out and harassed, followed, cited for "offenses" not covered or not clear in homeowners' covenants. This company is terrifying. I am convinced if homeowners realized what this company truly is, they would band together to find another company to manage their property. From now on, the property management company will be at the top of my list to research when buying property. Other reviewers have said "run" and I agree. Avoid this company at all costs. read more

UPDATE: 08/22/24 In response to owner* Once again you clearly have no idea what's going on in your company. You said that the faulty meter has been ready and they were waiting on ME to install. Your employees are saying otherwise. Attached below is an email saying they can't get a response from Conservice to even set up the installment of the meter. Also, I've called multiple times to try to set up appointments with Conservice for the installation but the only way to do so is by your Hoa. There's no possible way for them to set it up through me. This is another testament of your lying. Your goal is to try to put fault on customers by lying instead of understanding that your company needs work from the ground up. This reflects your poor leadership. Please understand that everything I've said can be backed up with emails that I've saved. So as aforementioned, ladies and gentlemen, the worst company I've come across. Worst company I've ever come across. starting a petition in our community to change our HOA representation as we speak. They put in a faulty water meter charging me $300 a month and refuse to replace it. I had American leak detection come to check and they verified there was no leak. I first want to start off with if you are looking to buy a home governed by this Management Company DO NOT BUY! This company does not give their home owners enough time to fix minor issues that takes time to get fixed such as updating paint on the homes siding or pressure washing the driveway! This company manages the HOA of my home and let me say this you will literally feel like prisoners in your own home that you own!! If you're buying a home please, please, please be aware of this company. The poor management and unanswered service requests for the groundskeeper blows me. I pay $153 monthly for someone to mowed my lawn, run over my light fixtures, damage my outdoor patio furniture and unanswered my emails. But, please don't be late on your HOA fee they'll tack on fees but, can't answer a email HA! Received two bills. Then get an email saying to ignore one of them because it came from a server that they didn't know about. Paid the bill on line using their new billing system, cost me $3.50 for the privilege. Then got a bill in April that had a due date of January. No record of my payment. WE PAY HERITAGE PROPERTY ADDITIONAL $150/ RENTAL PROPERTY , WE HAVE 337 HOMES, MY HOA PRESIDENT MENTIONED WE HAVE 60% RENTAL IN OUR SUBDIVISION SO ALL THESE RENTALS PAYING ADDITIONAL FUNDS DONT EVEN SHOW ON OUR FINANCIAL STATEMENT THAT WE PAYING OUR SUBDIVISION. EVERY PENNY GOING TO SUBDIVISION ACCOUNT & GOING OUT OF SUBDIVISION ACCOUNT SHOULD SHOW ON STATEMENT. Even the 3 page documents some of those charges don't even belong to us they just add so they can collect money. They never answer any financial questions. Without showing documents they filed to dismiss case. We pay dues & get this type of services in the community. Can I give this 0 stars. My kitchen sink kept backing up and the plumbers I had out repeatedly told me that this was not coming from my unit. I called Heritage repeatedly and was told that this was my problem. They didn't even have someone come out and take a look. My sink overflowed and flooded my condo. I called again and they decided to get their thumb out of their ass and do something. It turns out it wasn't my condo, it was the pipe for the building. But, my place was already damaged. Heritage is lazy and cheap. Please do not ever own a place with Heritage as the Propery Management company. read more

As a concerned homeowner of the Westminster Subdivision in Covington, Georgia, I am very displeased with the Heritage Property Management as a Management Company and Ashley Womack as our Community Manager. Treating our community as an afterthought, can no longer be tolerated. Ashley Womack is by far the worst Manager we have had. Mrs. Womack doesn't return phone calls, return emails, doesn't conduct the monthly violation drives required under the contract signed to manage our community. Heritage Property Management doesn't hold their managers accountable and they allow them to continue to provide subpar services to the homeowners associations they serve. If you're considering hiring this Management Company, please don't because you will definitely not get what you paid for. read more

If only zero stars were possible... Where do I begin with the trainwreck of experience I've had with this company? We rent in a neighborhood where the "HOA" operates through Heritage. First of all, it's ridiculous because they're not even in the same city as the neighborhood where we live - so when someone comes out to the neighborhood to "inspect" things (i.e. drive around in their car), they're not familiar with the address system. As a result, from day one of living in our neighborhood (which is going on 6 years now), they have repeatedly claimed false "violations" against us. In this day and age where everyone has cameras they have never once provided proof of their allegations either. Yet, we continually send our rental company and Heritage pictures (or even video) from our phones and our security cameras in an effort to set the record straight. Our rental company has told us to speak with Heritage directly regarding the false violations. Heritage claims they can't communicate with us directly since we rent and they even went as far as to say it is illegal. We actually looked up the law for the state of Georgia and it is not illegal. What is illegal is them causing us to incur charges from our rental company. We went as far as to ask our rental company to give us permission to speak to Heritage. Despite having the rental company's permission, Heritage still denied us direct communication. Let's not get into the fact that Heritage has mailed us things at our address and that IS a form of direct communication, violating their claim. Adding insult to injury, if I ever report anything - like the countless people who love to let their dogs run loose - then they tell me they can't do anything about it. I copied their own bylaws for the neighborhood and immediately quoted the passage about the leash law to them. They never acknowledged what I had to say and in response included me on an internal email chain discussing how they shouldn't put violations on people who might have just moved into the neighborhood. The audacity was unreal as they sent us a violation the exact day we completed moving into our home! Again, they had absolutely nothing to say in response to that sobering fact when I called them on it. The absolute worse. We have a Property Manager who works remotely? That's write- a property manager who doesn't actually work on site on the property. When I called to complain about their behavior-- the Customer Service woman who was just plain rude- thought she put me on hold but instead unleashed a litany of expletives as she was forwarding my call to a supervisor. My building has all the same issues everyone else does. Never respond. Turns the HOA into a Rogue Organization And is running the building into the ground-- which is why we are moving. I feel there are so many complaints -- and they are all the same-- why don't we all join forces and file a class action suit against these awful people? Thoughts? read more

On a plus side, nearly 16 months later, there was a change out of property managers, and the unresponsive one is no longer on my neighborhood's account. On the downside, Heritage felt it was a good idea to transition association banking away from Truist to a small bank I'd never heard of before. After being a long time ACH payor, I was forced to stop my ACH and set up BillPay (other alternatives were a paper check or through the Vantaca portal with a credit card fee, neither of which were viable). I was put on hold by someone who barely spoke English in January trying to determine why my payment had not cleared. It was clear he had zero idea of what he was doing, even when I asked him to note in my account our conversation and that I wanted some assurance that I would not be assessed late charges. After three months of Billpay released from my bank on the 27th of the prior month, I watched the payment clear anywhere from the 10th of the month (the last day before late fees are applied) to the 31st (2 days prior to my requested payment date, but thankfully the day after my paycheck deposited). I was fortunate to figure out how to schedule a recurring payment directly on the bank's website (finally), and we'll see how it goes for May. Still a LOT of work for something that shouldn't have been that difficult. I'll ask the owner this: before you reply again with some canned response (your prior response was as if you knew which property I referred to, when I never mentioned which one), does it not bother you that your company has a less than 2-star average? It would bother me as a business owner. I mean there are a lot of competitors out there that would love to have our business. I live in a very coveted area. Just something to think on. read more
